The absolute worst ever. When I initially moved in 5 years ago it was amazing management, security, concierge etc everyone made living there a dream. BUT as the years went by it’s progressively gotten worse and now it’s the absolute worst! Amenities half work, and management no comment! The person who recommended me to move here back in 2017 said the same it’s nothing like it used to be and ITS DEFINITELY not WORTH the money anymore! It seems like every year it’s different management, different concierge and nothing getting fixed or non working amenities. Recently, I was told one thing by the director of the building and then within a week she changed and said something else and one thing I hate is an Indian giver or a liar! Thank God, I’ve been looking for somewhere else to move to since last year and soon my house will be finished and I’m gone cause 05 just is not what it used to be! Consistency is key for me and it’s too inconsistent and the management is horrible. I can honestly say I’ve seen so many of the people who I met when I first moved in leave when the management started getting rocky and now I see why. In speaking to them that was there complaint, “it’s not what it used to be, management isn’t the same, it’s too much money we’re paying for this place and nothing works!” I’m going to miss the convenience of the clubs, malls, etc due to the area but I won’t miss the place or AND DEFINITELY NOT THE MANAGEMENT!

The Staff are very courteous and friendly. I like the cleanness, the beautifying of the apartment and how it is keep. It also very quite and loveable. I will recommend it other people and friend I know.

Building has been overrun with AirBNB guests. 15 minute wait time at the elevators. One is usually broken. The pool area has become a children's play park and a public hangout for non-residents. Property management is aware but will not kick out non-tenants.

Thought it was a decent place to stay as it is in close proximity to things but how they operate I don't like. They send out email notifications about everything instead of postings around the community and I rarely check my emails. Then my car gets towed and I miss work, get a write up, etc all because of an email that the manager sent that had two contradictory statements and when brought to their attention they acknowledge where the confusion may have took place but still refuse to reimburse my money the towing fees. Mind you there were still other cars parked in the lot that were not towed and I was told they ran out of tow trucks so they got off and I have to pay. To me that's very I unprofessional. I am contemplating whether I should mov to another community as this is not the first run in where they made a mistake but won't do anything accept it as their fault and take ownership

I previously gave a review on this place when I first moved there. It was a good review however, the experience of living here has been the worst. I had to abruptly break my lease due to the assistant property manager Krystal Moody allowing criminals in the building for her own personal gain/ affairs. Only six months into my lease, Krystal aided in moving a criminal who I felt was a personal danger and threat to myself. This individual was not suitable, and did not meet the qualifications of living there and she was knowledgeable of this. And she was aware that the individual was using some one else's information, as she allowed. The individual himself told me this, so this was not an accusation against Mrs. Moody falsely. The individual told me that he conducted a personal relationship with Moody that she pursued herself (which she denied), in exchange for her help into himself gaining residence in the building. After venting about the situation to those around me, I discovered that Mrs. Moody has a reputation of allowing guys into the building who don't meet qualifications, in order to carry on personal relationships. But that not even the half. . . Upon bringing this situation to the attention of the property manager in the same building, who is her boss, he treated me very condescending. It seemed as if they were in on it and sticking together, as they were extremely cliquey-ish, and extremely condescending and arrogant. But it get worst. . . I went over his head to the corporate manager of the property, Mrs. Trina Joseph. To my surprise, I got the same reaction, which was condescending. In fact, she simply sent my back to the property manager, in which I was complaining. Anyway, l ended up breaking my lease because I felt very unsafe, and disregarded by the property at that point. Very hurtful situation. This is all Moody's fault. And I pray she is no longer at this property. In my opinion, she is a poor excuse for a professional as a property manager and a poor excuse for a "Wife" at that! She should be somewhere on the south side, not in Buckhead. As she is not a good fit. Don't be surprised if there are career criminals, or creeps around the building that she has let under the radar, because they were attractive enough for her to pursue. Be careful

Worst place to move. With all the construction in Buckhead and Midtown, you will get more for your money in other communities and mid/highrises. For the prices they`re asking, the amenities doesnt match up. I`ve seen more employee turn over than ever before. Office staff doesn`t really care about the residents needs. You`re unable to see at nightwhen grilling. Lights are always out in the parking deck. The skywalk is always filthy. The "locked doors" can easily be yanked open. This place is managed poorly, they take forever to answer or resolve simple requests. The elevator always smells of marijuana. This building is way overpriced for what you get and how you`re treated. This building had a flood recently and by the way the repairs went, they took the cheap route. Do yourself a favor and search another highrise/Midrise in buckhead. Don`t waste your money here.

Do not Move here. Poor management; they enter your unit while without knocking, I was once taking a shower and walked out to see a stranger in my kitchen checking a maintenance order request from weeks ago. Management doesn`t really care about the residents, leasing agents are rude. Management moves at their own pace but, they demand you to move at their speed. Do yourself a favor and look elsewhere or buy a property because they treat you like a peasant renter. Several light bulbs out in the parking garage, very unsafe, marijuana smells always in the elevator. The amount of money you pay doesn`t equal the service.

We lived here temporarily while we were building a home, and I really don't understand the negative reviews. We had a corner unit, so perhaps were were more insulated from neighbor noise than most, but I only occasionally heard the people in the unit above ours and almost never heard anything else other than perhaps a once-a-month party/gathering and the occasionally emergency vehicle rushing down Peachtree Rd -- all a far cry from NYC apartments in which I've lived. I didn't really deal with management, but all of the concierges were extremely helpful, and the maintenance people were friendly and one offered to help with our move. The common areas kept very clean and cool; the building felt extremely secure; the rooftop pool and gym were terrific and generally empty; and the parking deck was as convenient as you could expect. All in all, it's a relatively new and upscale building in a central location that served our purposes perfectly.

The traffic noise is horrendous here. All hours, noise, noise, noise. Door slamming and noises through the doors create issues too. The conceirges are wonderful. The management politely listens and then will offer no help or suggestions. Strange little things are off, like the disposal is on the left side of the sink. The prep area is to the right. The dryer door is a right hand door and shout be a left handed one. I am always bumping my head on the door when removing the wet clothes. we will be moving as soon as our lease is up!

05 Buckhead has quite honestly the most unprofessional staff I have ever come across. The building is in a good location, however very over priced. My honest opinion is that you can do much better on Craigslist.com simply by searching for condos in the area. They will be just as nice, less expensive, and much less hassle. I would strongly suggest finding another location and would be happy to provide more detail for anyone interested.

Can someone post an honest review of this building... I've seen talk about drugs to partying problems and a million other problems and I don't even know if the positive reviews are accurate because they are so NOT detailed and very vague. If someone could somehow show pictures or something It would really help... I'm also not sure if the negative reviews are from bitter customers who didn't get their way which could be the case... I just need something along the most accurate. I know I'm not a current or former resident but I'm really looking for responses like a pros and con

Building has small number of tenants which is nice. Staff seems focused and does a good job. Pricey, but great location. Overall, very good place to live.

I have lived at 05 for the past two months...I absolutely love everything about 05 thus far. Every service request (minor) has been handled promptly and accordingly. The staff has always been extremely professional and friendly. The location is unbeatable and a very safe area...Being new to "city living" I had no clue what to expect in regards to safety. 05's safety is strong with the access keys, gates, etc. If you do not have an access key, you are not getting inside the building! Concierge is 24/7 as well...It is also very comforting to have the AlliedBarton security on site 24/7...Not sure if any of the other high-rises have this security in place as well?! I did a thorough search on high-rises in Atlanta and am very happy with my decision. 05 is also the only rental high-rise apartment which is a major benefit because you could get into a mess leasing from an individual that you essentially do not know. 05 hosts events for the residence which is very cool. The only downfall is the parking spaces are tiny... This is minor and something that you get used to :). PS- This is coming from someone who never writes reviews...Good luck!

i went to look at these apartments and the manager was so rude. I decided no way am I going to live somewhere with a manager like her. I didn't even get to see what I wanted to see. She acted like I was wasting her time. She wasred mine.

WARNING: STAY AWAY...DON'T RENT HERE...I lived in 05 Buckhead from 2009 until June 30th 2013. I never write online reviews but this building deserves one. Do yourself a BIG favor and don't bother renting in this building. I won't go into all of the issues over the years as there are way too many. I will sum it up by saying 05 Buckhead is extremely overpriced and has terrible and ignorant management running this building. The two property managers are extremely unprofessional and lazy. They will never return calls when things need to get fixed or if you have general questions...they are pretty much useless...I am still shocked that the ownership group at 05 Buckhead has not fired this management company yet...I am sure it is only a matter of time...Also, when it is time to move out I just got hit with a $1,200 plus fee to replace the 5 year old rugs and a cleaning fee. Don't expect to ever get your deposit money back as many friends that have left the building also had similar experiences over the years. Be sure to read the lease too as they make it nearly impossible to get out of your lease early...be ready to dish out between $8,000 to 10,000 to make that happen if you try to leave early. That is what happened to me when I tried to leave after signing my last year lease six months into it. This building is totally not worth the hassle...look elsewhere...the property management team will ruin your experience there....

Only a superb and positive experience with 05 Buckhead. We were new to Atlanta and 05 eased a lot of worries for us - great location, safe, quiet, awesome concierges, and responsive management. Our entire experience was incredibly pleasant with no issues whatsoever. We even had unforeseen circumstances arise where we had to leave earlier than expected and management was so accomodating and understading of our needs. This is an expensive, luxury building and if you are an upscale, polished person who can truly afford to live here, you should have no issues. The negative reviews about this building strike me as very odd since our experience was quite the opposite. Thank you for the warm welcome to Atlanta, 05 Buckhead!

I was not a renter, merely an applicant and follows is my experience. I went this morning to give 05 mgmt my financials, sign the appropriate papers and get a lease. First, I was offended 05 wanted a $400 Administration Fee for "processing" my application, in addition to an $85 Application Fee. Are you in business to make $$ on Admin Fees or rent apts.?? I think paying a corporation $400 extra for having an employee perform their job description, insulting. However, what disturbed me MOST was they wanted my mother's maiden name - which is solely used a security question at your local bank, and NOT my social security number, as is usual and customary. ALL other professionals (Doc, dentist, lease co.'s etc) take your SS# and NEVER your bank account's security code. What's up with that? Then, after I filled out all the paper work they told me their pet/dog policy weight limit was 40 lbs, and not the 60 lbs my dog weighs, which I made perfectly clear when I first viewed the unit two days prior. AND, as you can read on this form, it says the 05 accepts dogs 25 lbs and over. Upon reading others reviews after my own weird experience, I thought I had something to add.

MANAGEMENT, stop writing your own reviews! It looks pathetic and desperate!!! Provide a better experience for tenants and maybe you will get more positive reviews, WITHOUT having to post your own. Oh, and two in one day... at least make it look convincing (smh)!

I did not live at 05 Buckhead long, was only there 6 months but my experience was completely different than some of the negative reviews. My entire experience was positive. The building was quiet and private. The concierge and management staff service was far better than any I experienced as compared to other places I've rented in Buckhead. My maintenance requests were addressed with 24 hours and I have nothing but positive things to say about my stay there. I would definitely recommend 05 Buckhead apts and would stay there again when I am in Atlanta.

Seen some negative reviews. I think they must of been living in another place. Nothing but praise for all the staff and I mean all the staff. They try their best to make you welcome and any issues are resolved immediately. Yes 05 is not at the low end of the market and yes perhaps they should be more incentives for longer term tenants. But all in all fully recommend 05 Buckhead

Coming from a condominium to an apartment has been a smooth transition and the staff has been extremely helpful in ensuring that my apartment was clean and comfortable. I have nothing but positive things to say and it feels so good coming home ot a warm and friendly concierge staff that is full of smiles and very accomodating to my needs!

I agree with everything that has been said. 1) Elevator and carpet often smells like pet urine 2) Coffee machine is usually missing something required to make coffee 3) Outdoor movie theatre was broken for 1.5 years 4) They charge you for lightbulb replacement 5) Concierge's don't seem to remember your name/or apartment number; no matter how long you've lived there. 6) Lots of noise from nearby sports authority that has an alarm that goes off 6am the first day of every month. 7) They have leaky dishwashers 8) They keep your deposit for various made up reasons ($400) - mostly related to the poor quality of the building itself.

Dont move there, they will steal from you
I lived there from April 2010 to April 2011. I agree with the rest of the reviews about service and management, horrible. The apt manager, ----, is useless if you ever have any issue. I was there a year, paid rent on time every month and complied to all their requests. Dishwasher leaked every month (apartment is new, notice!), service never came up, concierge was useless telling me I had to submit a ticket. For the price you pay (>2500 for a 2 bedrooms), you get no service, and they treat you like you are a hassle to the building rather than a paying customer. If you ever need anything from service or management, they just dont answer nor return your calls, and if you go in person, they are in the building half time, so you can never speak to anybody. and believe me you will need them because those apartments are built very poorly. In my unit, besides the dishwasher always leaking, the both bedrooms didnt have light switches connected so you basically walk and you cant turn on the light even if you connect a lamp to a plug they assure you is connected to the switch. I reported the problem, and I was told the builder had to come and fix it. Builder never came, I moved out and the tenant after me has the same issue. Not to speak about the outdoor movie projector they advertise. Never worked, concierge will even tell you upfront. Its a scam for the money, they try to get your money with an appearance of luxury, but the building, its management and its staff are just plain ------, not to mention some of the tenants. They had a guy having wild parties in the rooftop, with prostitutes and pimps running down the elevator and drugs being consumed in the public, but they never evicted him, he kept partying. Dont go there.
