I have been in this apartment for a week now. On the first day we moved in the dishwasher leaked on all of our stuff. The maintence came and said they will look at it Tuesday. It has now been a week and I have called multiple times for my dishwasher to be fixed and it's still broken. When we moved in the apartment it was filthy. The neighborhood is quiet and nice,but poorly maintained.

First off the landlord is in every ones business. They snoop and spy by your apartments and claim to have inspections. This is a housing accepted aparrment which rents to non housing so its very ------. They cannot keep a maintenance man, they run off. They get treated horrible here. Everyone's blinds are always trashed but the landlord picks on certain families. The landlords son also owns a repo business, which he is not supposed to operate out of but does. Also driving on the grass by your apartments is a violation. But the landlord does it. This community has about 8-10 Asian people living in one apartment clearly against regulations. Drug dealers inhabit this property as you can see them doping in the parking lot every night. The plumbing always breaks the AC unit is from the early eigties dirty and half working. There is a lot of racial profiling going on here as well. The pool is small and kids run and skate through the parking lot I also heard from a friend that a kid got ran over. They want their money but when something is broke it takes sometimes weeks to get fixed. The owners of these apartments need to relinquish the landlord of her duties. Her family profits from their on site business. All in all I haven't lived here for six months but I know people who do actually four different people. So it has gotten worse. They will be taken to court as their ends of the bargains were not upheld. I do not suggest living here unless you like living in a third world country. Thank you and god bless.

We have been living here for almost a year and we love living here. The staff are very nice and our neighbors are very nice as well. We would suggest this apartment complex to our friends and family. The apartment complex is very nice and clean.

This is a family oriented property. Just like Bother complex there are going to be children and families. I lived here for almost 5 years and loved and had no problems.

I do no personally live here but my mom and grandmother do..I like the whole layout of the apartment very spacious living and dining area..the rooms are also pretty good size..the ac works fab I freeze my butt off when I'm there..haha there are a few things I would like them to fix though such as a few leaks and suck but all in all pretty good place and great area...

OK...I still live here and have for almost two years now. And yes, I read the bad reviews prior to renting and then was sold on how "great" the property was by the management office. I thought the bad reviews were from people who maybe got evicted....dummy me. Now I am just dealing with this place until I finish school and my lease is up. But, be forewarned...They may show you a model of what you won't get but usually they will tell you it's "policy" that they don't show the empty unit or that maintenance is "working" on it. They will never show you the actual unit you will get so I have posted a few pics of what my unit looked like right after I was handed the keys. It was half-cleaned and in poor condition. I was totally appalled. I have about a hundred pictures/videos documenting my move-in. But housing in Victoria is hard to find and EVERYTHING is either a tax property or public housing or waaaay overpriced because of the oilfield. Second thing you must consider: The property manager is corrupt and will NOT let you out of your lease for any reason. Death in the family, job relocation, bought a house...it doesnt matter. She will not work with you and will make every effort to charge you unpaid rents and trumped up accessorial charges if you need to break a lease. Many tenants have grown weary of dealing with her management tactics so they are not renewing their leases. The apartments are indeed spacious...but that's it. Walls are paper thin so you hear your neighbors above and next to you...their tv's, music, conversations...you can hear them flushing the toilet, opening doors,etc lbvs. No insulation so your unit will not retain any heat/air which means light bills will be $100-$150 monthly. Maintenance work at Mockingbird is INDEED very shoddy as stated in all the reviews. Something will break or stop working after you move-in...and hell may freeze over before they fix it. Everything they wish to hide will be covered with white paint before you move in. All appliances will be in mediocre condition. The counter-tops are that cheap porous laminate so everything stains it...EVERYTHING. I keep plenty bleach. In my pictures you will see a torn window screen. All of my screens were either torn or missing when I moved in. I clearly noted this in my move-in report but that didn't stop the office manager from requesting I replace "the screens I damaged" a year later. Of course I reminded her that's her job since I originally requested new screens after move-in. The kids playing outside are not a problem for the most part and everyone pretty much keeps to themselves. I have my own washer/dryer but do beware...the laundry room is a joke, dirty and you are lucky if the machines are working. They have just went up on rent...in ONE year they raised EVERYONE's rent $100 so many tenants have moved out. YES, $100 (citing that they needed to raise rent to improve the central air units but nothing has been done so far)!! Mockingbird has plenty 2/3 BR available because most people now know how it is poorly kept. When you visit...demand to see the unit you are being rented and if they refuse...RUN. Look at the raggedy doors to everyone's unit...you will be expected to clean them instead of maintenance. Look at the white scuffing around the bottom of all the buildings. Look at my pics of the screws in the cabinets and so forth. Fox Run Apts looks waaay better on the outside and better maintained on the inside and they are section 8!!! They have been on point the past few years since changing management and have even put people out for uncleanliness. Mockingbird needs to recruit some of their management for this place!

I have lived here several years and understand all the complaints from the previous tenants, but things have changed for the better. Anyone with a criminal record cannot live here anymore. They are told to move when their lease is up. So they are trying to clean up the neighborhood at least. The apts are nice and roomy and most of the neighbors are decent people. As I see it,if you don't like them,then don't talk to them. The only thing is sometimes on windy days trash will blow up and around coming from the dumpsters, a few pieces here and there. Not a big deal, Ive seen worst at other apts. As for the office staff, well these people aren't perfect and neither are you, so Boo-Hoo ! Another thing every time I see a maintenice worker, they are working!

Warning: This is a low-income neighborhood only. I did not sign a lease here, but I was considering it along with several other properties, and it would have saved me a lot of time if I knew up-front that it was not open to the public. As a single adult, I am allowed to make no more than $20,000 a year. Any more than that, and they will not allow you to rent. (this would have been something helpful to post on their website, you would think)

Do Not Even Think About Moving Here!!!
This place is the worst!! Don't do it! I wish I had 'listened' to these reviews when I was looking for a place almost a year ago. Here are some facts: * Maintenance is HORRIBLE - they have no idea what they are doing. It's like the blind leading the blind. *It is the dirtiest complex I have lived at - trash all over the parking lots and lawns (diapers, tampons, food & beverage containers, leftover dinners, etc.) disgusting! Again, maintenance sucks! *Office personnel couldn't give a ---- about you, just your money. *AC/CH don't work worth a damn - and the electric bill is high due to this. *Dishwashers are hooked up to cold water - so if you want your dishes clean, wash them by hand. Although, you are paying for a dishwasher in your unit. There are many other issues this place has but, I am sure (I hope) you get the picture. Stay far, far, far away from this place or you (like I) will regret it!!

Average apartments, but shady tenants and bad management.
I lived in 2 bedroom 1 bath apartment at this complex for a year. First I'll address the state of the apartment itself: I was attracted to the layout of it. It wasn't quite like the layouts I'd seen at other complexes in Victoria, and had more of an open, spacious area that made it feel more 'homey.' Secondly, the kitchen was definitely the largest I've seen in this town so far, and it was wonderful not having a cramped, small little area to cook in. But the carpet left a lot to be desired...it was this indoor/outdoor carpet, and it basically felt like you were walking on a doormat. It was FLAT as hell. We're talking no fluffiness at all. I have no idea why they chose this carpet. The cabinets also had paper peeling off them (it looked as if wallpaper had been put on the front of them and it was peeling). The bathroom counter was not set right, and had a huge crack running along the side of it whereby if you dropped anything in it, you would never get it back. I also noticed we had a really high electric bill, which I am guessing was due to the poor insulation. We would set our thermostat at 70 and it would be 77 in the apartment. The AC froze up a couple of times as well. The floorboards also creaked when you walked anywhere, which I'm guessing was due to them putting carpet right over wood flooring. However, the parking was adequate, and it had a nice balcony. But the biggest concern while living here was the other tenants. The people below us, we soon learned, were dealing drugs out of their apartment. And half the customers lived in the complex. They'd walk over, stop for like five minutes, then leave. I saw the cops at the complex an average of once a month. One time, as I was watching TV in my bedroom, I heard a loud voice from outside exclaiming how they were going to "cut" someone with their blade, I kid you not. I also believe someone was shot and killed at this complex some years back. There were definitely some shady people living there. I witnessed a fight in the parking lot one time, and had to call the cops. The store right across the street, which many of the residents frequent, was also rubbed at one point and the robber fled on foot. I believe the chances of him being a resident there must be pretty good. I also got a cop knocking on my door once looking for a girl that had gone missing in the complex. But nevertheless, I did go do my own laundry at night and take out the trash after dark, and never managed to get jumped or anything, so that was good. All in all, the apartment was about average...if you've lived anywhere in this town, you know pretty much what to expect. Average apartments with their share of appliance issues and wear and tear. However, I do have to say the management here was AWFUL. Just completely incompetent, didn't know what they were doing, and with a habit of altering finances to get people to qualify for an apartment. Yes, I've read about this in the other reviews, and it is true. This is also illegal, I might add. Generally, the less you have to deal with them, the better, and do not let them talk you into letting them alter your earnings to qualify to live there. They will try. And this can get you into much trouble. I really think this place should be investigated, honestly. I would not recommend you DON'T live here, but take all this into consideration before reaching a decision.

Just avoid it.
This is bound to be one of the worst apartment complexes in Victoria, and we have some pretty bad ones here. When I went to this place about 2 years ago, it was an income-based complex, and together with my roommate, we did not quality to live there. That's when the management altered our financial records and even omitted one person from the lease altogether (something I've found out is illegal, but did not know at that time) to enable us to quality. They even told us what they were doing, saying it was "to help us get in" and to "not say anything." But once the management changed for like the fourth time in a year since we moved in (they went through new managers like nothing I have ever seen), they did a re-certification and discovered the errors. Then, we were blamed for it, even though we were just doing what the previous staff told us to do. They even tried to cover up for the previous staff and say they didn't know anything about it, when I know for a fact they did, because they told us straight up what they were doing when they did it. Plus, it's not like we were the only ones they did this to (*cough* all of our neighbors *cough*). In short, we were forced to move by the end of the month, which wasn't even 2 weeks away. They also owed me money when we moved because we always paid more on our rent each month just in case we ran into some trouble later on. But when I inquired about it, they claimed to not have any record of it and asked me to produce the proof. Like they didn't have a book of their own receipts? Come on. And overall, they were very rude and unhelpful. Do yourself a favor and stay away from this place. They can't even keep the same manager working there for 3 months at a time...that's saying something.

A bad place to live, they try to drain you out of as much money as they can. People don't always get paid on the 1, 2 or 3rd. And they will not give you a break. The economy is bad as it is and people are barely hanging on to there jobs as it is. So they charge $50.00 extra, even if you pay on the 4th and if you don't it's a $10.00 fee everyday thereafter until it is paid. There goes extra money in their pockets. And the refer a friend crap they got is false to some, if the person you refered don't make their payments on the 3rd, for so many straight months, you will never see that $200 they promised you, for refering a friend. Right now there are so many vacancies, because of their crockedness, and lack of consideration to the tenants. Also, if you have a maintenance problem, whether emergency or not, they will be out when they get ready in days or weeks no matter how often you call and then they get the attitude. I am trying to find a house to rent, because going through this for so long and no way to move out, i never want to rent from apartments in Victoria again. I wish I could tell the Government how these people are ripping people off! Don't rent here unless you want to stay in debt.

Illegal activity going on--now we pay the price.
Do not ever rent here. To make it short, the apartment manager committed fraud when we moved in, and now thanks to them, we are out of a place to live. Our entire stay at this complex was illegal from the start, the management knew about it, and now we are paying the price by having to leave. There are highly illegal activities going on at this complex, and the staff was shady from the start. Do yourself a favor and do not get involved with this complex--the illegal activities going on can get you into a huge mess like I am right now, and all I was looking for was a nice place to stay... Go anywhere but here and stay away from this shady place with people who break the law to get residents in.

It's not that bad.
I have mixed feelings about some of the reviews on here. Some things mentioned are spot-on while others just seem a bit nit-picky. The gate key--yes, when we moved in, we paid $25 for a piece of plastic that opens the gates. However, the gate has only worked twice since then and currently has been sitting open for the past six months, rendering the gate key a useless investment. But honestly I am somewhat grateful it IS broken. When it wasn't, you had to walk down to the gate and open it every time you had someone visit. It was also a big hassle when ordering pizza. I see the gate being more of an inconvenience when it works. On to the pool--true, it is currently the middle of summer and the pool is not available for swimming. It needs a good cleaning, let's put it that way. This isn't a problem for me, as I don't swim myself, but I can see how this would be a negative to those who wish to. And yes, there is drug use on the premises. I've seen people smoking marijuana outside their apartments at times, they're not discreet about it. However, there are similar, if not worse, situations going on in other complexes in Victoria. Sage Creek and Autumn Park being two specific examples. I mean this is VICTORIA. It's not easy to get away from. Just mind your own business and you should have no problem. As for the tenants, I have had no problems with anyone here. I admit some of the people here can look a bit shady on first impression, but the thing is, if you mind your own business and don't show any outright disrespect to anyone, you will be fine. They're not going to jump you or anything. Come on. The laundry room, however, leaves a lot to be desired. Not enough machines for use, and the ones that are there are broken half the time. I just go to a washateria. Maintenance--I haven't had problems with them myself, but others claim to. I've heard it takes forever to get things fixed here, but so far that has not been the experience I've had. The only annoying aspect of this complex is the sluggish pace to get anything done with your lease. The process from appication to move in was quite long and stressful, overall taking about a month and a half. Currently I am renewing my lease and transferring to another apartment, but the progress has been stalled for over a month now and our lease is currently up. It takes a while to get things done here. I will say the complex is pretty centrally located, which is good. And it's not in the ------. There's a trailer park in the back, but there's also a locked fence of that side. It also looks presentable on the outside, or much more so than other complexes in town such as Autumn Park and Sage Creek, again. This place is nicer looking than most, and our apartment has a nice layout and a great price.

completely intolerable!
i have not spoken to a single person that has lived here that has been happy with the way things are here. i have lived here for several years and the management is constantly changing none of them are helpful anyway. all they have is excuses. we are a "gated community" but the gate is always broken and they charge $25 for a gate key for when it works. its not a deposit, youre paying for the key but u have to return it when you leave or they charge you for it. the pool is always messed up (once we even got a note on the door that they werent going to keep fixing the pool because people keep messing it up)! why should we all suffer when we pay our rent? i have put in several work orders to have things fixed and nothing gets done! my garbage disposal has been broken for over a year! there are constantly ppl moving in and out and the drug dealers arent even discreet anymore, you and your kids get to see whats going on. i recommend anyone that wants to move out and break the lease discussing all of this with a lawyer. in our lease it states that we are a gated community, with access to a pool, and maintenance. i have spoken with a lawyer that says we can break the lease at any time and move out because when management doesnt do what they promise in the lease they have originally broken the lease, which is a contract. waiting on income taxes......

Avoid this place
This place sucks! The management is constantly changing and they don't help in any way-they just argue with you. The manager has a dog over the pet weight limit and doesnt pick up his droppings and if you have a pet you get the lease violation even though it was her dog! Nothing ever gets fixed no matter how many times you complain. Most tenants can be very nice but some can be -------s and if they are there is nothing you can do about it-through management or law. Living here has been a complete nightmare and I feel threated on a daily basis. The laundry room only has 4 washers and 4 dryers and they are always broken. There are too many complaints to list so I would not suggest this place to anyone.

My fiance and I have lived here for nearly 2 years and there has been problems but they've seemed to slow down a bit. Residents are constantly moving in and out in the section we live in, its really awkward, since we've lived here about 10 tenants have moved in and out. When we first moved in there was alot of noise and residents and their company are rude when going up the steps, our bedroom window is close to the steps and its annoying when they come up because they stomp up the steps, and management said they cant do anything about that. We had a feeling that our neighbors were dealing drugs since they constantly have company at all times of the day into the late night. We told the previous managers about that situation but they said that they couldnt do anything about their company either, and NOW there is NEW management again for the THIRD time since we've been here. No one seems to get anything done. The lights outside for our safety are always going out and it takes them FOREVER to get someone to fix them, so we just put in bulbs ourselves, they cost $1.00 so what the hell! We used to make complaints alot but now we've just stopped because it doesnt seem to matter. Like the Speed thru here is 5 MPH but that isnt enforced AT ALL! There are kids playing around here and its a Accident waiting to happen, when we recommended Speed Bumps, they said its TOO EXPENSIVE, so why are they raising our rent again?! Shouldnt we have say in what we pay for, I GUESS NOT?! Well after almost 2 years we are OUT of here, especially since they are raising the rent Again. We can find a much more quiet place to live and perhaps smaller so that the management actually consider their tenants. If you'd like to live here you can but I'd recommend looking elsewhere first!

There are safer apartments elsewhere
I lived at this complex for 1 year. My apartment was vandalized while I lived there and I had to pay for the repairs out of my own pocket. Now that I have moved, even though I did finish my entire lease, they have mysteriously lost my information for my security deposit and the current apartment manager is too busy to fix the problem. I've been gone for two months now and still have not received my deposit back even though my account is clear. I have also heard from other tenants that there have been two more vandalisms on the property since I've moved and thost tentants had to pay for the damages as well.

I agree with you this is a bad place to live at. The management sucks! She is a rude lady, she is so fake that it makes you want to throw up. The property has a lot of drug dealing going on all the time, and the courtesy officer that the have is a joke he and his family members sit outside and party until all hours of the night. I would not let my worst enemy live here.

Run for your life
This apartment complex has a lot to be desired. They constantly raised my rent to the point I could not afford it. They never fix anything, and you are treated rude living there. I had issues with animals and I had to take matters into my own hands to get rid of the cats. It is a nasty place run

Great Place To Stay At!!!!
I have lived at Mockingbird for 3 years and I would not stay anywhere else. The staff is great and all my concerns/complaints are answered in a timely manner. I recommend everyone to come live here.
