So far things have been improving after the last management team change, neighbors are mostly kind and decent people, staff is competent. Special thanks to Fabio the maintenance staff for super fast fixing broken items in my home, Lisa for always listening with care, and Melissa for being the sunshine of my day, Kevin for taking care of me and other residents who call this place home.

I really like living here. It's beautiful and I feel safe and comfortable. I love that we are so close to downtown. I can walk there when I want to, or it's a really quick drive. Great Thai FEIN the streeet? and Grandview is fun!

Very easy to get around the building. just enough security practices but not over done. Everyone is friendly. Office staff is very helpful. Maintenance is very quick to respond. I love that they accept big dogs!

So far great place to live. The management team was awesome when giving the tour of the property. Melissa and Bella were great with ensuring the process was seamless and stress free. Overall the property and management team continues to provide quality services.

I have been living at the District Flats for over a year now and my experience couldn't been better. The apartment has tremendous space and the layout is great. The main amenities (pool and gym) are of the highest level. The main lobby with games, mini arcade, amazing coffee machine and great seating area is matched by none. The location (walking distance to Grandview Public Market) and about 1 mile from downtown are other significant plus in this community. The new staff from Panco Management is on top of every details and couldn't be nicer. Highly recommend checking this community!

I like living in this community. The staff and tenants are friendly. Also, the cleaning crew has been doing a fantastic job of keeping both the inside and outside of the building clean. Since taking over, Panco Management has added a few extras by the pool that looks good. Also, they made some changes outside the building.

Overpriced, under-managed, poor quality building
I almost never write reviews but I’ve had it with this building and cannot wait to get the heck out of here. First of management had changed 3 times since we moved in each had their own minus and a lot more minuses then pluses. 1. Packages get stolen and building doesn’t want to put cameras in the yoga room that had been used to drop packages off where is absolutely no surveillance is available. Their answer is they won’t do anything about it but still let deliveries dropped off there. 2. Walls are hollow! You can literally hear people peeing. Hopefully you won’t mind people having wild time next door because you will hear it. And if you have kids it’s a nightmare to deal with. 3. Dryer had been quote on quote fixed but never changed once and still making lint to the point that we have been having respiratory issues and developed constant coughing and sneezing - not covid related. 4. Parties at the pool lead to people forgetting their underwear in the pool yet I haven’t seen anyone respectfully responding to the issue. Kids live in this building. They are charging high prices for rent for amenities yet you see this stuff alongside dog poop and pee. 5. Garbage in the hallways. It smells. Every weekend it’s the same madness. 6. Garage doors. Not sure exactly how long they have been operating well because it’s a disaster every few weeks then it doesn’t get fixed and garage is open for weeks in a row. So where is the security? I’ve seen people wondering in the garage looking for trouble and had to scare a few by telling I am calling cops. 7. Lease is getting more expensive. The market price they say, honestly for the quality of life offered here the lease price should drop down a thousand not raise up. I do not suggest anyone in their right mind to overpay for this place it’s not worth it and may get another and another and another management and non of them will succeed.

The walls are very thin you can hear your neighbors do everything, even pee. Balcony always floods. Always hear dogs barking. Loud people in the halls. Mail room is a mess and they always lose packages.

Great apartment living with resort feel. Staff is growing and getting better. Maintenance has always been fast and good. So far so good living here and no complaints from me. Will definitely be living here .

Love it here. The space is perfect, the building is so pretty and well maintained. The people are friendly. The parking garage is well lit and spacious. The pool is fabulous. I would highly recommend to live here

Beautiful space in my studio apartment, lots of light high ceilings, washer dryer, amazing balcony loft like feel. I love the coffee machine in the lobby. The pool is very spacious and clean. I love my new home !

The location of these apartments are great. The parking situation isn't all that great. The electric locks batteries run out very quickly. Water leaks into the hallways when it rains and there's a moldy smell on the carpet but they do eventually come clean it up after a couple days. The place is going to two different management since I've been here over the last year. The layout of the apartment is very nice they were just a few issues when I first moved in. My water heater was not working properly for a few months it wouldn't stay hot. Also when I moved in there was blue tape on some areas. Come to find out those were things that needed to be corrected before I moved in. The microwave plate had a chip in it as well when I moved in. I spoke to maintenance twice about it and it was never replaced. The new management is very nice and things seem to be getting better slowly.

Pass on this place. Value is not here for the money. No community here. Loud neighbors and lackluster management. Still missing promised in unit wine cooler. Windows leak after it rains and takes days for water extraction crew to arrive. Cheap appliances, flooring, cabinets, "gym" equipment. They should update the pictures on the website as that is no longer what the community looks like. Expecting a big rent increase for fall 2022 making the value even less for what you get. Best thing about this place is the proximity to the beach/downtown/95 and the nearby grand view area.

I recently moved into District Flats and so far my partner and I have loved every second of living there it's clean everyone is nice and the area is awesome, these apartments are modern and beautiful so far nothing I can complain about

Brand new beautiful beautiful building in the great warehouse district and easy access to city, beach,95 and airport. Apartments are well equipped with new appliances and building has nice amenities!

District Flats is a short walk from parks, downtown businesses, and social gathering spots. The neighborhood is safe and quiet. The building is clean and modern, and provides great amenities for pet owners such as an off-leash dog park and pet wash stations.
