    It is aesthetically pleasing and close to the interstate. I am moderately satisfied with living here. This is the second unit in the property I have lived in. I previously lived on the 3rd floor. During my time on the 3rd floor, I had limited issues with insects. Transitioning to the 1st floor, it's escalated. I've had maintenance out and pest control out multiple time. I'm praying it will solve the issue. If you have a phobia of bugs - esp spiders, I wouldn't recommend this property. Additionally, I have issues with the lack/no communication from management involving noise issues with my current upstairs neighbor. I understand you may hear your neighbors here and there but I hear mine EVERY TIME SHE WALKS! It makes my ceiling vibrate. For almost $1700 a month, that's unacceptable in my book. Add in, I hear my neighbors plumbing every time they flush. Not cool. I'm just riding out my time until I move.

      it looks really promising and I look forward to staying in this space. the location is pretty close to where i will be working. I have recently moved in from CO and Dayton has been a wonderful source of support in making sure my apartment leasing journey is seamless and smooth.

        Not worth the hype

        It’s pretty and flashy but that is all optics. Internet never works, bugs everywhere, and staff that is constantly involved in drama. For the price, you can find just as pretty and flashy, if not better, without the headache.

          The staff if extremely nice and answer every question asked with extra information. Everyone in the community is very friendly. The apartments are nice and we dont hear our neighbors very often or even loudly.

            Beautiful Community, Amazing Staff, Pet Friendly, they do events, and actually care about residents. Location is great, value for rent is great, the pool is beautiful, they are adding a car wash and a dog park!

              Everything about the community and the complex is awesome! The people have been great , the amenities are fantastic! The only downside of the apartment complex is the the company in which provides us internet ( REV ) has proven themselves to be an unreliable service provider due to the fact that in my first week of living here , the internet has gone completely out 3 or 4 times and has stayed out for 1 or 2 days on average and not to mention when it does work, the internet is so spotty it's actually almost better if there's an outage. With the internet issue now being discussed, everything else at the complex is fantastic and I would recommend it to anyone looking for a new home

                The best place to live in Pensacola

                The Waters is the best place to live in Pensacola. It is tucked away from the main traffic yet so conveniently close to I-10 so you’re still only about 15 minutes from downtown. The equipment in the gym is brand new and the peloton is free not to mention it is 24 hours as well as the game room. The gates are awesome only because they actually work unlike all of the other complexes in Pensacola who have them but keep them open all the time. The staff is so friendly and will address any issues that are brought to their attention as soon as possible. When the internet was down the other day, they even were able to get parcel pending packages out for us when asked. They also opened the gates so door dash deliveries and guests were able to get in if needed. The maintenance team is awesome and is quick to respond. They are outside every morning cleaning the pool and making it look beautiful. Highly recommend living here if you want it to feel like you live at a resort.

                  Lots of options nearby

                  Gates stay open when Internet goes down, guessing because of the call box, forget the call box let the residents access only if Internet is down, guests can walk to front to let guests in gate. Exclusive internet and tv provider is a joke, limited speeds when cheaper apartments behind us have a more quality service, faster speeds available and cheaper. Rules not enforced, fines threatened but never given, state law prohibits non EVs from parking in ev spots, staff doesn't enforce this rule nor care because they don't use the chargers. Moved in Aug 25th, window was reported as broken, today almost 4 weeks later window hasn't been replaced, outlet covers and vent covers are crooked, pest control is an issue, contract states property responsibility for spraying however they must be spraying sugar water. Pool isn't cleaned properly, walls and tile are dirty, and in 2023, you would think you wouldn't hear neighbors above you, but you sure do. No business center either as found n most places. Landscaping company is a joke, weeds everywhere, been open since March, dog park still isn't open. The pool is nice, but again isn't cleaned, all the pool chairs have stains on them already, pool is too small for 14 buildings. Railings are all loose, engineer sent in to "fix" aka add strapping to rails in all buildings even after been given certificate of occupancy. Property needs a traffic light on main road, plans are to add retail, hotel and office building on property, roads are already not wide enough to support that. Lastly lots of "ESA" animals,

                    Hello. We appreciate hearing your concerns and understand your frustration. The internet outage was handled as efficiently as possible, but the issue was due to an offsite technical malfunction that was out of our control. We sent frequent updates through our resident portal to keep everyone informed the best we could. The gates stayed open during the outage in case of emergency. We are unable to disclose matters involving other residents, but our community policies are enforced to the best of our ability. We have sent out multiple reminders to our residents to avoid parking in the charging stations if they are not being used. Signage has also been ordered for the charging station, and will be installed as soon as it arrives. When we receive maintenance concerns, such as a broken window, we try to get them resolved as soon as possible. The materials needed to repair the window had to be ordered, so our on-site team will install it once it arrives. We do offer free pest control services for our residents. We spray on a quarterly schedule, however, residents are able to request additional services if needed. Thank you for your kind words about the pool. Our groundskeeper cleans it daily so we can assure you that it s being well-maintained. We would like to discuss your concerns further and work toward a solution with you.                       It was beautiful. Everything was nice and kept up. The workers always were smiling and welcoming.                         I went on a tour and believe I have found the apartment I want to move into in a couple months. A bit thing for me is a nice pool and secure gates that only residents and guests can get in to. Another factor in my decision is the island in the middle of the kitchen. I love having a big open kitchen with a nice place to put bar stools.

                            Staff and residence very friendly. What else can I say? Only problem is I live on the first floor and whenever someone flushes their toilet it sounds like Niagera Falls. I wish the builders insulated that better. I wish for the builders or management would consider enviorment friendly trash bins. We only have one planet. Thank you.

                                    These brand new apartments are beautiful!!! The staff here are really pleasant and very quick to assist with anything.                                             I love the layout of the property at The Waters @ Ransley. It makes apartment living much quieter, being that there is spacing between all the apartments. The only exception is the apartment directly above, but so far everything has been quiet on the home front.

                                                  The stoa group is racist !!!! If you’re of color do not apply at any of their locations. This is one of their apartment managers at “The Waters At Ransley” this post is viral now here in Pensacola, Florida. They are intentionally denying people of color applications. We are all working collectively to cancel this management company unless they do what’s right.
