I’ve been living at Pembroke Woods for almost eight years, and I’m very happy here. I feel safe, my apartment is sunny and cozy, the grounds are well kept, and the staff have always been courteous and professional to me.

Very loud, understaffed, and management has been pretty rude especially for a management person. No security measures especially for the car break ins and safety issues like propping doors open and /or just broken in general.

Horrible place to live, management is terrible and completely disrespects your privacy. I actually had one of the leasing managers hang up the phone on me. Maintenance entered my apartment when I made it clear this was not ok with me. When I brought this up with Michelle, the manager, she was extremely rude and actually hung up the phone on me. They clearly invaded my privacy and I am expecting action.

I have enjoyed living here for the most part. A few issues with thefts of packages. I just really think they should be doing a lot more updates in all the units and the grounds if they are going to continue to charge as much as they do for rent. I really wish there was a better place for the kids to play. Give them a kids pool or a splash pad and give us an adult only pool. Summer is short I would like to enjoy it if I have to pay so much in rent that I can't afford to travel anywhere.

personell at front office are always very helpfull. grounds are immaculate residents in my bldg are very friendly there are dogs in my bldg bur are very quiet.i have lived in two other apt complexes and this complex is the best by far

Love life here. Looked at almost each South Shores residence and I knew the moment I saw the community and the apartment that it would be a good fit. Only complaint is trash near water treatment area and the retched smell of sewage every now and then. Truly is a health and environmental issue

We like living here, only issues we have had have been with playground equipment otherwise it’s been fine. Feel very safe and management has been great. The maintenance staff has been extremely helpful and very responsive.

Longterm resident. Great location, lots of grass and trees . Issues and service needs get addressed. Nice staff and maintenance crew. Overall quiet respectful neighbors ; who always say hello or have a little chat when outside. The dogs in my building are quiet and well taken care of. Nice blend of ages.

I moved in this past November and have had to submit multiple maintenance requests already. I've had electrical issues, had my kitchen sink drain fixed, had a new microwave and washing machine installed. Hopefully that's all i'll have to deal with. The neighbors are friendly and the area itself is nice. It's expensive here but it's a good location.

I love it here, my home is beautiful. Everyone in the community is so kind, and I feel so safe. Management is sweet and really care about their tenants. Would recommend 10/10. All maintenance request are taken care of in a timely manner and when I had any problem with my unit I was encouraged to report it immediately. All the ladies in the office are really nice and make me feel welcome. Thanks Pembroke Woods!

My experience has been pretty good so far. I haven’t lived in the community long but I am already enjoying it. Everyone is so kind and the atmosphere seems very good. My apartment is nice too and I’m glad to have found a apartment community that I see well fit.

I met many wonderful friends here. I love the amenities and they keep it up. Very nice place to walks and places to rest. The pool is nice and they have out door grills (big) ones. It's very handy to everything i mean everything!

Too expensive here, Michelle the manager is awesome though the maintenance takes too long too come and do not do a correct job our dishwasher had to repaired and kept breaking , a light socket and out let’s don’t work the rent increased over 500$ / month from 1 year to the next !

Very quiet , very nice apartment. Totally enjoyed my stay there and would recommend to anyone looking for an apartment in the Pembroke area . One downside is the $$ , the rent in year 3 made a large jump .

Stairwell carpet needs replacement, paint needs to be updated in stairwell. It is embarrassing bringing guests into my new home with a hallway/stairwell looking so bad. Work order never acknowledged or addressed.

Community reachout has expanded greatly with current property management team. Feel much greater attention to rules and regulations as they pertain to cleanliness, tenant advocacy, etc. Lately, long-overdue major maintenance issues like replacing stairwell railings, trash collection areas are being addressed. Sewerage overhaul updates are appreciated. Safety remains a dominant issue among tenants. Also, many tenants utilize the dog park and there are many complaints about irresponsible folks who do not clean up after their pets and resultant putrid soil conditions. The park needs a monthly volunteer tenant group to oversee upkeep and then a a fresh coat of soil/seeding effort to keep it presentable and user-friendly. Perhaps property management could spearhead this effort for volunteers?

Don’t move here. There’s dog feces everywhere, the office staff is rude and cold and only care about the all mighty dollars (to the point of being in-humane), maintenance doesn’t properly address issues they just Mickey Mouse everything. Don’t move here- YOU WILL QUICKLY REGRET IT

I just moved into Pembroke Woods at the beginning of October and so far I love it. Management was great from the 1st time I went to look at apartments right up to my move-in date. The online leasing process was extremely easy and Matt (my leasing agent) kept in contact with me to make sure things were going smoothly. Maintenance made sure the apartment was in great condition before I moved in. And all this was done in a matter of 3 days from my 1st visit until my move in date 3 days later. As for the community, I find it very quiet and friendly. Just how I like it!!!

Pembroke Woods has gone downhill since I moved here in 2019. It is unsanitary, the apartment walls are so thin you can hear everything your neighbor says, maintenance is terrible and doesn’t respond to requests, and the interior and exterior of the buildings are gross and falling apart. These concerns are generally not taken seriously by management.

The club house is really nice. If you get a freshly turned over unit, they are beautiful. The pool, gym, and dog park are a nice addition as well. If you’re looking for a convenient stop to the highway it provides easy access to route 3. Tons of shops 1 minute down the street. Right between Boston and the sagamore bridge.
