I would live here again.
I have lived here since it was built. Nice place. The only reason i moved was because of military orders. This place has the largest bathroom in an apartment i have ever seen.

Nice place to live. Every place has it goods and bads, but the goods far outway the bads. Nicest apartments in the area.

Looks can be deceiving
Wow, where do I start with this place? First of all, I toured this complex a while ago. The model apartment they show looks really nice. The clubhouse and pool looked clean, but a bit small. The lanscaping is nice as well. The office staff seemed friendly enough. Overall, I didn't have a poor impression of the place. Then I moved into my apartment. At first glance, it looked fine. The bedrooms and bathrooms are a nice size, though the kitchen is miniscule. However, as I went about unpacking, it became apparent to me that it was never properly cleaned before I was given the keys. I had to scrub dirt off of every light switch and doorknob. The countertops, fridge, stove and oven were coated with a gritty film, as if someone had wiped dirty water over them and left it to air dry. I had mold in the bottom of my dishwasher. I was annoyed, but didn't want to start off on the wrong foot, so I just cleaned everything myself rather than complaining. A worse problem than that is the horrible paint job they did. In the bathrooms and kitchen, all of the linoleum floors around the baseboards, and all of the laminate cabinets have been sloppily painted over. So the "easy clean" laminate cabinets are now impossible to clean, because dirt just smears across them and gets stuck in the paint. I have tried scrubbing the paint off of the floors, but that's not budging either. So my floors look dirty too. I have spoken to a neighbor, and they have the same problem. This could have been easily prevented by doing the job properly; instead the place looks horrible due to outright laziness. Also, in my opinion, these buildings must have been thrown together in a hurry. There are several places where there are gaps between the floor and baseboard. There are waves in the walls, sloppy patch jobs, and I can see daylight all around my front door. The windows don't fit right. No wonder my electric bill is so high. The sound insulation is poorer than anyplace I have ever lived. I hear my neighbors use the bathroom, talking, and blaring pounding music. The bedroom next to the stairs is so poorly insulated that I have been startled awake numerous times with people stomping up and down the steps obnoxiously. Sounds like they are right in the bedroom. I can hear every word they say, which is not a good thing. All of these things could have been overlooked were it not for the fact that the office seems to rent to anyone with a pulse. I doubt they do background checks. There are drug deals in the parking lot. I can hear nearby gunshots on a weekly basis. My neighbor said there have been cars broken into, and an apartment robbed. I don't know if that is true, but it wouldn't surprise me. Most of the people that live here are scary - you wouldn't want to find yourself alone in the parking lot with them. Do not be lulled by the false sense of security the gate provides - it is left open half the time (which doesn't matter anyway because the criminals already live here). This is not a safe place to live, despite the exterior appearance. Judging from past remarks on this website, the manager will reply telling me I am wrong, and this is a wonderful, safe place. That is fine; it is their job to say that. Like I said, I have no problem with the office staff, but I am deducting points for their grave lack of judgment in whom they lease to. I am not lying people! If you value your safety, and like clean, quiet apartments, please save your sanity and look elsewhere.

Can't Wait to Leave - Response
As the manager, I am responding to the last entry about how this resident cannot wait to leave. We sincerely regret that you feel this way; however, we would like to respond to some of your concerns. In reference to cars driving by with bass music, what would be your recourse if you owned a home? Secondly, we have a 3 strike your out rule here at the Colonnade in reference to peaceful enjoyment. However, we cannot proceed legally unless you are willing to testify in a court of law providing us with dates and times of the offenses. This would be no different if you filed a complaint against your neighbor if you owned a home. We are required to abide by Florida Law just as you are. As far as security, the Colonnade has a courtesy officer to protect the Colonnade's property. Courtesy officers are not employed for the sole purpose of providing security for the residents. You were advised of this upon signing your lease agreement. However, the courtesy officer will respond to resident needs "if" we are notified. If the complaint is verified, we do, in fact, take action. In reference to your request of 24 hour security, perhaps you should look into purchasing a home where they employee individuals who provide 24 hour security coverage. That cost, of course, will be passed onto you in your home owner's association dues. In summary, we hope that you find a home that provides all these needs you are searching for.

Lived here almost two years and can't wait to leave!!
Nice looking but filled with 20 somethings who have nothing better to do than play their bass and have parties. They run from their apts to their cars and back in the middle of the night talking and laughing as if it were 12pm instead of 12am! The manager and security live on property but never seem to hear any of this! How is that possible? In the beginning of my lease, I reported it many times but after getting repeatedly blown off, I decided not to waste my breath. And it has just gotten worse over the last year! <br>And exactly how are we supposed to report cars with loud bass? Run downstairs and outside after them with a pen and paper?? Why dont they have security out walking around - especially on the weekends (day and night) - writing people up for it? I don't get paid to do that! And if I did it for every car that breaks this rule, I wouldnt have time to do anything else! Walls are so thin, I have to worry constantly about bothering my neighbors! And dog poop! We are told to pick it up but I think I am the only one who does! There is so much poop in the dog walk, it is disgusting! I have just about two months left and am counting the days! Very disappointed. This property has the potential to be great but since the rules aren't enforced, it is no better than the neighboring complex.

Looks can be deceiving - Response
The Colonnade welcomes anyone to review our qualifications, as they are higher than most apartment communities in the area. Each and every resident of the Colonnade undergoes a criminal history check. Applicants convicted of any felony charges and even some misdemeanor charges are denied and are not permitted to move into the Colonnade. However and unfortunately, crime has no address and can happen any where. In addition, the Florida State Statutes prohibit us to restrict a person from visiting a resident unless they are committing a crime and or our community policies. If this should occur, we welcome this resident to notify us immediately so that the appropriate action can be taken.

Problems
Lets just say...There are better places to spend your money. You will be paying for a attractive landscape and basically. The apt is inefficient. The garage they charge 100 bucks extra for has no way to open it in teh event of power outage( they say they don't have the keys!!!) The fire alarms go off for no reason (false alarms) and it takes up to 1 hour to turn them off sometimes!!! They have to have a worker drive here and reset the alarm!!! The "security gate" is a joke. people simple wait for a resident that can get in to approach and then follow them in!!! lowlife residents from the apt complex next door have no fence to separate them from our "secure" property. lately there has been a increase in the amount of vehicles that enjoy the pounding bass that can be heard/felt 50 yds away and management does nothing about it. bedroom walls that are on front wall next to breezeway have no insulation against sound or temp.

Watch OUT!!! SHADY
I have lived here since July 04...The grounds and appearance are great. I like the colors and neatness of the layout. The apts are well built, but there are fitting issues. I have a gap in my door that allows air and dirt in from outside...maint people have yet to fix it. The response to maint issues is slow. They say they are gonna get to it that day and it doesn't happen. The office staff is adequate. They seems to know what they are doing. The management has changed twice since last fall...but there always seems to be a hot chic working at the office!!! (right now its Katrina!) The population of the complex is a mix of military (higher ranks), college students, and middle class families. usually quiet and safe. upstairs neighbors can be source of lots of walking/heavy moving noise... There are one car garages avail for 100 extra a month and that provides piece of mind. Free use of car wash area and vacuum is great...actual wash area is a little cramped but it works...pool is nice...usually nice scenery to enjoy out there too...gym is small but good...central mailboxes are located well...speed bumps are a pain but probably help keep speeding down. patios are large and allow grilles and furniture...overall a nice place to live...and worth the extra money for location, safety and amenities...<br><br>CONTINUED!!! OCT 2006: CAR WASH HOSE BEEN BROKE FOR 4 MONTHS!!! I MOVED OUT AND RICK (MAINT GUY THAT WAS THERE 05-06) TOLD ME THAT MY APT LOOKED GOOD AFTER HE WAS IN IT A FEW TIMES... this new guy THAT THEY HIRED does the move out insp and claims that the apt needs cleaning, and stove burner wells need to be replaced!! they also claimed 2 nail holes in walls were 20 dollars to fix!!!( lease says nailholes are acceptable...and that dirty areas beyond normal will be charged for cleaning!!!) These people are crooks and will make up things if you can't prove them wrong!!! the ceiling fans were cleaned a week prior and they claimed they were dirty too!!! this place was filthy when i moved in 2 yrs ago, fans dirty, hair in bathroom, dust in laundry plus a strange fume that was evident anytime the apt was left alone for a couple weeks!!! that smell was never addressed after repeatedly telling the office about it...The latest edition of the office staff is by far the worst yet! I don't know who these ladies think they are but after the treatment I recieved I will be telling as many prospective renters as i can to stay away from THE COLONNADE!!!! make sure if you move in here you have them write EVERYTHING on you mov in insp form and don't lose it!!! they will use it to get your deposit from you at when you leave!!!

Lived here for almost 2 years
The Colonnade is beautiful, quiet, and a very pleasant place to live. The bathroom is large and luxurious and the large windows let in lots of light. Parking lot and outside of buildings are extremely well lit at night. I love it here!

Lived here 14 Months; Great Place to Live ...
<br><br> I stayed here for 14 Months. Overall, I loved the eperiance, BUT be forewarned. Keep in mind, I was one of the first residents in here, and the VER FIRST in my apartment. These LOOK and SOUND Impressive, and overall, I guess it is. BUT, I had several problems. <br><br> Maintance, for the most part is great, WHEN they get around too you. This complex is under it's third management since I've been here, and they keep letting go of the good maintance guys. I think they have TWO now! <br><br> They have gate issues now. It used to be open all the time, as this is one of the nicer, safer areas I think in Jax, my neighbor (a drug dealer) had a HOME INVASION, promptly, they had the gate closed 24/7, when it was actually in working order; about 2 days after this guy moved out. THANKS GUY!<br> <br><br> I liked it because it had architectural detailing (well, to LOOK at, not use ..!)I had (even when I LEFT) a few spots of walls that were not painted correctly, molding that was coming off, and nail heads that were coming through the wall! I had a lot of AC issues throughout my tenure. Funny, I moved into this BRAND NEW PLACE to prevent all that, or so I thought! <br> <br><br> For Jacksonville, they are charging a little bit more than what I think they should, for the service. Management, well, as they say, sucks. They have a female manager, and three ladis working for them, their latest hire, needs to go back to school and learn how to treat customers. She is NOT a cummunity favorite, and should be fired. VERY kurt and rude.<br><br> They used to have all sorts of services, and claimed they had "FREE" CONTINENTAL BREAKFAST as well when I moved in, but I never saw more than cookies and coffee while I was there. I did like the pool, it had a lot of chairs and table, very cool.<br><br> Should have a lot better SOUND insulation for a NEW apartment. Always had issues with neighbors about music, resulting in COPS!<br><br> Liked the small number of buildings, they only have 9 I think. Doesn't look like you live in "SECTION 8" when you come through the gate,makes it easy to find you when visitors come!<br><br> I would live here again overall. I had a three bedroom two bath with a balcony. The biggest master bathroom I have ever seen in an Apartment! AWESOME !! <br><br> That really impressed "company"!<br><br>

Great Community & Staff
Our apartment stay at the Colonnade at Regency was a pleasant experience. Staff was quick to respond to maintenance and to any complaints we may have had about noise issues or residents not following community policies.

Office staff sucks!!!!!
My aparment was awesome by the office was not frendly.
