It's directly in Chinatown which doesn't have as much to do the corridor but it's still pretty convenient. Looks pretty cool. If things go well I can see my self staying a while. :)

My husband and I were one of the first residents of 450K. We were so excited with the prospect of living in such a beautiful building. Nothing prepared us for the nightmare we were about to experience. It all started two weeks after moving into our unit. My husband and I came home to water pouring out of a vent in our kitchen. We immediately called maintenance to address the issue. We had maintenance in our apartment until past midnight that night trying to find the source of the leak. The next day, the property manager and maintenance crew came to our apartment to take photos and inspect the damage. There was water damage evident throughout our kitchen and bathroom -- the floors, ceiling, and a good portion of our cabinets. After a day of inspection, we were informed that a pipe above our unit was not properly sealed. We were assured that our cabinets and the ceiling would be replaced to prevent mold, and that the leak would never happen again. My husband and I were very patient and understanding considering this was a brand new building. Within 2-3 business days, the damage was addressed and we were happy with how management dealt with everything. In fact, we sent management a "thank you" email for addressing the issue so quickly. I should have know that it was all fixed too quickly! Two weeks later, the leak came back and much worse. Water poured out of the same vent in the kitchen, through a vent in our bathroom, and into the hallway. All of the units at the end of our hallway were affected by the leak. Needless to say, we were pretty upset. We endured over FIVE WEEKS of construction in our unit that included mold prevention fans blowing 24 hours a day for three days, large dehumidifier units plugged into our kitchen sink making our kitchen unusable, a large hole in our kitchen ceiling, maintenance staff coming in-and-out of our unit (sometimes without knocking!) from 8am-5pm every day. The construction dust was unbearable! After five very long weeks, we were told that they finally found the source of the leak and that everything had been sealed properly. If only they were being honest. A week later the leak returned for a third time. My husband and I were at our wits end. We simply could not withstand any more construction. We had lived in our unit for three months and only two weeks of those three months were without construction. At this point the property manager, the regional manager, the original contractor of the building were all involved. They became very frustrated with the situation and with us. We went out of our way to be patient and understanding -- again, considering this is a new building -- but this was simply too much to bare. Imagine working 12-hour days just to come home and deal with the construction?! In my ten years of renting in DC, I have never dealt with such incompetent management. If the issues at 450K were isolated to our unit, then I would say....well, we just had a bad experience in the building. Unfortunately, we weren't the only unhappy residents. The building lost hot water, in the middle of winter, on five different occasions. The fire alarm went off before 8am on two different occasions because it was faulty. The fire pit and coffee machines never worked properly and when you would ask the staff to help, they had no idea how to address the issue. I get it, first world problems, but for a building that charges $2500+ for one bedroom units and boasts luxury building amenities, this is a serious issue. It's false advertisement! They are luring in tenants with all of these wonderful amenities but those same amenities are always breaking. To top it all off, management sent us back our security deposit eight weeks after our move out date. That's outrageous and I'm pretty sure it's illegal. Having the hot water constantly turning off certainly is. I do not recommend 450K for many reasons, but I especially do not recommend it at their current average rental prices. It is simply not worth your time or inevitable frustration. Take my advice and move to one of the dozen other options in the area.
