very happy
I have been living at Carlton Srms for about 5 years now. My husband and I are both very happy. They keep the grounds very clean and maintanence is quick and knowledgable. The leasing office goes above and beyond to make sure we are happy and the neighbors are quiet.

Rude...
I had lived in the Carlton Arms apartments for over 2 years. I don't have much good to say about the place. Especially the ladies working in the leasing office. All except one lady that worked in the office were rude, crabby, old ladies. You'll most likely find that out yourself as soon as you meet them however if you do not- don't let them fool you! The apartments are average at best. Have old windows and poor insulation so your power bill will be high during the summers when your air conditioner is running a lot. The air conditioners themselves are old and don't work well. The sliding glass door off our living room didn't work right since we moved-in and when we asked a maintenance worker if he could fix it while there fixing another problem he probably much told us it needed to be totally replaced and we'd have to just deal with it basically. You'll find various things going wrong frequently- the laundry machines and dryers in their community laundry room don't work well either. They will pick at any small thing you do such as silly things like backing your car into your parking space rather than pulling straight-in...This is a huge no-no! Big deal to the old leasing ladies who've too much time on their hands. You don't have an assigned spot either and parking is limited...Oh- and if you're one of the few who aren't 60 yrs or older the management treats you like a 2nd class citizen in the community- you'll find your yard and etc aren't cleaned or maintained as well as the others. Leaves don't get blown from your backyard yet both neighbors on the side of yours will be done. I could write more reasons for you not to live here but I think I've said enough. Look elsewhere people!

do not move to south lakeland complex.
I've lived in Carlton Arms off and on since the early nineties. The last two apartments I've lived in has had many of differnt issues. One apartment (second floor) had many bugs and rodents that were never ever controlled by their pest control service. They come in and spray in about twenty seconds and then move on to the next apartment. The sidewalk you had to walk down to take your trash out was constantly littered with Duck poo!! It was disgusting!! mentioned to management several times nothing ever done. Then in the summertime in both apartments you couldn't run the air for more than a day or two in a row without freezing up the air handler and then water gushes out of your ceiling. Maintenance would come out say they've fixed it and WHam, it would start leaking again. This last apartment the leaking got so bad that the carpet and padding underneath was full of mold and a distinct mold smell that wouldn't go away. The baseboards around where the leaking was was rotting. Overall very poor management in this community. It was usually a good place to live up until the last couple of years. I would reccomend going somewhere else that is not so quite expensive and a little bit newer. the older buildings on the property are about to fall down around the tenants.

will never move
Overall I love this place this is my first apartment experience, I find everyone helpful and the response time is minimal they have even come to change my light bulb, I call it my resort, love the pool and the view when walking. I hope i never have to move. Only wish they had not pulled up my botanical garden under the large oak by the pool to me it was a thing of beauty, if it was dark just install some lights.

wonderful place
We think nothing beats this place for beauty, safety, quiet, very responsive maintenance, and a wonderful administration. We were at Waterside Village on Coquina Key, and left due to mold and toxic fume poisoning, and were welcomed here by a very kind and caring staff. Many tenants have lived here for ten, twenty, and more years!

Lovely trees, landscaping, and quick response to maintenance requests (with "band aid" type care) hide a crumbling infrastructure. The place has five years, at most.

Fine place to live
Having read some of the negative reviews I feel compelled to comment that we feel very safe here, have nothing but nice things to say about the staff and the grounds, the pool, laundry, walkways, etc. are all very nice. Our only complaint is that our upstairs neighbors can be heard through the not-very-thick ceiling. Our view of the bay is stunning and we're treated to dolphin shows frequently. Rent is still reasonable, especially compared to other water front places.

Only here about a month but absolutely love it!
This place is perfect! My boyfriend and I have been looking for an apartment for about two years on both the East and West Coasts. We were able to go into "Apartment Ratings.com" and weed out the nuts from the serious people reviewing different apartment complexes. This place is kept extremely clean, i.e. you won't even see a tissue in the road and it is a quiet place. The apartments are wonderful and reasonably priced. People are just down right friendly. The staff is attentive to a tenant's needs and responds promptly. There are a lot of activities and you can see the staff cares about the property as well as the tenants. Our apartment is beautiful and wouldn't want to live anywhere else. Two thumbs up for Carlton Arms of St. Petersburg.

You don't want to live here...
Okay, I don't know where to begin, so I'm just going to list the things I've seen and the problems I've had while living here: Cars broken into and stolen (my first year, seeing the St. Pete police crime lab truck here was a common occurence), a neighbor shot and killed in the parking lot just outside my door (May '05), large groups of children walking around unsupervised, vandalizing cars, landscaping, pools, breezeways, etc.; loud neighbors who show no courtesy or respect for their neighbors (cars playing their stereos so loud in the parking lot that it rattles the windows, constant arguing and yelling by neighbors), and, well, lots of other small problems that other people in other reviews, such as dryers that don't work and are never fixed, security lights out for months at a time, dirty breezeways, dog crap everywhere.

Worst of all is the managments complete and total lack of concern about any of these problems. They refuse to return phone calls and if you go to the office, they are either too busy or will get back to you or will do "something" about the problem but they never do. They seem most concerned in suckering other people into moving in so that they then can then ignore them. Security (when they are here) follows their lead and seems highly bothered when called. In the semi-regular newsletter, it says that everyone here can help make this a better community, but when a person tries to point out problems or work with the office, they are ignored. So, what to do?

Having re-read all of the above, it sounds to me like I'm just another dissatified, grump looking to complain about anything. I'm not. I've lived all over the U.S. in lots of apts.. I've never, ever seen people act and live like they do here - or - dealt w/ a management staff so unwilling to keep their residence happy and so uncaring about the problems their apathy brings. The rent is cheap b/c they have to fill all the apts. of the people who left disgusted after one year. I'm only still here b/c, foolishly, I keep believing things will get better. I really don't think they will and urge any prospective apt. seekers to look anywhere else.

Absolutely loved it
I have lived here for a little over a year now, and granted I am not in the 55 age group, but even so I will never forget this place. We haven't had any problems, the guards are always friendly and reliable, the staff in the leasing office is the same, and quick to respond to any maintenance problems. Walking around the complex is one of my favorite things to do, the view from the water is spectacular. The people who live here are very friendly and I am sad to be leaving this place. Pest control is very thorough, and any happenings in the apt community are quickly relayed by the staff through notices in the mail. There are always activities going on, bingo was one of my favorites:) The apartments are clean and well taken care of, trash has never been a problem, and they are very reasonalbly priced. I highly recommend this place.

yes: not fancy but quiet and clean
I completed the review below before writing this and afterwards, it doesn´t seem like this is a very special place but it is. It is reasonably priced and has a great location, right on Tampa Bay/Gulf of Mexico with a spectacular view of the Sunshine Skyway. It is NOT a high priced, fancy, gas grill, jacuzzi, tennis court type of place. It is a 55+ commuunity(80%) and is mostly quiet and safe in a totally walled/guard gated community.

DO NOT LIVE HERE
This apartment complex is the worst that I have ever lived in!! The leasing office has the most terrible employees. They do not give you your security deposit when you leave, no matter how clean the apartment is. I would not recommend my worst enemy to live here.
