Hollywood Hills Vantage
I am so late in getting this out but I helped my daughter move into a 1 bedroom apartment this past January(the day the fires started). I really need to thank Suzanne(office manager) and Rory for all their help!! They were so kind to both of us . Suzanne was reassuring that things were getting fixed (they had to put in a new toilet & i believed the stove needed fixed too). She stayed in constant contact with my daughter. I am sure that everyday is stressful in that job but to handle it so well is so impressive. Appreciate you more than you know. Lori S.

DO NOT LIVE HERE. DO NOT LIVE HERE. DO NOT LIVE HERE. Yes the view is nice, and the complex is centrally located, but please do not live here. From the day I moved in, until the day I moved out it was a complete nightmare. The staff is pretty great overall but, management is absolutely terrible, specifically Victoria. Upon moving in they assigned me a unit that was a different model than what I toured and selected. To get them to put me in the right unit, my monthly rent went up more than $50. Additionally, there have been MULTIPLE mass theft incidents in the package room, and MGMT responded to the situation saying to "stay alert and aware and don't share package room information with anyone". They take zero responsibility in the terrible security standards. Additionally, Victoria has been accused of credit card theft multiple times. I could go on and on, but moral of the story is DO NOT LIVE HERE. It's not worth it. It will be the worst experience of your life.

Do NOT rent an apartment there! Since I moved there I have issues in my apt! Gas licking on my kitchen and my living room. Plumbing issues in my kitchen and bathroom. Broken fridge, broken dish washer and broken microwave. Mold in my bathroom and broken cabinet! Problems with hot and cold water over 5 MONTH!!!!!!!! Yes, the fix the kitchen supplies but not the bathroom and they always have the same excuses that they don't have enough people to fix those problems. The management is rude and a thief she used my personal bank account and made stop payment for no reason just because she want to get me a late fee of over $100 !!!!!!!! This management never answering phone calls or answers emails No costumer service at all!!!! They just sitting at the office and forwarding phone calls to the automatic voicemail so they don't need to deal with the residents! Just don't go there!!!!!!!!!!!!!!!!!!! Old apt that not warth your money!!!!!!!!! Racist Management , rude, and a thief!!!!

Building management is the worst I've ever encountered. They do not care about any complaints and do not take responsibility. Car break-ins and vandalizing is a common sight in the garage as the building doors are often unsecured and there are no cameras. This building is an Airbb nightmare and the management is contradicting its own lease terms by allowing apts to be rented to tourists. Emails form the leasing office are hilarious as they are riddled with typos.

Prometheus used to manage the building and they had gotten better with time, but now the building has been bought by Equity Residential, and they're TERRIBLE. The office staff cannot handle complaints, they do not listen, they're too busy being defensive

Horrible service. We have been there two weeks ago, we were looking for a studio, they showed us one that they use as a sample, we really like that and the guy told us he was going to contact the property management to put it on the market for us. He never contacted us back, and now they said the apt is not available. We told them we were very interested and we need it for the next month, they never take us seriously and we had to contact them several times. Really bad service. Today after I wrote a bad reviews on Yelp someone finally answer and he said: Hi Michael, Thank you for your e-mail. I did speak with our Neighbor Ambassadors to get a little more clarification as to what has happened here. We did have apartment #419 available to see on the day you toured, however we did not have it available for lease at that time. Dylan did let you know he would contact you when it was available for lease, however he was off the day it did become available. Unfortunately someone had leased the apartment online before Dylan had the opportunity to give you a call to let you know it would be available. We did have apartment #374 coming available as well, however this was pre-leased as well. So basically they gave my apt away just because one person of their staff was off; Do you really think these people are professional ? We were discriminated probably because we are a gay couple, unbelievable.

I would like to join people with negative reviews. I had the most awful experience with them. We never got our deposit back, so new tenants don't count on it! And make sure you request a final inspection before you move out, otherwise expect to owe more than your deposit! They charged us on every little thing that should be considered as "normal wear and tear" and even on things that shouldn't be replaced due to its normal condition. And finally 1* star to the leasing office!!!

I have read some of the negative reviews here and I want to respond to those. The people living in the building are mostly young and always polite, not noisy and always friendly. Any issues in the apartment that I need to have addressed are fixed within 24 hours and usually the same day. Everyone in the front office, without exception, has a smile and a wave when you pass by. The maintenance crew is top-notch and they all care about the appearance of the property, and that your apartment is in top shape. The rent is high - yes. You can certainly find larger apartments for the same or less money, but not by that much. Some people have commented that they're upset about the water/trash/sewer charges, but that will vary depending on the season will all complexes. Is it higher here? You get what you pay for and this complex is always well maintained and you pay for that. The dogs who live here are of all sizes and all well behaved. The management supplies doggie poo stations outside the building, and a doggie run to the north side of the building. You can't beat the location or ask for a better management and maintenance teams. I have lived in many different apartments, in different states and different countries and the Vantage is, in my opinion, well run, and I would recommend it.

AWFUL, if you dont like to sleep then this is the place for you. I've been here 2 months & constantly being woken up 2am-5am. You can here EVERYTHING your next door neighbor is doing, I can hear the one on one side use the bathroom to opening drawers, to cutting up his food to talking on the phone.... everything..... they also keep messing up my parking spot & reassigning it & threanting to tow it because they forget to enter it in system. Also have almost stepped in dog poop & pee numerous times inside the complex. I cant wait til my lease is up so I can sleep again.

In one word: RUN! In my opinion, Prometheus takes advantage of its residents in any way possible. First, let me point out the shockingly high rents for just an average building with no space. Granite counters and a washer/dryer are nice to have, but they are not worth an additional $400 a month in rent (as compared to other buildings in the area). Right now they have the nerve to ask $1,900 a month for a 530 square foot apartment. Then tack on approximately $20 extra a month for trash, sewer, and water! Try to find one building in the area that does that! I moved out of this place after the leasing office tried to raise my rent by nearly $200 a month. This, after they already increased my rent the previous year. When I tried to talk to regional manager Kimberly Rose (the property manager quit), about the high increase, she actually told me I should consider myself lucky that my rent wasn't raised even more! She promised to look into it, but that turned out to be an empty promise. Basically she couldn't have cared less. Now to the building itself. This building is large and there is a constant stream of people exiting and entering the building. Many of these people do not live here and they trash the place: Animal feces and urine in the halls and elevators (it happens quite often and the dog owners leave it there), knocked-over and overflowing garbage cans by the elevators, and not to mention a group of kids whose parents allow them to run wild in the building. The staff is instructed to take as much of your security deposit as possible, even if you leave the apartment in immaculate condition. They will charge you for carpet cleaning, professional apartment cleaning, and they charge YOU to repaint your unit. All this even for what would be considered normal wear and tear. What else? For what it's worth, the new property manager was there for about two weeks and disappeared. On my last day there, I called to talk to him and was told, "He no longer works here." Aside from the two weeks he was there, this building has basically been without a property manager since July. The contractor who renovated this building did not pull proper permits and now the building is going through city "inspections." This means residents are displaced from their units for up to two weeks while crews go in and tear apart walls and reinstall pipes. Be prepared to hear a lot of construction work. Maintenance is actually very good. One of the guys always showed up on the same, or next day, to fix any problems. The cleaning staff keep the hallways and courtyards as clean as possible despite some of the pigs who live and play here. Prometheus allows co-signers on a lease which means this building is filled with irresponsible tenants... aka spoiled 20-somethings whose parents are paying their way while they try to make it in Hollywood. So yes, this building can get noisy at times, especially on the weekends when the drunk crowd comes stumbling back home. This building also has a huge turnover rate. Residents are moving in and out daily. Well, I could go on and on, but I think you get the point. There are a few decent people who work in this building. They shrug their shoulders and feel sorry that you're getting screwed. My advice, don't be a the next fool to sign on the dotted line. Look around and you'll find a much better place to call home that's fairly priced. I did and I haven't looked back. Good luck!!

Absoluteley atrocious. This place sucks bad. Ridiculous prices for no space. I lost count the amount of times someone parked in my parking space and I ended up parking on the street. I finally started calling the tow company myself even though the managment did not like it. The place is not safe. Lots of drug addicts and drug selling going on. The only up side to this place is they accept pets. But their pet deposits are OUTRAGEOUS now. Also I was meticulous with how I left the apt. I made sure to take photos of everything with the current newspaper in each photo. Boy am I glad I did, they did not want to give me my deposits back and wanted to charge me an additional $700 for carpet and wall cleaning. These people are SCAM artists. Stay away...

The fourth floor smells vile. If you live on the 4th floor, there is a family with 6 or 7 kids that cooks the most putrid smelling food that takes over the building. The smell of cheap meats and lard permeates the hallway and seeps into my door making me sick. They also let their kids run around the hallway and pool unsupervised, wreaking havoc and leaving junk everywhere. Management could care less- they've got you locked into a lease, but if you move here...stay away from the fourth floor, there isn't enough febreze in the world to fix this living hell.

I recommend this apartment
I rented a small 1 bedroom apartment at the Vantage from 10/2009 to 10/2010 for my son who was in acting school. I never had any problems with the employees in the office or the manager. I treated them respectfully and they treated me respectfully, as well. My son violated the apartment's noise ordinance while he played Call of Duty a few times, and a few neighbors complained to the office on him, which I got him to acknowledge and cease. We moved out after one year because I found an apartment closer to his school. I cleaned the apartment and put it back in the condition it was in when I first rented it and was able to get my deposit back. This was my third move in three years to 3 different apartment buildings, trying to get him close to his school, and I have always been able to get my deposit back as long as I return the apartments back in the condition they were in when I first received them.

RIP OFF - Boycott Prometheus!
Prometheus is the most unethical leasing company I have ever encountered. They will nickel and dime you from the day you move into your tiny apartment. I've decided to get some self respect and leave this pile of doggie doodoo once my lease is up. Better options out there for everyone.

WAYYY OVERPRICED FOR TINY MEDIOCRE APARTMENT
I'm sorry, but the prices they are charging for a 1 bedroom apartment that is roughly 500 sqft are insane. You can go up the street and get a place that is 800 sqft with an actual view for $1350-$1400, plus amenities. Vantage apartments needs a reality check. I pity any of you who actually fork over that kind of dough to live in a sardine can.

total rip off
They are charging for everything and don't return deposits. They even charged me for repainting the walls! Had to go to small claims court and won. The pool is cold. Spa has so much chlor that I was itching like crazy. my neighbor had a dog and kept it on veranda all the time and the dog poo and pee on veranda. Management told I have to take care of this situation. The only good thing about them is that they allow dogs any sizes.

Love The Vantage!
We loved living here! I don't understand all of the negative reviews. From working in the property management industry, I think that the people who get on here to leave horrible (and untrue) reviews are the same people who don't pay their rent on time and think that the rules don't apply to them. We moved from a VERY CHEAP apartment in South Carolina to Los Angeles, CA in July 2010 for my husbands job. It was a bit of a culture shock, and wallet shock! But we tourned numerous apartment communities and loved the Vantage. Olivia and Especial (Especial moved away from LA and I'm not sure if Olivia still works there..) were our leasing associates and they were both so helpful coordinating our relocation. Laine is the property manager and I've always had a good relationship with her - she's friendly and helpful! We only had a couple of maintenance requests but they were always taken care of quickly & the maintenance staff is very nice. The location is amazing. We could walk almost everywhere. We have a dog and went to Runyon Canyon all time with her (our FAVORITE place!) The roof top deck and grill was so nice. We grilled out and had drinks up there so many times. I want to take a minute to say some things about the bad reviews posted on here: 1) The place IS NOT roach infested. We lived on the first floor, if there were roaches, we would have seen them. In Los Angeles during the summer months when it is really hot, roaches come out all over the city of LA. Because The Vantage has a lot of outdoor space, sometimes you may see a roach or two in the courtyard/common areas. If they are in your apartment, it's because you're a slob. 2) Everything in LA is expensive. You can definitely find a cheaper place to live that may have comparable apartments on the inside, but at The Vantage, you're paying for amenities and location, bottom line. If you don't care about location, having a pool, having a gym, having the awesome roof top deck with the grill and amazing views, then don't live here. 3) Yes, this is a VERY pet friendly community. The majority of the residents have dogs. Occasionally you may see a little "present" left by some jerks pet who was too lazy to clean it up. If you don't like dogs, don't live here. If you have a dog, it's AMAZING! Being this close to Runyon... you can't beat it! 4) Yes, occasionally there is noise. That's part of apartment living. If you don't want to hear anyone else, buy your own home our in the middle of no where. It's just not realistic to live in an apartment and not hear anything. For about a week, we had a new neighbor that BLASTED music from 12am-5am every night. So much so that our walls were vibrating. Instead of complaining to management about something that is out of their control, we calmly knocked on our neighbors door one night around 4am and asked kindly to turn the music down because the speakers were up against our bedroom wall. They had no idea it was so loud for us! They felt horrible, immediately turned down the music, and it didn't happen again. Give people the benefit of the doubt - sometimes they just don't know! Overall, I would definitely recommend this place to anyone in the area, especially those new to LA. We knew we were only going to be in the area for a year, so we decided to spend a little more $$ to pay for the location and amenities and it was so worth it! Every time we had people over, they were impressed by our place and LOVED the roof top. If you're one of those people who doesn't have it all together and plans on not paying your rent on time or breaking the rules, then don't live here. The management staff doesn't tolerate it and all it leads to is people with entirely too much time on their hands making up stories on apartmentratings.com. We miss the Vantage and had a great experience living there for the year that we did!

ROACH INFESTED BUILDING
ROACHES EVERYWHERE - - - see attached photos * I signed a 12 month lease at the Vantage in August 2010. * 8 months into my lease I started catching roaches all over my apartment. Crawling down walls, flying out of the fireplace, etc etc. * (See Below) for a list of each time I caught a roach (see photos) * I lost the use of my unit on several occasions while they "bombed" and had to board my dog and pack up everything in my bathroom and kitchen for this treatment. * I had to have my fireplace sealed up with plastic per the recommendation of Dewey Pest Control to try to keep roaches out (see photo) * After catching 6 roaches in 4 months in my house, I received my upcoming lease renewal notification from Vantage. * They gave me ONLY the following options: pay $50 more a month for a 12 month lease / $90 more a month for a 6 month lease / or $190 more to go month to month Since I never asked for a rent reduction during the times I lost use of my unit / amenities, and since I was still catching roaches in my unit 4 months after the first roach, I was not comfortable singing any new lease, and who would be ? I asked Laine Sims, the manager, if I could continue month to month at my current rate so that I could be sure that whatever treatments they "claimed" they were doing were actually working since the treatments in the 4 months prior were obviously not. I also spoke with Kimberly Rose (Laine's supervisor) and offered my continued patience in the matter, hoping that it would resolve itself, and again expressed my concern about not wanting to sign any new lease until I was SURE that I wouldn't be seeing anymore roaches. Neither of them would allow me to continue on a month to month basis at the same rate, which would have been the considerate thing to do considering my patience month after month while they "tried" to resolve the problem. Laine Sims and John "Niko" Palomino had both told me throughout the 4 months, that they were doing "everything" that they could to resolve this problem. I later found out that this was not in fact true, and it was confirmed by the fact that 4 months after the first roach, I was still catching roaches in my unit and seeing them all over the building. So basically they gave me 2 options: * sign another lease at an increased rate and "HOPE" that I don't see anymore roaches, but if I did tough luck cause if I renewed my lease knowing about the roach problem, I would no longer be able to move out with no penalty if I saw more roaches in my unit. * move out (which I did after 4 months of catching roaches in my unit, and seeing roaches in halls and all around building) I refuse to pay over $1400/month for a "luxury" apartment complex where I am catching roaches weekly. I have lived within a mile of The Vantage apartments for the past 8 years and this is the FIRST complex I have ever lived in where I had roaches not only in the building but IN my unit, and not one, not two, but SIX of them in 4 months. * I am posting this information so that any new renters considering this complex know that there is a roach problem in the building. * I have seen them not only in my unit, but in the halls, and in the back "dog run" area of the building. * I have spoken to several of my neighbors in the building and they too confirmed that they have had roaches in their units. * I am attaching pictures of the live roaches that I caught in my unit as proof of what I attest to (although management is trying to delete them every chance they get) Only other complaints about this complex are: * elevators are constantly broken (see photo) * people pull the fire alarms at all hours of the night constantly (see photo) * for the first 4 months of my lease my hot water went out once a month if not more * absolutely NO parking in area for guests due to people parking for Runyon and all other streets being permit (which Vantage residents do not qualify for) Time-Line that I can back up every single statement here with emails and photos from management & maintenance Roach In Hallway - 11-15-10 Roach in Apt #1 - 3/30/11 Roach in Apt #2 - 4/11/11 Roach In Apt #3 - 5/8/11 Roach In Apt #4 - 5/19/11 Roach In Apt #5 - 5/21/11 Roach In Apt #6 - 6/29/11

been here 3 years
thought this building was run really well but nothing special until i visited an old friend at another "luxury" building about a mile away. the vantage is so clean and so well maintained in comparison i was really surprised. i obviously like it here, i've been here 3 years and literally don't have a single complaint. the people in the office are always really nice and say hello to the point it seems they weirdly love their jobs. i couldn't be that nice all the time. the rents are expensive but not a rip-off, it's a "young" building so there's some noise on the weekends but it's frickin' hollywood. i've got a remodeled 2 bdrm on the top floor and i'm not moving till i sell a screenplay and get rich. this would be a million dollar condo with runyon canyon basically at your doorstep as far as apartment living goes, vantage is top notch, kinda like living in a hotel just that nobody comes in and makes your bed.

Steal Your Deposit
I lived here for two years and it has been okay, but now I am moving out and they are screwing me out of my entire security deposit. They said it is the tenant's responsibility to pay for carpet cleaning (I have no stains on my carpet), re-painting the apartment (only a few marks which I would consider normal wear and tear), and want to charge me hundreds of dollars to get professional cleaners in for the next tenant. Basically I will never see my deposit again. And when I tried to inquire further about it, the guy in the leasing office was so rude: "I don't know why people wouldn't expect to have to leave the apartment in the same condition".........well, I am. But why should I pay to get carpets shampooed??? And how the hell does that add up to $500?? I have lived in many other apartments before and never encountered all of these charges.

THIEVES!!!!STAY AWAY!!!!!!
This is how my story goes....Moved in there last year with my husband to an upgraded one bedroom apartment(comes with washer/dryer and flat screen TV).After we moved in they told us that it was mandatory to pay an extra $75 a month for insurance so our rent was basically over $1800 for a 450sq.feet apartment.Our lease was up last week and we decided to not renew it because we thought it was just ridiculous to pay that kind of money for such a small place and we were also VERY annoyed by the behavior of the other tenants...If you're a professional,just stay away.This place is full of kids in their early twenties that literally TRASH every common area,we would ran into broken beer bottles,vomit,trash...There is supposedly a security guard to watch out for behaviors like that especially at night but I never saw him. Once we handed them our notice,they gave us a list of all the things we had to take care of before we moved out...Not just cleaning the place but scrubbing and polishing every single detail,clean the air vents,walls,ceilings and also hiring a carpet cleaning company to clean the carpets and then submit the receipt to the office that we had indeed had it done,paying from our own pockets!!!!The absurd of the whole thing is that they install new carpets before the next tenant moves in!!!So basically they're doing ANYTHING possible to keep the $500 of the deposit...I got really mad and went to the office and the lease manager told me that they're gonna keep money anyway(very brave coming from him)so I didn't have to hire a carpet cleaning company..Mind you now that we were requested to do all that on top of the packing etc. So when we moved out(last Thursday to be exact),we left the apartment in a great condition,walls,appliances all shiny and polished,very clean.I didn't want to deal with big companies again(like Prometheus,the leasing agents of the Vantage)so we moved in a gorgeous house(by an owner). Today we received a letter from the Vantage with a bill of $540!!!!!!!They sent us the bills of the new carpet installment,the painting of the walls and the professional cleaning,asking us basically to pay for the next unsuspicious tenant!!!!The bill was of total $1040 so they kept the whole amount of the deposit AND THEY ASK US TO PAY MORE AS WELL!!!!!!!They had the nerve to sent us copies of the receipts of all those services and when I saw exactly what it's about,I flipped.REALLY?????HAVING US PAYING FOR THE FUTURE TENANTS???I've never ever heard of anything that insane,my family owns properties and I know damn well how the thing works.So they're gonna be sued big time.What seemed nice when we first moved in,not only became a nightmare but now it's getting even worse...STAY AWAY,STAY AWAY,STAY AWAY!!!!If anyone is interested I'm even willing to submit pictures or the receipts they sent me...THIEVES!!!!!!!!!!!!!

This place blows
I've been here for 4 or 5 months now and I can honestly say I hate this place. Way too expensive for everything that goes wrong or doesn't work. Apparently many of the units have been renovated and made to look more contemporary and modern looking, but mine still has the "ugly white 80's microwave," as I think one reviewer referred to them as. YET, I'm still paying just as much if not more rent. My neighbor across the hall has the EXACT same unit as I do and according to him I'm paying nearly $900 more per month than he is. It depresses me beyond belief that I still have another 7 months on my contract. The one thing I will say that's nice about this place is the proximity to Runyon Canyon. And I must admit... in my experience thus far, the staff has been very friendly and helpful... but I thinks that's because they've had so many management changes in the last few years. I give this place a 1.5 out of 10

Keep writing bad reviews
I kinda get the feeling that this place used to be kind of shoddy but probably after getting many complaints and seeing the bad reviews they have not only gotten their act together but lowered rent prices as well. I just moved in and am sharing a 1-bedroom with a room-mate for 1400$ a month when I've read here from earlier posts people have paid over 1600$ a month for the same thing. My unit faces the courtyard. The apartment has an in-unit washer/dryer for laundry, 1 parking space, new carpeting, brand new black kitchen appliances such as microwave, dishwasher, and oven, GRANITE counter-tops for the kitchen as well as bathroom, a flat-screen LG HD capable LCD TV mounted on the wall, and everything is sparkling clean and sleek looking, no cockaroaches or any insects of any kind to be seen. I think a lot of this stuff is new and hasn't been around before, because I can see from the window across the courtyard to the apartment in front of mine and that one seems to have the old school 80s ugly looking white microwave. Now I have looked at many apartments before selecting this one, and I have honestly chosen this one over similarly priced 2-bedrooms just because of how clean and new and well-kept everything seems to be and it makes me feel more comfortable living in this space as opposed to an old creaky wooden floor joint. The crowd that does live in this building does seem to be kind of younger, and they do make a bit of noise every now and then but that's something I can tolerate since I'm in my early 20s myself, and yes this building does sort of have a bit of that college-dorm kinda feel to it, but hell I wish they would keep the skydeck open past 10pm just so I can go up there at night to enjoy the beautiful view looking at the LA skyline at night. But yes, keep writing bad reviews so maybe they will add more amenities and lower prices even further, though I guess that wouldn't really apply to me since I already signed the 12-month lease.

i can only assume the several complaints are just a symptom of there being 300 units at The Vantage, there will always be a few. the staff in the office and maintenance people are nice, prompt and helpful. rarely do i hear my neighbors and it's nothing obnoxious, just the normal apartment noises heard in any building now and then. building is always being cleaned day in and day out keeping it fairly immaculate. for some reason the elevators do get messed with a little but bfd, they're clean or if not tell the office and they will be in 15 minutes. have never seen a roach so maybe i'm cleaner than whoever mentioned that. rooftop grille and lounge area is great on summer nights especially 4th of july, 2 pools and hot tubs during the days or night till 10pm. recently shopped around and the vantage isn't a "deal" but it isn't "rip off" either, just market pricing but it has runyon canyon for hiking, free yoga, dog walks and ocean views that similar buildings h'wood don't have. it is a younger building but if you don't mind actor/model, film and music biz types or you're one yourself you'd probably really like The Vantage.

Suspicious of all these horrific reviews
Before some of you accuse me..I DO NOT WORK FOR VANTAGE!!!! I moved here 3 weeks ago. I almost didn't move here because of all of the reviews trashing this place. After touring the complex and liking it, I decided to return at night on three seperate days to see what the atmosphere was like. It was quiet each night even on Saturday. The staff is always cleaning the common areas and the maintenance men are always walking around. Yes every now and then you'll hear people talking by the pool but that's to be expected. If you want total peace and quite move into a private house. My apartment is totally renovated with a washer and dryer and the prices have come way down in the last few weeks. I had some issues the first week and the staff went out of their way to help me. The only thing I can say is the elevators are beat up and yes people have scratched the elevator walls with keys. My suggestion is tour the place, come back after hours, and talk to some of the residents. The reviews on here make this complex sound like the slums. It's quite the opposite. These people are either deadbeat tennants or nearby landlords who are trying to scare potential tennants away. You be the judge.
