I am still trying to make friends. I find that when I find a friend that they tell me that they will be moving. The ones that are moving are all moving for various reasons whether it is to be closer to family or want to move to a different facility in this area.

Have met and befriended many delightful residents here. Am amazed that I never hear a sound from neighboring apartments, seldom a noise from hallway - must be well soundproofed. It is convenient to shopping, medical appointments, and restaurants, and for those who don’t drive there is a community bus that takes scheduled trips to many places.

Have never lived in an apartment complex before, but then, have never been as old as I am either. Had no expectations when I moved in here and have been pleasantly surprised by some things but frustrated and disappointed by others. Each day is a new adventure, but always moving toward the light.......

I have not had a good experience maintenance repairs. I have had them come to the apartment three times about my shower temperature and flow to no avail. I can take a hot shower or a cold shower but not a warm shower. Recently I asked them to fix the switch on my over head fan in the living room but now I can only run the fan on high, not medium or low, which is often too high for a small room. Fantastic new management
I have lived here for two years and we had problems with the previous manager, but with Amanda as the new manager it is like a different place! Elton and Mariella (both wonderful) are finally getting the support they need. We are seeing real change, needed improvements and there is a happy atmosphere with staff and residents. Love it here now!

Overrated and Overpriced
We opted to move out after our 18 month lease ended rather than renew at an extremely jacked up monthly rent increase. Yes, the community has many shiny bells and whistles that’ll draw you in. But renter beware. During our 18 month stay not once did our a/c properly work. After numerous complaints prior to the summer months (beginning in March) we were given excuse after excuse as to why the a/c could not be inspected. And once the property management inspected the HVAC system we were told that the compressors to the building were shot. However even after those repairs the a/c unit still would not cool our place down. But the maintenance lead (Daniel, who is no longer working there) would give us a song and dance, pull out some temperature reading gadget and show us a register reading of 65 degrees (note, it should be cooler than that to produce sufficient output to cool the unit) and dismiss our complaint. The force of air coming out of those registers was lackluster to say the least. IMO the apartment units were built with undersized and underpowered a/c units. And I suspect that because this is a 65+ community the property and maintenance staff would talk down to (bully) the residence with their song and dance excuses and dismiss residents complaints. Suffice it to say our a/c issue was never resolved and we suffered through the heat and humidity of the summer months in Fairfax. We purchased two portable a/c units at our own expense just so we could live in comfort. I also observed that many other residents slept with their balcony doors open or had portable a/c units as well. So we were not the only ones experiencing this issue. So if you like extremely high electricity bills or living miserably in the summer heat and humidity, then this is the place for you! I also found the property manager (Chasity, I think she was recently reassigned or got canned) would give complete lip service to residents but really didn’t take much action. There was also an incident involving an “intruder” (non-resident) who snuck into Building 2 who spent the night in the community room sleeping underneath the piano before being reported. I had learned about this from another resident. However this incident was not broadly communicated to all residents. I had written the property management voicing my concern and dismay of the lack of communication. I even suggested that they can use this situation as an opportunity to remind all residents to ensure entry doors are properly shut and not allowing strangers to piggy back off entering or exiting residents for everyone’s safety. My message to management was never acknowledged or considered. Rather this safety concern was swept under the rug. Old people, they’ll forget this ever occurred. Mind you, we are in our early 50s living with an elderly parent in her 80s. So we were quite able to clearly observe the lack of attention by the staff. And oh, the free breakfast is supposed to be a perk living at overture. At first it was nice that breakfast service was Mon through Fri rotating hot and cold meals. Then it got paired back to 3 days (M-W-F) with an “expanded” menu. It really wasn’t expanded at all. And now they are rationing portions by limiting what can and cannot be taken and consumed. And while there is free hot chocolate, coffee and espresso, the hot chocolate mix routinely runs out and the staff locks the machines daily at the end of the day (5 pm-ish) so you can’t even enjoy a late night cocoa. The amenities are pretty nice and the shuttle service provided is convenient. But I stand by my advice — Renter beware — test out the a/c unit before signing a lease.

Great community of residents and location in Fairfax. Poorly managed, the property manager was lacking in basic respect of residents, misrepresented truths and had no clue about property conditions or quality of services. The first line of job goals on a board in her office said “Protect the asset.” She certainly did not do this. No where on her list of goals was mention of resident satisfaction or interaction

Great Apartments
I recently visited this community. I loved it!. The apartments are five stars. The patio and pool area are super cool. Many activities and events for the resident. Complementary breakfast three times a week. Nice pool.

OFR is a great place to live. Our location is fantastic. You can find many stores, restaurants, doctors office, transit, gym, walking trail, within walking distance. Dulles Airport is 10-15 minutes away. We have free breakfast MW&F delivered from IHOP. We get together at Bridge, Canasta, Rummikub, crochet snd knitting, garden club, pool. Socialization, learning and exercise. Important for the 62 and over active adults here at Overture Fair Ridge in Fairfax VA.

Living the good life
I moved here from FL to be near my family, and I looked at several properties, and when I came to Overture, I liked everything I saw and decided this is it. I like the facility, the staff, the location is perfect and it's near my family, so it's been very very good for me. I appreciate the many activities that are available, and I've met some really nice people. I love my apartment and am very happy here. Our maintenance crew is wonderful as well.

This Place is great!
I was apprehensive before I moved at my children's insistence on living at a senior living facility. Now being here just a little over 2 months, I understand why. They understand your needs, very helpful, consistent about your wellbeing, very friendly staff and community. And now that I have underground parking, I don't have to worry about scraping snow or debris off my car by myself! I enjoy the complimentary breakfast provided to us 3 days a week especially on the mornings I don't feel like cooking. I get great support from Angel, EZ, Mariela and the entire team, in fact. They all make it enjoyable living here. Life changes need to be adaptable, and this place makes it easy to adapt. If I had to do it all over again, I absolutely would!

Leasing staff need training and improvement in providing service to residents. Being a senior living property with over 50% of residents using walkers and canes and some with wheelchairs, there is not a single handicap door opener in the property.

quiet, even dogs did not baking, knockers couldn't duplicate all computerized very safe here,. has three days fresh breakfast per week, morning has Apt. Bus take us to shopping center, groceries stores, malls, MGM...The Environment very clear, trees, flowers, pool, yoga, line dance....... ..

I’ve been a resident for nearly five years. During that time I’ve had many maintenance issues and they’ve always been well handled and prompt. The personnel is always friendly. It’s a pleasure dealing with them.

Initially formed a good impression but as the number of residents grow quality of services and amenity slide down. Frequent change of staffs cause some inconvenience to residents as it take time establish rapport with new staffs. Some times staffs lack receptiveness.

While the community itself is very nice, there is very poor followup from the staff. Air conditioner took almost the entirety of the summer to fix. The proposed solution by Overture in the mean time was a portable window unit for 3 months. The portable unit never brought the temperature down adequately and it was impossible to even have a conversation near it, it was so loud. "Maintenance free living" is a catch phrase they use with little substance behind it- for any movement to be done on the HVAC, escalation to corporate was necessary. Without a proper advocate who is willing to spend hours chasing an issue down, you will find that your parent will be left without a solution. A veritable nightmare should the issue be health-endangering (like a non functioning AC in 100 degree heat index summer days). For the amount of money you're paying, there should be a baseline of customer service and communication. Supply chain issues aside, there is little excuse for not keeping stakeholders in the loop. After this experience, I could not in good conscience recommend this living facility to anyone looking for peace of mind in ensuring that their parents are somewhere they are taken care of.

We are generally satisfied with apartment living here at Overture. Yes, there are items that can be improved and these can be identified by restoring regularly scheduled meetings with residents. Have not been any meetings recently.
