Crème de la crème
Hands down the best apartment building between 5th and 4th K street, NW. Can’t beat the location. Amazing staff, from the management, top notch concierge, maintenence crew and building cleaning staff. Super clean building and management throw a ton of holiday events and happy hour.

Living here has been great! Everyone is extremely helpful, and the building/amenities are really nice. If I have ever had an issue, the staff helped me immediately. I definitely recommend 450K every chance I get to talk about it.

I've lived here since February 2021. The location and amenities are amazing but what really makes this community great is the staff. I've had nothing but amazing experiences with the leasing team, our amazing concierge staff and maintenance. I worked with Gayle and the maintenance team today and they are are not only experts in what they do but they actually genuinely care about every resident here. 10/10 would recommend!

From the front desk's hospitality to timely maintenance repairs, community events like paint and sip, and an outstanding rooftop, it's hard to beat 450K when choosing to live in downtown DC. To top it all off, I've made friends for life out of the neighbors and staff. Really, living at 450K has got to be one of the best decisions I've ever made... EVER!

Hands down 450 K is the nicest apartment building on K street NW. Cleaning ladies in the morning are very friendly, big shout out to Cristian and his maintenance team (Reggie and Gayle), the amazing evening concierge, Sabrina (by the way, she knows everyone's name in the unit including their pets!). Gym is great, just a little outdated. Overall we will recommend this building to our friends.

Love this building & this management company! Gayle and the maintenance staff are great! Always respond quickly to problems. Nathan, Brandon, Julie and the concierges Sabrina and Kendra create a welcoming community. Love the rooftop pool and the building/community events. Really feels like a place where people look after each other, despite being in a big city.

Extremely friendly staff. Pet friendly residence with lots of amenities and fun activities for residents. I appreciate the genuine kindness from management staff. Common areas are always squeaky clean.

This building is a fairly new building, with highly dedicated staff, and incredibly maintained grounds. I've lived in this building since it opened a few years ago and have since moved from a one bedroom to a two bedroom in the building. The esthetic is very modern, and the recent switch to Bozzuto management has been an even finer improvement over the original management company. (Particular kudos to the concierge staff who have to deal with sorting the massive amounts of packages delivered to the building daily, not the least of which goes to my household!) I'm writing this review mostly in response to a Nov 9, 2020 negative anonymous review rating that incorrectly stated the building was outdated (which can't be true since it is only recently built). The rating also stated that the staff was entitled, which is also flatly not true. The staff could not be more supportive, inviting, and accommodating. The building has a particular keenness for pets and offers many pet events in the building for dogs. For my cats, the building was very accommodating by helping me find apartments that accommodated special equipment I needed to use for my aging cats. Further the Nov 9, 2020 rating states that the building is overpriced, which comparatively to the other buildings (even on the same block), is untrue. 450K had the most competitive price for the neighborhood, especially considering the amenities. I am aware of this comparison as I recently sought to move elsewhere after my last lease was up for renewal, and 450 K still had the best amenity list, price for size, price for parking, and (most importantly) the best location in the city for tenants that commute to work and/or would prefer to be in easy access to downtown and/or multiple transit options. I have lived in and out of DC over 20 years, owning homes, condos, and renting, and this rental has been the most accommodating with respect to location, amenities, and price. I highly recommend!

Terrible. It's dirty and outdated. Management is a joke especially ----- who has the most misplaced sense of entitlement it's bizarre. I've never lived in a more overpriced dirty building. Can't wait to get out.

i've lived here over a year and truly enjoy the experience. now that we're all spending much more time at home than anticipated, the building has taken extraordinary measures to prioritize everyone's health but also to help build a sense of community while we're all home. the maintenance team, specifically Gayle, Reggie, and Christian have been wonderful during an in-building move. they take precautions to make you feel safe, coordinate timings, work quickly and efficiently, and are always friendly. the entire management staff is always trying to find a way to make the experience of quarantine better and still provide the same level of amenities that folks in the building were accustomed to.

Reggie, Christian and Gael have gone above and beyond to fix the electrical issue in my unit. They are experts in their field and effectually manage the complicated circuit malfunction. They are not only kind but also absolute perfectionists. In addition, Sabrina and Kendra are fantastic at their job as well. They have a deep knowledge of not only the building and its processes but each resident personally.

We have loved living at 450K for two years now, everyone is so welcoming and kind. The staff remembers our names and is so willing to help with any questions or requests that we have. The maintenance and cleaning staff is stellar and extremely efficient. Their attention to detail is unlike any other building we have lived in, we notice little things every day that they do that we are so thankful for. Love the neighborhood, love the building, love our apartment!

This is by far one of the best apartments I have ever lived at. The apartment is close to the law school I am currently attending. The staff is always incredibly nice, helpful, and willing to go above and beyond. The common spaces are always clean, and the community events are really fun! The pool and lounge area is also amazing.

I've been living at 450K for two years, and I really enjoy living here! The building is beautiful with great amenities. All of the staff are super friendly, including the concierge, management, maintenance, and cleaning staff. The only thing is the noise from outside, I live on a high floor and I hear things all hours of the day.

450K is an outstanding apartment community that offers great amenities. It is close to many great DC restaurants and accessible to all transit needs with the georgetown circulator a 3 minute walk away and the Yellow/Green and Red line all an 8 minute walk away. The thing that truly makes 450K above and beyond is the outstanding staff who is supportive and kind and always willing to help.

This is my favorite place that I've ever lived. I have a very stressful job so it is very nice to come home to the beautifully decorated building, extremely Lind and caring staff, and my beautiful apartment. Sabrina at concierge always asks how my day was, and she and the rest of the staff are so very kind to my dog. There is free coffee, free yoga classes, and overall an excellent place to live.

I have thoroughly enjoyed living at 450K for the past three years. You can't beat the location with all metro lines within walking distance and plenty of bars and restaurants in and around the neighborhood. The front desk staff are some of the best I've encountered, along with the maintenance team and leasing office. Everyone is helpful and efficient at getting any and all questions answered. In addition to the staff, the apartment units are sleek and modern and the amenity spaces are incredible and well-maintained.

I have lived at 450K since the building opened in 2015 and every day when I come home, I still can't believe I get to live here. The location is unbeatable; walking distance to everything you could want or need in Washington D.C., including the best restaurants and museums in the city. And, beside the benefit of essentially living in a fancy hotel, with amenities like a rooftop with monument views, a coffee bar, and full service gym, the staff goes above and beyond to make 450K feel like home. When things go wrong, they fix it quickly. And they really try to create a community with events every month and small touches that make your day. I love it so much, I only intended to stay a year, and haven't left for five!

I Really Love This Area Here in DC in the Heart of Mount Vernon Triangle in Downtown DC. 7-11 is Finally Here. Another Liquor Store is Around the Corner. I'm Looking Forward to More Places Being Built Here in This Area and Continuing to Watch the Area Grow. I Love K ST NW. What Would Be Cool is if 450K Added a Pool Table Or Ping Pong Table UP in the Clubroom in the Penthouse! I Love the Friendly People Here in the Building and the Maintenance Crew and the Staff and They Do a Massive Job Keeping 450K a Wonderful Building and Keeping it the Number 1 Best Building in DC! I Love the Resident Events Every Month and it's Fun When You Make Friends and Get to Know Your Neighbors. It Feels Like You Are a Part of the Family! I Love My Apartment Unit SO Much! It's Very Nice and Modern. It's Like Having Your Own Bachelor Pad! I Love Being Close to City Center and Chinatown and Penn Corner! I Enjoy the Public Transportation in the City and I Love Walking. I Can Feel Safe Now Knowing That the Police Are Everywhere in DC and They Can Keep You Safe! I've Been a Resident Here for Almost 3 Years! Sincerely, Darius

Our experience at 450K has been absolutely perfect! I've lived in many apartment complexes and this by far has the NICEST staff, Kendra and Sabrina, the leasing office staff, and of course, Marcus!!! Additionally, I've never lived in an apartment building that upkeeps and maintains the grounds so clean and pristine EVERY single day!

Living at 450K has been a great experience over the past 15 months. We just recently renewed our lease for another 15 months. The concierge staff is always friendly, though we have had some issues in the past with responsiveness. 450K recently switched management companies and we haven't had any issues at all since then. The maintenance staff is very responsive to requests, though I wish they would let residents know what day they're coming, since we have a dog that gets a little freaked by strangers in her space. Very pet friendly, including treats and poo bags in the lobby. Free coffee 24/7, monthly events for residents, nice rooftop amenities. We've had a great experience and look forward to the next 15 months!

I've lived in 450K for just over 2 years. The apartments, amenities and quality of the building are fantastic and while the actual maintenance and concierge staff are great, unfortunately the actual property management is extremely inflexible. If something happens (like a roommate getting a new job), they are unfortunately high unaccommodating. They won't even give you the option of transferring out of a 2 bedroom into a 1 bedroom, nor allow another resident to move in or even allow a more flexible subletting situation. Their policies on these things are unclear and the staff seems unwilling to work together with residents to find an ideal solution. For these reasons I do not recommend moving in here if there is even an ounce of uncertainty in your plans.

It's been a great experience. Everyone from the property managers to concierge to the maintenance and cleaning staff are amazing! Property management is very generous and they have candy bowls downstairs, free coffee and tea, and some sort of monthly dinner party/wine tasting or gathering.
