This community raise your rent a lot every time your lease expires. So be ready for that! The leasing team need training in customer service. Know that you will be a number not a person and like most businesses they just care about your money. Location is excellent. Nature sorroundings beautiful.

MY FAVORITE APT COMPLEX I HAVE EVER LIVED IN SO FAR. THE POOL IS NICE AND BIG. THE ONLY THING I DO NOT LIKE IS THE AUTOMATIC "MAA CONNECT" FEE. THE CABLE PACKAGE IS SUB PAR FOR $50; AND IT'S MANDATORY. PLUS I HAVE TO PAY FOR THE ACTUAL CABLE I DO WANT- I RATHER THERE BE NO MMA CONNECT FEE AND I JUST GET WHAT I WANT IN THE FIRST PLACE.

Lived at Seven Oaks for 7 months. The staff is very nice and willing to assist you in anyway (Brittany and Sorry I don't know the Spanish leasing Agent's name) but he's helpful as well. I really enjoyed living there.

I've only had minor items of concern however anytime I've had something that I needed looked at or fixed. They made arrangements right away and took care of any problem. Great follow up and communication. The grounds were always kept nice and I would recommend to anyone looking to live in the area.

I love living at Colonial Grand. It's beautiful, peaceful and the people are friendly. The only negative is, as in most apartments, you can hear your neighbors at times; not partying, just basic noises. But I highly recommend this property.

The community is in an area where there is ample shopping and close to Hwy 275. The staff is friendly and helpful. They receive large packages at the office! If I have a problem with something, it is fixed right away. There are alarms on the doors which makes me feel very safe.

The staff is very polite and handle matters promptly. The staff are eager to assist and accommodate residence. Everyone who lives here in the community seems friendly. I enjoy living here, there is not a lot of noise. I would recommend a friend or family member to rent in this community.

Nice apartments, great office staff (Juan is fantastic). Pool very nice and enjoyed the preserve for jogging. Quiet and safe. Price has increased recently...thus why I've moved.

While the office staff will treat you like gold to get you into their complex, you will be hard pressed to get in contact with anyone after you move in. There have been numerous occasions to where I've needed to speak with someone at the front office and had to leave a message vs. to talking to someone during business hours. During emergency situations, they are not quick to help. I have only signed a 7 month lease and am glad to be moving out at the end of 7 months. I have lived in several apartments throughout my college and newly married life and have NEVER had such poor customer service.

I have been living here fo a couple of months. The maintenace staff is excellent The biggest complaint we have had is dealing with the roaches in the building. This has been a constant fight. I spoke with other residents they seem to have the same issue. They also do not enforce the speed limit I have complained several times but they tell me ther is nothing they can do about it. I have been almost hit several times by people speeding through the complex. The office does not seem to care about the safety of myself or children. I also am having a very difficult time finding a parking space here at night. I have to walk up to two blocks just to get to my appartment. I would not recomend this place to anyone and I am loking forward to my lease ending so i can get out of here at least alive.

The master bathroom will not drain so the office sent a plumber out if fix it yesterday and ever since the tub has been full of sewage I called the office repeatedly and all they have to say is the plumber needs tools. if you want to pay 950 a month and have a bathroom full of crap this is the place for you!

Great place to live!

My family and I have been living here for over a year and we have never encountered any major problems. The very few times that we have had a maintenance issues they were taken care of quickly. The office staff is extremely nice and are always pleasant to be around. I would recommend this community to anyone looking for a nice quiet place to live in Wesley Chapel.

Beautful place

This is an okay place to live. I have lived here a few weeks now and the apartments are good. Other than some minor conflicts with a resident, the staff is very sweet. I would recommend this apartment place to anyone.

Beautiful place to live & friendly staff

I am new to the community and I am loving it thus far. The staff is friendly and approachable. My favorite feature is the side walk on the other side of the lake. 8 1/2 miles?? Surrounded by trees....nature? WOW! I am loving this place.

dog poop everywhere - management does not care

If you have a big dog, love seeing and stepping in dog poop, then this is the place for you. While the grounds are supposed to be beautiful and somewhat "naturistic", the idea is completely trashed due to having to hop-scotch around piles of poop that are not picked up. A complete disappointment. Otherwise, old appliances, AC runs constantly and you can't hear anyone talk over that or the dishwasher. Don't move here.

Extremely satisfied with the apartment and staff

This is he first time I have ever been in an apartment. My experience the first year living here has been a wonderful one. The staff has been awesome, very quick to respond to any issues. The people living here has made this a really good experience. I would highly recommend this complex to anyone.

Best apartment I've ever been in!

This is by far the best apartment community I've ever been in. Office staff are professional and the maintenance requests are handled in the same day! I've only had one maintenance request in the year that i have been here. I am resigning the lease now. Little pricey for this economy but you definitely get what you pay for. Downsides: no whirlpool, the pool itself isnt very deep and parking can sometimes be difficult.

Changes!!!!

First off the new manager was here before and let the place go down. The big guy that was here was always available and handled my complaints like a true professional. I had complained about lighting and parking for over 2 years before he got here. The previous now current manager ignored everything I had to say. Also I hope she doesn't turn the two sweet girls in there into nasty beasts like the other two minyons she had when she was here. The past few months were the first time you saw a smile in the office when you walked in. I would hate to see that go...

One of the best apartments I've encountered!!

I've been here for justa few months and I love it. The grounds are beautiful and you can't be the location- set off the main highway with wooded views/lakes on three sides. It's close to I-75 and New Tampa and... the new mall! I heard there's a new manager here now. So far she's fantastic-easy to reach and available to talk to me in person. I'll update my comment after a few more months. Love it now though.

Deposit monies "administrative" -- $215.00 non-refundable

The $215.00 that is required to put down at move-in time is non-refundable. I have never heard of such a concept. All other apartments that I have rented use the money as a deposit and refund it after move out. Disgusting concept. I do not recommend this place. I do not believe that comments are competition. A lot of empty apartments. Property manager also allows junkie-looking utilitiy trailers to be parked in the parking lots; unsightly! Other apartment complexes do not allow this. The breezeways are always filthy dirty! It took me three months to get the office to send the maintenance to clean the breezeway in front of my apartment door. The breezeway was swept only one time in seven months; entry way looked like the slum!
