Lovin my new place
I just wanted to come on here and say this is my first apartment ever and im lovin it. The ladies in the office are so nice and funny... The gates are down alot but I have seen so many people just bump them with their cars whats up with that?

the worst of the worst
there was a stabbing,several breakins,cars stolen,no security,gates are always broken.The office staff is horrible,when I moved in,no one showed me around,Ihad to find everything on my own.There's rotten above my window,which leaks,so I know that there is mold in the walls.The landscaping is terrible,it's very dark at night.To move here would be one of the biggest mistakes that one could make.

Some people dont care
I have lived at the Colonnade for five months and its a great place but over the weekend I saw a lady in a white suv get out of her truck and push the exit gate as hard as she could until it broke wowwwwww I think its crazy this person was to lazy to drive around the corner to the front of the property. I have looked for this truck so I could report it but I havent seen it some people just dont care...........

FYI- If this place is someplace you want to consider "HOME" then you might want to move elsewhere- this place is a huge dorm for students from the local community college. I have a very busy life and would love to sleep in on the weekends but when you have been up all night its very hard to be rested the next morning. They don't care that people actually live there and are not just there for the semester. And yes, the gates are broken a majority of the time but how do you fix it really-unless you get the sliding ones that take forever to open. If you sleep like a rock then this is the place for you but there are so many students here (placed here by athletic depts) and they are dorming as groups that its impossible to really call this place HOME. I do think its all about money because I don't really feel the mgmt team really takes this into consideration by placing them all over the place- in every building and on the upper floors (cheaper) so they can disturb you all night. I have complained at least twice in person and some over the phone and they say they will do something but its less than a week and they are back up to their old ways. I don't want to have to call cops every weekend-it should not be that way. I will say that the management team is very nice and fixes problems regarding your apt the same day you ask for help. The bug problem is very minor and they do spray every week so its not been a problem for me and I am a neat freak. If you keep your place clean the bugs go away. They were abundant in the beginning but after cleaning and spraying they have disappeared pretty much from my unit.

Don't get suckered in!
My experience at the Colonnade at regency has been quite poor. -As others have expressed the gates only work about 50% of the time and are either proped open for anyone to enter or locked so residents have a hard time getting in(and when you pay more to live in a gated community thats not very good). -The car wash has minimal water pressure to clean your car. -The pool is hardly ever cleaned and by mid-summer the water is so hot it's not even worth going in. -Having one trash compactor on site is fine unless you live on the other side of the complex and then its just really inconvinient. -If you turn off your air conditioner it won't restart without maintainance coming to fix it. -Within a month half of the tracks to the sliding closet doors in the appartment jammed (very cheap quality) -The refigerator light fell down and it was a month before anyone came to fix it. -I have lived in old college dormatories and there were fewer roaches than at colonnade. -There are never any envelopes to drop of your rent in the drop box. -The former management team "accidently" made our lease 13 months instead of the agreed 12 and when confronted about the situation the new management basicly said "sorry, but you're stuck" -The fitness center always has trash people left behind. -The management gives no warning about entering your apartment for fire alarm checks, AND leaves your door unlocked when they leave!!! -The stairs and landings in the apartment buildings are rarely cleaned and are always dirty from trash water. -The grounds crew comes everyday during the summer, but the place never looks any differant...and they leave things like dog poop left on the sidewalk for about a week. -My car was in a car accident and the management said that they could have my car towed as a wrecked vehicle...even though it runs fine and I drive it to work everyday. -There are children running around the complex and through all the buildings shouting at the top of their lungs all the time. If you don't have kids and work this can be very annoying while you try to relax. Basicly, for the money that they charge you per month it's not at all worth it. They make the place look good when you visit, but things aren't what they seem. Before I moved here 4 friends warned me not to move in. I made a BIG MISTAKE not listening to them! I wouldn't care as much about all these things if I wasn't paying $1k a month. I'm gladly leaving at the end of my lease and getting a larger apartment for about $300 less a month!

Purpose? You Have to Ask your-selves this?!
When You Move into an apartment REIT ( Real Estate Investment Trust ). You need to ask your self one specific question... "How long do I Plan on Staying There in the Apartment Complex" I Believe that people are Unrealistic with expectation when moving into an apartment complex: I Have been here for a little bit over a year, and in this year I have been here I Believe they have Done everything to exceed my expectation for Living! For me It was about building a relationship with the management and with the grounds-men at the same-time enjoying the time! lease in by lease out I come to have no regrets for living here at these complex, The Only Gripe I have is I wish I was here sooner and When I moved in that I moved in by my self, instead of with room-mates, I believe I am going to Stay Here a Little longer, because I want to experience living here by my self instead with room-Mates! I wish nothing but prosporous time for the management and grounds-men here at this Real Estate Investment Trust! You Have a Life Long Friend in me! Stay Sharp Stay Blessed Stay Safe Sincerely A Very Satisfied Tenant !

Great apartment? Not so much...
Well lets start at the beginning. When we first moved in we had to call maintenance and have them come fix an appliance in the kitchen that had a couple cockroaches inside of it (That I didn't really notice until I found pieces of them on my dishes). This was a few days after moving in. It took a couple days for them to actually fix the problem. Moving on to the next incident. They started painting our stairs in our complex and gave no notice of them doing this. So we walked down the steps only to notice paint on our shoes. When we called the office we were told to bring the shoes in so they could look at them. Really? You can't just apologize and say that you'll give notice and maybe put up a couple signs letting us know that you're going to be painting parts of the stairs? Residents will also enjoy the some times one day/same day notices of fire alarm inspections to where they come into your apartment. After a couple months at this place some people moved in that constantly had parties. Every weekend people in and out. Then there were fights by those residents. We called the cops twice and let the office know of the problem. Nothing really happened. I would assume they would have zero tolerance to protect their residents of possible problems in the future with people like that. I'd say about a month later the people living in that apartment were involved in a huge altercation in the parking lot with about 10-15 people resulting in a stabbing. The cops were called and luckily that person didn't end up dying. After calling the office and asking if those people were going to be evicted because of it they seemed to have no knowledge of the assault, even though their security guard was called to the scene (By the way that took probably 45 minutes to an hour for him to come out and actually open the apartment of the suspects to find that they were long gone). The people involved in the stabbing were back at the complex the next day and once again the cops were called and the office was called. You would assume that they would have a good parking situation? If you plan on going out and showing up to the apartment any time after 9PM (At least in our case) you're parking two buildings down..Which really sucks if you have some thing heavy to carry up two flights of stairs and it's freezing. The first time I went to the pool with a friend I was pretty embarrassed. We both got into the pool and the water made our skin feel greasy, possibly too much chlorine or some thing. It just seemed like it wasn't really maintained. I never went back there. The fitness center is unimpressive. There are really only a few machines of any use in there. They have a noise ordinance posted saying you aren't supposed to have your car stereo very loud, but every couple days there are cars that come through here with their stereos extremely loud. Hell even on Halloween the office staff had a party at the pool and their music was so loud you could hear it clearly in our apartment for hours and we were a few hundred yards away from the pool area and the music they were playing was pretty ridiculous and shouldn't have been played with kids around. I would say the gates work 50% of the time. I saw the maintenance crew out at the gates several times working on them, but they seem to not work or just be wide open every couple weeks for days on end. There was a couple week span where one gate just didn't work at all. When the stabbing happened the fire rescue workers tried to go up to the broken gate and were delayed a couple minutes trying to open up the gates. One of the reasons we moved into the place was for the gates and the fact that we felt a little more secure. After living here for a couple weeks we knew we had made a mistake and were really looking for a way out. The last few months we really haven't had any issues, but I think that's just because we are used to what we have been dealing with. In a year we saw the security once (At the stabbing). I rarely saw the office staff unless I had an issue which is was a coin flip if they were going to do some thing and when. The parking has been bad since beginning to end so I'm guessing that's an on-going issue. We actually called their property manager (Patriot) and left a message to get a call back about issues and never got a return phone call. That just goes to show you that they could care less and it shows in the staff that they hired. If I were to recommend this place to any one I'd probably say college kids who want to have a lot of parties or have a lot of people that probably aren't on the lease staying with them. I rarely saw the office staff outside of the office unless they were showing the grounds to future tenants. If you are stuck on this area and would prefer to move in some where else I'd recommend that you look around a little bit. We moved into a place that has an extra bedroom, a patio, has 100 extra sq ft., a fireplace, is $199 moves you in, $50 cheaper per month, and has around the clock security that you can see. I won't name the place so it doesn't seem like I'm advertising for it, but it's not hard to find. Personally I wouldn't move into any of the apartments on Monument Rd. because we searched all around and found that Colonnade was the best and if this is the best God help you if you move into a different one.

Not so bad
Well I have now lived in the Colonnade for about 4 months and I am very pleased! They really uphold the rules and make people accountable. They keep people quiet after 10PM and they have towed cars parked illegally as well as fining for loud music. Its nice and people living there are very respectful of others. I don't mind paying a bit more for these reasons. They do have some issues with bugs but not any more than other places and they spray often. And the parking can be very difficult when they have three students in one apt with three cars but what can you do-they need transportation. I am really enjoying living there at this point.

VERY IMPRESSED!!!
I am new to Jacksonville and have toured PLENTY of communities and I was very impressed with the staff and the apprearance of your complex. I did also appreciate that I was able to meet with the manager she walked out and welcomed me to the office and was very professional and friendly, other communities the manager seemed to either not be in the office or was not interested in meeting potentially new residents but at this complex that was not the case. I will be making my decision in the next few days the only reason I would not move here is the price seems higher than other places but when weighing out my options I would pay a little more to live somewhere that looks as nice, the grounds well kept and the office staff was great. If you haven't been to this place you should stop by I was very impressed.

Roaches, Roaches, Roaches
Everything else written is true, the service people are terrible, and the place is new but already falling apart (I think we have mold and the apartment windows leak). The gates are broken about once a week. Our AC freezes up and the place won't hire a professional to fix it. If you don't know how to fix something hire a professional - don't keep sending the same in-house maintenance man to stare at the AC and pretend to fix it. It's cheaper for them to not have to pay a professional. Our dishwasher was broken and I was told I would have to pay a professional to fix it despite the fact that I was a brand new tenant - how did I break it? The place is awful, but for me, the worst part is the ROACHES. In retrospect it was a bad sign when our rental agent had to go in first, while we waited in the hallway, to look for dead roaches. The place seemed nice, we needed to a place in a hurry, and we screwed up and moved in. I'm hoping you don't make the same mistake. There are roaches everywhere. Go for a walk after dark and you can sometimes see them on the outside walls, sometimes you'll see them walking from apartment to apartment and it's not hard at all to find them inside your apartment. The front office will tell you they are palmetto bugs (come on, that's a Florida Roach), not actual roaches. Not true, I was told by one of the former pest control guys there are also German roaches which carry bad germs and diseases. I keep a clean apartment but that doesn't matter when your neighbors don't. The walls do not seal at the bottom, roaches can walk from apartment to apartment that way. The vents over the doors are not sealed, roaches can walk in that way as well. It's awful! I seriously kill about 3 roaches a week INSIDE the apartment! This is not an exaggeration, 3 roaches a week inside the apartment! It is AWFUL! I have never lived in an apartment like this. We'll be watching a movie and someone will see a ROACH walking along the wall! It's disgusting. I feel so badly for the families that have to live here! I will say they keep switching pest control companies (the one job they seem to hire out) but as the guy told me, there is not much you can do when your neighbors are feeding the roaches by living in filth. There are 20 apartments that are all connected - all it takes is one nasty resident to ruin things for everyone and then you can have roaches. If I could move out sooner I would! Hopefully this helps someone - I hate seeing new renters at the front office because I know what they're going to have to live with for the next year. There are bug free apartments out there, I've lived in them, they do exist. This is definitely not one of them. I'm sure I'm forgetting stuff, but I have to go. My advice is to stay as far away as possible!

Nice...but get ready to kill some roaches
I loved the location. The apartments were nice looking, and pretty well equipped. The A/C thermostat has never worked right, even with a few "repairs." The repair workers however seem to be out within a day if not less then when they are called. The worst part...ROACHES! I have had to kill multiple roaches a day many weeks of the time that I lived here. Even with frequent free pest control (on demand) the roaches will not leave your apartment alone. I seriously do not EVER enter my apartment or get out of bed without looking over the walls & floors to make sure something is not crawling. It is SO gross!

NOT WORTH THE MONEY
THESE APTS LOOK NICE ON THE OUSTSIDE BUT ARE SOOOO NOT WORTH THE MONEY. THE OFFICE STAFF IS VERY RUDE!!!! DONT DO IT. I HAVE HAD TO CALL MAINTAINCE SEVERAL TIMES AND IT TAKES THEM DAYS TO COME OUT. THEY SAY THEY DO WORK ORDER BASED ON PRIORTY..I THINK LIVING IN FLORIDA AND NOT HAVING YOUR A/C WORK IS A PRIORTY!!! EVERY TIME U CALL THE OFFICE THEY JUST SOUND LIKE THEY DONT WANT TO BE BOTHERED!! I'VE HAD IT!! RUN NOW!!

We love it!!!! Great place
My fiancee and I just moved in the last weekend of June. ANd I must say, we love it. I moved up here due to a business transfer and my fiancee and I had very little notice. The staff here was exceptionally helpfull and the leasing agent even came in on her day off to help us( i know they are commision based, but she went out of her way and was professional and helpful). Everyone in the office had a helping hand in my transfer up here. The week of our move I came on this sight and got very scared...lol. I saw the horrible reviews and started to freak out. But it was too late so we just crossed our fingers and hoped for the best. We were not let down at all. The day we moved in we saw the same professionalism, and everything went really smooth. We had no problems with neighbors and our apartment was THE BEST! The unit was exceptionally clean and looked verrry new. We absolutely love it. We have been here almost two weeks now and have yet to have any problems. We are right ontop of the pool and the only noise we here are people and familys enjoying the pool and having fun. And when the pool closes everyone leaves and the area is totally quiet again. The only noise problem we have had is a neighbor that turned there stereo up too loud one weekend afternoon while cleaning and we called the office and the young lady went over to there apartment and told them to turn it down of get fined. We didnt have anymore problems after that. Very efficient office staff. I will write another review in a few months to give an update after we have been here for a longer amount of time.

Collonnades the worst apartment ever!
NEVER MOVE HERE THIS PLACE IS THE WORST EVER. YOU WILL NEVER GET A WINK OF SLEEP I PROMISE. The first week I moved in 2005 my daughter was asleep in her crib and the A/C vent fell down. Thank god it didn't hit her. I had a neighbor that was completely a loud mouth and I reported her about 3-5 times every month. The complex never did anything. Her and her friends would scream, pull fire alarms, and walk up and down the halls the entire night. The building was so bad I couldn't even sleep you could hear cars from the road, the neighbors next door and just no sleep for over a year. The roof was leaking inside the 1st layer of the apartment and the staff fixed it once. After that about 2-3 months later the roof starting leaking and kept us up the entire night. The window shutters would slam when the wind blows at night and would keep me awake. The dish washer broke after 5 months of owning it and they fixed it once for 3-5 days and it broke again. I kept calling maintenance and they told me someone would be there in 24 hours they never showed until about 5 days later. I was paying over $900 a month for this peace of junk place. I'm glad I moved into a new condo that I found for rent. It's a two bedroom, and two bath for $850 a month. This condo is outstanding and beautiful.

Loved it!
I lived at Colonnade for almost a year in 2006-07 and I must say it was the best apartment I've ever lived in (and having been in the Navy, I lived in many different apartment communities). I would recommend it to anyone who moves to Jacksonville, and if I ever live in Jax again I'd move back into the Colonnade.

I am appalled
Hello to every one reading this.....Yes I am the manager and I am appalled by the things people say on here. I have been at the Colonnade for about 8 months now and since being here the gates have been working, the occupancy is climbing, and the property speaks for itself. It amazes me that people will address the office staff and speak badly about us but yet will not sign their name at the end. Why is this.....I am not here to argue with anybody but just speak my mind. The office staff is great, maintenance is wonderful, work orders are completed within 72 hours depending on the urgency, and the property looks nice. No one is perfect and if they are please show them to me. No my assistant does not party all night in her garage (by the way that was funny) and no I don't not randomly kiss guys in the parking lot (that was funny also)! We all have a life outside of work and making things up about us only makes you (whoever you are) look bad. Oh and one more, thing we do have a courtsey officer living on site. Yes he is undercover so this is why no one seems to know who he is. So with all that being said if anybody wants to know just how great we are please come visit us and we will show you.

please do not live at the colonnade
the is one of the worst places i ever lived. the matntenance crew is sorry and all they do is ride on the carts and talk on the phone and take forever to come fix a problem, the office staff. o boy the office staff have the worst attitudes and are very fony. they may act like they are nice but once you move there they have bad attituded and should even be allowed to work anywhere. the colonnade also try to trap the customers they go up on the rent and also have different options and the lower the rent the longer your lease. whats with that? the gates. lol the gates stay broken. the gated never work. most of the time anybody can just drive right into the colonnade and drive right out with no problem. these apartments have mold. and what do the the prissy girls up in the front office do when you call to let them know? nothing but let the mold grow. the colonnade make people notwant to live in any apartment complex.

I lived at the Colonnade for just over 14 months. I moved out because I bought a house. If I had not bought a house I still would have moved. In the beginning the management/front office was consistent an helpful. As time progressed you never knew who you would find in the office or if you could get the assistance you needed. At times it was very hard to get anything done. CUstomer service definitely went from great to poor. I lived in one of the buildings facing Monument. Road noise when I first moved in was not bad. About six month in the noise level increased. At about eight months the Fire department must have changed their responce routes, two to ten times a day at all hours of the day multiple fire trucks would scream down Monument. Sirens and Horns blaring at the Monument Tredinick intersection. Not something you can get used too. Close to the end of my lease, before I decided to buy a house, I asked about moving to the new buildings in the back of the developement. I was told there were openings but the rent was going to be higher. The extra money just wasn't worth it. The grounds are watered with reclaimed water that smells dreadful. Everyday when the grounds were watered the whole place stank.

Hell on earth!!!!!!!!!!!!!!!!
Do you drive a caddy? Do you frequently use the term, "-------------------?" Is your favorite drink ---------------------? Then, come on home to the Colonnade at Regency!! The management "staff" even make themselves available to you afterhours, and I literally mean available. If you need the assistant manager after office hours she can be found partying it up in a garage getting rediculously drunk. Then she will act like you are inconviencing her by interrupting her little booty shakin bash. They party there til about 5 in the morning every weekend. They don't even stop after you call the cops on them. It's pretty wild, people mooning people, people pissing right out in the open. It's a great family environment!! And then the manager, well she is a whole different story. She can be found hanging all over and making out with random guys in the parking lot. If you are wondering which one is the manager, she is the one who looks like a ---- and rides around in the --------- all day with a --------- ------------ at all times. Like I said they are VERY professional and classy. And when you move out, don't even think the drama is over. Then they hit you up for extra money, no matter how clean your place is. And upon lease signing, MAKE SURE you double check the dates they write on the lease, because they have this little trick...They put in the lease an extra month or two, hoping you wont catch it so they can charge you for the extra months!! They will even let you think your lease term is for what you "think" you signed. Then you move out and get a certified letter saying you owe them your first-born. Outrageous!! To sum it up in two words WHITE TRASH!! This place used to be nice until mgmt switched, now they place is over-run with convicts and drug-dealers and child-molestors. Check out the web page for the sheriffs office, it shows you all the crimes commited in that neighborhood. It can be sort of exciting though if you like helicoptors, because you better get used to them literally shining their spotlights through your bedroom window about once a month at all hours of the night. Any good comments left on this page is from office staff, which most are residents. And maintenance took so long I fixed EVERYTHING myself after a month of waiting. If you don't take my work for it you will SERIOUSLY regret it! Just looking out for ya. These people are out to ruin people's life and credit.

This place is dangerous
This place was a nightmare. Our contract end wasn't quick enough!! The place was very cheaply made- drywall was coming apart, and the carpet was cheapo as heck. I guess guys named Jose and Raul made this place, because I never see any english-speakers working on it. The gate? Hahah...what a joke. The only "Gate" I know of is the ripoff gas station nextdoor. In the year we lived there, it never worked..not once. Gangs used to come through there at night, and make all the noise they wanted to, and noone to stop them. There is NO cops living there, unless you count the ones who are called in to chase the crooks that come running through there. Your neighbors are none other than the glorious Oaks...run down gang apartments. The Colon-Ade is quickly turning into that. I was awakened numerous times by the sounds of cops and police helocoptors overhead...great experience for $1200/month!!! I feared for our lives while living there...several of our neighbor's places were broken into and robbed, as well as the nightly car robberies and vandalisms. If you ask the idiot office people, all they'll say is "crime knows no address". Um, yes it does, and that's 989 Monument Rd. If you don't believe me, go to www.coj.net, and look up the crime statistics for the area...outrageous!!!! You'll be shocked, but not surprised- par for the course for the armpit of Jacksonville. $1200 a month for the opportunity to get robbed, sounds great to me! Wait, you're already getting robbed by management!! Don't get me started on the "management". They seem to have new faces in there every few weeks- it's a total revolving door. Don't bother getting to know anyone there, as they'll be fired pretty soon. Whoever they do have is completely incompetent and couldn't figure their way out of a wet paper bag. They are racist against all white people, and you can see them blatantly lying to the new prospective residents about how 'wonderful' it is. They can't fill the new units so they've been offering huge incentives to live there- don't be fooled! I guess Licifer offers his tennants an incentive to come to hell too... Good luck getting screwed on your deposit. They made up some BS charges on ours, we lost alot of money. But they did owe us some money on some monies we overpaid, and we've been out 3 months and have yet to see it- total crooks. I wish we could beat them with a wet noodle for their insolence. Oh well- I had FOUR dachshunds living in my appt with me that I didn't bother to tell them about- that's because I would have to pay them $250/per dog, NON REFUNDABLE....that's $1000 to those schmucks so I can keep my dogs with me? I had them there the entire time and they never figured it out. Great stuff, I guess nice guys don't finish last. Bottom line, if you want to get screwed out of your money and sanity, not to mention fear for your life, rent there...you'll be glad to escape with your life. I'd rather fly a cargo plane full of rubber dog s*** out of Hong Kong.... Like the other guy said, "It's Time to Live"...Because It's a Struggle to Survive!!!

Not what people are saying
This community is a nice place to call home. Yes Kendall Lakes is nice also but who really wants to pay a morgage price for an apartment.....I have lived here for about 3 months and yes the gates are broken but come on people gates are not for security purposes. If someone wants to get in believe me they will no matter what the case may be. I have spoken with the manager and she has reassured me that they will be fixed but it does take time. The community is quite and I enjoy living here.

What a joke they are! I guess since your the MANAGER that means you can pretty much do what you want. That pretty much means your daughter can basically be aloud as she wants with her friends, and cuss and walk around with her friends late at night laughing and having a good ol time. It no wonder why these apartments are so loud and noisey, the own manager cant keep her child under control let alone the tenants! Also why every other month they are ripping out the flowers and or bushes they plant in front of the office, and in the sign by the road. Can the sorry maintence people not take care of them, so they are just wasting money and buy new ones every other money. I am having signs ordered and i am going to place them on Monument Rd, and refer everyone to this site, so they can check the ratings before they attempt to move in here.

Honestly, Id rather stay here then move out..
The model that you are shown on the floor plan sheet is not the apartment that you recieve. If you go on the tour of the 2/2, its the one w/o the patio. Its BEAUTIFUL tho. Fell in love with it right away. The staff are nice and are there to really help you out. We've had problems with these little bugs called silver fish that supposably eat paper..but there is an exterminator that comes every week (which is wonderful) You just have to call the front desk and sign up for them to come to your apt. I havent had trouble with neighbors, noise or (thank God) theft. Its right next to "The Oaks" (look at their ratings and see if you want to live next to them) We have free car washing and vacuum for your car (open 24/7), beautiful pool, decent fitness area (for the women its decent, for guys it sucks) (its open 24/7 too)...The front gate hasnt been fixed for the past 2 or 3 months and neither has the back one..only one side works..in the midst of building new apatrments in our complex, why cant they fix that too? Those are just tiny little problems that Ive had over this past year. I really do love this place, its like livin at a resort-so beautiful! I tell all my friends to move into these apartments and If I wasnt moving to Savannah then Id defly renew my lease!!! With all the new apartments they are builing now, im sure there are immediate openings (fyi) :)

Don't Waste Time & Money Here
I currently live in Colonnade and can't wait to get out. To think, on the first visit, I was excited to move in. Until the move in day. The models they show you are NOT the apartments you get. <br><br>They brag about gated? Then why are gates left open all day long? And the gates have been broken since November, and its February? <br><br>Mail packages get turned into the office, and then the office mixes them up with other tenant mail. I once went through the packages myself after the office staff said nothing was there for me. Found my package, with another apt. number written on it for pickup.<br><br>The apartments seem lovely, until you realize that absolutely no insulation is provided by the cheap contract labor. If its hot outside, its hot in the apartment. If its cold outside, its freezing inside, no matter how much A/C or heat you crank out.<br><br>They seem to have decided to add on increases since I signed my lease. Now, they've slipped 30 bucks onto my lease for sewer and water, but why am I paying for something that wasn't on my lease? Well, that's fine, cause my toilet is running like you would not believe, but if I'm shelling out $30 when I've never paid that much for water at any other apartment, then it can keep running.<br><br>Management and office staff is a rotating door and by the time someone gets adjusted to the job, they are gone again. Rude and unhelpful, you have to ask them for a minute of their time. One of the office staff lived in the apartments as well and would not even clean up after letting her dog out to use the bathroom.<br><br>Here's the interesting thing. As you approach the gates(if they did work), there are 3 lanes. One lane is an exit lane, one lane is a tenant lane with a card reader, and one is a guest lane with a keypad. Well, there are no cards to use, no tenant can use the "tenant" lane, so everyone uses the "guest" lane. So why even the set-up if it can't be used? <br><br>By looking sophisticated, they still require the ancient practice of manually turning in rent money. Every other apartment I've had offers the ability to deduct the money from my checking account with my checkcard automatically, no taking a check to the office every month.<br><br>To top it off, I once arrived home to find an eviction notice on my door! I immediately took it to the office and asked for an explanation. The manager said that she did not have my rent check and she thought it was a misunderstanding, but posted the eviction notice anyway. I pulled out the carbon and told her to make a copy, because I expect an apology when they find my rent check. Well, they must have found the check later and I'm still waiting for the call. I asked why I was never called before trying to evict me to resolve the matter in a more adult manner, to which I got the reply, "We don't call, we just provide you with the letter." I told her I understood and if I EVER get any notice like that again as a paying tenant, they will be hearing from my lawyer.<br><br>By far the worst apartment complex I've ever had. Oh well, they are doubling the complex on the backside with minimal cost and cheap labor, so if you want an overpriced apartment with crappy and useless management, come to the Colonnade. As their slogan suggests, "It's Time to Live"-because its a struggle just to survive here.

I'm the manager here at the Colonnade, and I just wanted to clear up a few things.<br><br>We aim and strive to rip people off. Our community was built with shoddy Mexican labor and has no insulation or safety features like you think $1200/month would buy you. The gate is never closed, and Monument Rd and Regency area is getting to be the s***hole of Jacksonville.<br><br>By the way, rent keeps going up. We believe it's a fair price adjustment as our living experience is the best in the area. We enjoy having a high turnover rate with residents, and moreover, with staff. We just can't seem to keep enough ill informed people working here! <br><br>Bottom line, if you want to get ripped off and fear for your personal safety, rent from us! We're happy to take your money!
