Started of nicely, maintenance was prompt, leasing staff very helpful. But now, it is terrible. I've asked for maintenance to repair issues in my apartment for the last two months and still nothing. When I ask, they tell me will come this evening, tomorrow, or we have to much work right now and we are waiting for parts. They are quick at trying to get you in a lease contract now, but after that you are on your own. I'm looking to get out as soon as my lease is over. Beware of the leasing staff, their promises are full of air.

Please do not get fool by the appearance of the apartment complex
I moved into this complex back in 2006,it was a great place and I loved it, but then it changed. Every year it is a new Property Manager. It is very noisy and ------. My car was keyed and broken in to. Three of my neighbors were attacked three different times in the parking lot. The most recent was on 04/11/2012. Her attacker attacked her as she got out of her car and sprayed pepper spray in her eyes and tried to snatched her purse. The management didnot alert the neighbors of the attack because they did not want to cause an alarm.

Worst Apartments Ever
Over the years, I have lived in my fair share of rentals all over the United States, including Hawaii. Knights Bridge II is by far the worst apartment complex I have ever had the displeasure of living in. Not only is the rent entirely too high for the actual apartment you get, but the people this place seems to attract are the worst kind. Rude, thieves, you name it and somehow they live or hang out around Knights Bridge II. It doesn't help that section 8 housing is less than two miles away from the apartment, so the trash of D.C. are often found roaming up and down the streets at all hours of the day and night so nothing you own that is outside your apartment is safe from being stolen or vandalized. On top of that, the idiots who live here can't seem to park their cars between the lines. How they all managed to get past kindergarten not knowing how to draw in the lines, I have no idea but it doesn't give me much hope for the Maryland school system. Outside the other window-licking mongrels that inhabit this den of iniquity, you have the staff who doesn't give two shits about you. This includes both the current management who never return calls and are often not in the office to help with anything, also the maintenance (all two of them) which wait days and sometimes weeks to respond to any sort of emergency. All of this, add on the ridiculous rent for these hovels they call apartments with their paper thin walls and 50 cent per square ft. berber carpet that isn't even decently cleaned and hardly replaced when you move in. There are literally some apartment complexes in Silver Spring and Columbia that are 1) cheaper on rent, 2) safer with security patrols and gated access, 3) responsive, and 4) a hell of a lot better quality that this ------ pit buried in the ---- hole called Burtonsville, MD.

I lived here from January 09' to June 10'. I lived in a two bedroom- roommate style apartment. It was a great set up for us because we each had our own space. The apartment was a good value for the price ($1385). The apartments are located across the street from Fairland park, which is a nice recreation area. The apartment was free of roaches and the grounds (landscaping) was well kept. The cons I would list are: The parking situation was very limited and tight. There was no snow removal in the front parking lot after the blizzard. The pot holes caused by the intense winter were not filled for 4 or 5 months. The ceiling squeaked very badly (especially in the living room, luckily not too badly in the bedrooms) when my upstairs neighbors walked around. Overall, it was a good place to live for the year or so I was there.

Live Somewhere, Anywhere Else
Worst apartment I have ever lived in! I have been here 2 yrs. and a renter for over 20 yrs. in various places, states, and cities. Management is full of empty promisses. I was here too in the snow storm of 2010. We the tenants, had to dig ourselves out of parking AND the roadway. NO PLOW EVER CAME. I waited for 5 months to have the settlement cracks sealed and closet doors put back on the tracks. Still waiting for the huge pot hole in parking lot to be filled for over 2 months now. Parking is very limited and tight. When I moved here, I had no scratches on my car, now they are all over my doors from people parking too close and hitting my car with their doors. I hate the 60 day notice you have to give in order to move out. Other apartments complexes usually don't know if they will have an apartment available 60 days out! Walls are paper thin. I know my neighbors schedule of their comings and goings better than my own! I can smell cigarette smoke from my neighbors apt. when they are home through my vents and under my door. I even know which neighbor is watching tv, what they are watching, and when they are intimate! Ridiculous. Live somewhere else please!!!

Great location, Terrible service
I've lived here since June 09 and am still waiting to have my windows fixed. Overall I picked the location because it is a beautiful quiet neighborhood. The apartments are a nice size and relatively clean. The nearest bus stop is 1/2 mile away. There is a strip mall complete with grocery store two miles away. There are lots of choices for parks and recreation nearby. There is a pool if you're interested in that sort of thing. No gym or clubhouse. I had hoped to stay here for many years, but in my short time here there have been 3 different managers and office teams. With each group I found they were slow to respond to maintenance requests and unresponsive to any other type of request. Maintenance does fix things, but they do not take pride in their work as I have had to ask that things be redone more than once. In my unit neighbors are reasonably quiet however the floors are paper thin, I can hear the children below me running through their apartment. Parking spots are a little small, but parking is free. If there is snow or ice be prepared to dig yourself out as the plows only come as a last resort. There are no evening office hours (after 6pm) and often the door to the management office is locked during business hours. The answering service which takes calls after hours does not properly rely messages and no one in the office ever returns your calls unless it is an emergency. If you are used to "apartment living" as they call it you might not mind the "I don't care attitude", but this is a big change for me coming from a privately owned complex. Although the referral bonus is currently $400, I would not recommend this complex strictly based on staff and maintenance however, if you are not bothered by the things I have mentioned above then go for it.

not great with packages
The leasing office does accept packages, but at least a third of the time, the leasing office closes early, so it is not always easy to pick them up. Plus, you better make sure to look through the packages yourself, because they will tell you they don't have yours just to make you go away. The parking spots are too small and there are frequently children running around in the lot. Some of the residents steal packages, and DHL and FedEx like to leave packages, so make sure to put a sign on the door to leave packages at the leasing office. You may not get them quickly, but at least you'll get them. The venting system allows the smell of pot from other apartments to drift in.

If you like living in Hell!
I lived at Knights Bridge II for two Years way to long. Well let me first say that there was a Manager there at one time the first three years I was there name Jennifer, she is and the reason why I moved in! The only reason why I stayed there after she left was because of my job.

This Manager had such a great smile and a voice that could make traffic stop and listen. She knew how to handle problems and get thing done quick! And it funny how the maintenace team seemed to be happier as well when whe was there. When she left everyone started to move out, crime went up and maintenace seems so unhappy with their jobs!

They have not been able to keep anyone in the leasing office since she left. So you better get use to repeating your self over and over because that is what is going to happen when and if you choice to live here!

And if you have a nice car, just leave the doors unlock, why waste time on giving it away! And you better get to know your neighbors well because you will hear everything goes on in everyones apartment! the walls are thin.

You know I could go on and on, but why! I moved on and do not have to deal with that crap every again! I hope the place runs it self into the ground!

pretty good for apt living.
I've lived here since aug 05, and have had few problems. It's very quiet and the apts are huge. Maintenance can be a little slow, but they usually fix whatever the problem is once they get here. The back room in the two bedroom is colder in winter and hotter in summer, so that could be a problems for someone. Everything works fine. Occasionally, I'll here a baby running above us, but overall, it's a great apt. I think people may confuse Knights bridge II with the Knights Bridge I in Silver Spring.

Nice area, little communication
The apartment itself is very specious and comfortable although the position of the door didn't allow us to bring our sofa in. I love the view and the arrangement of the rooms in opposite sides of the apt. We don't like the fact that things happen and the management doesn't take responsability. Somebody came into our apartment and let the dog out and they blamed it on us being irresponsible leaving the dog tied outside all day long in the winter. Our neighbors were very kind and took the dog in while we got home from work. The management denied denied denied. So, maintenance goes in the apartment without exact notice of date and time. Parking spaces are too narrow, so there's plenty of "skinny" places to park, ok if you don't care about dents on your doors.

Distasteful Service/Horrible Living Arrangement
I was a resident at the this complex. I agree with all the people that noted how deceiving this establishment is. Nothing works accurately in the apartment. I lived here for 14 months and maintained all my obligations to the complex only for them to take my security deposit reason being that they had to replace the carpet. The carpet did not need replacing. They will find every reason to keep your security deposit. The current managment doesn't have good follow through. You do have to called maintenance on more a few occassions before someone comes out. Information provided at times of rental is inconsistent with what the actully rental policy is. I would not recommend this complex to anyone. The current Management is a liar and very deceiving. By the way, her telephone number is 301-890-6795. In the past few months, crime has increased significantly. Car theft and breaking an entry.

rude incompetent managment,
We were lied to about nearly everything prior to moving in. The people who work in the rental office are very rude and get serious attitude when you actually need them to do somthing. We had leaky windows, causing waterfalls to shoot into our apartment when it rained. This took 10 months to fix, they did a very sloppy job when they did finally deal with it. They let really noisy out of control people move in who will disrupt the peace all day and all night. They do nothing about noise complaints or any other of complaints regarding crazy behavior. They told us one price before we moved in and then tried to slip in little extras on to the lease. Luckily we know how to read. They acted apalled when we asked them to correct this money issue. The washers and dryers suck!!!! You will spend a fortune on electric because it will take hours to wash and dry one pair of socks. Also stuff will break, like the air conditioner (not cold) and the dryer (won't dry) and the lame --- maintenence will come out after about 20 requests and then they will tell you that nothing is wrong. My moving out day was the happiest day ever! Living in Knightsbridge motivated me to save to buy my house.
Do NOT even think about living here, you will reqret it.

Poor management, misleading and unwilling to help.
Management is not concerned with tenant complaints, treats you like you are bothering them. Also, misleading and outright lies. Tells tenant one thing, while lease says another. I signed a lease for one year, durring final month, gave notice. I was informed we should have given 60 days as stated in lease but was told it was OK since new tenants were looking to rent. Moved out as scheduled and managment requested keys immediately. One week later, management filed a suit against me. No open or clear communication, no attempt to resolve issue with me first. Terrible management, misleading and malicious. BEWARE, nice to you when you walk in, terrible after you sign on the dotted line!

happy here, but there are problems
the only thing that actually pisses me off is the parking. okay, so it´s nice to know you don´t have to pay for friends to park, or worry about permits. but for some reason people think that means they can park diagonally across two spaces (there are three cars in particular around my building that do this daily) and when it snowed and i came home late and tired from work by 10 p.m. i had to park far from my building just because one idiot was takign up two perfectly good, cleared spots. what the hell? i don´t know why managemetn doesn´t institute a policy about this.
anyway... like i said, that´s the only thing that pisses me off... besides the fact that my husband´s car was stolen within the first week of us moving in. but that´s not KB´s or grady´s fault. oh well.

all that said, i REALLY like living here. this is the fourth apartment in the area i´ve lived in since i came to maryland, and the one that´s felt most like home to me. it´s comfortable, office folk are nice, etc. best part is the area - kids playing a lot, but not too noisy, and it´s QUIET - woods in the back, which makes for a lovely view, and fairland regional park just across the street when you want to walk or play. it´s hard to find a place quiet as this and convenient enough.

the electric bill is unusually pricey, though, and when i put in a call for a clogged tub drain, i actually managed to fix it myself a week before someone came by to do it, just because i said it wasn´t an emergency. oops.

anyway, that´s apartment living, and from what i´ve experienced, this is some of the best you can get for a price like this, so close to I-95, etc. not too shabby.

Average but not choice
-washer and dryers are small in a one bedroom apartment; I couldn´t wash large objects such as a comforter.

-PARKING IS A NIGHTMARE, I often had to park in the back of the building as several residents have multiple cars or park at an angle so that two spots are taken for several days. :( Not fun if you have groceries, small children, or in inclement weather, etc.

-Management: No big issues with management, small issues were taken care of quickly. Generally, there are no problems so long as you pay your rent on time and do not cause problems (noise, messy, etc.) One thing that I did appreciate was their speedy response to an emergency, no matter what time at night, when not all of the management personnel lived on-site and have families to take care of elsewhere.

-I´m not sure how noise is in other apartments, but the people who lived above me were atrocious. I´m not sure if they slept at all because it sounded as if the ceiling would cave in at any given hour of the day. You can also hear the showers/washing machines in other apartments very clearly.

-Utilities: They pay for water and trash pick-up, but I had to have my air conditioner replaced and the hot water unit fixed. The hot water never lasted for one full shower. Also, electric bills were EXTREME given the amount of square footage and usage in my household. (I work full-time seven days a week and am a student as well, but had an electric bill over $200 dollars). Might have been the meter, but still something to consider.

-Residents: Many live on HOC but they were all very friendly and do not fit the "bad neighborhood" stereotype that often follows low income housing. Many very hospital.

-Buildings tend to be in decent shape. Many improvements had taken place while I live there. For example, new stair cases were put into each of the buildings. The property is generally very clean and well manicured (especially the landscaping). Some of the lower units tend to flood after heavy rain or snowfall as they are at the bottom of a hill without adequate drainage.

-Like the large kitchens - cabinets are ugly, but these are almost the only apartments that I found that offer a kitchen size.

-While there are walk-in closets in the bedroom, there is not enough storage space overall.

Not bad
I have lived her for almost a year and I have had no problems at all. I dont know why the other review said 4 or 5 hours for clothes, it takes me about 30 minutes. I have had only one small problem with the leasing office that was taken care of in a matter of minutes. Overall I think it is a nice complex at a reasonable price.

Liar Liar
They promised that the carpet stains would be removed by the time we moved in. However, the carpet was still stained on move in day. When we asked them to clean the carpet, they sent in some contractors who left the door unlocked after they replaced the carpet.

They pay for the water, however the water is heavily restricted. "I hope you like to wash clothes for 4 or 5 hours because that is how long it will take you to do one load of laundry." Finally, the staff members are liars!!!!!!!!! DO NOT TRUST THEM---READ THE LEASE VERY CAREFULLY---They tried to cheat us. Make sure the dollar amount on the lease balances out to how many months you live there.

Terrible Management!! DO NOT MOVE HERE
This apartment complex is the absolute worst! Whereas the apartments are nice and spacious, some of the appliances don´t work. The maintenance guys come in your apartment without prior notice. The management staff is not friendly or personable at all. The are shady...do not trust them with anything. I have asked that somethings be fixed in my apartment and 5 months later, they are still broken. Even when I tried to contact Grady management nothing was resolved. Awful complex!
