I've lived here for almost two years and it been a bumpy ride indeed. It has way to many college students that they can handle. They have to many parties and the noise is also bad. parking gets bad when the parties are here to cant find a parking spot. the light poles are stupid to have right in front of the apartments because it shines in all night. they work good but when the powers out beware u cant see anything. if your moving in rethink about.

place sucks
if i was in college i would live here. if you have a family you should think about living somewhere else. parties drugs sorry workers that is just a little bit of what is wrong with this place i wouldnt live here even if they paid me to live here. if the out side lights go out forget about getting them fixed unless you do it your self and you are not supose to mess with the out side lights. it is not a safe place for kids to be around because of the college students flying up and down the streets with the music so loud you can be at the play ground and hear them coming up to the gates. i wish i never lived in this place it really sucks.

HORRIBLE
Do not live there... they charge bogus charges and when you try to move out they will charge additional fees. Also, the management is less than helpful. I would never recommend this to anyone, and in fact would tell anyone i know to NOT live here.

things you should know
My roommate and I lived there last year. The noise from the gun range can bother you. They (maintance) come into your apartment and spray for pests whether you are home or not, so privacy is an issue. Furthermore, on one occasion I was walking my dog and found the maintenance keys left in the dumpster key hole that is uses to compress the trash. It was 11:30pm, and no one was around. I came back 15 minutes later after my walk, and saw the keys still there. I removed them and took them to our apartment. In the morning I went to the club house to return them and I saw the wife of our maintenance man walking in the parking lot. I called to her and gave her the keys, and her responses was an unconcerned " I was wondering where we left these". This key set had the ability to activate the trash compacter and open any apartment, so security and safety are questionable. One another occasion my roommate received a call at 4am asking if our building was on fire. She looked out our second story window and realized that two buildings over flames were coming from the roof of the apartment building closest to the gun range. She woke me up and we went out on the balcony. There was no noise. The fire department was delayed in arriving because the apartment complex has a gated entrance with no operation feature that allows police or emergency services to enter quickly. So if you move there and call 911 give them the gate code or it will be a long wait. Another issue the gate code is only unknown to emergency personal, if you order pizza they will ask you over the phone if the code still... or at night when you pull in, a car may follow you because the gate stays open for several minutes, or someone really smart will just walk around the gate, because that is all it is. There is no fence, just grass protecting the apartments from the dangers of Dade City. But the best piece of information is after we moved out, I received a call from the management stating that the carpet was so bad it would take $1000. to replace it and they wanted me to send them a check because they felt my dog ruined it. This is the same place I paid a non refundable pet to, plus extra every month, for a 20 pound pug dog. I ignored their call, confident that the carpets were not ruined, because he is house broken, and sure enough after two months when they realized they could not get any more money nor had an legal way to do so, I received another message stating that they washed the carpets and all was well. Buyer beware.

Great Place to Live
I was one of the first tenants to move into Sweetwater (June of 2006) when only two buildings were completely finished (the rest were still under construction). Since I've been here longer than just about anyone else, I can say that this is one of the best apartment complexes I've ever lived in. It's clean, and while it can get noisy (it's an apartment, kinda comes with the territory), it's still a great place to live. I've never had a problem that wasn't quickly resolved by the office or maintenance staff. Recently, the garage beside my apartment opened up and the office manager actually called me first to offer it to me at a discounted rate ($30 off per month). I've renewed my lease twice and my monthly rent has stayed the same. It has a nice little gym that is free for everyone to use, plus a great pool area with a covered patio and plenty of room for a lot of people at once. Even after two and a half years, the pest control people still come by every fourth Wednesday, the grass is cut every week or so, and the trash is always picked up. The apartments are larger than those for the same price in the Tampa area, and they are well taken care of. Yes, there is a gun range on the opposite side of the complex, and yes you can hear the gun shots, but it really isn't that bad. The gun range closes at five every day, so if you work a day job, you really don't hear it except on the weekends. And even then, it's not horribly loud. I think a lot of the reviews for Sweetwater on this site are made by people with super high expectations of what an apartment should be. It is what it is, and if you're use to living in apartments, you'll love this place.

I wish I didnt sign a One Year Lease... OMG!!
Let me just say, I have been living here for almost 10 full months.. So I have plenty of experience on the subject. The easiest way for me to explain my situation is by a list, so here it goes. 1) No Privacy! The Maintenance workers are aloud to enter your apartment ANYTIME they feel like it. If you EVER get a letter on your door, they were more than likely inside your apartment that VERY day. 2)Pool Problems! Yes, it is nice to have a pool to swim in everyday. But also take into context the fact that as soon as you jump in you are risking a major bad skin reaction since they rarely check the clorine levels or PH levels. Out of curiosity one day I decided to check the pool stats with my handy dandy pool tester which I bought from Smith Pools a year back and guess what!!! Everything was WAY off... Dangerously So! The Clorine Level was extremely high and the PH level VERY LOW! A concoction for a major mishap if I ever did see one! DO NOT LET YOUR CHILDREN SWIM IN THE POOL!!! 3)Can anyone say NOISY!?! If I had spent just 1 night in this apartment before I had signed anything I would have realized this immediately!! The Walls are almost as thin as Paper! Unfortunately it is almost impossible for any kind of intimacies here without an audience.. I dont think ANYONE likes that! 4)Staff! First things First, ----- has absolutely NO backbone!!! A Major pushover if there ever was one!!!!! All you have to do is argue your point and she gives in. However, Recently the apartments have hired a new person for the office named ----. Now, to be honest I dont undertstand why ----- is above ---- when ---- does everything ----- should be doing. Next, The Maintenance Crew, Which includes a ---------------------------------------------------. You would imagine that a maintenance crew who gets most or All of there fees covered would at least get off there butts to help when needed. However it looks like the only thing they know how to do is be stacys eyes and ears while they sit in the stupid golf cart pretending not to notice your new Dog or Cat you brought home which they will be puting a stupid paper on your door the next day saying you have to pay 250.00 per pet and have violated your lease agreement... blah blah blah... Next is the Security Officer.. I have seen this guy walk around numerous times and even do a bunch of the work that the maintenance crew decided to neglect. I dont know if he gets paid to do the trash but I see him doing it more than the Maintenance guy. The Security here is probably one of the only working things in the entire complex. They must have gotten lucky or something.. 5) Parking.. when there is a major college party anywhere in the complex good luck finding parking!! 6) Fire!! Yes, there are numerous fires on file here at the apartments. So just hope to god you dont live anywhere near someone who smokes or has parties.... 7)Pest Control.. You have probably already heard of this from other people but just let me help make everything clear... What they spray and where they spray does nothing for the entire apartment. The only places they will spray are the bathrooms and kitchen.... everything else is left to you even thought you pay an extra amount each month for pest control... Scam? Maybe! 8)Good Luck breaking your lease! If you sign a lease you are therefore bound to your given apartment unless you are willing to keep paying for it and living somewhere else! Doesnt make sense? Well let me explain further.. If you do get your apartment and sign the lease, from that point on you must keep paying the monthly rate even though you move out prior to your end date. So say I moved in Jan 1st and signed a 6 month lease, then decide to break the lease in Feb, I must continue to pay the monthly rate until that apartment is once again filled IF they allow it to be filled! ANOTHER SCAM!!! WHOA! 9)Gun Range. At 9am every morning the shooting next door begins... yes at first this is kinda annoying but after a few day it kinda grows on you. As a matter of fact I am actually looking forward to visiting said Gun range again soon... YEY! 10)Fishing Regulations. In your lease agreement it says you are NOT aloud to fish.. However if you are caught nothing will happen... so have fun and catch a big one! Side Note: Dont mess with the gator! If seen you will be turned into animal control 11)Sprinkler Systems: Should a sprinkler head be broken, the water will continue to run every night at the same time since the maintenance crew sucks and will wind up flooding the walkways and cause major insect problems wherever there is a leakage. 12) Playground: Somewhat clean but easily flooded! If it rains then you might want to look elsewhere for your childrens fun time. 13) Did I mention Parties!!! Whoa, this is one of the biggest party arenas in dade city florida!! Even though they charge college students more to live here, some reason they still decide to gravitate here and take over! If you see a party, RUN! We are not talking small potatos here... we are talking a full blown garden! Meaning, where you see college student in sweetwater you will also find Alcohol and Drugs! 14) Speed Bumps... WAY to high! I rub almost EVERYTIME I drive over them... 15) Gates: Sometimes nice, sometimes not so nice... Here at sweetwater would be the not so nice I was talking about! If the key pad actually works you also have to worry if the gate is going to close early or if someone if behind you which completely skips doing to code all together.. anyone could pretty much enter these apartments.. So PLEASE WATCH YOUR CHILDREN CLOSELY!!! 16) Sexual Predators.. Yes there are a couple whom reside here, so keep a look on the sexual predator database for all updates!! Thats enough for now... I do live here on the bottom and i have 2 children,and my husband and i also work....obvioulsy you do not have anything to do because you said something about what i said about no scams.... if you dont like where you are living and it is sooo bad there are plenty of houses for sale that you can buy!!! yes people want an honesty when they do move into an apartment but when there is people like you talking crap on here cause theres nothing else better for you to do cause you responded to what i said earlier then thats not right and if you dont like it then move why dont you ask if you can relocate its not that hard if you have kids and you work and you cant sleep then try asking the office if u can move.....and you now dang well these are apartments are very nice and they are all wonderful we cant help it cause we live by a college they need a place to loive just like you....

Great Manager
I am looking for an apartment in the Wesley Chapel area. I was lucky enough to seek to the manager (Stacy) at Sweetwater, she was so informative, patient and went the extra mile to help me. I can't wait to meet her in person when my husband and I come down there to retire. I look forward to renting knowing a person I her is in that position to help me if and when I need it.

Great
The staff here at Sweetwater is very nice, especially Joe and his wife. When ever you are in need of a maintenence problem, they are always there to resolve it. Office staff is nice as well. Very accomidating. Overall, it is a very nice place to live.

An intriguing Oasis
Our family has lived in the complex from the very beginning and we actually choose Sweetwater while the initial construction was going on a little over two years ago. In the past, they have had a few issues and turnovers w/ their staff but the current staff is one of the most customer serive oriented and helpful I have found in my many years of renting. If you are looking for a nice place in a secure area and a gated community, w/ all the amenities such as a pool, 24 hour fitness center and business center, then Sweetwater is the ONLY choice. Tell them Lee sent you and you won't be disappointed!

I whole-heatedly agree with one of the former comments. The staff selects who they like and from that point on, if they don't want to communicate with you, they don't. I understand that not everyone can be loved by the staff at all times, but in a situation like this it is extremely important to keep in civil contact with one another and to be fair in your terms with every tenant - NO exceptions! Their only saving grace had been a woman named Denise. She no longer works there. I left this place for the sole reason of the staff. They were entirely insufferable.

Staff is great
I'm not sure what staff you are dealing with but the Property Manager is very nice and takes care of issues. For those who are first time renters, this is how it is. There is never going to be a staff member on duty 24/7. Some of the comments in the past are a little ridiculous. Also, this apartment complex has recenlty had a turnover within the past year, and the way the new Property Manager has been able to turn over what seemed to be handed to her has done a swell job considering she is in Dade City.

HORRIBLE
at first glance, this apartment complex seems perfect! the apartments are nice and the landscape is pretty. However, the staff are SO mean! They are bias and there is nothing you can do about it. Sweetwater has done nothing but give me and my family grief. The maintance staff are the only members who are approachable. The office staff decides which situations are worth worrying about. Even my neighbors want to move out as soon as possible. DO NOT MOVE HERE. i hate coming home and can't wait to leave

Looks nice til you live here!
I have lived here for about half a year...I am a Saint Leo Univ student and even I think its ridiculous how loud it is! I moved off campus to get away from parties, and they def continued here. My upstairs neighbors are crazy loud, we reported them to mgt twice. You can hear everything through the paper thin walls!! One time they gave them a letter, but the next time mgt told me to handle it on my own. There is no one regulating the evenings, so trash is everywhere. they dont regulate people cleaning up after their dogs. The "family" community is full of little kids whose parents dont watch them and they simply run around all day. I have a pet, but I am scared to walk her between the alligators in the pond, the kids on bikes and the broken beer bottles everywhere. Not what I expected...Saint Leo dorms were better then this!

This place is awesome
I have to say that I really love living here at Sweetwater. They do a lot of resident functions and the staff is great. Yes it can be a little noisy, but it is an apartment. It's not like having a home and you can't hear your neighbors. If you want that buy a house.

Living Nightmare
From outside looking in, this complex looks like very nice place to live. But with the vast majority of disrespectful college students this place is a living nightmare. Living in the downstairs apartment and a make shift frat house above me, I have become aware of the constant parties, as many as 3 or 4 week. Parking is scare as it is; but when you add the 15 cars that attend these parties, you may have to park in Zephyrhills and walk. Managment claims that this a family complex, don't be fooled. If you are not an student, this is not the place for you. When you do complain to managment (i.e. noise, parties, yelling, speeding in parking lots, ect.) nothing is done. So don't be fooled. They should rename this place St. Leo University Off-Campus Housing.

Really noisy place
I have lived in Sweetwater for about a month and I am really unhappy. The apartment is nice enough, but we not only listen to gunshots from the firing range all day, but also the people upstairs and the large dog barking next door. The worst part is the setup of the apartments has the upstairs stairwell going between the bedroom and living room walls, so we have to listen to our neighbors running up and down. If you live next to a garage, someone else may rent it and park right next to your front door. There is only one dumpster for the whole complex and only the maintenance people can use the compactor so there is always trash piled up in front of it. Also they charge extra for a "waterfront" view, and the ponds are poorly maintained. So far the staff is nice and the maintenance workers prompt and do a good job. If all my neighbors and the guy renting the garage by my door moved out, I might say this was an acceptable place to live.

Run while you can!
Make sure you read your lease agreement and handbook very thoroughly, otherwise you're looking at fines and additional fees. They charged us a non-refundable $500 deposit for our two house-broken de-clawed cats. Upon moving out, they claimed our apartment was infested with fleas and tried to charge us an additional amount for "pest control". Amazing since pest control comes out once a month and we'd never had issues with fleas prior to this. They also insisted that our freshly shampooed carpet was "badly stained" and that they were forced to replace the carpet in the entire apartment. We were sent a certified letter in the mail stating that we now owe Sweetwater over $2,000 in fees for ridiculous things such as those stated above. They even charged us an additional $45 per month for the pleasure of having Brighthouse charge us for cable! Trust me, you can find plenty of places in the area for less money that are actual homes. The privilege of the swimming pool is not worth the extra money!!

Sweetwater is a GREAT place to live!!!!!
I have lived here since March of this year. Yes, the management has changed a few times, but over all it's a good place to live. It's very safe (never have seen anything go on). There are not a lot of kids to trash things up! Everybody around here knows everybody's face for the most part. Our maintenance people are very nice and are awsome at what they do. If you have a problem, they are there the next morning. I saw a review from someone else on this site about the ponds. The ponds are very pretty. Only when we didn't have much rain, did it look a little bad. Otherwise, there is no trash floating in it. The fountains give it a pretty look, and the sound from the fountains will put you to sleep if you sit on your balcony. There is sooooo much wildlife around it, that it's like having a nature program right outside your door. I sit on my balcony with my wife and we eat supper out there sometimes- just to see the 60 turtles, big fish, 10 different kinds of birds, and two very small (3ft at the most) gators ....which by the way, never come up to people. As for the somewhat expensive rent price (someone was bickering about that on this site also) ...Yes the rent is a little steep. Infact, you can buy a house and pretty much pay the same thing (if you get a 2 or 3 room apartment and maybe a garage here). But you know what- all you people who complain about the price... Do you see in crazy, dirty----, scum-bumb people around here? No, you don't. Everybody around here is working class. I reccomend Sweetwater to anyone (as long as you don't come in my apartment complex and crank up your base in your car). By the way.... About the gun range. Yes, at first; it's a little noisy. But after a week, you don't hear it anymore (it's really not that loud to begin with).

Bitter Sweetwater
Coming through the gate it looks wonderful, but I wouldn't recommend it unless you want to spend big money looking at dirty, mosquito larvae infested ponds with algae floating on top of garbage. They pretend to be so nice in the office (especially Aileen) and then when you move in she turns into the B from hell - dropping fines on residents for any and everything just because you've already signed the lease. The apartments are small with brand new bottom of the line appliances...no automatic defrost on refrig (you must chisel) the only automatic defrost you ll get is during our daily power outages followed by gunshots from the neighboring gun range, no self cleaning oven, only 1 fan in the apartment (the master bedroom which should have been in the living room). You're gonna need a car fund because speed bumps will total your car. Over half the complex is vacant (guess they got the memo)so welcome to sweet water.

I have been a tenant here for almost a year and am very happy with the complex. The only thing I would change is the fact that we are located right next to a gun range and you hear gunshots almost all day long. The office staff is great (although they always seem to be changing) and the maintenance crew Joe and Kim are amazing! All in all this is a great community and a nice place to live
