Luxury Apartments - Very poor service/management
I lived in the building for 2 years, lived through a few changes in management. You will find in this building a very nice and luxurious place to live, but with the poorest service you can imagine. To get things done on the apartment usually take long. The reporting systems don't always work as expected. I got my car booted in my own parking spot, twice! I got a refund for the tickets (they recognized the error), but the bad experiences (especially when trying to go to work and your car is legally parked, yet booted) was too much for a luxury apartment. The concierge didn't know what to do to help me. They washed their hands, didn't know what to do or how to handle the situation The basement where you can drop your recycling and where some people have assigned parking looks dirty and too often smelly from the garbage. And dozens of residents pass through that everyday. When talking to management you will often her them say, 'our client this, or our client that'.... It took me a while to figure out that they were referring to the building owners as the client, not me or the other residents. That comment shows the attitude you will find when dealing with management. You, the resident, are only a product to them, the real clients are the building owners. In that sense, you will be treated as such. Hoping that the product (meaning you) will cause little problems and will pay all the money they can get from you so they can serve their customer (the builders) very well. The building itself is absolutely great, but if you are willing to pay for the luxury premium, be aware that it does not reflect on the treatment you receive by management. If customer service is important to you (the way they treat you at home is important for some of us) I would reconsider.

05 Buckhead
I arrived in Atlanta in summer 2010 (from Europe) and struggled to find a place to rent. Most of the high-rise around 05 seem to have been built by Ikea or beautiful views.... on the highway ! No, thanks. 05 itself is just gorgeous and the residents polite and respectful of others. (saw an other review about drugs ? Just ridiculous). The pool is nice also far too small to swim. Phenonemal location too. Every appliance worked fine from day 1. The concierge staff seems nice to me also I do not feel I'm asking much. I leave them my shirts, they call me cabs from time to time and few other things. Once every 2 months, there are social events that are great to meet neighbours. All kind of different people, from party singles to families. There seem to be a lot of doctors too. Europeans over-represented, keeping in mind this is Atlanta. And that's fine ! (we're ourselves a family) What could have been better: Balcony in the master bedroom... would have been better in the living room. Wooden floor is not of the highest quality.OK though. Recycling bins in the lower floor are always full. Hope this helps. Some of the reviews are mad...

Not worth it
For some of the highest rental rates in the Metro Atlanta Area you can live in a building in which the service is below a Motel 6. Clearly the managers of this property know NOTHING about luxury living. The noise from construction on Peachtree is terrible as well, and management has been impotent in helping. The finish out in the units is IKEA special. This place is really overpriced.

TOTAL SCAM
The building itself is gorgeous its very upscale. The people who lives in the building think they are better than anyone else, you will feel that youre back in high school once you meet or hang out with anyone that lives there, mostly single black women, women with kids, and asians. they wont tell you whenever they have a private party at the rooftop letting you know that its off limits to hang out upstairs that evening, you will have to go upstairs yourself and find out if its open to everyone else or not, the concierges can be friendly but mostly air heads, they wont do a thing right, will let people up to your door without calling you to let you know you have a visitor, the elevators have carpet so they all stink like dog pee, since half of the people living there have pets, you wont hear your neighbors unless they are walking to their apts, thats the only good thing about it, but you will always here ambulances 24 hrs a day, the pool during the summer gets packed and theres only 20 chairs for everyone to layout, so make sure you get there as early as you can to reserve one to yourself, everyone that lives in the building parties every night, so dont be surprised when your neighbor ask if you do cocaine or smoke weed to join them. maintenance is HORRIBLE, they will act like they are doing you a favor if you need anything done, people from the office are worthless, they dont even know you live there, dont expect to get your deposit back which is $600 back when you move out even if you leave your apt as clean as it can get, they will charge you even for a light bulb and i mean it. This building need new management in order to be where it needs to be, as far as right now its not worth living there unless youre a drug user. look around, theres better options in buckhead.

Wouldn't Move Here...
Hey folks, I've been there for the past year, and based on the rent that they charge (>$2500) for a two bedroom unit, you would truly expect white glove service. Not here. You are better off heading to the Intercontinental and negotiating with them.... Anyway, back to the facts. Service here is poor. The realty group on site is slow to respond, and the woman ----, who is apparently the apt mgt is non responsive and at best, extremely slow and inept. They have flipped over the concierge staff at least 3 times since I've been there. Notice to residents? Slow...somtimes under your door, sometimes via email, and sometimes the concierge just tells you (ie...."If you park in front of the building, you'll be booted" - what a mess) the flavor of the day. The building itself is just gorgeous, and the residence that do live there seem nice. Really nice pool and fitness center, and a phenonemal location. Would recommend another place not managed by Coro Realty.

GORGEOUS PLACE, LOUSY SERVICE
Lovely upgrades in apartments, great location but to get anyhting done is like pulling teeth. The rents are too high for such shabby service. You have to constantly remind them to do things despite the proper channels.

Not a place to live
This at the first glance is a great place to live, but once you live there you learn why the reviews are so bad. The Concierge continually change at one time I believed that they had a great group but they then changed to a very unfriendly group who don t even greet you when you walk in the door. You expect to be treated a certain way when you pay $2400 a month but this place is very disappointing management is rude and at moments disrespectful at times the concierge seems more like the security than anything else. At one point it took the maintenance 2 weeks to change one light bulb. On a lighter note the places are very nice the only problem is that with the large windows in the masterbed room it becomes very hot during the middle of the day. I will be moving to the Terminus across the street as soon as my lease is up.

Not everything that glitters is gold!
Biggest problem with this apartment is the lack of management. The property manager is responsible for several other sites, so the building isn't a priority. If you complain about anything, there is never a resolution. It's just swept to the wayside.They have collected resident surveys, but have done nothing with their findings. Their only sense of urgency is collecting your money, rather than that they could care less ( keep in mind, I pay in a timely manner). They make up policies as they go along and send you emails with typos and misinformation. Every week there is a new Concierge, so don't get used to seeing anyone, because they won't be around for long. The cleaning staff cleans the public areas daily, but rarely vacuums the hallways of each floor. Now that the building is getting more full, the elevators take a while. The freight elevator is always open on my floor on the weekends and filled with stains. Some carpet cleaner would do the trick, as it is used as the third elevator, when residents aren't moving in/out. Overall, the apartment is nice. Pay close attention to the noise when you are taking a tour, the trash chute is very noisy, as residents throw glass down it. The chute is adjacent to a particular apartment model. If you have little interaction with the property staff, then you should be ok. If you are expecting professionalism, look the other way. They are trying, but not doing a very good job.

Slow to Respond to Service Issues
I moved into my apartment five days ago and I'm the first person who has ever lived here. Since moving in, my air condintioning has not worked and I've been forced to follow up and follow and follow up with the staff to get it fixed - and it still is not resolved. Each time I bring it up, the leasing agent questions whether I'm using the system correctly or if I've turned on too many lights or appliances. Both she and the maintenance man tell me that they are doing all they can do; which is nothing apparently. Meanwhile, my condo has been between 78 and 80 degrees inside. I've met four residents so far and three of them have had repeated problems with the AC in their unit. BEWARE!
