I have lived in quite a few apartment complexes over the years in Jacksonville (Green Tree Place- Ok, Victoria Park- Below Average and Bay Club- Great) being the last few that I have lived in and Colonnade is probably my favorite so far. It is close to the St. Johns Town Center, NAS Mayport, the beaches and JIA. Plus it is literally right next to the 295 Beltway, a Walmart and a Gate gas station. The only minus on the location is that its close to the Regency Square Mall but to be honest I dont even go there anymore and there is a JSO Substation there so at least the cops are near by if something were to happen in the area so its not that big of a concern in my eyes. I have a 2x2 with a loft and detached garage and have not had any major issues so far(keeping fingers crossed)and the maintenance staff has been helpful with the minor stuff so far. The office staff is great, very knowledgeable and friendly and one of the reasons I picked this over some other options. I read one of the reviews saying that the manager picks on certain residents and had to chuckle because it probably was somebody who never pays rent on time and disturbs the other residents on a daily basis. For the price and the location you cannot beat this place, you can find less expensive apartments in Jacksonville but you certainly get what you pay for.

My husband and I just moved into the Colonnade at Regency with our two year old and we absolutely love it here. We were able to get an apartment close to the playground, which my son loves to play on. The staff at the office was so welcoming and willing to help out with any problems we had. The gym and pool hours are very convenient with my work schedule to help me lose that "baby" weight that seems impossible to get rid of ;-). The thing that is great about the Colonnade is its right in the middle of everything between banking, grocery shopping, gas stations and clothing stores you won't have to travel to far to get what you need. I would defiantly recommend this apartment complex to any of my friends or family looking for a wonderful place to live!

I would recommend this apartment complex to anyone because of all the amenities they have to offer.I've lived here for three years and during that time I've never had any problems with the staff here they're always very courteous and efficient.The staff is well trained to handle any problem that anyone has with their apartment. This is a gated community with a security officer on the site. This is a place where children can play and feel safe. The apartments are convient to shopping and dining. All in all this is a great place to live and raise children.I for one plan to be here a long time. Come check the Colonnade at Regency out I'm sure you're gonna like them too. Also this is a great place for college students and military personal to live too.

Worst apartments I have ever stayed in. The manager is completely biased. She picks on certain people over the littlest things and yet a ----- person can do the same and get away with it. The gates are always broken. Cars get broken into and the garages don't work at all. The dumpsters aren't properly maintained and the place could use a clean up. A lot of young kids so expect loud music and vomit and beer/liquor bottles are everywhere. Kids can't use chalk anywhere or you will be fined. The playground is hideous and kids can't do much they are told where to ride their bikes and how to play. Music at pool is constantly going all day and night making relaxing near impossible. Stray cats everywhere and people leave their garbage on patios and doorstep but apparently that's not an issue. The office is so unprofessional when there are issues and the managers -------- records everyone's actions Bigbrother. You can't grill unless ur in a bottom apartment and even though they have a gazebo they no longer offer a grill. This is the worst apartments ever save yourself time money and headaches and find a better place to call home. Maintence and upkeep is obselete. Breeze ways are never cleaned and dog poop and cigarettes cover the property. During summer they forget to have someone unlock pool gates so don't plan a pool day with the family. The gym always has issues air doesn't ever work in there. Overpriced for way to little. The car wash is a joke as well the only good thing about the colonnade at regency is the location but beware you insurance rates go up BC this is considered a bad area do your homework before selecting this place.

Read the reviews, but decided to visit the Colonnade anyways. Found the staff to be very helpful and accomodating. The grounds were well maintained and the gates did work. However, within 20 mins of being there, I did notice that a resident hit the front gate with her SUV. Guess the gate wasn't opening fast enough for her. Iwas shown the model apartment which was great but I rested to see an actual apartment that was available because as we all know models are meant to be just that...models. However, I was quite impressed with the empty apartment we were shown, no place will ever be perfect. Did notice a wasp nest on the patio of the apartment she showed us but the layout, size, and quality of the apartment far outweighed that issue in my opinion. I am military and am transferring to the area and after having lived all over the conry and overseas in all types of conditions in many different types of apartments, I can honestly say that while this place is far from perfect, it is well above average compared to other places in Jacksonville but no where near as horrible as some of the other reviews have made it seem. Case in point, my spouse works for the Jacksonville Housing Authority (management does not know) so she knows quite well what substandard and ------ really is and she swears by this place!

The overall experience was okay, I didn't feel unsafe however upon me moving in, the first week my tags got stolen off of my car. I told the leasing office and they wanted me to bring in a police report, I never did so I can't say what they would have done about it. Anyway, I loved my apartment I would have stayed, but they went up on the rent too much so I had to find something else. The only other thing I can say is the fire alarms went off alot in the middle of the night. Maintenance was okay, whenever I had a problem it was fixed. The gates do get stuck alot but it didn't bother me much. Parking was a little problem at times, if you get home after seven, you may have to park farther from your apartment. I had a pool view and actually enjoyed the noise from there especially during the summer months.

I leased a furnished unit for 7 months, I must say I was very pleased!! I was down here only to work at Mayport for a little while,I have never been to Florida before I'm from Virginia . I was pleaseantly welcomed by the staff. I had looked everywhere and was going to stay at a hotel but a friend recommended the Colonnade which in the long run was cheaper than a hotel and I had an attached garage to store my car and motorcycyle, as for me I would def stay here again if I ever have business down here or even get transfered. I love Florida and had a great experience.

I had a wonderful experience the year I leased my apartment with The Colonnade at Regency. The entire property was immaculate from the lawn to the car wash area. The maintenance crew was prompt and knowledgeable. The leasing staff was courteous, professional and helpful with all of my needs. I was pleased with the apartment layout, size and cleanliness. Also a very peaceful environment. Overall a fantastic year at this location. I would gladly do business with them again.

i just moved in to a 2x2 with a loft and i must say for them to be apartments i feel like it is home! All my friends adore the loft, even tho I have no idea what to put up there just yet. I have had a great experience and would def recommend the Colonnade nothing but greatness!!

I have lived here for a couple of months and it's not as bad as some people are making it out to be. Yes, the gate is broken from time to time. If people would stop trying to squeeze 4 or 5 cars through everytime the gate opens, cars wouldn't get hit and the gate wouldn't get broken. I also saw a delivery driver hit the gate and then back up and proceed to go through the exit side. Hopefully they will get some cameras on the gates and eliminate the gate issues altogether. They say they have two "Courtesy Officers" on the premisis and you honestly do see them around. One of them drives this SUV that has lights on the top. He stops people all the time by the front gate for speeding. I'm sure some people are annoyed by him, but at least I feel like my kids are more safe now that people are driving slower. There is a playground and the kids all migrate there, so there are always other children for mine to play with. The pool is pretty big and always seems relatively clean. There are lots of chairs there so you never get stuck sitting next to someone you don't know. Overall I think it's a fine place to live. I haven't had any major issues with noise or neighbors or anything.

Don't be fooled by the "luxury" status of these apartments. I have been in several Section 8 complexes that are much nicer. The place is infested with bugs and trash. The security of a "gated community" falls short because the gates never work! Staff is incompetent and rude, and they can never answer a question for you. Maintenance is not really needed because most of the grass is dead, and as soon as one thing is fixed another breaks! They have a noise ordinance which from what I can tell is never followed, as I am constantly woken up by loud people and bass from cars. Location is the only good factor for these apartments. If you really want luxury and the convenience of a good location try Kendall Town across the street for around the same price, because the Colonnade at Regency are worth several hundred dollars less then they are asking. Don't be sucked into these con artists!

I have been living at colonnade for a couple of months at 1st they were nice then after a while the manger got real rude with me I wanted to get out my lease they said we had to pay two months of rent and then the 2100 dollars to get out the lease 1st off this place is not worth 1100 a Month the gates never work there is drug deals fights and kids running around with no shoes theres. Red ants in the play ground my apartment is invested with roaches and I have kids so I'm scared that the little roaches will lay eggs in my kids ear and then I'm walking down the hall way and I see men boxes hanging from the emergency light great place don't move her the manger is a rude and nasty and her employees are ignorant and rude there better places and cheaper oh not to mention I had no a.c. in my apartment the guy came by and said he could fix it because they don't pay him after 6 don't move unless you want to be treated like a prisoner

Ive been here for a little over 2 years and i absolutley love it, ill admit at first it was not perfect, but they have improved big time and i just renewed my lease for another year. The gates are whatever they get broken but the girls at the front office fix them as soon as they can.

A great place to be!!!!!

Let me first start out by saying that i am a current resident and have been now for 2 and a half years! I reside in the second phase of this community, the reason why i am writing this is because i feel that these people are unfairly writing these accusations and this complex is not half as bad as these old residents are trying to make it seem, Like i said i have lived here for over 2 years now and i love it, i have lived at several properties on jacksonville's southside and am particularly fond of this one! Is everything here perfect, I cant say that but where does anyone live that is. Ok, The bug issue that people seem to be complaining about on here, to me is extreme the commmunity is located on a preserve not to mention is in front of a lake in florida where palmetto bugs (often mistaken for roaches) live among us! From time to time u may see some but by no means r these roaches or nor is there an infestation problem. The front office offers every resident complimentary pest control if u have a problem in your unit they will come out and spray.like i said i have been here over 2 years and never had a problem with bugs. But then again i keep my apartment neat and clean. The condition of the apartments from my knowledge are good, i see a carpenter here doing minor touchup, yearly condition maintence of the buildings. My breezeways lights are always on if one goes out they are here to fix it in a resonable amount of time, in my opinion, I live close to the trash compactor, for the most part they do there best to keep it clean i mean we are all ADULTS here and should be able to dispose of our trash and large objects at our own expense, we should not leave trash laying around everywhere and expect the front office to clean it, same with the shopping carts that the residents feel the need to bring on the property. The gate do not work all of time, the only time that are out is when residents and their guests hit them and that cannot be the complexes fault! Parking is great there are always a ton of parking and the lot is pretty well lit. We have two courtesy officers here as well for added safety. All in all my reasoning for coming on here is express the opinion of someone who does live here and enjoys it and has not dealt with any of these problem since ive been here and i find it funny how these people write these issues after they r gone!

Is it funny to any one else..?

That every time I negative review is posted for this place a positive review comes in quickly. It's obvious that a employee of the complex is writing these things to make it seem like the apartments are livable. When I lived there I saw someone get stabbed, the office workers flat out lied to us on several occasions, and they tried to take our complete deposit saying they were charging us for patio clean-up. We didn't even have a patio! Months after we left there was a shooting and crime scene tape everywhere when I drove by. Not to mention when the person was stabbed the gates were broke and the ambulance couldn't even get in the gate! This is the worst place I've ever lived at. I moved to the Paddock Club off Merrill. The place is cheaper, nicer, and there is less traffic. It's only a couple miles away.

CLEAN UP BEHIND YOURSELF

I HAVE LIVED HERE FOR OVER A YEAR AND I HAVE WATCHED RESIDENTS THROW THEIR TRASH EVERYWHERE FROM YOUNG TO OLD. IT DOES TAKE A MINUTE FOR THE GUYS WHO WORK HERE TO FIX SOMETHING BUT THERE IS ONLY TWO GUYS WORKING THIS WHOLE PROPERTY I FIND THAT ODD......... AND YES THE GATES DO STAY BROKE ONCE AGAIN EVERYTIME THE OFFICE FIXES THEM PEOPLE WHO LIVE HERE KEEP HITTING THEM I HAVE SAW IT ON SEVERAL OCCASIONS. THE ONE GOOD THING IS ITS VERY QUIET HERE I LIKE SITTING ON MY PATIO AT NIGHT VERY PEACEFUL.

I have never lived like this

I have never lived like this where the community is so terribly run and the maintenance is worthless. There is so much to say but will make the list the conditions of the grounds are run-down, maintenance is non-existence, the building common areas are dirty never clean, the layout of the apartments are good but the conditions are terrible and even the mailboxes are terrible condition, the gates and there are three are never, never working and when they do its only for a day or two. Trash area is filthy. I don't expect perfection but this is just the worst. Now the building I am in the all the COMMON AREAS LIGHTS ARE OFF FOR OVER A WEEK!!! Need I say more...

GLAD I MOVED HERE

I MOVED TO JACKSONVILLE FROM GEORGIA AND THE STAFF AT THIS PROPERTY HAS WELCOMED ME AND MY FAMILY. THE PRICE WAS KINDA HIGH BUT ITS OK. THE ONLY PROBLEM IS THE PEOPLE WHO LIVE HERE KEEPS HITTING THE GATES I HAVE SEEN IT THREE TIMES IN SIX MONTHS.

POOR MAINTENANCE IN PHASE II; NO PETS ALLOWED POLICY

Although we planned on living here for a few years until we purchased our first home, we have made a decision to leave after one year. In the first 9 months we had several problems with the staff, who were courteous but never got the job done or never got it done satisfactorily. There is a high turnaround with staff and although it has gotten better since they were all replaced for the third time, with more competent women, we have still decided to move. The number one motivation for finding a house now was that in the entire year that we've lived here we have had to call the leasing office to complain that our bushes were 6 ft. high, which meant that when the grounds were cut, they always forgot the entire back of the phase. I can understand this happening once, twice, maybe even three times but when it's a pattern and we start to feel like complainers, it was time to move on. Furthermore, we were told that there is a NO PET POLICY in our entire phase and I see several dogs walking with their owners that live in this phase. There is even one above us barking all hours of the night. When I called the office they told me that there were tenants that were grandfathered into this policy. BS. Noone should be excluded from a policy. So much for enforcing rules, as we were told that The Colonnade is known for by a staff member. All in all, I can say that it's not the worst place to live but for the money, it's not the best either. A gated community that always has broken gates or they just leave them open for the weekend is not what I call gated. Safety should be the main priority, not the pool parties they have or the incompetent grounds keepers. I really hope that someone else doesn't come into the complex and shoot someone or themselves, as they did earlier this year when a wanted convict walked right into the complex to flee from the police. My entire phase was surrounded by police officers for almost an entire afternoon. Noone could leave and I was extremely scared for my life, as I just had surgery and could not get around on my own so I had a nurses aide temporarily. I am happy to move on and not look back. I only hope that the staff gets better with time and anyone else who moves in this phase, does not feel as frustrated as we have in the year we've lived here. Peace out, Colonnade of Regency!

SNAKES, BUGS & UNQUALIFIED MAINTENANCE

Upon moving into the Colonnade at Regency I had asked specifically about several issues that I had encountered in previous rental apartments and wanted to make sure that this community would meet my needs before moving into them. I felt I had covered all my concerns and am completely dissatisfied with the results. There are snakes found everyone, all over the grounds. They had told me that they would be spraying every week for bugs outside of the buildings but that does not happen unless you remember to call once a week, which I do not. I am a very clean person and 4-5 roaches, not to mention caterpillars, a day is a bit much. I can't even walk around in my barefeet in the dark for fear I may step on one, inside of my own apartment. Spiders as big as my hand are all over the place just hanging out on the balconys and the staff just ignores them. You'd think that when they cut the grass or trimmed the bushes they'd at least take the time to clear away the huge spiders,that by the way are poisonous. Snakes are also a big concern, even for the maintenance who have showed great concern for the amount that have been seen in the past few months. This comes from not trimming the greenery by the ponds and bushes. These snakes are aggressive and I am afraid to leave my apartment at night or even walk in the grass because one was found close to the pool. I have been here 6 months and cannot wait for the remainder of my lease to expire. Lastly, the Maintanance Super doesn't know what he's doing, nor does he speak English to communicate what you need and seems to be confused as to what it is the work order is for. Sadly, the pool has no umbrellas so you can't enjoy it and the chairs are all metal so they burn your arms. The pool has so many rust spots that it looks dirty. I can go on but the only thing I can say is don't move in here. Nothing is as it appears and for the amount of money you will spend, it's just not worth the hassles and the safety issues. I've addressed all of these issues with the leasing office and I am convinced that they only smile and say it will be handled but it takes them a week or so to do it and it doesn't get done satisfactorily.

Worst staff I have ever had!!!!

I have lived there for about 11 months and this is the worst place to live I have ever had. I have lived in several places in Jacksonville before living at Colonnade at Regency ,and this one (Colonnade) is the only one where I have seen staff stealing the money from the tenants. Staff makes excuses for everything and Selena is a great liar. When I called to report any problem in the apartment and asked to speak with Amy (since Amy is the manager)Selena said that she was Amy(I am sure that Amy doesn't know that fact).Another thing is that when Amy and Joan are at the office all the phone calls are attended but when Selena is alone at the office she doesn't answer all the phone calls, I am witness of that. Selena is just good by addressing concerns but she does NOTHING about them!!! Also, want to say that there are a lot of complaints from tenants about the charges that she does at the MOVE-OUT STATEMENT.She invents charges to steal the money from the tenants. So, be careful,!!! The last fact I want to say if that SHE doesn't do a walk-out inspection(as she is supposed to do by law)when you leave the apartment and then, when she mails the statement, she invents ridicuolus huge charges.That is one of her tactics to steal the money from tenants. On the other hand, I have to say that Joan, even though she is not the manager nor manager's assistant, does her best to solve problems.

Gone Downhill

First of all-I have lived here for over a year and at the beginning the place was clean, quiet and well kept and taken care of. It seems in the last few months that the place has become much dirtier (less cleaning the grounds,spraying for bugs), the parking has become ridiculous-there are cars parked all day (this is not a retirement village) telling me that maybe they are now accepting housing vouchers or Sec.8 which when I moved in I was told they did not. Selena is exceptional in the office and addresses all concerns but I am sure she does not have as much control over complaints as she would like. Amy, on the other hand is not very helpful, makes excuses for everything and I have even caught her in a lie so steer clear. It has also gotten much louder at night and even having a couple of police cars parked on site the clientele makes me wonder if they are accepting any and everyone regardless. I expected to pay more for a nice place but I could go pay a couple hundred less and live with the same that have moved in now.

time to reflect

I lived here two years ago and got out right before the shooting and right after the stabbing. I was happy to live in a place that was quiet inside of the apartment, EXCEPT FOR THE BUGS (big water bugs 3 in one night, ants-manager said "oh I have them in my apartment too", so what I don t live that way. When I stepped outside it was a nightmare, gates rarely worked and were padlocked, but random people could walk in from the street, my friend called it an undercover ------, and she was right. The staff told me that security cameras were a waist of money because they were not accepted in court. I use to be an apartment manager in Dallas and that was not true and I told her so. The parking was okay but the moving out was HORRIBLE. WARNING::: This place will keep your entire deposit, I paid to have the carpets cleaned(per their policy) and had the apartment cleaned and took pictures and video, but they still charged me for 5hrs of cleaning mind you this is the cleaning they would have to do if someone was moving in. Oven cleaning 75.00, 5hrs cleaning 125.00, I sent them pictures of the clean apt but they claimed my roommate did not clean her bathroom tub and kept all of the deposit anyway. Now I live down the street and have signed my 2nd lease with the new apt I'm very happy.
