The complex is nice but...
Too expensive , not fixed up enough in or outside. The pool is pitiful and shabby. The weight machines do not work. There is no sAfety within the apartments or from without. The gates are always open and parking is a daylight free for all.

Extremely disappointed...
Extremely disappointed in the lack of security due to the gates (entrance and exits) continuously being broken or remaining open. My other major gripe is that my "rehabbed" apartment is so poorly put together. The workmanship is horrible from uneven floors that sag and dip, an uneven toilet that tilts to the right, granite is extremely badly put together with slabs glued together in many different areas, base boards are cracked and not flush with the ground.. and I can go on. I wish I had an un-updated unit.

Great vale and very friendly...
Great vale and very friendly staff. Newly renovated units are gorgeous. Maintenance requests have always been addressed by the end of the day.

The staff is terrible...
The staff is terrible and they do not do a good job handling your complaints. This community has a tremendous amount of break ins, they always leave the gate open. They advertise that it is a gated community, however, they don't ever close it. I would not ever recommend this community to anyone.

it's a great place, love...
it's a great place, love my apartment and have enjoyed my time with only a few hiccups along the way. Seen a bit of a decline the last year with the gate always broken and the pet clean up is pretty bad to name a few. It's a different community than when I first moved in.

I have lived here for 6 months. GREAT access to 400, I have experienced living more inside Buckhead but it add 15-20 minutes to your drives. The interior is very well maintained and mostly new. The staff(Mario and Georgina) are always very attentive and eager to help.

I love everything about...
I love everything about the physical features of the complex - large apartments, good features, decently priced. However, I cannot stand most of the management. You can tell management has no interest in helping the residents. The water bill is also outrageous for a single unit - $90 to $120 a month??

I am happy living at this property. Everyone in the leasing staffing is helpful and friendly...and the apartment community is very convenient to everything that I need.

Not the place you want to live in Buckhead. My qualify of life is in shambles due to the noise and pests. Not to mention all the dog poo!!! Last night, I reported a leak and called the "emergency maintenance response" number - over 12 hours later, I get a call... It just gets worse, not better. I have been asking for a review of my water bill for over 3 weeks; everyone is dumb and numb to my questions. The water costs are astronomical.

Camden Sucks!
I'm so ready for my lease to end at this apartment! The Camden management sucks! They justify rent increases with "quality Camden service." But, in reality, management is rude, takes a week to get maintenance requests done, and when you complain about something, they cut you off in mid-sentence. Also, there was a recent burglary in one of the buildings where two units were broken into. They also keep open the gates most of the day, and doesn't really make me feel safe. Stay away from this apartment complex at all costs!

HORRIBLE MANAGER
I will second the poster below and say that Andrea, the community manager, is extremely rude and unpleasant to be around. She clearly does not need to be managing an apartment community in Buckhead with her attitude. Very unpleasant experience.

Now Called Camden Phipps. New Management Sucks! Andrea Almario is RUDE!
The property is now called CAMDEN PHIPPS. My apartment is nice but the management is awful. The property came under new management this past Spring. Unfortunately, the new company is extremely unprofessional, especially Andrea Almario the Community Manager. You would think that living in Buckhead would afford you professional service but I haven't experienced that yet with Camden. I've lived here when the property was called Estates at Phipps. I really miss the previous management company they provided quality service. I've had several problems with Camden since they've taken over. It started over the summer when they began to remodel some of the apartments. I could here the construction workers using their loud equipment late into the evening. I know they have a timeline but after a long day at work I don't want to hear drilling and pounding. Then in August they repaired both parking garages with only 1 day notice to residents. I get that the repair may have been neccessary but communication was lacking and parking was a MESS for those 2 months. I also had issues with maintenance requests. Last week marked the 3rd time I submitted a maintenance request and had to follow up with management to make sure it got taken care of. I've also had issues receiving personal mail and management was rude in the process. They need customer service training fast!

Now Called Camden at Phipps
Left after 6 months. At first they were all nice and then it seemed the whole community turned on them. They will be nice to your face but don't ask them to go out of your way for you. I had the door shut in my face at 6:00 and had them yell through the door running to the airport sorry. This on my last day at the apartment. If u want lots of sq ft at a low price go for it but know the treadmills rarely worked and they have constant construction and are not to apologetic for it. The common answer is we are trying to make it better. I understand that, but we have constant construction workers coming through all day. The other recent change are the gates are open all day. They say it is to make it easier but a visit to the office I found out that they only have 2 lines and if both are occupied and you want to see an apartment they cant buzz you in. I've heard enough sorry's from the staff that I couldn't stand it. Mario tries but as soon as he knew I was vacating my apartment he refused to be nice to him. At a pool event, in which mgmt hosted, I asked a favor and he said sorry off the clock and then he had to run to the airport. I'm over it. Moving on and gladly doing so.

Good price for the area, but poor quality
I lived at Estates at Phipps for a year and had both good and bad experiences. The good first: -GREAT area for relatively cheap. All the other nearby complexes will charge for a few hundred more for less square footage, so you really can't beat that. -Fairly quiet. I didn't hear my neighbors very often, but of course that depends on who your neighbors are. Sometimes there were loud parties at the pool. -Good floor plans, if that's your thing. It was nice to get a unit with something more interesting that everything else I'd looked at. -Friendly maintenance staff. Gino and the other guys on the staff were great and generally pretty prompt with service. Then there was the bad: -Poor quality materials and construction. The cabinets in the non-upgraded units are complete crap, not to mention completely hideous. The carpet is similarly thin and low quality. The sheet rock was cracking, the window sills grew mold, etc. I know the management company didn't build these units but maintaining them is going to be a big problem as time goes on since they were built so poorly. -Plumbing nightmares. Our A/C unit leaked the first day we moved in, soaking the carpet, so it had to be pulled up and dried. Not soon after completing our move-in, a pipe in the ceiling started leaking and it took WEEKS to fix. We couldn't use our bedroom until a month after we moved in and had to call corporate to get it finished. We had something like 15 service requests during the year we lived there, and many of them were leaks...or things like the time our sink backed up for no apparent reason and flooded our kitchen with disgusting water. Okay, I'm not sure why I'm recommending this place. I guess because I'm hoping all the units can't be as bad as ours? The maintenance guys seemed truly sorry about the problems we had, but the management staff...not so much. Good luck with your search!

I have been here over a month and would recommend these apartments to everybody .they are safe and beautiful apartments with lovely people in the office who will fix any problem that is brought to their attention .my ac went out 7/28/2010 i called and it was fixed 30 mins later they are very nice people and we are located close to the malls

DO NOT LIVE HERE....
Well, what do I have to say that's positive about this apartment complex. I lived here for about 8 months only to leave the complex after being broken into and have about $5000 worth of property stolen from my top floor apartment in the "gated" community. (Cant really call it that because the gate is always broken). And what did property management say after we were broken into? We will LET you leave the property with out owing us anymore rent. But first you have to pay $800 worth of ridiculous damages to the apartment. I mean asking us to pay $75 to paint a wall the the couch was 2 inches away from? Yeah that makes sense. I would also like to say that 2 responsible girls lived in the apartment and took very well care of it. Along with the break in, I also had lights and logos stolen off of my car. There were rims stolen and a motorcycle stolen from the property aso during the short time I lived there. Also, if you have a problem with the apartment, don't expect management to help with the solution anytime soon. After our door was broken during the break in...did they do anything to fix it? No, not until the next afternoon when they got around to it. I would also say that a leak in a window allowing gallons of water to come in and stain and ruin carpet, not to mention mold the paint is a fairly urgent matter. Management would not agree and will tell you to "make due" until they are ready to fix it. Honestly, the price is too high to what you're getting, which isn't much. If you do plan to live here, however, do not live in building three as it is very unsafe at the back of the property. Do plan on going above the property management to get anything done. You'll basically be throwing your money away to a company that doesn't care about its customers. Also, be prepared for fees and prices to change without notice.

Atlanta is NOT Mayberry
I have lived here for 10 mos, just renewed my lease, I HAVE NEVER SEEN A ROACH !! , must be in some other building, I LIVE IN THE 2000 one. As far as crime, this is a major city with Interstate access , just blocks from this property, I , personally have not been a victim, and I have lived in Atlanta, 25 years. Some of these so called "crimes" on this property were roomates who came back and took stuff AFTER they were put out, If you want ZERO crime move to the Sticks!, even then you will have a few crimes,( Meth users tend to like rural areas)..otherwise GET OVER IT AND BUY A HOUSE !!!! OOPS FORGOT ABOUT HOME INVASIONS IN SO CALLED UPSCALE AREAS

awesome experience
I have lived at this complex for over a year now and have had a more than pleasant experience. I love the upgraded interior, the complex , and most importantly the staff themselves. I feel if you cant find apartment bliss living here then get a better job and buy a house. I have lived in many apartment complexes and this one takes the cake. dont really have any bad i can say about the place. I plan on buying a house but until that time comes this makes a good home for me...

Gone the Day the Lease is Up!
I moved in about 5 months ago and this is the Buckhead Apartments from HELL!.The gates never work they seem to be broken all the time. There are roaches EVERYWHERE! Don't even think about finding a good parking space if you work evenings. This place is TERRIBLE. I would not reccomend it if they paid me. I have seen girls throw there dogs in the pool and have them swimming around as if it is not gross. People allow there dogs to crap everywhere and don't pick it up at all. The maintance team is great Gino and the guys are Excellent. As far as the LAZY WOMEN in the leasing office that is another story. ----- with her ---------------------------------- I have ever met. She flirts with every and any man that walks through the office doors. She was so busy flirting that during my lease siging she had to call me at least 4 times to correct things on it. I can't wait to get out of this CRAP hole I will be jumping for joy once I return these keys.It is just me and my child and we absolutly hate everything about this place besides the location.

Not a good Place to live.
I lived at Estates at Phipps for 1 year. It would be benificial if they clean up the place a bit. There are too much roaches everywhere, I called management about the the roaches in my apt, they just send out a little man with a little spary bottle. The roaches laugh and said to themselves thats it they can do better than that. The outside hallway are so dirty, I am shock at how they show future tennants arround and not notice how dirty it is. They will hit you with the Cleaning bill and rug cleaning bill or any other things that is wrong with your appartment when you move out. The one good thing about the apt is that its it a great location. I guess they do not read the reviews or they would attempt to keep the place up a little. Dog poop on the gounds. I don't recommend living at Estates at Phipps at all.

Great Location, Still a Terrible Place to Live
I lived at Estates at Phipps for 18 months. The first major problem to arise was noise from the A/C. The units are placed directly outside the bedroom windows of the units, and tenants are treated to a continous cacophony of 6 air conditioners throughout the night. When I complained about the noise, management baically told me that the noise was just something I would have to deal with. Parking is also an issue, especially if you get home from work after 7. You will likely have to park a decent distance from your apartment. Since the minimal security is easily circumvented, crime is also a problem. The interior corridors probably haven't been cleaned in a decade, and pests, especially roaches, are everywhere. The management is deceitful and rude, covering up known problems on the front end and trying to strong-arm you into paying their turnover costs (carpet cleaning, etc.) when you move out. The maintenance staff is a joke. I would recommend looking at a Post apartment or renting a condo nearby. Whatever you do, don't live at Estates at Phipps.

No Problems from this Renter!
I have been living at the Estates since the end of April, so going on 3 months and I LOVE IT! I have not EVER felt unsafe, and I live in a one bedroom. There are nights when I come home from work, well after dark, and there are other girls out walking their dogs or on their phones. The grounds are clean; actually yesterday morning on my way out the door, I saw a maintenance man walking around picking up trash. Since I have moved in, the gates have ONLY been open during Office Hours and not ONCE have I had a problem with maintenance not fixing a problem. (The sprinkler in my outside storage was leaking, but it was a contracted fire company. The Management office had them out and it was fixed within 24 hours. I also got a follow-up call with an apology for the leak from the fire extinguisher company.)My apartment over-looks the pool, and there has only been ONE night when it was loud...I haven't had any issues with noise at all. As far as the other reviews on this website..some people are dealt lemons and some people are dealt sugar to make lemonade. If you are unhappy move, because it is renters like you who make a GREAT PLACE TO LIVE look like a BAD place to live!
