This community is amazing!! The leasing office is so helpful and kind. The community is so clean and the landscaping is beautiful. The apartments are so spacious and high quality! We are so happy to be living here.

Great place to live! The area is always very clean. A very quiet community & feels safe overall. Staff is very friendly & goes above and beyond to help their residents! Love it so much - we just renewed our lease!

Very friendly staff, and walked us through everything. Sophie took care of us and got us the apartment we wanted. Beautiful apartment and location. Very pet friendly. Clean and safe feeling when you come in

Beautiful apartment on the inside. Need to up the landscaping for the amount of rent paid. Staff and maintenance are very efficient. I have been relatively happy living here for the past year. Would recommend to other people as a nice place to live.

The Advenir at Dawson Hills is a very good apartment complex. It has 10 buildings and very ample parking. Garages are also offered. The amenities are very good? the pool and surrounding area is a great place to gather with friends and the exercise facility has a great selection of equipment. The staff is awesome, the maintenance is prompt and the property is well maintained. Great place to live

Overall experience with staff and facility has been good. In my experience from other apartments the barrier/flooring between upper and lower floor seems to be of lesser quality when it comes to sound proofing.

Truly a great community. Quiet community with peaceful views. Neighbors and staff are extremely friendly. We happy we found this community when relocating up here. We look forward to continuing our stay here.

This apartment complex is close to a mall, which is convenient for everyday household needs. Apartment is not well insulated for noise as low as normal speech; also neighbor's door slamming is felt loud everyday as doors are very close to each other. Maintenance response/service is good, but office response/services needs improvement. Pricing/billing transparency needs improvement.

We moved in 2 weeks ago, but very pleased with everything thus far. The amenities, staff and fellow residents are top notch. The staff are super easy to deal with and very accommodating. We couldn't be happier living here.

We love it here! Our move in experience was not good as our apartment was a mess when we walked in but that issue is being resolved by our great management team. We are appreciative of their sensitivity to our situation.

The apartment is overall great! Had a minor issue at move in and it was corrected in less than an hour *super impressed*. The apartment is super spacious with plenty of storage. The apartment layout is really nice to walk around and just makes sense. Everything looks really clean. The colors are very neutral allowing you to decorate to your style. Love the laminate hardwood *no carpet = huge win*.

Everything during the move in process was great. After one short visit I was able to find exactly what I needed. The staff was very friendly and did a thorough job explaining each step of the application process.

There are a lot of problems with the units. There was a hole (from maintenance) in the wall with a leak in my apartment for over 7 months and multiple residents had the same problem. It was not treated as a priority and, in my opinion, they are too expensive for that to have happened and been ignored.

The move in process was amazing. The front office was so helpful and answered all questions and were prompt with their responses. The price of the place was unbeatable. This place is a lot nice than any other places that we looked at.

The apartment complex offers great amenities like the pool, grills, etc. it is very conveniently located to everything in the area of 400 in Dawsonville and not far from Cumming. I suggest top level apartment as the noise on the bottom level that you will hear from upstairs neighbors is annoying.

These apartments are beautiful but only too the eye, there are a lot of issues with this units. I believe they were built fast to make fast money. There's a spider and bug infestation especially in the warmer weather. The windows aren't sealed properly so water comes in and it gets moldy. The stand up shower also gets a weirdly large amount of scum and mold, there's a hole in the wall that hasn't been fixed in over 8 months. The walls are thin you can hear conversations from outside and the next door neighbors, the floorboards are coming up, and the ceiling is cracking. Mind you this were built in early 2021, and the previous property manager was extremely rude and unprofessional.

This is a very cute and quaint community. The staff is helpful, courtesies and genuine. The cost is affordable in comparison to what is available in this area. The only reason that I will not be renewing my lease is because the walls are paper thin and you can hear "everything" that is going on in "all" your neighbors life (on the both sides and above), but the apartment community in itself is quiet.

I moved into my apartment in July, and I love how new and clean everything was. The pool and workout facilities are very nice. The common area with hammocks and grilling area add a great outdoor experience.

Absolutely love this complex and the staff that work here. Management is very tentative and the property is always extremely clean. The apartments are also beautiful and spacious. Very friendly neighborhood and a perfect place for all ages.

The complex is on the small side, with only ten separate buildings holding twenty four apartments per building. This limited number is ideal, giving a more intimate and less hectic atmosphere. Everyone is friendly, the community is clean and has many wonderful facilities one can utilize. The apartments themselves are lovely in quality and feels more like a home than an apartment. All your shopping needs are just a couple minutes away, and there is ease of access to GA highway 400.
