Not impressed with the new manager at all
First of all, everytime i have to talk to her she smells of alcohol. That is not what we need around here, an alcoholic for a manager. She is mean, she is rude, and she smells. Also i walk in to the office and she was cursing like a sailor, i mean real bad words that i wont repeat. This place is turning into the "------" really quick. I have 4 months to go on my lease and will not be renewing, i can promise you that. The owner/management needs to get her out of here. I have talked to many of my neighbors and they all say the same, this place is turning ------ since she showed up. The new maintenance man has a bad attitude, he needs to go too. He knows how to jury rig things, not fix them the right way.

NEEDS NEW MANAGEMENT - PERIOD!!
I completely agree with all the complaints about the management team. Once you have signed your name to the lease, you are just a burden to them. Before we signed our lease, they were friendly and helpful... DON'T BE DECEIVED!! Once you move in everything changes. I have walked in the office on several occasions and none of the leasing agents even acknowledged my presence - if it weren't for the chime on the door announcing somebody's entry, I would think they didn't know I was there. My husband has been forced to wait five minutes and then finally interrupt a gossip session between staff members to DROP OFF OUR RENT CHECK!! You would think they would be happy to collect your money on the 1st! <br><br>Maybe if they spent less time on this website (obviously) posing as happy tenants and more time paying attention to their true tenants needs, they wouldn't have to post false reviews!!!!!!!! (Ever think of that - management?)<br><br>STAY AWAY FROM THIS PROPERTY until you see a banner out front announcing new management.<br><br>ps)If you do move here, you better be able to tolerate paper thin walls and loud music at all hours of the day and night!

she doesn't know!
If you have a garage door that opens woth a ELECTRIC OPENER the only way in if there is no power is by unlocking the manual release cable. The colonnade charges you 100 a month for a garage but be careful. If the power goes out, you can't get in! The girl in the office claims that there are no keys and that tenant will just need to wait till power comes back!!! THE LEVEL OF NON CONCERN WAS AMAZING!!! she was sitting in the dark in the office chatting with two friends and acted as if my inquiry was a joke!!! "I don't know of any keys to the garages" she told me...when asked what to do in the case the power is off for a extended time period she could only shrug her shoulders and smile saying, "I guess you would have to wait it out"??? This is not acceptable!!! that is what 900 a month gets you in terms of customer service at COLONNADE AT REGENCY!!! I have asked the question before of this office and was told that "we have the keys but don't give them out due to the high cost to replace them if lost" ...this lock set costs 16-20 dollars and is LiftMaster Chamberlain G1702LM part number!!! What is the difference in this and apt door keys?? you charge to replace them if lost right? so there goes that excuse too. What if a tenant needs to get a vehicle out for a emergency and can't wait till JEA fixes the problem??? what if there is a emergency in the garage and no one has remote of power is off?? What is your response to this situation LIZ??? I assume you will screen the reviews next week, i await your answer?? I bet there are a few other residents that would like to get in the garage when the power goes out??? how about it??? There is zero upkeep done to the garage units and they are a money maker only for this property, the least we should expect is to have a key to enter them manually??? could also be a mandated item i suspect by law??? in case of accidental entrapment and outside entry is required!!! GIVE US THE KEYS!!!

ignorance is bliss
Snooty, ignorant, decepetive and rude are just a few words that describe the management team at this complex.....it took one phone call to figure out I did not want to move here. Must be nice to get a paycheck for being rude....I dont envy anyone that lives here!!!!

they just don't care
if you decide to live here, be warned, the management doesnot care after they get you locked in to a lease. If you have issues with neighbors they will urge you to settle them yourself. They will raise you rent every renewal and blame it on keeping with market values. This is a blatant lie and a simple screening of neighboring properties will support that. Beware, appearances may be decieving!!!

just listen
For all of you that come on here and complain about how horrible this place is, I dont think you have seen "horrible" and "disgraceful" apartments. I lived in actually horrible apartments the last 9 months and to hear you complaining about colonnade makes me sick. I couldnt walk down stairs without being wistled at by an old man, I was scared to death to walk to my car because of the construction workers that all hung out at night, my friend got mugged, punched in the face, and strangled. Another lady was robbed getting into her car. The lighting was all broken. The tennis court didnt have a net and the basketball court wasnt lit. The gates were never closed, and in the area we were in, a gate would have stopped something. We complained multiple times a week about our corroding apartment, and the office never responded. We had 5 on call police in the complex because of the people. I paid the same amount for these apartments that I pay at Colonnade and I see a HUGE difference. You know, dont live here if you hate it. And quit complaining about every little thing. The apartment complex cant be expected to be perfect no matter how much you think they should be. No one is perfect and if your living in an apartment complex you cant possibly expect the office to be able to control how hundreds of people behave so at least be responsible for requesting a top apartment, or moving to a new complex. But no matter how many times you move, nothing will ever be perfect. When you are pushed together with hundreds of other people, your lifestyle is going to collide with many contadictory lifestyles. And if your on this site complaining about crime, get over it. No matter how perfect of an area you live in, there is always going to be crime. Lock your doors, close your garage door, and dont expect people to treat you with respect no matter what. So stop the complaining and be fortunate you live in as nice of a place as colonnade.

Warning...Do Not Move to the Colonnades
There is no way that this place has a 50% approval rating&.that is such a lie. I am sure this Is done by the Colonnade office staff, no doubt about that. <br>Well, It is day # 620 is this hellhole of an apartment. We are going to turn in our notice to the office today. It is sad that such a nice place is trashed due to poor management. The noise above me has gotten so ridicules that our friends wont even spend the night anymore because they cant sleep due to the --- wipes upstairs banging all night. And of course I called the office and got the famous work dodging excuse&.maybe we can have a sit down meeting with you both and come to an understanding. Blah blah blah. We have done this 3 times&.Its been two freaking years&.fine the witch already. She told the lady in the office (AMY) that she would not try in any way to be quite. If we want quite, move to a third floor. <br>I will be out of this hellhole by the end of the month but will continue my posts against these rip off artists.<br><br>If you are thinking about moving to this place&&please stop and think about it first. Take what we said to heart. You will HATE it here. The place is pretty to look at, but try not getting any sleep for a week because of a loud person next door&or above you. Now&.multiple that by two years. It is NOT worth it. You will get ZERO help from the office. As a matter of fact, once you sign your life away, you are pretty much dead to them. They will not even say hello after that.<br>

WHAT A DISAPPOINTMENT
I was interested in a rental, but after reading reviews on this webswite, For the staff to even post a review on this site, shows no professional courtesies, to new customers or the ones who already rent there. I wouldn't even think of renting from here now. Will look elsewhere and save myself future headaches and $$$.

You need more to do at work than to log onto this site and respond to unfavorable comments by either residents or potential residents. what happened to the days of good customer services when you were greated with a smile and the customer comes first no matter what????? If I in any way treated my customers in my job the way the staff at your complex does....I would be jobless, homeless and deserving of criticism. It is time for you take a step back and look at what people are telling you and question "what could I be doing wrong and what can I do to make it better?" Stop thinking and acting like a dumb blonde and be more like a resonable human being!!!!! God gave you a brain, now use it!!!!

Not for me.
The price of the apartments invites multiple renters per apartment. In one instance, drug dealers lived next to me and were making deals at 2:30am on landing outside of bedroom. Also, college students with beer parties into wee hours of weekend nights and nocturnal activities in the pool. Gate broken often. If you are a mature professional who works enough hours that sleep is important and peace and quiet during time off is desirable, this is probably not for you.

Well, I guess I was stupid and its my fault...but I assumed that the gates and fences would keep the robbers out. Well maybe if the fence went all the way around and was not open to the new site behind us that would be true...and I guess I should assume the other tenants are thieves as well...heres why: I routinely leave my garage door open a foot or so to let the heat out when I pull my hot car in for the day, just a habit in case I wanna do something later on out there it won't be a oven, since the building was built with no venting of any kind! anyway...I was planning on going golfing this morning but I don't see my clubs anywhere in the garage!!! apparently someone else wanted to use them too. I guess the point is, shame on me for thinking this complex was a safe and crime free zone! No more leaving the door open now. Thanks Colonnade!! slowly coming down to the level of the adjacent properties expectations (i.e theft, noise from cars with loud "music")...I guess I didn't need to get eaten up my mosquitoes on the golf course anyway...On a side note: any prospective tenants that are sensitive to upstairs neighbors walking (sounds like a track meet) around...better rent a top floor because these ceilings/floors transmit the activity well. <br>The good aspects of this complex (yes there are a few): the grounds are well kept, the staff is helpful and attentive, the car wash spot is a plus, the option of having a garage is nice(when its not robbed from), there are only a few properties in the area that offer garages and that is a important to many renters (the main reason I renter here), the location is optimal, quality of tenants is high (due to higher rent) except for the one that stole my clubs! There is little to no pest problem, the pool and gym are above average... All in all- I can't complain too much and have lived in worse places, but this incident has definitely made my next lease signing (which will probably have a rent increase on it) take more thought. OFFICE STAFF: you should consider employing a nighttime security patrol. A detterent like that would stop the crime and loud music parking lot cruisers as well. Properties with lower rent offer that service, and it may be a neccessity for many places...how about we research that before it becomes a neccesity here!!!!

JUST wanted to comment to the office responses
I DO NOT LIVE at this property but I do have family that does. I think the property is beautiful and when I have visited in the past I never here loud noises. I do have a problem with the parking. BUT I do want to agree with the last comment-- I totally agree. I called in to the office 2 weeks ago asking rental rates and square footage(normal questions when looking to call somewhere your home) The lady I spoke with did NOT seem very interested nor did she know the sq. footage on the 2 bdrm 1 bth...AND Again I DID NOT SEE AN APT when I came in. I just to clarify----I do have a government and a state issued ID and I did have one with me---the opportunity never was presented to me to look at model. Just wanted to tell the office that responding to the comments with a snooty little note doesnt make your apartments rent better---thats for sure

The Colonnade
The staff likes to improve itself and get honest feedback about the property. One of the ways we do so is by reading comments on different web sites that comment on the Colonnade. We do not consider it wasting time; we consider it an effort to improve our property. Our office staff has been getting an unusually bad reputation lately on this site. We are all incredibly able to take criticism without calling names, unlike some people. We love our residents and treat everyone with respect that walks through our door. We do apologize if you feel otherwise. Please come visit us again and talk with our manager if you feel we have offended you in any way. In this office we work harder than any office team I have ever been apart of working with. We are not perfect and probably do need improvement in some areas but a rude word has never come out of anybodys mouth in this office. We exude the same respect we are given and more. We are not blond (not that there is anything wrong with blonds), we dont play video games, and our brains are perfectly fine. Thank you for your comments. We wont waste anymore time responding.

rude and obnoxiuos
I came to look at these apartments because from the outside they looked newer and nice and after looking at numerous other complexes I truely thought for a newer community I would be greated with a little more respect and thoughtfulness. I brought my neice with me to look at an apartment and the office staff could not even take the time to get off their lazy behinds from playing computer games to show us one. With management like that who would want to live there. As a potential renter I expect to have the red carpet laid out and treated as if I were important and not just some inconvienence. Good customer service has truely gone out the window here and I will never consider even looking there again. You can take your high prices and lousy staff and put them where the sun dont shine.

Plesant and mutual
I have lived here for a year and in the course of a year I have seen the good the bad and the ugly. One thing that needs to improve and the screening process by which they allow people to move in. The place is very nice and the maintenance people are awsome, if you have the problem they fix it, immediately. The apartment managers and staff are some what adequately okay. The only grief is that the land needs to be cleaned up, like it once was. Last but not least rent has gone up and it is ridculous besides the amenities offered arent all that great. They need more amenities and lower rent and better clean up.

Getting Worse
I have lived here for over 2 years now and will not be renewing my lease. The latest slap in the face has been the new construction behind the property that is going to be more Colonnade! The construction machinery started causing the buildings to vibrate as if there was constant bass music playing last thanksgiving or so. Letters to the managment go unanswered and complaints to the office are answered with "sorry , its gotta be done". No offer of a rent reduction or compensation for the disturbance of peace which we that live here expect to have for what we pay. The rent is too high to have to deal with weekend noise from a constant constrution site. The grass here is nice ...just be careful walking on it due to dog ---- everywhere. The car wash area is nice when the nozzle is not broke or when its not constantly used by residents on weekends. A complex this large needs more than one wash area if they are gonna advertise it as a perk. The breezeways are filthy and never get cleaned, -------- come through and blow them out with blowers but leave the cobwebs and mildew. They also end up blowing dirt under your door since the doors are not tight and have room for air/dirt/bugs to get in. The electric bills are crazy, even if you run the bare essentials it seems to be $80 every bill. The parking is inadequate, making a garage a neccesity. Having a garage doesn't always help either as people will park in front of your garage anyway and its then a waiting game to get a tow to get the offending car out of your way! The sound proofing is subpar. I have not had loud neighbors but its obvious anyway. The gate system is a joke. It either is open and not working or closed and won't take a code. Then you have people that follow you through without entering anycode. The fence is now open to the back of the property due to construction. The manager has installed signs saying no loud music and video camera in use...but i have yet to see a camera and the cars with loud music cruise unpunished.

you could live next door
I live next door in the oaks and I look to the Collonaides with envy. This place is a dump. At least your pools are clean and there are no gun and knife fights outside your bedroom windows! I actually consider moving there when my lease is up here. <br>I WILL say that I see a lot of the trash that wanders monument road cruising into your apt. complex for strolls. That DOES make me nervous. But a lot of them live next to me, so how much worse off am I? Also, I do not see the cops there every day and have not heard of drug deals going on there. I also hear you do not have a roach problem. <br>But, people from our apt.s go to your pool to swim and do not get stopped. That is not right!! You do have some problems, I agree, but generally it is not as bad as it is here. If they would up security, it would get a lot better.<br>Call the cops on the noise. If they are there enough maybe mgmt. will get the idea and evict the noisy neighbors. At least they care enough to read your comments. I don't think the Oaks even have a computer!<br>Good Luck

An abominable nightmare!
Reading through these reviews, it seems to me that every time someone posts a negative (and usually true) opinion of this place, it is quickly followed by a very short, generic reply from a person that claims to "love it here". They all sound the same, saying "nice place", "big bathroom", or "no plans to leave". In my opinion, most of these were probably written by the management itself in an attempt to raise the rating. Perhaps they should spend more time removing problem residents than writing obviously phony reviews. <br>This is by far the NOISIEST, most DISRUPTIVE apartment I have ever lived in! LIVING HERE IS TORTURE! Some of the people that live here are downright frightening! They seem to live by the dozens in a single apartment, and have nonstop parties and arguments that drift into the breezeways. All I hear every day and night is people yelling, doors slamming, music pounding. It sounds like a herd of elephants wearing steel-toed boots lives above me. I don't have a moment of peace and quiet. <br>This is luxury?? I might have expected this at a cheaper, older apartment, but for the price I'm paying every month, this place is a RIP OFF! I get nauseous every month when I write my rent check, because it is so hard to fathom that I actually pay to live in this environment. I can barely even stand the thought of coming home every day from work! Words cannot express how much I absolutely LOATHE living here.<br>Management says they have a strict noise policy - three strikes and you're out! HAHA!! What a crock! If that was true, my hideously loud neighbors would have been evicted 20 times by now, as there have been countless complaints about them. Obviously they don't get in trouble at all because they are still increasingly loud. Why does the management allow this to continue, thereby deliberately alienating the peaceful, respectful residents of Colonnade? What a disgrace! No wonder all the decent, professional-type people keep moving out. I don't think I've seen ANYBODY renew their lease - ask the office their resident turnover rate. Guess what? I'm not going to renew mine either! <br>I have yet to meet any of these people that "love" living here, but one thing is certain - they sure don't live in my building! THIS IS BY FAR AND AWAY THE WORST PLACE I'VE EVER LIVED. <br>5 star rating...YEAH RIGHT...thanks for the laugh!

Noise Problems
I do like where I live but there are some big problems that make it not worth it. <br>My biggest problem is the noise. <br>I do not mean to stereotype people, but a lot of the colonnade residents are military, <br>the receive a discount to live there, <br>and for the most part, do not respect the people around them<br>We have about 5 grown men living across from us and they will stand at their door at 2AM <br>and scream to other people out in the parking lot. They do this almost every night.<br>But the worst, is the upstairs people who run and stomp all day long.<br>The office does make a call to these people but the noise never stops. The office does not <br>really follow through with creating a quit environment for the rest of the residents.<br>At what point is okay for a person downstairs allowed to start banging on the ceiling all night<br>for revenge? I am almost to this point.<br>I do understand that it is hard for the office to stop this kind of noise, especilly when the office closes right when most people are getting home from work, (How convenient)They are not in the office when this stuff takes place. <br>I have a question...How would a Colonnaide resident handle this situation if the office does not help? <br>We pay way to much money to have this kind of noise.

Only as good as the people in the community!
Overall, living at The Colonnade has been ok. Unfortunately a property is only as good as it's management and/or tenant's allow it to be. When you live in an apartment you must learn to be considerate to everyone around you as we are all aware some people lack the capacity to be mature enough to respect others at any cost. So unfortunately those of us who try to respect others have to deal with the inadequacies of the rest. (Hint: Call the police and file a formal complaint...no matter how many times you have to call them and then bring it to the attention of the property managereach time.) In today's world it doesn't matter if you live in the nicest community (house or apartment) there is still going to be undesirable circumstances such as bad neigbors, drugs, etc., no matter where you live. The laws will not allow an apartment community to discriminate or be as selective as they may want to be so unfortunately the drug users and other undesirables are allowed to inhabit communities that otherwise would be great no matter what the price is for rent or how nice the place looks. Just protect yourself at all costs. <br><br>From what I have observed some of the tenant's trash the property on a regular basis just because they are down right lazy. They empty the trash from their vehicles in the parking lot as they exit their vehicles instead of collecting their trash and disposing in their trash can or the proper receptacles found on the property. The maintenance men cannot be available to pick-up after or babysit the tenant's 24/7, as a tenant they should have the mental capacity to clean-up after themselves and help keep their surroundings clean.<br><br>The office staff is adequate.<br><br>The Maintenance Supervisor however needs to be fired. If you have read the other postings then you have seen that when tenant's move in that the apartment is not ready for them to move into that is due to the negligence of the Maintenance Supervisor at The Colonnade. I have observed that although there are two maintenance men at The Colonnade (one being the Supervisor) the only one that does any work is the assistant. I have spoken with other tenant's and they have brought issues to the Maint. Supv. attention and he told them he would be at their apartment to fix the issue in a few minutes or at a certain time but he never shows-up to fix the issue, nor was a work order written-up for a repair at a later date.<br><br>As stated previously a property is only as good as the people in the community. In my opinion the apartments and appearance of the buildings (Stairs and Breezeways are disgusting) at The Colonnade will only get worse if the current Maint. Supv. is allowed to stay. I believe The Colonnade is an "A" property but it is quickly dropping to an "F" property with the current Maintenance Supervisor. <br><br>Renter's believe that a property is nicer and safer the higher the rent price. Unfortunately, the rent price is highly overstated for this particular property. I feel that the rent prices could be drastically lowered for the level of maintenance, service and quality of the apartments.<br><br>The apartment gives the appearance of being very nice but as you have read from others on this site, the apartments are not very sound proof nor well insulated as you will notice in your utility bills. It is supposed to be a gated community but very often the gates do not work so they have to leave them open. <br><br>It's your choice as to where you wish to live so wherever that place may be just be prepared to deal with whatever circumstances may arise.
