Total disappointment with what this installation has become.

I have lived in this facility for several months and have never seen so much dirt in it , you can no longer go to the offices in the evenings to receive the correspondence because at 5:00 PM they are already closed , when according to reports from the posters they say it is until 5:30 PM . The new manager is not so friendly, mainly with people who speak Spanish, and it should not be so because most of the people who live here are Latinas ,with the previous management, none of these things happened.

Love living at Colonnade Regency

It's been a year since I moved in at Colonnade Regency, and right from the start, the move-in process was incredibly smooth. A heartfelt appreciation goes out to Lauren, the property manager, who not only made the process seamless but also provided several options for me to choose from. Lauren is always going above and beyond to ensure that her tenants feel comfortable and welcome on the property. During my time here, I've witnessed them renovate the roofs and transition to eco-friendly systems. They're even working on renovating the mailboxes as well. This dedication to enhancing the living experience for residents is truly commendable. One aspect that sets Colonnade Regency apart is their prompt response to maintenance issues. Any problem I've had has been resolved within 24 hours, a testament to how much they genuinely care about their tenants' well-being and satisfaction. The apartments are fantastic - clean, well-equipped with washer-dryers, and spacious bathrooms and closets. The balcony and living spaces are roomy, and the trash valet service is reliable. Living at Colonnade Regency has been an absolute pleasure, and I wholeheartedly encourage anyone seeking a wonderful community to consider making this place their home.

This place is a dump

Do NOT move here. Worst rental experience ever. This company should be reported to the state of Florida. Walls are paper thin. Police constantly there. Other tenants screaming in the parking lot at all hours. Monthly entrance into your personal space WITHOUT 24 hours notice. Believe the reviews.

Not worth it!!

Wow, a piece of work! Idk if it’s the maintenance men or the front office but either they can’t do ANYTHING, or they just don’t want to be. We have been in to remind them multiple times of our list of things to be done and months and months…. soon to be a year has gone by, so just keep in mind if you live here you will definitely not be anyones priority. -A very frustrated tenant.

Alysha the leasing agent is very sweet i love her however there is a new property manager by the name of Cindy James she was very rude to me, when my apartment was leased the previous manager i believe mike left or fired. She has only been on the property maybe a few weeks. I do not understand how corporate or the owners allow some of these properties managers to make their community look bad. I’ve seen someone that she has walking around the Apts to be her eye to cause conflict with tenants. She also put notices on your doors about issues that are not apart of these lease, but I am aware that Florida is a no union state and property managers have great areas. I was interested in renewing my lease but this lady was so nasty to me I don’t think I will do so. If you ever rent out here please watch out for Cindy James which is the new property manager. She has made my stay here very un easy. You do not talk to new tenants any kind of way or old tenants because you have the power to conduct illegal practices on tenants in the court of law or make your own personal judgements about tenants or their units. That’s why it is very important to have family lawyers which I have one. I’m leaning on contacting cooperate and the owner to assure them because of their new property manager I will not renew my lease. I will be sure to assure others as well

Colonnade at Regency is a great community. The units are nice & the property is beautiful. The grounds are well-kept. My leasing process went very smoothly and the management & the staff is always courteous & helpful. I've had no issues living here & enjoy living in this community. It's also very convenient to Southside, Monument & Atlantic Blvds & all the restaurants/entertainment/shopping in the area. Happy Resident!

These apartments are by far the worst apartments complex I have ever rented. For starters, the outside of the apartments need to desperately be pressure washed. The inside of the unit is so filthy. There are cracks, stains, and rust spots everywhere in the unit. Every time my neighbor uses the bathroom I smell it. My neighbor plays loud music constantly, and the manager doesn't seem moved by my countless complaints. The answering service reps are very nasty and rude. There are people smoking weed on the stairs. I can't wait until my lease is over!

Learned my lesson!!. We came here with high hopes. After viewing the show room we were excited about moving into our new place. We got our keys and opened the the door..... doesn't even compare. There are cracks in the walls- in almost every room, dirty window seals, dish washer never worked, people in the stairwells smoking weed, only the front area of the grounds are nice, and kids running around with no supervision. One year is enough for me, glad we moved.

Me and my family love the staff at Colonnade at Regency it is our first place that we moved into when we moved to Florida the apartments are big and the staff is friendly. the maintenance guys are right on top of anything that is broken. the pool and the gym is always clean. We love it here

This place is horrible! The model they show you is amazing.. but the actual apartments are nothing like the model. When I first moved in there was mold on the toilet seat which I was told I had to clean! My AC is constantly breaking. The manager keeps agreeing to replace it but never has! During the summer last year my AC was out for two weeks before they temporarily fixed it. I have talked to a lot of people that also live here and they have the same problems. DO NOT MOVE HERE!!! Also the gym sucks and almost every piece of equipment is broken. The staff is very rude. When I call about a problem they always make it sound like I'm bothering them. Do yourself a favor and move somewhere else instead. I wish my lease was up I can't wait to get out of here!

The staff is friendly and very helpful. When we moved in we had some Maintance requests and they were on top of it completing it the next day. Wonderful place to live and beautiful spacious apartments. No noise is heard between apartments! Thick walls! LOVE THIS PLACE! Best place in JACKSONVILLE

i haved moved from new jersey and moved to these apartments and Mary and her staff are wonderful if you have a problem they take care of it right away, i am close to everything i need to be, the highway, walmart, mall, every shopping store i need, all i can that it is a great place to live.

I have lived at the Colonnade going on four years now, however, do not let that fool you, strictly out of convenience. I've been a graduate student and the location, near my campus, is hard to beat. However, the apartment complex itself is another story. The lack of professionalism within the apartment office is absolutely ridiculous. They rarely help you, or even consider things reported to them. I've had packages left at my door by the USPS, the box was tampered with and the contents stolen (a felony, have you). Many of the outside lamps are broken, not to mention the gates. Dogs left off leashes, to roam. Their lack of care was rampant when I pointed out such occurrences. Further, there is a specific 'dog walk' area, completely pitch black at night, because none of the lights in the area actually work, they never clean out the pet waste trash can, but then complain about not picking it up. This is only the beginning. My air-conditioning has broken every summer I've lived there. They report lack of Freon, and come and add more, finally last summer they determined (finally) that there was a leak in the system and truly got it fixed. We'll see what happens this summer. The dishwasher never worked properly, we stopped using it completely. The water never drains out of it, your dishes are just as dirty when you take them out. Like others have reported, the walls are paper thin. You can literally here your neighbors television. If both showers are going, there's not nearly enough hot water (2be/2bth). Window leaks are a constant problem. The siding on the buildings is beginning to rot, as well are the window frames. The carpeting is disgusting. Everything about the apartment is cheaply made, designed, broken down, etc. There is no so-called "community" here. The gym has maybe two working machines, if that. So many people use the pool in the summer that its nearly too crowded to be used by anyone without kids. Lastly, they will let just about anyone rent a place here, real scummy people. Theft is a problem, I've heard of peoples motorcycles being stolen right out from under them, I've seen cars sitting on the ground where the wheels and tires have been stolen the night before. They have NO cameras set up either. They recently installed cameras to monitor the gates, to hold people accountable if they hit them, but that is about it.

My boyfriend and I moved to the colonnade about a year and a half ago. We had recently graduated college and we had wine taste on a beer budget. The Colonnade was seemed like a perfect fit, the neighbors were friendly and it seemed pretty safe. Through out our 1.5 years here the quality of people drastically declined. There we're smash and grabs that happened right by our vehicles. I was scared to walk outside by myself at night. The amenities are terrible, the 24 gym is more like a closet and only open during office hours. There is dog poop all around the buildings, the walls are paper thin and the gates never work. As for appliances, our washing machine was always broken even with multiple work orders. The dishwasher wouldn't drain. Our air conditioner broke in the middle of summer and was not fixed for over a month. We had to bring our own microwave. The only thing I can complain about with the fridge is that the drawers that hold the fruit and veggies are not the drawers that go with the fridge. There is at least a 2 inch gap. The apartment itself is cheaply made, the carpet bunched when you walked on it, there are cracks all through the walls and door frames, the lamenent flooring in the bathroom started to peel up, and the toilet felt like it was about the fall through the floor every time you sat on it. Management is terrible, Joan (manager) refused to talk to us on more than one occasion. When you take a tour of the complex the model home is not the same as the apartment you move into (quality wise). If you are considering this place as a home, please do your research. When you take the tour ask to see a vacant apartment, not the model. Overall, I do not recommend anyone live here.

I have lived at colonnade for three years. It is a very nice apartment community. The staff is wonderful and they take care of any problems in have, professionally . I really enjoy our community Halloween party that they have for the kids every year its a very nice event.

Yes I'd like to start out by saying no place is perfect...I've been in the office (paying my rent on time), overhearing other residents complaining about something they/there guests caused. The staff handled it gracefully. things sometime break down and they did everything possible the fix the issues. I have lived there and will again. KEEP UP THE GOOD WORK!

I live here for a year and wanted to move after the first 3 weeks. The construction of these apartments cause the roofs to leak. The manager only paint over the ceiling leaks and they do not fix. My airconditioner stopped working 2 weeks after I turned it on, they refused to fix it stating that is worked fine. I had to hire an outside A/C person to come to my apartment and provide proof that my apartment registed at 86 degrees even with the airconditioner on full blast. They fix the air conditioner and it took 12 hours to replace. everything is a battle here. They office staff has a revolving door and those that stay are rude and hostile to the tenants. Theyn entered my apartment frequently without proper notice or a work order request from me. I did not have any privacy. They do not care about tenants once you sign the lease they will treat you rudely. Tenant turnover within a year is high. Update: My February 2014 Electric bill at the Colonnade (loft) was $236.00 and my JEA bill at my new apartment for April 2014 is $42.12 dollars a month. So I saved around $200.00 in electric bills just by moving to a better constructed apt.

I lived there over a year. Good place. The only issue was the chick above me liked to run a vac at midnight. Its not the apartments fault. Just a knuckle head above me. Clean, always nice. Parking was decent. I cant complain. Never any bugs or issues. Every thing worked. There was a problem when my tub leaked on the downstairs apartment. But that was a construction issue not an issue with the people that run the apartments. As far as i knew it was taken care of in a few days.

I love my apartment here at colonnade at regency its one of the nicest places I have lived. I don't plan on moving anytime soon. The staff is wonderful anytime I call they take care of any problems I have. In the two years I lived here I only had to call in maybe four work orders. I feel very safe and secure living here as a single mom with my kids! I would highly recommended this apartments to anyone. They do lots of events for the resident's as well as they kids and make you feel loved and at home!

I have just moved out of my apartment about a month ago and I could not be any happier. There is a bed bug infestation my former neighbors have been dealing with and I continuously found rats roaming the halls and in my closet once! It was the nastiest thing I have experienced in my 20 years living in apartments. The neighborhood stays up all night and I would put in work orders (due to horrible quality the apartments have been built) that took weeks and more than twice to call. The manager has been rude from the start and doesnt care about who moves in. There is never a familiar face in the office. Always new people. They look nice but the price is too high for these -------fab apartments.
