Horrible maintained response and help, horrible lawn care, dog poop everywhere and smells, snake problem they wont handle and very loud and college kids party constantly, definitely won't renew lease.

The experience is okay, we live in the Dade City location. The trash compactor it is always a mess every time we go to take out the trash. The pool is a college student party most of the time, meaning they will share the gate code with all of their friends, to spend the day at the pool with non residents of sweet water. Also, the pool took almost half a year to get fixed, meaning we could not enjoy the pool during the summer time. The shooting range is a noice complaint due to the excessive shooting they have on the weekends since early in the morning. I am located on the building one, imagine the residents that are located closer to the shooting range. How much stronger of a noice complain they will have. You guys also have residents fighting for parking spot. When on the lease is listed that parking is first come first serve. There are maintenance that still needs to be done. I have had a sprinkler broken in front of my door for more than four months. The power outage is another concern I have, since I have been living here. The power has been out more than four times every time it rains or storms. The outages lasted more than 4 hours, and sometimes we lose power out of no the blue, when there is a sunny day. I have lost the water one or twice in my apartments since living here. I still do not understand why, since the water bill is included in the rent. When I first move into the apartment we had a cockroach party all over the apartment, it took more than three months to not see them again. The light pole is not working next to the building 1 and 2 those lightbulb has not been replaced, and it has never turned on since we been living her. The light in font of my door has never turned on since I moved here. Another concern is that the whole apartment is carpet, and more people would prefer, carpet just on the rooms.

It's been nice living here for the last few years never had any issues or concerns about the community. Only thing is that this summer is almost over & the pool has been closed all summer long. Over all enjoy the community & plan to live here for a few more years.

The apartments themselves are great! Although we haven't had a pool in well over a month with no updates and sewage backup that seems to keep coming back. When we moved in we inquired about a specific garage and we were kept updated. When the management team changed the rented out the garage to one of the maintenance guys *we checked every other week on this specific garage* and now we are just out a garage which sucks but what can you do. Overall I enjoy the complex, the new management team just needs to keep residents in the loop of things and maybe worry about residents needs and concerns before worrying about painting door and shutters.

Apartment rooms are nice and spacious. Mail units are in a convenient location. There is issues with noise, as the community is located near the Dade City Gun Club, so gunshots are heard throughout the daytime.

Did not notify about being next to a gun range before leasing; claims to be a gated access community but the gates have been broken and non functional almost the entire length of residency; trash is always overflowing the dumpster; college kids partying and vomiting in the common parking areas; difficult to get a hold of office staff and maintenance; not worth the constantly rising rent.

Where do I even begin with the problems I’ve had with this complex? My number one issue with Sweetwater is the noise levels. Aside from the shooting range right next to the apartment that goes off from 9am to 4pm, the walls are very thin and you can hear everything from your neighbors. I lived in a one-bedroom apartment and heard every footstep from my upstairs neighbors. Other neighbors around me would play music at almost all hours of the day, making the walls SHAKE from the bass. (I don’t blame them for trying to block out the noise levels in this complex) Needless to say, I had to wear headphones to block out the noises almost 24/7. I wouldn’t wish this on my worst enemy, it was terrible. So if you are sensitive to noise, PLEASE stay away. The next issue I had with this complex was the A/C. I understand that it is Florida and it gets hot here, making the A/C easy to break. However, each and every time I’d do laundry, the A/C would go out for hours after. The day I moved in, the A/C didn’t work. I think I had maintenance come in here about 6 times over the course of my one year lease for A/C issues. Also, if you like hot showers, don’t count on the water staying hot for more than 10 minutes. Don’t pay overpriced rent for this complex. I have no positive things to say about Sweetwater. Save your money and your sanity.

I love this place, very well maintained and helpful staff members. I contacted Tabitha in the office, she showed me the place, explained everything before I moved here. The apartment was and cleaned and well prepared before I moved here. Maintenance was done in quickly fashion. I highly recommend this place.

I stopped by yesterday just window shopping and still had a few other communities that I planned to visit. I actually ended up applying for an apartment on the spot after working with Giovanni. He was so friendly and knowledgeable that I knew right away that this was the home for me. He was working with numerous guests at once (leases, tours, walk-ins, phones, etc.) and he was extremely efficient. He made each of us feel welcome and important, while handling all requests in an expedited manner. He ended up finding a unit for me that was exactly what I was looking for and for a fabulous price! I'm so ecstatic and can't wait to live at a property where the Community Manager cares this much about his residents and prospective tenants. Current Management violates Tenants leases and changes the terms in middle of lease term agreement which costed us over 250 dollars. Their Professionalism is not present. Their rates are way over the cost for the location. No close shopping centers or Malls. No fast food stores nearby. Appliances old and outdated. No pantry in the Kitchen. A/c's always breaking down. Basically what they say to you initially ends up all lies. Bedrooms are small and so is the kitchen area. No Bus Service either.

I have lived here for 1 year now and there has been a lot of office staff changes. They have another staff in there and they seem really nice. they actual listen to your questions and take care of a problem if you are having one. the property is really clean and the maintenance take care right away if you have problems in your apartment. I am renewing my lease and it is really worth the money especially with the utilities included. And the gun range behind the property is not a big deal. the Sheriffs dept practices there so I say great job!!!

The noise is terrible. The walls are paperthin. Music blastic, fighting and screaming often heard from apartments nearby. Gunshots start at 9am everyday, all day. Don't live here, especially if you work nights and need to sleep during the day. Terrible quality apartments for the price. The entrence was been broken for god knows how long. Stay way

Sweetwater apartments has had their problems in the past with previous management companies. I have lived here going on 2 years and it has ben a wonderful experience. The new office and maintenance staff is awesome and tend to my needs very promptly. There are college students at this property but what do you expect living only a mile from Saint Leo college. I do not have any problems with the college students partying, yes they might get loud occasionally but hey they're in college. If there does happen to be a party somewhere, ------------------ are on top of it and stopping it right away. The gun range is not that bad, its only during business hours when I am at work and most of the time its the sheriffs office practicing(practice away). In the past 1 and a half, the property has added a lot of amenities for us. They added in a dog park, upgraded apartments(which I have and is homey) and have even redone the clubhouse. Overall I love living here and am proud to call Sweetwater my home.

Pros: Close to Saint Leo University, rural setting, responsive maintenance on most issues, short lease terms if desired. Cons: Full of off-campus college residents from August-April, located literally right next to the Dade City Rod & Gun Club (shooting range), which is open every day except Thursday from 9AM - 6PM, with constant shooting, management is constantly changing companies. Biggest complaint: Noise. From 9-6 you WILL hear the shooting at the gun range nextdoor. Especially on Saturdays and Sundays. I suppose the silver lining is that you won't need an alarm clock, as the shooting starts at 9 AM sharp every day except Thursday. Add in the noise of bored college student parties and music (after all, what else is there to do in Pasco County?!), and you'll wonder why you're paying so much for rent. Avoid these apartments unless you enjoy nearby gunfire or drinking your way through college at Saint Leo.

I would not recommend this community. Management has changed three times, owners once. The area around and behind the dumpster recepticle is always full of trash, a small amt of trash around the ponds constantly. The pool is not maintained as frequently as it should be and kind of small for the community full of kids. The price is alittle high for what you get. Most of my 13 months the gate was out of order. During this time there was a truck stolen out of the parking lot. The areas are not well maintained around the porches on the bottom floor. When it rains your porch will flood. When office staff was notified no one ever acknowledged this by following through. Apts are not well insulated you can hear your neighbors above, below and beside you. I was nagged months prior to my lease ending with phone calls and flyers on the door (often for ridiculous reasons) which is inappropriate for someone to know if you are home or not and when as well as resulting in trash around the complex. I put in my notice to leave when my lease was up and was placed on the "move out" maintenance list, as stated by the maintenance man. I handed in my keys the morning my lease was up and received a voicemail stating my keys were received and I failed to give written notice, which I did. Yet they tell me they didn't receive a written notice and begin to send letters to the apt they said they had the keys for. No communication or professionalism with the office staff. However, maintenance was awesome, if you needed something fixed you didn't have to wait long.

The previous review is very angry and seems bitter.
I am going on my third year here and have had a great exp here. I have never had a maint problem that wasn't fixed asap ! At night is very quite. I have two children and they enjoy living here without " hoodlums " or any troubles. There are college students from St. Leo's that live primarily in back of complex but are kept well in check with our night security officer. College students will be college students but you do not see our sheriff hardly at all. Our manager does care about us and she is fair as I know of,that is the way I have been treated. The grounds are always picked up. Pool is always clean ! Laundry facility of course is kept clean as possible, maint is not our maid service. Pest control has been here every month that I have lived here. There are issues with every management company in an apartment complex but I am happy here. Come by and check it out before you go solely on just one bad review or one good.

Don't ever move into this place
It looks nice from the outside,but when you start living there you start to realize that around dusk, the hood rats start to come out into the parking lot. They would stand around your vehicle out in the parking lot and at one time all my tires had the air let out of them. When I called the office they pretty much just said they couldn't do anything. Somehow there ended up being a bale of hay in the middle of the entrance to the complex that someone had tore up,they didn't have it cleaned up for a week and evryone going in and out had to drive around it. Now to the actual apartment itself: the a/c never worked correctly, after many times trying to have their maintenance fix it and they told us their was nothing wrong, it was never cold and constantly running. The hot water never stayed hot for long and we constantly had to leave the shower to trip the breaker to make the water heater turn on. The drains would not drain. The carpets were stained when we got there, we were not the only ones with these problems, other residents that we spoke to all had the same issues.Also, they say that they have a bug sprayer come in once a month to spray for bugs but there were a few month gaps where we didn't have anyone at all and when he did show up he ran up the stairs sprayed the bathroom and kitchen and was out in less than a minute. It may be cheap to move in but don't expect to get any security deposit back. I followed their guide sheet on what to clean in the apartment before moving out and they nitpicked everything until it was down to $0. I would never recommend anyone to live here.

I lived there 2 years. A dog upstairs barked non stop when left alone and it took months and contacting property owners to finally resolve. Stairway to upstairs apartments go between two rooms of ground floor apartments, so you hear it everytime someone comes up or down the stairs. And the noise from upstairs comes right into floor apartments. Poor to non existent sound insulation. If someone is walking outside, you can hear everything said through closed windows. Residents let their kids roam all over and when the congregate outside your apt, you can't escape the noise. At least a few times a month, the power shuts off for a half second, then comes right back on. Just long enough to kill a computer and whatever happens to be turned on at the time. Could never get an explanation from mgt or electric company about why. At move out, they charge at least $50 to clean carpets, $5 for any lightbulbs replaced.

Recommended - honest review
I lived in Sweetwater from August 2009 to August 2010. I was aware that Sweetwater had its share of "partiers" since it is so close to the college, but being that there aren't many other options in Dade City, I was willing to take the risk. It was worth it. When I moved in, I informed the staff that I worked a 6:30am-4:30 job, so I needed a quiet apartment without the "party" crowd. The apartment I received, a 2-2, was in a "family"-like building and never once did I have a problem with loud noise at night. With that being said, a short list of pros and cons: Pros: - Dade City is relatively quiet, and the apartment was as well. - Apartments were built very recently and reflect that accordingly. The closets are fantastic, and the master bathtub is awesome. - I never had a problem with parking, ever. - If you have a family, there are lots of kids in the complex of varying ages. - If you have a dog, there are also lots of dogs in the complex, and most of them are very friendly :) - The neighbors and people I met were nice; I never felt unsafe with the population. - While there IS a gun range nearby, if you work a day job, you will never hear it on the weekdays, and it is incredibly easy to tune out once you get used to it on the weekends. - Being a nature-y type myself, I loved having the 3 lakes on premises. Cons: - The speed bumps are ATROCIOUS. It is true that they are intended to slow down motorists, but if you go over them at more than 5 mph, you WILL bottom out your car. - The gates work a lot of the time, but they are broken relatively frequently as well. - They ARE hard and fast on their lease agreements, although you can't really blame them for that. I had a situation in which I was trying to get out of my lease because of extenuating circumstances, and was met with a quick and unwavering "No". - The amenities aren't AMAZING, although they're okay. The pool and tiki bar are nice, but the gym leaves something to be desired. There are a few more minor pros and cons, but thats the most of it. Overall, for the price of the place, the location, and the apartment quality, I think it is a good deal for the price.

Good & not-so good
First, I've been here since 2/1/09, and it's not a horrible place to live. The apartments are very nice & the pool is beautiful. It's nice to be able to enjoy the pool with friends & company. If you need something fixed management is on it right away, and if you have an issue they do work with you to get it resolved. The maintance folks are incredibly nice & always have a doggie treat with them. However, follow the lease carefully-and read it!! You will be in trouble if you lose your job & can't pay. Don't hang up anything without reading it to the letter. And if you ask they will look into it and find out for you-they will check the lease over. Now, for the not so good-it's horribly noisy & next to a gun range. The range was not firing when I came to look at this place so I didn't know how close it was...I found out. You cannot sleep unless you have earplugs during the day. And yes, it's St.Leo's other campus-it's loaded with sorority & faternity kids. However, a good bunch of them are respectful-and there is the other bunch who are spoiled brats, rich, and don't care if you have to work at 6 a.m. The management does deal with the noise complaints & such, but it is apparent they need a security person here 24/7 patrolling the place. Also, chances are if you rent here you will be in a building with college students. Be prepared. Yes, the dumpster is an eyesore-poor planning & not enough removal of garbage service.

This place is a complete joke!
I absolutely cannot stand living in this place. First of all there is not a large enough dumpster for the trash so it constantly overflows & is completely nasty. The gates are never working properly so therefore it lacks the security that was one of the qualities I looked for. The management team has no idea what they are doing, they quoted a date to move in & listed it on paperwork & then when I went to pick up key changed it to a week later. The maintenance team is a far cry from professional more like very childish. After I signed my lease I was introduced to someone that recently moved from the apartments & they warned me about what a mistake I was making -they could not stand living in the apartments. It's far from peaceful, since there is a gun range nearby so on the weekends that is all you hear when you are outside. Not recommended for a family at all.
