Don't do it

They charge way to much, all apartments have mold in them, everything breaks, takes weeks to get fixed, people are way to into other people's business, not friendly towards kids at all. if you have kids, you will get a lot of noise complaint letters. Dog ---- in hallways, dog pee, trash in buildings. Looks wonderful at first, Please think before you move in here. I can't wait to get out.

It is a decent/good apartment community for the most part. Rent has increased to an absolutely disgusting rate though. Could pay a mortgage with the amounts they charge. It would be nice if we lived in a world where people didn’t have to take advantage of others and exploit them for greed. They could add a lot more amenities for the prices they charge. We have one pool and a lot of residents for example. The kids are loud and gross that come. One said they peed in the pool today. I am not an old cranky lady (yet) but sometimes you just want some peace and quiet and a semi clean pool. Would be nice to have a kids only and adult only pool. Could also put in a community garden? Just a few ideas.

Don’t ever move here. The worst place I’ve ever lived

This place is the worst place I’ve ever lived by far. Ever since greystar took over it has dramatically changed. The office is constantly in your business and calls and threatens to evict you over EVERYTHING whether big or small. You can’t do laundry after 10 (it’s quite time- yeah that’s really a thing) so if you have kids that run around forget it), there’s no sound proofing at all so your neighbors hear everything that goes on in your apartment (think private things), it’s non smoking (that includes your guests), no one cleans up their dog feces so expect to step in it frequently, the rent is soooo high (and goes up by several hundred- like $300 plus) everytime you renew your lease, the people that work in the office are miserable and take their misery out on the residents) and the list goes on and on and on. The only good thing about this place is the one dog park but even that has a negative (there’s feces everywhere so don’t expect to run around with your dog). I can’t wait till my lease is up (they charge like $5000 to buy out of my lease). I’m starting to think it may be worth it cuz it’s so bad…. To property manager: don’t bother putting a reply saying to please contact you. I did and you didn’t care in the least bit how unhappy I was you only care about getting my ridiculously high rent. Both of the people in the office are lazy and rude but not until ir stuck there in a lease.

That place is horrible. I lived there for a few years and the rent is insane with the yearly rent increases. The neighbors are nosey and complain about everything. Simira in the office is miserable and wants to do the least amount of work possible while still getting paid. You can hear all noises from the apartments around you and if you have children playing in the apartment- they’ll complain your too loud. There’s dog feces everywhere and maintenance takes forever to respond and even then your lucky if they properly fix the problem. Good luck to you if you live there. I was so happy when I finally got out!!

Everyone is friendly the staff are professional, friendly and helpful Maintenace is also professional and helpful. We have enjoyed living here and would recommend to friends. Very happy here but the price is getting very high. The area is very convenient. We like the residents as well and have met some very nice people.

Incredibly terrible at bookkeeping - but recent hires are very helpful & always sweet…overall it’s a great place IF the issues we’re addressed timely.. One maintenance man is so devoted and helpful and then there’s others that “it’s just a job” but you’ll get that anywhere you do.. I’d say 7/10

I lived here for 8 years from 2008 to 2016. I loved it then. When I was in a position to get my own apartment, I came right here. It is a great place to live. It is well maintained and beautiful and the apartments are unique.

Short staffed for maintenance, too many dogs and many too large dogs mail delivery of packages, should not be put inside hallways of buildings due to people opening them and removing items or simply just taking them. When power was out we had no emergency lighting in hallways. Landscapers ran out of mulch in front of 500 building and never finished.

Things have really gone downhill since moving in. Trash is constantly overflowing from dumpsters attracting mice/rats. There is zero security allowing people to steal packages. Maintenance is overrun with problems which causes long wait times to get issues fixed. Building doors, and fire systems fault frequently all while rent continues to climb each lease term.

Do not rent here if you like organization, timely responses from management, and working utilities. Ive had numerous problems from my "move in ready" apartment not being cleaned upon move in day to the appliances not working and having no running hot water over 2 weeks into moving in. Would not recommend to my worst enemy.

Pleasant family living and safe. I am so satisfied when I moved here and that has not changed. I loved downsizing Pembroke Woods was and is exactly what I want. That residents are allowed to have dogs of all sizes is really something unique in apartment living

I love tripping here. The grounds are beautiful but I do have a couple of small complaint. The rugsI are absolutely filthy thank you. Do you clean them? Also parking has become a big issue. Some apartments have three cars so it's difficult to find a parking spot. This seems to have increased within the past couple of weeks. Great place to live but it's definitely outdated for the price that is being charged. $2,100 a month for one-bedroom apartment that is outdated is extremely high

Great place to live at its nice & quiet everything you need is in your apartment. There is a Beautiful pool & All the maintenance people are really nice its a very quiet place to live at. I would recommend Pembroke Woods to my friends. I have just renewed my lease and plan on living here for a long time

I would not recommend Pembroke Woods until they update their apartments to align with their marketing. The quality of the apartments is not great with old appliances and fixtures. The units are also energy inefficient are very costly for utilities, almost as much as a 3 bedroom house. The septic system provides a horrendous smell that really takes away from any possible good experience at Pembroke Woods. Look elsewhere, this place needs new management and massive updates and better maintenance. Also, be careful where you walk since no one picks up their dog poop.

Something has happened in the last 6 months or so where people have stopped caring about the community appearance and I cant even go outside for a walk around the complexes without worrying if Im going to step in a massive pile of dog poop. In the last 2 months I have had 5 packages go missing. I started living here in March, 2019, this has never happened to me until very recently. This was a nice place to live for about a year but the general lack of respect from neighbors (loud music/bass/arguments in the hallway until 3am, mountains of dog poop, smell of marijuana and cigarettes wafting through the air vents and permeating through the hallways) have forced us to make the decision to move out when our lease is up.

Nice cleaning out side. I just one suggestion when snow will come at that please put salt between two car space parking. Because you cleaning nice but lots of snow between two car so we can't get out from parking. Thank

Packages are constantly being stolen. We are suppose to be notified when we do get a package and that has been an issue. They want to fix the parking issue by adding an additional $50 to the rent to pay for a parking spot. Maintence is the best thing about this company. The dude is wicked nice and cool. He works his --- off for this money hungry over priced apartments. Ill 100% be looking for a new place in the next year lol
