Great community but need to screen incoming residents more. The overall interior has started to show more wear and tear and Therefore need to make it more appealing, by changing the worn and stained carpeting and wall damage which is in need of a new and refresh paint job. Residents should also be allowed to have a refresh paint job, every 3-4 years as well.

I have lived in Baltimore, Iowa City, Orlando, Seattle and DC. Overture Fair Ridge contains the best of each city. If you enjoy walking, there are wooded trails that lead to large shopping centers. The residents and staff are welcoming and caring. My daughter and I marvel at the diversity and beauty of the artwork throughout the complex. It's in a beautiful location, and I love my apartment.

My husband and I lived at the Virginian and paid $10,000/ month in rent. Our problem was that we are not very social and I like to cook. Eating two meals per day with other people, even though the food was very good, was not something we liked. It took me a long time to find Overture on the computer. I think that an investment in advertising would provide great payback.

I love my apartment but since moving in have had problems with roaches, then ants and now mice. Terminix is monitoring the condition with traps. Will put in a request to Maintenance to calk around pipes and moldings. As long as this problem is being addressed, and it is, I am very happy with the apartment and the overall community.

Life is good at Overture. Everything is nice and new and my apartment is very nice and everything is working well. It is quiet and everyone is very nice. I like the elevator and the garage. I enjoy the breakfast and the events.

First time renting. Moved from an owned 4/2 house in Florida to Virginia. Researched the area and found that Overture Fair Ridge stood far above all other properties. Although I have only been a resident for a short period, I have found residents and staff most welcoming and the facilities exceptional. I have found my ideal home.

Building was poorly built. For example, air blows through windows and at baseboard making room uncomfortable on even a mildly windy day. Complex is understaffed due to personnel limit from upper management. The noise above me is beyond annoying. Resident has adult children and grandchildren living there at times. The maintenance process is run like a fine machine, and the maintenance crew are excellent. The residents are friendly and helpful.

I would tell people that the residents and staff are the biggest assets. 1. There are various problems with the construction and organization of this facility. For an example- 1. the building is very drafty. Air flows in around the windows and floorboards. 2. The two sections the facility require a walk outside to access each other. The buildings have an overhang between the two but one cannot reach the other without going into the rain or snow if one is using a Rollator and cannot do stairs. 3. The buildings are not designed for aging seniors. For example the bathrooms do not have grab bars for assistance when exiting the shower. There is only one curb-free passageway between buildings. Seniors using a cane, often have difficulty stepping down and up curbs to reach the pool, garden or office. 4. The staff is stretched to its limits. They do their best, but they are working within Greystar corporate limits. This facility was not designed for Aging Seniors! 5. It has taken too long to address the safety issues of doors and garages that do not provide security. There will soon be a homeless shelter in the next block. We have had intruders during this cold season. I hope that that access to the elevators in the garage will soon have keyed access. I hope that you can alleviate some of these problems without great increase in rent. An answer to your next question about recommendation, I would voice my concerns about the above.

I like Overture Fair Ridge alot. Lately with the change in managers, things have been a bit slow to happen. We just had the grass cut for the first time this season today. It was quite long and unsightly. I don't believe our new manager has received any training, other than he was assistant manager in the past. I have heard alot of complaining about the rent renewals. Some people received one offer and a week later they received a second higher written offer. They were upsset that they were charged more after they had already agreed to the first offer! (quite unprofessional in the corporate world.) We, as residents are concerned about this as we don't know what willl happen with the state of the economy and President Trump, cutting back on so many things. Alot of us are living on Social Security and/or Medicare.

We Are Not All Treated The Same

I moved into this apartment complex two weeks ago on December 5, 2024. It has been a nightmare. I began to have reservations immediately, due to the comments and actions of residents who are predominately white and elderly, i.e., 75+ years old on average. I felt immediately racially profiled by a parade of white tenants. The profiling would invariably involve them asking me if I lived there or whether I was delivering packages to someone else who lived there. Many if not most of these tenants lived through America’s, and specifically Virginia’s, Jim Crow Apartheid (Segregation) era. Thus, many of them may still harbor some of the attitudes of that time. Such attitudes have been emboldened by the first and now second coming of Trump and his MAGA anti-Black, anti-------, anti-LGBTQIA+, anti-Immigrants of color, etc. movement which dreams of returning America to a Jim Crow-like era again. Thus, I would not recommend this property to any African Americans/------ thinking of moving here. I don’t feel comfortable at Overture Fair Ridge due to an ongoing harassment campaign by the tenants in the apartment above me, which I believe is racially motivated. In my opinion, the manager resorted to a typical white fragility response saying that she had not observed any racial issues here before and thus dismissed my complaints and request for early termination of my lease. I’m too anxious to try the amenities. I even dred collecting my mail or packages from the Amazon Locker room.

For the most part, the people living here are very friendly and helpful. The rental costs are high; however, this is a very high cost of living area. The community manager, Amanda Gorman, has done a remarkable job of correcting the problems associated with the previous management. Unfortunately, there are some in our community that don't appreciate her efforts, especially things beyond her control.

Do you really want to ask this now? Air conditioning is not working and solid waste comes back into the toilet due to a partial blockage and you ask for a comment. I had to plunge my toilet and when the AC will be working again is anyone's guess.

Its peace and quiet, beautiful location with restful, well-designed views, and vast assortment of amenities and activities enhance the top-notch, aesthetically pleasing floor plans and construction of both dwellings and facilities here. And both staff and community have been unexpected, significant pluses at Overture Fair Ridge.

Relaxing & friendly atmosphere with numerous activities, activities & clubs provide ample social opportunities. Nicely maintained grounds to enjoy the outdoors, walkable sidewalks & pathways, patios with grills, place for gardening. There is also an indoor game room & excersize area. There are books in the library with comfortable seating, tables & counters for enjoying snacks in the lobby with a cold water dispenser & coffee maker.

Very good experience living here with a very responsive maintenance staff. The office staff is also very good and they provide a lot of activities for the residents. The grounds are kept clean except for the extremely dirty garage in building one, which is an ongoing problem every year due to the problem of birds living in the garage.

See above for the most part,it has been good save for the ongoing problems with my bathroom toilet which has clogged up 41, yes 41 times since I moved in four years ago. The inconvenience is only part of my frustration. My apartment has but one toilet. I have had to use my neighbor’s toilet. I have had to wait,at times, three days for maintenance to use the rotor rooter to take care of the problem. I have had to use an unoccupied unit down the hall one time, meaning at night traveling down the hall. Twice I have had to cancel plans for a dinner here with friends from out of town,as I knew I would be without the use of a toilet. To complicate the problem,I do NOT place toilet tissue down the toilet. It still clogs! Management has been working on this for months to no avail! HELP!!
