The maintenance people here are awesome! They always come fix things as soon as possible and are extremely kind. They are willing to help you with basically anything!

I have lived here for a while, and for the most part I think that my place is nice and I like the location a lot. However, my biggest complaint is with the parking. I have a reserved spot and have had my own car booted, and my guest have been booted as well. --> I understand rules are there for a reason, but they need to be enforced on both sides. The visitor lots are completely full of residents. Management needs to enforce that tenants park in their designated parking areas/spaces so that visitors actually have spots available. I also appreciate the cameras that have been added to help with crime. Since, this is something that definitely needed to be addressed.

There are quite a few reasons why I would not recommend this place: Crime: there has been an unbelievable amount of crime here. 7 units got broken into in one week, 10 cars broken into in one night and much more. Since then, Camden has done little to nothing to stop it. No security camera installations, the back gate doesn't lock, etc. I've had random calls from the front gate at all hours of the night from people attempting to get into the complex. Trash policy: You're charged $35 per month for valet trash. They don't come and pick up every day of the week. If you have more than ONE bag of trash, you're charged $25 for each additional bag. After holidays, when they pick up trash even less, you're penalized for having too many bags. When you complain about this, you're told you can take your own trash out and don't "have to use the valet trash service" yet if you take this option, you'll still be charged $35 per month for a service you don't use. Water: I realize this is common in certain apartment complexes, but the water is split throughout the building so you don't get a water bill based on your personal usage. However, they tally it up based on apartment square footage opposed to number of residents per unit. Therefore, if a family of four lives in a smaller unit that a single person, the single person pays more for the water. Office Staff/Management: While we at first didn't have many issues with the staff, it became an issue at the time of move-out. Our 60-day notice was given two days late (so we gave a 58 day notice.) They give you no courtesy reminder about your 60 day notice like every single other place I've ever rented from. At the time we signed the notice, we were explicitly told that it was fine and we wouldn't have to pay any extra. Yet, on our last month of rent, they charge us $208 extra for TWO extra days. This was not disclosed to us when we signed the notice and we were actually told the complete opposite. Apartment Units: The units are very nice. The electrical wiring is completely screwed up and you can't have ANY other water usage while someone is trying to shower without freezing/scalding them, but other than that, the units are in good condition, spacious, and nice. Bottom line, it's appalling to me how there is absolutely zero level of human decency with Camden. I've lived in other big, corporately owned apartment complexes, and I've never been treated as poorly or screwed out of so much money as I have been living here.

Don't move here. I've been at Camden Phipps for over 2 years and have decided to not renew my lease after the recent break ins. There were SEVEN break-ins in one day. The only thing management is doing is telling tenants to "report anything suspicious". They haven't been proactive at all and are putting the responsibility on the tenants to make sure burglaries don't happen (when they should be installing cameras in breezeways and alarms in the units). It's not like this hasn't happened before- there have been numerous other break-ins while I've lived here and nothing concrete has been accomplished. The only reason I'm still here is because my unit it located in the front of the complex. It's in a great location, everything is updated, and the cost isn't that bad compared to other places - BUT after a year they will increase your rent by at least $100, it's crazy. Don't let the introductory rent price be your deciding factor, because it will change drastically after your lease is up.

Be warned! I would not recommend the apartments to my friends or family, not even to a stranger. In the past week, there were no less than seven break-ins. That totals to 10 break-ins in just two months ( at least that we've been made aware of). Management has done absolutely nothing about the incidents, besides tell the community to "be aware of your surroundings". That advice is useless when there are people kicking in doors and impersonating maintenance staff to get into the apartments. Rent is extremely high considering the amount of crime and location. You are 'close' enough to some parts of Buckhead but will still need to drive if you want to get dinner, go shopping, or head out for the night. Should you end up in a room with a window located on the stairwell, you are going to have a bad time. You're guaranteed to lie awake at all hours either due to the noise coming through the paper thin walls or the ridiculous neon lights that shine directly into these rooms. I wanted to like these apartments, but management and the staff have made it clear that's not going to happen. In just the past year, we've seen the front office staff completely turn over 3 times, with each person moving on to greener pastures. Avoid this complex at all costs.

Please save yourself from this property and their management company. Camden writes off all liability and concerns to your safety in the lease. Since I moved in there has been 8 robberies that I know about. When speaking to the police yesterday they told me that the number is actually way higher and that camden isn't notifying us. So far about 25% of my building has been burglarized in the last 9 months. I asked to be allowed to move out cause I was concerned about my safety and they refused to let me leave without taking the cancelation fee which is equal to one months rent. Don't move here. There are great apartments in the area. Check out post alexander, cyan, sky house, terminus, and anywhere else really you will be happy you saved yourself the time.

Great location with easy access to shopping mall, grocery stores, and highway 400 and 85. Nicely renovated apartments. Terrible staff, they have so sense of respect so ever. They are so slow in taking care of maintenances, may take them several days, if not a week, to unclog your bathtub or fix the flush of your toilet. Parking, parking, parking! There is not enough parking spaces on site, unless you pay $50/mo to park in the roofed parking lot. Broken mailboxes!!! It has been forever that the mailboxes are broken and the leasing office has a poor communication with USPS to get them fix them, so we have to take our packages from the post office each time which is not convenient at all. I DON NOT recommend this place to my friends/ family!

I love, love my place. The staff is very nice, helpful and accommodating. Maintenance is prompt when needed. I love the new bright LED lights in the breezeways and am excited about the new dog park that is going to open soon. All of my neighbors that I have met agree. Such a charming, upscale and very well located community. I highly recommend it!!

Beautiful apartment, great location, pretty friendly staff, but there have been some critical missteps that have completely put me off of renewing my lease. The outside hall lights have been replaced with unnaturally bright LED bulbs--my bedroom actually looks out into the hallway, and these light bulbs make my room light up at 2am like it's noon. I requested that the bulbs by the bedrooms (or at least mine) at the end of the hallways be replaced with bulbs that are less bright--I honestly couldn't get a good night's sleep thinking at 3am that I'd overslept because of the light coming through my window. It would make sense to make sure residents are comfortable, and since these bedrooms look out to the hallway, it would at least be something to make that view more tolerable. I emailed the staff, followed up with a voice mail--no response for days. Finally got a response on my third attempt saying they wouldn't change any bulbs and that I should get blackout curtains. I got the ugly blackout curtains, and not surprisingly, these have not fixed the issue--these bulbs are so obnoxiously bright that the light still seeps into my room like broad daylight--probably more than daylight, actually. Even my friends who are visiting can't rest because of it. It makes no sense to me why they won't even change one light bulb to drastically increase the quality of living, particularly for someone who's about to hit the lease-renewal point. They are also implementing a parking program with visitors' spots, but this implementation has been poorly handled. Everyone had to pay $25 for their decals, and then a parking service went around and put huge stickers with tow warnings on each car without a decal. Problem was that there were no visitor's spots (they're supposed to be marked soon), so what were these people supposed to do? My friend got a sticker on their brand new car, then it rained and seeped into the window's crack. Now whenever he rolls his window up, there's sticker residue. And then there are the people who park on the curbs, making it extremely difficult for others to get in and out of the spaces near it. No tow warnings for them, even though there are plenty of spots further away. My roommate's room gets no heat or AC from the vent--we've put in several work orders, and they've tried to fix it, but to no avail. I will say that there are pros--security has gotten much better, the occasional food truck is nice, maintenance is usually pretty quick. But the fact that they won't change something SO small that affects me so much on a daily basis has just completely turned me off.

Positives and negatives. You just need to decide what you can live with. Apartment: If you want a nice apartment and don't care about anything that goes with it, this is the place for you. The actual apartment is beautiful. They did a great job of renovations when Camden took over. Front Office Staff: About mid-2013, Camden Phipps had a complete overhaul of their staff. The staff before was HORRIBLE. Since they are no longer here, no use if detailing ALL of their AWFUL mistakes. There was one guy, Mario, who was wonderfully kind, sweet and caring. He went on to pursue a comedy career. He's been replaced by Todd, who argued with me whether people had already set their trash out a day and a half early when I had seen it with my own eyes and mentioned it to his colleague, instead of polietly saying they would take care of it. On the note of trash, I wish the staff would care a bit more about this rule. There are certain times where you can place your trash outside with the penalty of a fine if you're outside of those times. The residents take advantage of the fact that the office staff is just too busy to look for violations over the weekend. It makes me feel so great walking down my hallway seeing 6 bags of dripping trash from the party that went into all hours of the night. Definitely makes me feel better about my $250 rent increase. This is all made up by Gina and Tiffany. These ladies are very nice, but with their hands mostly tied by corporate. For example, they have no power over the parking, which people consistently violate. Reserved parking is ridiculous $50/month. There is plenty of reserved parking unrented while we still have people parking on the curbs blocking views around turns. On a positive note, they are trying so hard to do a lot great "community" type things. For several months now, we've had several food trucks make appearances at the complex. We've also had Thanksgiving and Christmas appreciation get togethers. I know they are working on a media room, but its still something we've have to pay for to rent. Front Gate/Robberies: This gets its own section. Because the front office is behind the front gate, they have always taken the stance of leaving it open so that potential renters are not turned away. This is like a constant up and down. If there is a robbery (there has been at least 5 since I've lived here for 2 years), they will decide to close the gate, then inevitably they open it back up. They then say that vendors were not able to get in. Apparently, having a generic code you give out to vendors for gate access isn't an option with this gate nor would it be safe to give out a code. Well guess what, neither is leaving the gate open. Currently the gate is closed. Let's hope it stays that way. I'd really rather not have my car broken into again. Again, the front office says this is dictated by corporate. Sounds like corporate Camden has a lot of room for improvement. Maintenance: Want a hot shower? Have more than one person living in your apartment? Good luck. I live in a two bedroom. My mom came to visit, she showered right after me (15 min shower) and then she showered for another 10 min and we ran out of hot water. Their answer? They came and turned my water heater heat down and told me not to have anyone shower right after me. 5 maintenance calls on my refrigerator freezing things in the refrigeration despite being on the lowest setting for weeks. They couldn't figure out what was wrong, but eventually it fixed itself. We recently had pipes bursting due to the cold. The front office kept us all informed of when the water shutoffs happened, encouraging us to keep the faucets dripping, etc. Now, my apartment wasn't affected, so I can't speak to how they handled the water damage. Rent: Wow. I moved in right after they switched to Camden. When it came time to renew for 2013 in Nov. 2012, I had a $25 increase, which was still below market rate in my area. Now renewing in 2014, I have been give a $250 increase. That's $3000 a year!!!!! The office just says their hands are tied, which I'm sure is true, and truly does bring it to market rate. With that in mind, I would expect to see some sort of improvement in quality, amenities, or enforcement of trash rules, at the very least. Neighbors: I have had some of the worst noise complaints you could ever imagine. Sometimes, I feel like I'm living in a college dorm. My favorite was when people below me had a huge party going on all weekend. When they were still going strong at 4am after calling in to the night office for a noise complaint at 2am, I was ready to make another call to Camden. Instead, I had to make a call to the police because they were lighting fireworks off their back patio and yelling obscenities. Eventually the police got there, but the complex didn't do anything because the residents were scheduled to move out in 2 weeks, despite other noise complaints prior to this incident.

They really only want you to live here one year and then they will jack up the rents on you even up to a 20% increase! They often charge current residents more to stay than they do incoming tenants! They are very difficult to work with in this regard. Total trash costs per month are $40.50 whether you are single or a family of 4, just to have someone carry your garbage down the steps! I would never move to another Camden community for this reason.<br><br>Likes and Dislikes: This community is well located and the apartments and community are quiet. I love my granite counter tops! I stay here only for that reason. Outside my apartment is another story. The hallways are dark, dingy and dirty. The landscaping is below paar for this neighborhood with lots of old woody bushes and a little bit of ugly, sparse grass. They put some flowers around the leasing office and at the entrance of the community, but the rest of it is basically a bunch of old pine straw. They have 2 computers you can use during office hours only, but there is no club room where people can meet or work in the evenings.

Location is fantastic. Couldn't be better. You're within walking distance to everything! The pool is nice, too. The place is pricey...but, this location is expensive. The noise complaints really come from all the construction surrounding the area and the proximity to the fire station. I love it here.<br><br>Likes and Dislikes: The social events are great. They integrate everyone and you get to meet new people. Parking is not great...I wish it was better, but I guess there's not much management can do about that. Also, some of the equipment in the gym seems to be dysfunctional at times. The bike is definitely broken. Maintenance is great. They're fast, efficient, all-in-all effective.

HARRY POTTER SIZED SPIDERS. I've encountered enough spiders in my apartment that I'm ready to leave. A real shame considering the unit's interior is perfect. Parking is a nightmare. If you don't have a handicap permit or ride a bike, you're S.O.L. Perhaps if they weren't so greedy and didn't charge for assigned spots in the parking deck (which are barely occupied), there would be plenty of space for all residents to park. If you cannot properly accommodate for your residents, you shouldn't be leasing apartments.

Lots of positives, but more negatives. Great location! Close to everything! Convenient! But Camden Phipps also has a high crime rate and limited parking, which the management lies about and never tells about. My apartment in Camden Phipps was broken into one year and my motorcycle was stolen another. The management wouldn t allow me to see the video camera tapes if any and neither incident was announced to the other tenants on the property. Many tenants have dogs, but there is no green space on the property so dog waste would sometimes sit for days in halls and a few times on my door mat. Camden has done a great job fixing up the property. The pool area is very nice and vacant apartments are renovated, but rents have gone up by almost 20% a year. Because of increases in the rents, a lot of old tenants have moved on and there is a changing demographic in the area. The maintenance turnaround has slowed since Camden has taken over. The old management would fix things in a day, while Camden can take up to a week. If you plan on moving into Camden Phipps, please ask a tenant about the issues, because the agents and property manager Tiffany Days have been known to be dishonest.

I lived in Camden Phipps for one lease term. The apartment looked nice and it was in a great location so I figured it would be fine. My honest opinion as follows: Pros: Kitchens and appliances are nice. Loved the huge windows to allow in ample light. Was able to use the gym on site although it seemed like some of the equipment I never used was broken the entire time I lived there. Great location - central to everything.Very diverse group of tenants - from a few college students to working singles to families to retires. I also never had a problem with parking. Cons: Always issues with the security gates. Aside from safety, it is really annoying when you get home from work and can't enter your complex because the gate is broken AGAIN. Happened multiple times while I lived there. Noone picks up their dog poop even though there is places to throw it away through out the community. Walls are thin and the hardwood floors make it sound like elephants are walking around in the apartment above you (especially if they have large dogs), our windows were cheap and often grew mold when it rained or during the winter when the heat was on and condensation would form on the panes, the gym is very small, the office would be closed for random reasons without warning, they charge a lot of extra fees aside from rent, and the worst: there was a serious bug problem. There were tons of house centipedes crawling out of the air vents (at least once or twice a week the entire time I was there)along with giant cockroaches that came in under the doors. This occurred even after I had them spray and after I sprayed myself with Raid. It was disgusting. And god forbid you go out of town for two weeks, you will find a collection of those centipede things sitting in your bathtub waiting for you. Disgusting. For this sole reason I would not recommend. I have never had such a problem before.

I visited this apartment complex today. I thought the apartments and townhouses were absolutely gorgeous. The prices weren't bad either. I am alittle confused, however, of the reviews here. While I never really deal with management (in any of the apartment complexes that I lived at) unless I have a package or maintenance request. I really do not care what the office personalities are like. I am more concerned about my safety. I have a floor preference because of breakins at apartment complexes and such. Buckhead has break-ins too. They are not privy to crime/criminals just like any of other complex. At least being on the top floor would give me 'some' confidence that a criminal would have to climb if he really wanted something in my apartment. So my question(s) would be, what's the insulation like, what is the area like at night? If the gates are open, I guess I would be able to see for myself. Are there lots of kids running around? What the pool like in the summertime? Are there beer bottles everywhere. Those are the things I would like to read to give me a heads up on if or not I want to move into an apartment complex - not the personality of management.

The staff at this complex was not helpful nor interested in having new customers. Every time I visited or tried to call they were not available and wouldn't return my calls until 24 hours after. This apparently was normal. Even after touring, and applying for the apartment I wanted there I requested a refund of my application fees because the people in the office were so unhelpful. Lord knows how they would have treated me if I actually moved in there.

I must say you should move here only if you are out of your mind. This place is so unsafe that you cant even imagine. They call it camden and compete themselves with other top communities. They are nowhere near any one. The whole complex dont have a single security camera or security guard anywhere and their gates are always open all the time to welcome burglars. Management keep giving nonsense reasons for opening the gates like "our leasing office is inside the community so we keep the gates open'. If you keep the gates open then ensure saftey of residents by getting security guards. I have seen soo many small apartment communities with leasing office inside the complex and still they keep their gates closed all the time and buzz to open the gates when someone comes to leasing ofice and they also have security cameras. There were lot of burglary cases in last few months and i heard there were 2 burglary incidents last month in Dec 2012. The management do not inform residents about these incidents. This is totally absurd. My old apartment comminity used to inform each resident about all incidents in the complex. I am always scared here and do not keep expensive things in my apartment. You will get 0% security here for sky high monthly rent.Take my advise and skip this community and move on just look around there are lot of better and safe places in buckhead. I am waiting for my lease to get over in next 3 months and then i will out of here forever and will never even read camden name ever in my life. There are lot of other things like noise,parking problem, bad fitness club machines. I give damn about all these,my major concern is saftey and Camden PHipps is not safe for me and my family at all.

I've only been here a...
I've only been here a couple of months, but the management office has been great. They are all great, but Mario is especially helpful. Parking isn't bad depending upon the building. Maintenance is fantastic; I put in a request in the morning, came home for lunch and found that it had been completed. I'm definitely happy here.

My main complaints are...
My main complaints are noise and the gate. Apart from the occasional outside noise (nearby fire station, taxi-riders on weekends, etc), I can hear every step that my neighbors upstairs are taking. I try to tip toe around the apartment to avoid getting a noise complaint from the people below, and I always have a mini heart attack if I drop something or a guest walks too loud-- not a comfortable way to live. There is a never-ending hum/vibration on an interior bedroom wall that sounds like a truck is parked in the next room. The gate is broken about 90% of the time. What I do like about the apartment is the access to main roads- Peachtree, Piedmont, and 400. I like the convenience of the valet waste. The closets and bathrooms are nice and spacious.
