Horrible Management
SAVE YOUR MONEY. This place will RIP YOU OFF. Do not let the nice photos fool you. They paint over everything, even the bath tubs get spray painted. The entire time I lived there, every (month or more) something was falling apart or broken. They double charged me rent one month bc they claim they did not get my payment, but it is because they applied my payment to another persons rent. I had to stop payment, and go through an ordeal to get that corrected. The front staff never knows what they are doing, and they are never in the office. But then again, they can't keep anyone. Then when it came time to move out after 3 years of living there, and paying on time.. I bought a new home, and the closing date kept changing on me, so I could not give proper notice, but I gave one nonetheless. They did not accept it, and still sent me to a collection agency, and did not even apply my deposit or pet fees to the balance, so I am trying to get this worked out with my attorney. This place is poorly managed and switches managers and front office staff several times a year. They over work their maintenance guy Nick, and I sure hope they compensate him for it. I would not recommend this place, and would give it zero stars if I could. Also, the front right gate is always broken, just off the hinges, and pointless!! I had bugs constantly, and one month I had ants chew through my pantry, and get into my food, and it was so bad I was bitten on the mouth and had to go to the ER because I almost went into shock and couldn't breathe. My lip swelled, and I could not talk straight for over a week. It was all because they did not come back and patch the hole like they said they would in a timely manner, and they got back in despite me calling and messaging constantly. I should have sued them for the medical bills. Rent went up every single year over $500. There is always an over load of trash and recycling in the front, and it looks horrible.. attracting all of the rodents Florida has to offer. This place is TRASH, a rip off, they will take your money, sanity and run. BTW- don't believe some of these reviews, they are clearly not real and done to keep it above a 4 star average.

HORRIBLE management, OK (but overpriced) apartments
The availability was there when I needed an apartment, and the show room that Vicky toured me in was actually nice. If you read other reviews, the front of the complex and the model floor plan are a lot nicer than the apartments beyond. The garage roofs are horribly planted on, and there’s a lot of mildew and missing shingles. The sides of the actual apartment buildings are all infested with birds, roaches, bugs, etc. the holes you see on the buildings are in fact birds nests. The actual apartment is OK. The weird TV stand is awkwardly placed and only small TVs even fit. There’s been numerous issues with my apartment- the kitchen sink had such little water pressure (no one fixed it in the entire year after multiple requests). My toilet knob rusted out. The dishwasher and garbage disposal were messed up and beat up pretty badly. And the carpet is cheaply installed and became uprooted the first week. Overall, the bugs weren’t horrible. They sprayed for roaches only 2 times that I knew of throughout the year. Also, maintenance would say they’re coming one day so I would take my dog to daycare, but then they would come 2-3 days later…. Now for the really annoying part.. The apartment manager Vicky is nice, but stretched very thin. She forgets to do things, is very unorganized, and is horrible with communication. She and Brad are on separate pages and to be honest, I couldn’t tell if they were overworked, or just incompetent at times. The emails vicky would send last minute and blame us, the renters, for her lack of communication and effort. If you call the office and no one answers, expect it. They never pick up the phone or return calls or emails. (rarely I should say). I don’t know if they screen calls or what but it’s impossible to reach them without going to the office in person. I just think they’re overworked and unprofessional and the price you will pay is NOT worth what you’re getting.

Vicky is the worst property manager ever. She only cares about making money. No care for the customers. Rooms are never cleaned and units always have roaches. Never stay here. It is a nightmare and the rent is not equivalent to what you get amenities wise. Highly recommend living anywhere else but here.

We are tenants currently living in Saratoga place and we regret leasing this place. We live in the first floor and we have a continuous problem with palmetto cockroaches (about two to three per week since moving in) Don’t let the pest control Saratoga place offers fool you. They keep on coming from somewhere from within the apartment. Seems like they are between walls. Also we have plumbing issues in the bathroom and mold growing on the gypsum board. This place is getting old and is in no way luxurious as advertised. Way overpriced. Make sure to read the entire lease agreement in person before signing it. DO NOT do it electronically. You’ll thank me later. The lease is written in a way so they can protect themselves and take your money. Also your monthly rent is actually more than what they tell you before you move in. (They use formulas and charge you for things they don’t tell you before signing your lease) Think very good before signing this lease. We haven’t paid less than $2100 per month on a bill yet for the smallest unit they have. Way overpriced. Look for another place. Don’t let the location they advertise fool you. Also they say “business center” and “free coffee” on their website and the pictures on the amenity are all fake. In real life it’s different. You have to see it before signing anything. Gym equipment is over 20 years old. (Looks good in pictures) but in real life they are half way broken and rusting apart. We wish we could leave but they require two months rent fee which is about $4000 after turning in your keys. And you’ll be paying rent up Until you leave. We signed our lease the day before we moved in. Don’t let Brad the leasing agent fool you into doing that. If your planning on living here make sure to read the whole lease agreement well before your planning on living here. We regret we didn’t do that. We would’ve never signed the lease on the terms they have.

My family stopped by in desperation needing to secure a place! They helped us score a 2 bed 2 bath on the lake! The staff and neighbors are all so friendly, like this place is absolute paradise! Prime location near Siesta Key beaches!

My wife and I moved to Saratoga Place over a year ago and we love it here. So much so that we decided to renew our lease for another year. Vickie and Brad in the office are very friendly and whenever we've had an issue they have been quick to get it taken care of. Shout out to Eduardo and Nick in maintenance. Any repairs we have needed were taken care of quickly and efficiently. Our apartment was completely upgraded right before we moved in so everything was new and modern. New countertops, appliances, sinks, floors, etc. Very nice. The grounds are well kept. The buildings were recently power washed and look great. We enjoy walking the perimeter on occasion. We spend quite a bit of time at the pool and spa. It is well maintained and has a certain charm. A resort like feel with the cabanas. As far as location, we love it. Close to stores, restaurants, etc. The Legacy Trail is right next door and we use it for walking and biking. But most important to us, it is a 10 minute drive to Siesta Key and a 15 minute drive to Nokomis Beach. When compared to the competition in Palmer Ranch, the age of the apartment complex can be an advantage. Some of the others (Sage, Anson) are newer but the buildings and the apartments are much more boxy and the locations aren’t as good. Our unit has a lot of angles and turns which makes it feel bigger. This is a great place to live.

All of the five star reviews on this place are fake and the management even solicits reviews so that they can "show corporate" what a "great job" they are doing. It isn't the worst place you could live but do not be fooled. You will get your utility bill one day before it is due every month and if you pay it late you will pay a late fee. When something breaks or you need something, do not expect management to respond to emails or calls until you walk to the office and hopefully catch someone in there. Also the outside of the buildings need power washing and painting as bugs have made their homes on the stucco and they get into your apartment every time the door opens.

The apartments aren't the worst and some of the staff is friendly, however, you can find much better apartments in the area for less money. Also, know that regardless of what condition you leave the place in, you will be charged ridiculous amounts for "repairs" or "damage." You can't even dispute the charges because they won't answer the phone for you. Your rent will go up whenever they have the chance. Your rent will change prices monthly, without explanation. They love to hit you with fees. Their "office hours" are practically a joke seeing as they are never actually in the office during those hours. If you have a ton of extra money you don't mind blowing and enjoy headaches, this place might be for you, otherwise, steer clear. I could go on and on about all of the problems with this place. Bottom line - look elsewhere.

I feel I must write another review about Saratoga Place and the wonderful experience of living here... There was a problem with the AC and in my apartment and due to the IRREPLACEABLE manager Vickie and maintenance skills of Eduardo the problem was fixed immediately..I'm so grateful to be able to live here..

Not only did I have a terrible experience at Saratoga Place, but as soon as I wrote my (100% honest and I have proof of everything I wrote plus more) reviews after I moved out as SOON as I was permitted... the manager made several FAKE 5/5 reviews. Pretending to be a 'Billy' and a 'Kelley'. Reading past reviews, this is NOT THE FIRST TIME THE MANAGEMENT IS MAKING FAKE REVIEWS TRYING TO TRICK PEOPLE. Please do not fall for this. They do no other care about anything but money. They use. Period.

Take a walk through the complex. Notice how it's super nice in the front and as you walk back the landscaping gets worse, sidewalks and buildings get dirtier. Similar to staffing. Very charming to get you to sign lease, then you dont matter and you become a problem if you ever need anything. "Manager", Vickie, is very unprofessional, appears overwhelmed and takes it out on paying customers. If she doesn't personally like you, you're SOL. Talks terribly about residents ("that b**** with the jackrussel... that racist Asian a**hole in building ##... he's a known addict... her son is off his meds... they're moving to so and so...") to other residents, telling their business and making fun of them. Gives false information and does not follow through on her word. The leasing agent, Brad, is great salesmen... for "medical" marijuana. Blames any issue that comes up on "it's an old building" like that is an excuse and get over it. I had to have him redo my lease three times because he had wrong dates and prices, then he didn't tell me what I needed until the day before move in, so I had to rush around and get everything done ASAP. Maintenance staff is only two individuals who work very hard at keeping the place afloat. The fountain is beautiful. So is the flea infested (literally) "dog park" and falling apart "amenities". Needless to say, I had a very bad experience. I do not recommend. The current office staff have zero respect or consideration that this is where people live their lives. I've never felt so uncomfortable and unwelcome in a place I paid to live at. They should be ashamed of themselves. See the ratings dropping consistently? There's reasons for that and, unfortunately, they "work" there.

Saratoga Place is an awful place to live. The management staff, in particular, Vickie and Brad, is unprofessional, incompetent and abusive. They will charge you for their accounting errors almost monthly. My apartment came with a water filter, which I was told after I moved in that it doesn't work and they refuse to fix or replace. The management is supposed to provide a/c filters for you to replace monthly. However, my a/c unit is an old model, which they have no filters for. I was told this was 'my problem'. There are roaches, mice and black mold in the units. I can't wait until my lease is up. This place is disgusting.

This is a great place if you enjoy paying fees or random numbers that might end up being "accounting errors". You pay an HOA fee when you rent, Global fee for ?, a fee just to be given the privilege to pay rent on time, high utility bill for not living there for a month, Pest control monthly fee but pest control doesn't come unless you call to make an appt in where cockroaches and flies are the norm. Management is simply there to deflect calls, e-mails, and office visits. They treat you like you are the problem. Some times that were really enjoyable was when the water pipes broke for days and management handed out bottled water to residents. I really enjoyed when they "beautified" their office space and make it seem like it's a community lounge but really it's only open when they are in the office. I loved when they said they are renovating the gym just by painting the walls. Gym equipment is old and broken but management stated they bought a new medicine ball for the gym! Rent jumped up $250 in one year but we had to negotiate our way down to $100 increase for nothing done to the apt. I also enjoyed listening to the 2 giant very loud dogs that lived below us. Good luck with parking by your own apt- they never kept track of parking spots and nothing came of the "parking audit". They now hand out fliers for residents to put in their cars to just call the office if you think someone is in your parking spot. They refuse to do anything with dead trees so they just fall, hitting your car, with any storm. You will have to watch out for buildings that don't have gutters or down spouts from Hurricane Irma (I am sure they will get to it?) until then you have to walk through Niagara falls to get to your door. I could go on.... these others reviews are pure lies or fake accounts. I will miss the raccoons and vultures that have taken over the open trash that make residents drop their trash and run.

TERRIBLE customer service. I've never experienced such poor service until they hired Brad. He is not helpful and does not have the interest of the tenant. There is no communication or sense of urgency. If you need something you better plan to walk into the building during business hours or you won't get a call back. Brad is very rude and has talked down to myself and other friends that lived there as well. Vickie is nice but still will not reply in a timely manner. I haven't had good communication since there has been new management, especially with getting information about leases. My friend signed her lease and did not get any welcome packet until 2 months later. She also was told that she needed to provide proof of employment 2 months AFTER she signed her lease and that she can't move in without it even though he knew she was driving down with her stuff at that moment. Will not recommend this place ever. I decided to move to a new apartment that cares about the tenant and their needs.

I filled out an application, which cost $307.20 on 15th of June and changed my mind in one day. I was told that I would receive a refund of all but $75. When I contacted the office I was told it could take up to one month to receive the refund. It is July 19th and I am still waiting for my refund. Meanwhile it is on my Visa card. I have contacted the office again and have not heard from anyone.

Everyone of the staff is wonderful to work with. Vickie the manager she goes above and beyond for the residence. The grounds are beautiful.The maintenance is allows available and they do great work. I love my peace and quiet long by the beautiful pond.

SCAM ALERT! WARNING ABOUT SARATOGA PLACE. This is the worst possible community you can live in. So many newer and nice places close by. Don't be fooled by the clubhouse. Saratoga Place is mold and roach infested. Corporate in Beverly Hills, CA. Could care less about the tenants are unhelpful in resolving living conditions due to mold, mildew, dust mites, German Roaches, and filth. The pictures of the community on the website are false of what it really is behind the scenes. My apartment personally has a mold problem and causes respiratory problems with myself, my wife and my young daughter. When I called to let them know, I was ignored and laughed at. My roof has been leaking in the master bath since we moved in and they said they fixed it but when it rains, I am putting a bucket under the heavy drip. I offered to move out and asked to please brake my lease due to our respiratory problems and the young lady at corporate giggled and said no way. Charges should be brought to this company. Beware of Saratoga Place when renting here, they will yes you to death and smile while they take your money. This place is filthy dirty with roaches crawling everywhere. Be careful you don't get attacked by the violent raccoons by the one trash dumpster. I love animals and have a small dog. Supposedly they have a dog breed restriction but they really don't because the place is infested with Pit Bulls and large aggressive breeds. Apparently they don't do background checks because of the drug dealers living on the premises as well. Saratoga Place is not the luxury community you think it is. It's a dirty dangerous place and you should look elsewhere. You have been warned. I am trying to save you from being a victim of this dump.

SCAM ALERT! WARNING ABOUT SARATOGA PLACE. They will be investigated. I would not recommend living at Saratoga Place. The owner "----------" is a slum lord who is greedy and mean to his staff and non caring for the people that pay him over priced rent more than the place is worth. The company is JRK management out of Beverly Hills CA. While the staff at the front are nice and try to do what they can to help, they are still under the rule of ----------- who only cares about the clubhouse looking good so they can take your money and make you think it's a nice place. Ok, Saratoga place is filthy dirt and roach infested. They allow all breeds of dogs in including Pit Bulls. The garbage area is raccoon infested and garbage is everywhere. The hallways of the apartment building are filthy, with wasp nests, dust mites and mold. I believe I may even have mold in my apartment which they refused to test, apparently that is my job. Maintenance In my opinion is awful plain and simple. I had a leak in my bathroom every time it rained and it took months to fix. I had to use a bucket and it's still it fixed going on 5 months. The department of health should really check this place out due to the filth in all the building hallways which they state that they only clean once a year. I don't recommend Saratoga Place if you are looking for a quality lifestyle. I can't wait to finally leave here and be done with it. I'll post some pics soon of the dirty hallways and unsafe environment. It's such a shame because Palmer Ranch is beautiful and this place really is disgusting. Kills the whole experience of living in Palmer Ranch. I will be calling for an investigation in to this company and community. Trying to break my lease and spoke to the higher ups in Beverly Hills, CA. The girls last name is ------ and she is as rude as they come and will it even listen to the problems. She refused to break my lease and said they do not check mold because they have been doing this a long time and she thinks I'm wrong lol! Be very careful renting here. JRK is a a bad practicing company that will go out of their way to take your money.

Since the new office staff started working here, there has been a real huge turn around. This new staff are very polite and friendly, not rude and disrespectful like the last office staff was. Any problems they always listen and fix any issues within the proper amount of time. Grounds are looking alot better then when I first moved in. this new staff fixes everything unlike the prior front office staff. I feel that they are doing a phenomenal job here at SaratogaPlace.

After viewing many properties in the area, we knew Saratoga Place was the place to call home! The staff is incredible -- friendly, professional, quick to get things done. The rent and move-in fees are very reasonable, and look forward to to taking advantage of all of the wonderful amenities!

we had an active shooter and a homicide all in one day. In addition too the cops are always here for domestics disputes and assaults that occur on the property. The noise levels are out of control the people below me sound like they are right next to me. Management is rude and could care less about your needs. if you want to feel safe and have peace don't move here.

Embarrassed to have guests over to my apartment because the sidewalks and walkways were always really dirty. The exterior doors and walls also. Rain puddled on sidewalks after storms. I could hear neighbors talking, fighting and snoring above and below me. Oversized dogs being allowed(mngmt looking the other way) causing noise off the charts.

I have lived at Saratoga for 2 years. I looked at other apartments communities, yet just love it here. I have a 2 bedroom, 2 bath on the 3rd floor. I love my apartment. I love the location. The Legacy Trail is right here. Siesta Beach and Venice beaches are 20 minutes away. I could not have found a more perfect fit for myself. This is a great community.

I love living at Saratoga Place on Palmer Ranch. The staff is extremely knowledgeable and caring. Dani and Tabitha are just wonderful. They are very attentive and always ask you if everything ok? How's your apartment? Do you need anything from us? It shows to how much pride they take in this community. Also it's just nice to know that if something isn't right... someone cares and wants to help you. It's that special level of customer service and care that makes all the difference and I'm so glad that I live here. Thank you to Dani, Tabitha, and the rest of the staff.

I love this community development. The management and Service team are extremely responsive and helpful. I have neen a resident for almost two years and I am enjoying my stay. My AC was on the blink on a Sunday and Nick the wonderful Service Guy was extremely responsive and promptly fixed it. Not the first time he has promptly taken care of a problem for me. I highly commend him.
