Great tour and informative

Jerame was excellent, personable and friendly. The tour was great, and quickly decided to apply! He did a great job answering questions, and made us feel at ease, I can’t say enough better things about the experience and him!

      One of the BEST!

      Adrian was an amazing tour guide. He provided a lot of information about the units as well as additional fees, he gave me insight on everything I may need in regards to leasing, and moving.         Great Experience!

        I've enjoyed my experience so far at Camden Phipps. I love my apartment and its proximity to work and school. Never had an issue with neighbors, amenities are great, and the neighborhood itself is quiet (aside from the usual construction noise). The current construction can be overwhelming sometimes (but I work nights, therefore sleep during the day), but the staff are transparent about expectations and provide weekly updates about progress and alternative solutions (headphones, storage, workspace, etc.). I wanted to highlight the maintenance team, especially Chad! I've always had my maintenance requests completed in less than 48 hours for any issue. Very professional and polite. Truly a gem on staff. Also wanted to highlight Russell for his professionalism throughout the construction process. The team remembered I worked nights so when it was my apartment's turn to replace windows, they allowed me to stay in a guest suite so I would have no interruptions to sleep. Overall, I am pleased with my experience at Camden Phipps and would recommend living here.

          You will regret moving here.

          The other reviews posted here are 100% true. Very intrusive and disruptive construction going on, at least until the summer of 2024. Don’t rent here unless you want to live on a construction site, and pay for it.

            In response to the manager saying they review the construction with all residents, this is NOT true otherwise at least a dozen people I have talked to would have never leased from this place had they known what was coming down the road. THe only reason they discuss it with new tenants is because they have to with 2 buildings being covered in plastic. As far as providing an offsite location for those that work from home - 90% of the time this is not an option unless Camden plans to pay someone to cart equipment back and forth every day to work and have that offsite location available at least 12 hours a day. When I work from home I don't have the option to break away to leave offsite and log back in later - I have to stay connected for up to 12 hours at a time through the week. The locks are another story and I have seen the lock in the office but I WANT A KEY and a KEY FOB for entry into the property. Jessi says that these are not provided. Well since you say this and someone loses their phone how the hell are you supposed to get onto the property or into your apartment. Seems to me this is a major violation of every fair housing law across the country. For those reading this - do not believe what they say if you look at the property. Not worth the money or the energy. Cant wait the get out in another few weeks and never look back at this dump.

Once the project was approved and we had more details surrounding the work is when communication began. We are working closely with residents to provide solutions to mitigate the overall impact, and are confident the exterior renovations will ultimately improve the living experience here at our community. Some options we are offering include noise cancelling ear buds and an offsite co-work space. Our new Bluetooth enabled locks come with various options for entry including a punch code, an app, and a key. Most residents have found this to be a great enhancement to their every day lifestyle.               Run! Invasive Construction!

              Old units, tons of invasive construction for the next several months, and they don't care about pets, kids, and those that work from home. This used to be a gem in Buckhead but with the construction project (that they're acting like it's the first time anyone has done this type of construction) this place is a joke. I didn't sign up to live on a construction site. One of the Camden employees said they were going to "strip the apartment to the frame" - with us living in it! My unit in particular has leveling/flooring that is completely off and is noticeable when you walk around or when you look at your furniture placed and feel like it's crooked (it is - and this is one of their "fully renovated units"). Little sloppy details like most of my light switches/plates are installed crooked and can't be straightened/fixed. They've boarded up windows and covered buildings in thick plastic tarp for weeks on end with residents living inside. I'm out of here. I can only hope this helps someone not make the mistake of leasing here in the next few years at least!

                Undergoing Extensive Renovations- don’t move here in near future

                I've lived at Camden Phipps for 9.5 years. There is a reason why I've stayed here this long and continued renewing lease. This property is in a great location, beautiful apartments, decent pricing. I am giving them one star for the exterior renovations they are currently doing. They are doing extensive invasive renovation work lasting 3-5 months per building while expecting residents to pay full price, knowing most people WFH these days. After they are done with Building 5000 they will move to next building until all buildings are complete. I am attaching pictures of the current renovation work for full transparency to anyone interested in moving here anytime soon. They are taking down exterior brick (VERY loud hammering, drilling M-F 9-6) replacing all windows, exterior walls, roof. They will be inserting a temporary partition / wall with tarp 3-4 feet inside resident apartments while they complete outside exterior walls. This is requiring all resident to take everything off walls and move all furniture 3-4 feet away from exterior walls. All while offering no financial compensation or alternative options. Unless you love being highly inconvenienced with renovation construction work - I would not move in these apartments for the next year + while they renovate. I am confident once renovations are done these apartments will be beautiful - and expensive.

                While the price and location are good and the staff is very friendly—BEWARE! There is incredibly invasive “construction” going on. This consists of JACKHAMMERING brick off the walls of the building. It also means that the residents are expected to live with this and have their WINDOWS BOARDED UP DURING CONSTRUCTION. THEY DO NOT TELL THIS TO YOU WHEN YOU ARE SIGNING YOUR LEASE! I have heard they are actually going to take out some exterior walls to make apartments smaller, again while you are living there! Do not move here during this time!

                  INVASIVE CONSTRUCTION

                  Do not move here within the next 2-3 years if you value your sanity. I've dealt with so many issues and construction BS since moving in two years ago, but today was the final straw. Camden has been boasting about all of these wonderful "exterior renovations" planned for several months but have neglected to tell residents what exactly that entails. For me, it was just another annoying email in a long chain of emails telling me they're doing construction or renovations and I'm SOL and basically they don't care that I work from home and they don't care that it's loud. But this time, it's extremely and massively invasive. I've been informed that I am expected to live in my unit while they quite literally CHOP OFF THE SIDE OF MY APARTMENT - yes, they are taking down the patio, windows and the walls, and they are then taking about 3-4 feet INTO MY APARTMENT from the entire backside and taking this space away from my living room and my bedroom, for a time table that they cannot provide because they don't know what it entails, as they jackhammer and construct their way around our building for...another undetermined time frame. So where am I supposed to work? Live? Where am I supposed to put my furniture that no longer fits because you took part of my apartment? By the way, they are doing this to every building and every resident! They claim they don't have to tell people they are currently leasing apartments to, so they'll look you in the eye and rent to you without telling you. STAY AWAY!

                      I am currently on my 2d year living here. I highly recommend Camden Phipps. If you’re looking for a a city life but away from the loud noises, Camden Phipps is for you. It’s in the heart of buckhead tucked away in a nice and quiet area. Management and staff are wonderful. I’ve had a few issues and brought it to the attention to management and they are super understanding and willing to help out in any way possible. I don’t feel trapped when I signing a lease with camden. I really appreciate this complex and what it has to offer.

                        Camden is by far the best community I have lived in as an adult. Every staff member is always nice, professional, and give off a warm/gentle feeling when you walk through their doors. I felt like family immediately when moving in. But it’s deeper than that for me. I was in a situation where everything was going wrong and could’ve potentially had to move. Assistant Manager Cain Sanchez fought hard for me and my household. He did everything professionally and ethically possible to assist us and we are still here today! Cain’s support, faith, and good vibes really turned a scary situation into a better one. I’ve never lived somewhere where they staff actually care so much and work hard to make sure you’re taken care of. I am so grateful for this experience and for Cain and all the staff at Camden Phipps. Camden overall is a great community and I am grateful to be a part of it!

                          I recently moved out from there because management got worse and worse with time, until it became intolerable. They ignored me completely just because. The community is in a very violent area. My apartment was broken into and management refused to provide video surveillance footage to police - what were they hiding? They even sent out email to all residents letting them now about the break in, saying they were co-operating with police, which was a lie. Car theft is also very common there. Recently, there was almost nobody working on maintenance there, so garbage was everywhere on community grounds. My apartment also suffered 2 big floods from pipe breakage. While i Lived there, other 3 apartments only on my floor had also been flooded because of bad piping. The conditions of the place is in really bad shape, so beware. You can also expect roaches and other plagues. IMO, if you can afford a place there, you can afford a place elsewhere in the same area. It's not worth it.

                              I’m been living here for 4 years and it’s great. I’ve lived in many apartment complexes over the years and this is the first time the staff actually cares. The management and staff in the leasing office is great. They always address issues and aren’t out to needlessly bill you. I find they will work with you on any issue. And the maintenance is great. They always address issues immediately and are super trustworthy. I never have an issue allowing them full access when I’m not home and I’m usually a pretty private person. As for the property itself, it’s in the middle of Buckhead and one of the few garden style apartments available in such an amazing location. The malls are steps always along with thousands of shops restaurants and other conveniences.

                                I have lived at Camden for over 5.5 years and I have been happy with this community. What I enjoy is its convenient location, in the heart of Buckhead, close to stores and MARTA, as well as its nice amenities - a little gym, always clean pool, a BBQ corner with new grills. Management is very responsive and friendly. There was a little miscommunication when I was trying to extend my lease for a shorter period of time, but in the end the Community Manager, Jessi, helped me a lot to find a good solution. She is fantastic, supportive and understanding. The maintenance team also does a good job. Things I haven't appreciated: in my opinion the pet fee is quite expensive and considering the conditions of my first apartment at Camden that had not been renovated before I moved in 5 years ago, the rent seemed to be too high. I was also disappointed that during my stay there was a compulsory multimedia package introduced, which I didn't need, but I had to pay for it. Nevertheless, overall, it has been a very positive experience for me, I can recommend this place!

                                  This apartment community is literally the best I have ever lived in and worked with in the city of Atlanta! They are five-star and first-class service and personalities to match. The team is hands down untouchable, they go above and beyond for their residents, and they are always responsive no matter how busy they are or with anything they are handling. I work in luxury hospitality so I know what sense of urgency and genuine customer service & authenticity looks like. Cain & Becky have never let me down since day 1. Cain is quick to respond to emails, always has a smile on his face, is personable & genuine, and has the most upbeat personality I have ever seen. Becky always makes me feel that my requests are priority, handles situations extremely well under pressure, and is very professional and experienced. Doug, Freddy, & Jay are outstanding at what they do and will always have a funny story to tell or joke to brighten up my day. They are quick & efficient and are always on top of it! Their sense of urgency with resident maintenance requests is unheard of and unlike anything I have seen in my 10 years of hospitality. You will never find another team or another community like this - I can guarantee you that! For the past two years, the entire Camden Phipps team has made me feel like family here and I will continue to recommend them to everyone I know moving to Atlanta! Love you guys xoxo

                                    We have really loved our time at Camden Phipps. Like any apartment complex, it’s not without minor issues but the minute you notify the team, they are on it. When we reported an issue that took time for them to investigate, Jessi and Cain kept us updated along the way and let us know once the issue was resolved. We also really love the maintenance team here. Doug is super considerate. He fixed our reserved parking sign without us asking and multiple times he’s helped me carry recycling down. Joc is also great. He will always say hi to our pups when he sees them and is understanding when they go a bit nuts! For being located in Buckhead, the price really isn’t bad for what you get and the new remodels are lovely. I really can’t say more about how great our experience has been for apartment living here.

                                        Camden Phipps is a wonderful property! Highly recommend for the following reasons: -Neighbors: Variety. Ones who are neighborly, and now true friends, or ones that keep to themselves and don't bother. Pretty open to if something is too loud and you need quiet time, and even share a dinner at the pool grills with. -Maintenance: Freddy, Doug, Trey, Jaq, all amazing, requests are filled in a timely manner. Great to talk to, even when they aren't helping you in your apartment! -Office staff: So friendly, detailed and helpful. Comfortable to be able to stop by anytime for questions or a conversation. They also provide unlimited dog treats and poo bags. -Amenities: Pool and gym were clean and spacious. My roommate would utilize the dog park under the parking deck when it was raining. -Apt: Love the bay windows in the master bedroom! Plenty of mirrors in the bathroom as well, with a garden tub. Just amazing and comforting.
