Renter beware! Don't judge this book by its cover, or do
First and foremost, my disliking of this apartment complex began upon first speaking with the leasing consultants. They are quick to get you excited about the place but then the load of crap comes. They tell you that parking is great and that its a safe and quiet place to live..... Here goes : Parking is terrible - expect to park a football field ( at least ) away from your home. If you are a single lady coming home at night this can be a little bit disconcerting. Needless to say there is not nearly enough parking. Safe --- Yeah right, the gates are constantly broken and/or open during the days. They even had to hire a security officer for 8 months it was getting so out of control w/ break ins.. I saw a fight between two chicks in the parking lot one day, extrememly entertaining yet very trashy. Quiet --- HA! They have lowered their rent significuntly , therefore you are going to get some less than stellar candidates. I was kept up at night every night by neighbors underneath and to the side of me. Backstabbing - Leasing agents and property manager will find fees and tack them on when you try to leave. My carpet was 5 plus years old yet they tried to tell me I would have to pay $300 to replace it. I complained to corporate and got it resolved thankfully.They are notorious for this. Grounds -- look dirty and breezways have not been cleaned in years.... Maintenece -- What a joke! My AC was broken, guy comes up, looks at the thermostat and leaves... um, wtf. My toilet had a drainiage problem and was overflowing excrement onto my floor which I had to clean and repair. Had the maint. guy up there, and you know what he told me??? He told me that there was nothing he could do and that I should call him next time it floods and there is poop all over my floor. Now for the less than up side - Location is great, you are within 5 minutes of every major interstate/highway in atlanta. Buckhead is fun and you will be in the middle of it. Um.... thats all I can think of for that one.

A piece of crap apartment in Buckhead
I would not suggest this community to anyone! Maintenance sucks - do not respond in a timely fashion. Parking sucks - you will not be able to find a parking space MOST times near your apartment. It also sucks because the gate is broken alot and security is a waste of time. She sits and talks to people, drink, smoke or sleeps. This is suppose to be "renovated" thus increasing the rent amount, but it is a joke. The only thing that makes it look renovated is that is has black appliances and granite counter tops in the kitchen. The counter tops in the bathroom don't even match what is is in the kitchen. Oh, and the carpet is the cheapest you can find. The people who live there and have pets, DO NOT pick up after their pets so there is poop everywhere. Maintenance doesn't pick it up either. The grounds are horrible - only flowers in front of the leasing office. The breezeways to your apartment is dirty, the floors, the siding, the stairs. It is like you live in a poor neighborhood. The only nice thing about this apartment is the new gym, which took them 10/11 months to complete! I would caution moving here.

If you are not happy than buy a house!
I have read the countless reviews about past and current management, and have kept my voice quiet. The current management has big shoes to fill and will take a while to live up to the original owners, but times do change and they will too. I am 8-year resident and have watched young college grads, slick hair Italian salesmen, drunk at the pool loud mouth with her pug dog, and a sassy old lady that could bend your ear at the mail box (sad to see her go) move in and out every day. I like all those people; that is what makes in town living colorful. During the remodeling it was a bit cumbersome, but my new digs are nice. I have a Georgian Flat (2x2) overlooking the pool and I find it peaceful to watch the fireworks over Lenox Mall, cheer on the Peachtree runners, and even watch the new buildings come up. I do miss some of the pervious staff that remembered my Birthday and sent balloons to my door (P,MC,K,R) you know who you are. Make an objective decision and if you are not flexible to apartment living, than buy a house. This is my "second" or in town home and intend on staying a while. The important thing in apartment living is the ease of daily hassle. Just my thoughts, take it or leave it.

ridiculous
i lived here 2 years and am excited to have left. Past & present management was discouraging to say the least. the property is in decent shape, the people are generally nice - their just not particularly effective at their jobs or doing what they said they would do. My apt had 3 maintenance requests, one for 6 months & 2 others back to my first year (one was noted by the staff at move in and said it would be fixed the next day... was still waiting the day i left...). Location is good, especially if you work in the Buckhead financial district - but mgmt chronically kept the front gate open or it broke down and I saw some suspicious characters around, a few oggling the ladies at the gym or around the pool. I'm still living in Buckhead, I just couldn't tolerate the office's disorder any longer.

Getting Out Now
I had lived here very happily for 2 years, and until the new management took over, was sure I'd renew my lease for another year. However, I've now decided to leave.<br><br>The place is going downhill quickly. The new management is horrible and anything but professional. There is no concern for resident satisfaction. The property has become filthy...namely the breezeways and garbage dumpster area. The interior renovations that have begun are being done with little warning, and therefore, some residents are having to leave their apartments within a very short notice (for the renovation period). Residents' rent is also being increased $150-$200. I was given 30 days notice of my increase. This is ridiculous given that there are no elevators, no trash shoots or trash valet, construction everywhere, and only a small amount of covered parking for which one must pay $50/month. The security gate often doesn't work and people pretty much come and go as they please.<br><br>I've done my shopping and have found plenty of other apartments in Buckhead with more square footage on more luxurious, cleaner, and quieter properties for less rent.

Living at Phipps
I've been living here for 3 years and I believe I can honestly share some thoughts about this place.<br><br>The best feature of this place is the location, it's unbeatable, right next to 400 and 10mins away from I-75 & 85. It's walking distance to Lenox mall, Phipps plaza, Target and Publix. All major brokerage firms have a branch office within 5 mins of this place, and the same goes for major banks. If you are a person who likes urban living and to have everything within 2 miles radius and doesn't mind to pay higher rent, this is a place to be considered.<br><br>Now, there're a few things I would like to share with future residents since you won't know about this after you've moved in here.<br><br>I've heard some complaints from residents on first floor about bugs problem. I lived on 2nd floor and rarely seeing any bugs around. So, if you can't stand bugs, stay away from first floor.<br><br>Swimming pool area tends to be noisy around summer, people drinking and kids running and screaming. If you like to have a quiet and private apartment, stay away from swimming pool area.<br><br>This place has the highest power failure rate that i've seen in atlanta. It ranges from 3 secs (which you'll curse if you're working on your pc) to 4hrs (a night without lights or afternoon without A/C). The 3 secs power failure happens once or twice every week. The long haul power failure happens once every 3 months or so.<br><br>Be careful if your assigned unit is right next to the staircase. Since the public staircase was built attaching to your bedroom wall, thus everytime if someone is walking up and down the staircase, it would create a deep and loud trembling noise in your room. To avoid this problem, choose the top floor.<br><br>Another thing is the bathroom plumbing. I can't say this happen to every unit but I do believe they're sharing the same plumbing structure. Basically, you can hear what's the person is doing upstairs. You can definitely hear every single flush, or if they are using their bathroom sink. If it's at night and quiet, you would probably hear a bit more, which i'm not going to discuss here. To be fair, you would probably get used to the noise after a month or two, but it's embarrassing if you have guests over. Again, to avoid this problem, choose the top floor.<br><br>Tenants, some would greet, some would give you a nod and a smile, some would just mind their own business. Pretty standard, i would not ask for any more or less.<br><br>Security, I've heard 3 broke-ins over 3 years living here. To me, that's a pretty low rate compare to other apartments.<br><br>Traffic, It's getting worse. More and more people are moving to Buckhead area and the roads are still the same. Expect really bad traffic during rush hours and a month before Christmas. <br><br>Maintenance response time is pretty good, usually respond within reasonable time frame depends on the level of emergency. However, I do notice there's more garbage piled up at dumpster and stairway getting less clean under new management.<br><br>There's a new construction site going on right next to the apartment compound, so expect some noise and dust for 2006-2007.<br><br>The apartment switced to a new management since beginning of 2006. Personally, I found the new management is tougher to deal with, their culture is more businesslike and less on personal level. I really miss Penelope, our old property manager.<br><br>I can sincerely say that I've got a good bargain for rent vs. value over the last 3 years. The new management decided to raise the rent to match surrounding buckhead area, which is around $1100/mth for one bedroom apartment. For that reason, I've decided to look around and I've found plenty of apartments (5-10 mins away from buckhead) offering at the same price range but more space, much better amenities, and above all, newer construction and more modern fixtures in the apartment.<br><br>So, if you must absolutely living in Buckhead, this is still a place to be considered. If you are looking for rent vs. value, I would skip living here.<br><br><br>

Drunks at Pool
Someone should mention the group of drunks that congregate in the shallow end of the pool making it virtually impossible for my children to swim witout listening to off color remarks and witnessing degenerative alcoholism at its finest. It is the same group every weekend and seems to spearheaded by a most annoying woman with an equally annoying dog (that she leaves on her balcony to bark incessantly) who is always drunker and louder than the rest.<br><br>If you are stupid enough to get sucked in to living here, do not make the mistake of living near the pool as you will be woken up every weekend night at some point by this group of inconsiderate drunks.<br><br>Security here is a joke and the drunken party crowd could care less about the rest of the tenants. If you have kids, don't even think about this place.

Disappointed at the end
The Estates is a very attractive complex that strongly attracted me when I was looking last year. The setting was very nice, close to shopping and freeway, but yet unbelievably quiet. But, the last year has changed my mind, and I look forward to moving. Maintenance and housekeeping have been very poor. I don't think that the common hallways have been swept or otherwise cleaned in a year. There has been a damaged light fixture in the hallway that has been hanging loose for several months. The garbage dumpster area tends to have garbage piled up outside during the weekend. My AC unit was filthy with mold. No elevator, no place to wash your car. Price is at the high end, but I thought I was buying quality, and now with the construction across the street, the value just is not there.

Downhill, Downhill, Downhill
Everything from maintenace to management is on a downward sprial. No one pays the same rent. I have several friends that have the same unit I do and I am paying highend as much as $80 more a month than one of my friends. I think consessions need to be given to long term tenants that pay their bills on time. Now, let's get started on the other issues the hallways are filthy dirty.If I were a prospective tenant, that would turn me off right there. The pool should be open and it is also filthy dirty and I don't beleive our maintenance staff is qualified to get it ready. Hire a professional pool company! I had a new kitchen and bathroom floor replaced last year and the job these guys did was terrible. They used the old split cordaround. I have running out of space but you get the idea. New management gives you the same BS story, that they are working on things but what they don't understand is that they are dealing with a clientele that is not buying it. New management is going to lose some long term tenants if they don't starting taking care of the place. Management needs to get their act together. Now, with all the construction underway, you need to take care of your tenants or your going to have a 50% leased complex and after all that money equity aparments spent to buy the place. The people that live in EP are great and Management/Owners need to take care of their tenants. You need a Property Manager that is more equiped to work with the clientele that NOW live in EP.

Looks like management is up to their old tricks again...even looks like they are writing their own reviews. <br><br>This place has had many many problems, as many others have pointed out. I lived here for over two years before moving on to a much better place down the street. The people that work here are deceptive.

Shame on you!
I have been a resident for over 3 years. The property has rarely had staff changes and genuinely cares for their tenants. They hand deliver my packages AND dry cleaning. The Property Manager –Penelope is an absolute professional and is fair. Maybe some people need to pay their bills and it is not the responsibility of the property to hound you for several months to do so. I can see why the previous person is upset; it is hard to hear that you need to take responsibility for your self and your finances. I am sad to say the Property manager was replaced because of the change in ownership, but I am relieved to have the same faces in the office and in maintenance. My advice is; don't read the garbage from previous tenants that can't pay their bills and blame others for their faults. Shame on you and GROW UP PEOPLE!

There are better values in the are
I lived at Estates for two years and besides the bugs and recurring problems with my heat and AC, I liked it well enough. <br>BUT... I moved out in October of 2004. I asked Mary-Claire if I needed to complete a check out report. She told me not to worry about it - big mistake. Over 7 months after leaving, I received a certified letter saying I owed them nearly $800 (with no explination of the charges), and they had been trying to contact me. I had left a forwarding address and phone number, so this is not possible. I asked for an explination of charges...got an assistant (african american, i think)but no one ever returned my call. Fast forward a few months....they sent it to collections. I again called and asked for a description of charges...this time Penelope was rude, dismissive, and claimed that they had done everything right (notified me in a timely manner, given me enough time to pay, etc). Even their collections company refuses to provide me a description of items I am being charged for. So, i am taking them to court.<br><br>Save yourself alot of time and money, and make sure you do a complete move out report. And avoid Penelope whenever possible. Shes a snake.

Don't Bother
Maybe I should have had a clue when the woman showing the apartment started saying that every resident "has a second home". To tell the truth I really liked many of the residents, but no one I met had a second home. The office staff is the pits, they will gouge you every way they can. They are rude and very stuck up. One of the office personnel even made threatening comments to me, bad enough that I was allowed out of my lease. But she still works there, so becareful. After I left they had several repairs that I needed to pay for (the usual, replace carpet, cleaning), though I have lived in about 5 different apartment complexes and this was the first one who charged for regular wear and tear. Well I lived their for nearly two years, so I did pay for it. But they never billed me at the address I provided, so imagine my surprise when four months after I moved they sent me an e-mail using more threats about not paying. I paid as soon as I received receipts for the repairs. For the price, this was the worst customer service I have ever received. Beware

Not worth the money
There are people moving out of this complex left and right. The apartments are not worth the money and the leasing office does not do a good job with making sure thier tenants are satisfied.

Great place if you're a frog... lots of BUGS!!!
I recently moved out of this complex and I was glad to see it come to an end. The apartments aren't worth the money and the complex has a HUGE bug problem. They will tell you it's because of the nearby woods, but I don't think that's the case. I have lived in many apartment complexes and some were even near woods and a lake and I never experienced anything like this. Grant it, maintenance will come by to spray, but it doesn't help. When I first moved into this complex I heard a tenant in the leasing office complaining about the huge water bugs in her apartment and I knew then it was going to be a long year. It wouldn't be as bad if the price of the apartments weren't as expensive as they are, but you just expect much more when you're paying between $1,000 to $2,000 a month for an apartment. If I were you I would look elsewhere because there are newer, bug free apartments out there for less money.

My search was over when I found Estates at Phipps
I haven't rented an apartment in twenty years, but after selling my home in Brookhaven within two weeks of putting it on the market and the home I am building only in the first stage I had to find an apt. I looked at several apt. complexes in the Buckhead and Brookhaven area. One complex I visited showed me an apt. but the walls were so thin I could hear loud talking in the next apt., another you could hear a very loud sound system (boom, boom, boom) and another the apt. complex was "party town". I could not find an apt. to meet my criteria of quiet, safe, clean, profession/responsible tentants and mangement until I moved into Estates at Phipps. My first visit I knew I wanted to live here. The management was true to their word and my apt. is extremely nice. It is a corner apt. with windows on two sides looking to a wooded area with beautiful trees and landscaping. It feels like a treehouse apt. The only sounds are coming from the singing birds. It is very quiet. You would never know this place is so close to 400 or Phipps Plaza or Lenox or other Buchhead establishments. The customer service from management and maintenance is excellent. They are pet friendly too. I am going to hate to leave when my house is complete.

Excellent! - Hate to Move Away
I'm getting married this year, and the two bedroom units are out of our price range. In the apartment hunt, I am comparing everything to this one, and nothing comes close. I'm going to hate to move.<br><br>I actually lived here for three years before having to move out of town. I came back to this apartment because it is so good.<br><br>I've been renting apartments for 15 years, and this is the best apartment I have lived in so far.<br><br>The staff are all friendly and helpful. Everything gets fixed right away. The maintenance guys are very friendly, and go out of their way to keep me happy.<br><br>A water main broke here some months ago, and they passed out bottled water until it could be fixed.<br><br>They keep us well-informed about what they are doing and any problems they see. They enforce the community rules. Recently, they sent a notice about keeping pets on a leash. So, the community remains quiet and a very pleasant place to live.

Great People
I moved to Estates at Phipps 2 months ago, and I love it! The office staff "gets" customer service, they are sincere and always helpful. I had family in town and they made dinner reservations for us and also arranged an airport limousine. THAT IS SERVICE!<br><br>My apartment has hardwood floors, a bay window and a lot of sunlight. Parking is a bit tight in the cover-parking garage, but it is manageable. After moving in furniture and boxes, my walls had scuffmarks on them and the maintenance guy came by and re-painted the area, and helped remove some of the old moving boxes.<br><br>I feel at home and I know I made a great decision. This is the real thing, and that is rare with so many horrible complexes out there.<br><br><br>

Very Happy Here
I have been renting at Estates at Phipps for about 6 months, and this is definitely the best apartment I've lived in (I have lived in several other apartment complexes). <br><br>The leasing office staff and management are friendly & on-the-ball. Same with the maintenance crew - rarely do I have maintenance concerns, but when I do, they are prompt, professional & clean up after themselves. <br><br>The grounds are very pretty and well-kept. I feel very safe here & the parking areas are well-lit. You're in the middle of Buckhead, but you feel like you're tucked away in a smaller neighborhood. Estates at Phipps is only about 1 minute from GA-400, which turns into I-85 (this is very convenient). Estates at Phipps is also right next to two major malls. There is a Target, Staples, 24-hr Kinko's, and Border's within walking distance. Gas station and grocery store are nearby. <br><br>The apartment itself is beautiful - I have a Lenox Towne Cottage, which has windows that wrap around three walls. My unit has bay windows, plenty of bathroom counter space & a large bathtub. Kitchen countertop space is a little sparse, but manageable. (Note that my unit didn't come with a microwave so I had to go out and buy one!) This floorplan is laid out very well.<br><br>I am surprised to read about the "bait and switch" comment. I can't see the management treating anyone like that. Certainly that was an unusual and isolated incidence. In fact, I didn't see a model of my particular floorplan before I moved here (they didn't have a Lenox Towne Cottage available to look at). Usually I won't rent from a place if I haven't seen the actual unit, but everything else about Estates at Phipps impressed me, so I took a risk - and I was quite pleased with my unit. It was evident that maintenance took care of my unit before I moved in - everything was clean (no bad smells, either), there were new rugs, a fresh coat of paint, and new flooring in the kitchen & bathroom. Everything was in good, if not great, condition. I also had a welcome bag full of useful local information in my unit when I arrived. <br><br>I haven't found the residents to be snobby or unfriendly. I know most of my neighbors and most people I run into will smile or say hello. I highly recommend Estates at Phipps!

Experienced the bait and switch
Make sure you see the actual apartment you will rent before putting in an application. My wife and I toured an exact model of what we wanted, since the actual apartment was not available to be seen. We were assured our actual apartment would be the same, but were very disappointed when we saw it for the first time. Strong odor, run down, and no balcony like the model had.

Happy camper
an awesome location, apartments are decent <br> <br>They are certainly not luxury. But they are good. <br>Most of the staff is nice. The maintenance folk are especially nice and as somebody mentioned, even the mailman is awesome. <br> <br>I do agree about the other dwellers being quite snobbish. But that's funny because two people so far have mentioned it and I do say hi to everybody and rarely get a friendly response. So, where are the two folks that like being friendly? <br> <br>The apartments are maintained very nicely and now they are repainting the entire external areas and have already completed painting the breezeways.

First Love But it's Time to Move On ...
We have been staying at Estates at Phipps for the past 2 & a half years. When we first moved to Atlanta, this apartment was rated 100% recommended and now it has falled into the #63 position. Like the previous review, I can say I can surely share my thoughts here after been living here for awhile.<br><br>When the time comes & my first love (Estates at Phipps) no longer works out, it is really time to move on. We do not deny the location here is superb! Easy access to everywhere; walking distance to Lenox Sq, Phipps Plaza, Target, Publix, etc..<br><br>Since the new managment took over, everything jus went downhill. The thrash often piled up outside the dumpster along the ramp. I have mentioned about that situation to the office in February this year & we still never see much improvement. <br><br>Since Robert our former Maintenance Manager left, there is no longer any on-site personel to assist after office hours. It can be a pain when the heater or AC is out.<br>Things are just not the same as it used to be.<br><br>The stairways & corridors are filthy. I know someone does use a blower once a week, but the places are way too dirty and need a super thorough cleaning.<br> <br>Currently, the apartment complex is undergoing renovation. I don't see any major improvement on the exterior. Interior wise, I heard they are placing in new appliances, granite countertops, etc. The new management is not listening to what many long-term residents actually want. <br><br>I do not care about the noise, dust & inconveniences this current renovation is bringing us as I understand all kinds of renovation will be completed sooner or later. What upset us the most is the ridiculous high rent increase the new management is going to charge us. Not to mention the new management never honor their words. They will quote you one price and then went back their words. <br><br>The new management does not value the long term residents here. Many are leaving and so will we. I am sad cos this used to be a place I am so in love with & simply love to bring my baby girl out for a stroll. Kelli & Marie-Claire have been great to us all these years! We appreciate their help and we will forever be grateful. Not forgetting Penelope our former Manager whois always great to us! <br><br>We hope that one day this apartment can become what it once used to be, ie if only the new management decide to really cherish & value their residents and sincerely listen to their feedbacks.

Not sure it´s love, but I like it alot....
Lived here for a little over a year and so far so good. The apartment is huge, one of the greatest closets (in the master) i´ve ever seen. The staff is great and the maintenance guys are great. The only thing I´m not crazy about is the noise from the stairs on the outside and the water that runs through the pipes that are inside the master bedroom wall. Most of the tenants are not very nice people and won´t speak to you even if they bump into you. But other than that, the location is excellent (except during the all star game). Nice place to live.

Awesome place to live
The apartments are in a great location and the managment is great. The residents may tend to be snobbish, but for the price what do you expect. Never had any problems and managment kept everyone in line, not that they had to. One problem is that water company will over charge you big time. They don´t actually measure you water but guess how much you use based on your hot water usages. Ask the management about this. Its really screwed up. <br>

This is pure Heaven
Location is great! Apartment is great! Admenities are resort-like and and the property is beautiful. If you want to feel as if you are coming home to a resort hotel in the middle of the most wealthy community in the city with all you ever dreamed of is within walking distance, then this is most definately the perfect pplace for you! Oh, but it is quite expensive! But remember that you het what you pay for.
