This place really is a sham. They can't even get good reviews so they have to bribe their own residents to write fakes ones. I would never recommend this place to anyone. This is by far the worst!!!!!!

I've lived at Eastland for about 6 months and have had a good experience so far. Reasonable rent rates and ability to pay online. The office staff is friendly and have always been helpful. My maintenance requests have all been answered within 48 hours. Lots of room to walk my dog and a great onsite dog park. Close to all the conveniences of 28th street and only 15 mins from downtown GR.

Eastland is where I have called home for nearly 3 years and it's overall pretty Good! Neighbors can be iffy, I've had some who were great but currently can smell marijuana every time I walk into the building - not so great, but that can be anywhere I suppose. Maintenance has completed tasks timely, with the exception of a leaking ceiling that I requested to be fixed about a year ago and it still leaks during heavy rain. Office staff are very nice and helpful!

I lived in Eastland apartment from April 2014 until August 2014. From the beginning I experienced a lot of issues. Screens needing to be replaced, patio sliding door not closing properly, the tub wouldn't drain water properly so it was like a shower and bath at the same time, the bathroom tile peeling back around tub and toilet, manitnence staff coming in my apartment while I was away even though I signed a document saying that would not be okay. In the middle of moving in the first day all of a sudden the maintenance staff painted my cupboard doors a biege color even though they were originally just all brown. The hallways always smelled like smoke. Men would regularly hangout at the entrance of the apartment day and night smoking and talking loud. Then in August one night I arrive to my apartment and ALL of my electronics were stolen. I lived on the 3rd floor and had no visitors besides maintenance staff so felt they were responsible. Just a lot of bs the entire time there. If I could leave no stars I would.

Wish I would never have moved here they do not care about their tenants they enforce rules whenever they want to and they're not consistent office staff is horrible and rude they're nice one day but if you have some type of issue they're very quick to get defensive and smart one day woke up and there was no water running in the whole building look that door there was no message I called the office and they told me sometimes they don't have enough time to let everybody know that they can't shower or clean themselves before they go to work they also told my car when I was in the hospital cuz I got a new car and I move my plate over to my new car and the DMV was closed while there's many car still on the property that don't have plates and I have been sitting there for a very long time so they're too lazy to enforce their own rules they just do it when I feel like it so you may get towed u might not.. also the cheap tow company that they have servicing damaged my car now I'm going to legal battle with them and possibly the complex save yourself the headache spin 50 or 60 more dollars and please just move somewhere else but not here and hallways stink all the time.

I have lived here for 5 years and will not renew! What a dump it has become. The road is full of potholes they patch and forget, it needs repaving. My building outer brick wall fell off! Yes the outer wall fell off in January of this year! The entire wall came down in the winter and fell on the A/C units, crushing them, they are now just finishing the job now in Mid June! No A/C up to early June. The wall was bowed out from Ice Damage for almost 3 years, nothing was done and Maintenance knew about it. The A/C repair has taken over a month. When I asked about the repair, the office just said we are too busy with heating repairs to worry about A/C. So the outer wall of the building was just left bare exposed to the weather all winter. The staff in the office is rude (manager), she really doesn't listen at all, always says she is too busy, "email me" instead of coming over and looking at the problem. I got a note that said they would be in the apartment for 1/2 day to fix the A/C, and they were inside for over 2 weeks. Cut 5 holes in my shower, bedroom and closet, and exposed it to the outside for several days. Now I have a nice big box running through my apartment where the new lines run. When I moved in, Gas was included in the rent, now we all pay our "fair share based on square footage" and we don't get any detailed usage bill at all, just an amount from the leasing office. I would steer clear of this place. Don't even bother to look here.

Please do not waste your money renting here. All the reviews pointing to how slow maintenance is, how horrible the plowing is (if you can even call what they attempt to do "plowing"), and rude office staff are spot on. The hallways are disgusting, and I can count the number of times on one hand that it has been cleaned in the last 12 months. Hallways frequently smell of cigarette smoke and marijuana. It has been a nightmare living here. Numerous issues with leaks, yet don't count on anything getting fixed in a timely matter. And when it does get fixed, it is so half ----- that it's only a matter of time before it needs fixing again. Do yourself a favor and DON'T move here. Seriously! About the only plus I can think of is my heating bill in the winter wasn't too bad, I seemed to have a decent furnace. And my central air worked pretty well, and didn't cause any outrageous electric bills.

I would 100% NOT recommend this apartment complex to anyone, including my worst enemy! The office staff appears to be nice and friendly initially, but the second you have an issue, they become rude, will put you on hold with no intention of picking the line back up, hang up on you, and won't return your calls. The only way to really have an issue resolved is go into the office and act crazy. Maintanence is super super slow. Maintanence requests usually take about 3 weeks to be addressed. When they do come in to fix something they do it half ---. During the winter don't expect the drive ways to be plowed or the walkways to be shoveled. I've never met such lazy, rude, and disrespectful management in my life. This place is an absolute joke. Think twice about where you're renting from!! And take note that I am not complaining about the people that live around me (yes I'm a current resident). Noise and "bad" neighbors are unforseen circumstances. Rent somewhere else!!!

If you have any self respect, do NOT rent from this place. I have had problem after problem with them. Maintenance takes forever to fix anything. If the 17% rating is any indication, this place is horrific. There is dog poop everywhere, they did hardly any plowing in the winter. They are nearly BEGGING people to move in on craigslist, every other post is from them. DO NOT LIVE HERE

If you don't like expensive car repair bills, don't live here. I've had to fix my suspension twice in three years, due to staggering numbers of potholes in their parking lots. This has cost me upwards of $1500. It's now July, and they're just starting to fix the lots... despite that it's been construction season for two months. My rent started out quite reasonable, but they keep raising it. In two years it's gone up $50 per month, and that's only after I begged them to lower the rate they wanted, which would have been $70 more a month. I fully expect the rent to go up again at next lease renewal, given that they built an entirely unnecessary "clubhouse." The apartments are small, in poor repair, and old. My particular building is constantly surrounded with cigarette butts, but there's trash and dog poop around a lot of the buildings. Ants, flying bugs, spiders, and mice get in through cracks in the walls, even though there's nothing for them to eat. The neighbors seem to blast music, TV, and whatever else they like at the loudest volumes they can. The wall-mounted air conditioner is half-blocked by a wall: obviously a retrofit by someone who didn't care about the comfort of the occupants. The heating system is temperamental at best, and they turn it off entirely in the buildings for about half the year. If there's a sudden cold snap, you'd better have a lot of blankets, sweaters, and a space heater. TL;DR: seriously, take your money anywhere else.

I have lived here for 5 months so far, and am pretty satisfied with the apartment and management staff. When I moved in, the carpet was new and clean, the walls were freshly painted. My only complaints would be that there is only one washer and dryer in the entire side of the building I live in (1 washer and dryer/12 units) and the dryer does not do a good job fully drying my clothes so I have to go elsewhere for it. Also, the maintenance man is slow to respond to maintenance issues and then will randomly pop in and demand to do it right then, which is rude considering how long it took him to actually get back to you. But overall, I feel safe here and am comfortable here. I live in a one bedroom loft, and I pay $595 which I think is pretty decent. I would recommend this apartment complex to a friend, based on my experience.

Wow...where to start... I have only lived here for 3 months and I am ready to break my lease. I was in a hurry to find a place to live. I visited and loved it and started my application right then. They had the perfect apartment for me and I was approved but they had to verify my previous employment. They said that they would hold the apartment for me.My mistake was not getting this in writing. I called everyday to see if the employment was verified. Within a week "my" apartment was leased to someone else. "Fortunately" another apartment was available. It was both bigger and more expensive. Like I said I was in a hurry to move. So I took it. The first moment I walked into the apartment it smelled like mildew and the carpet had not been cleaned. Next, throughout winter I can count on ONE hand the amount of times that the parking lots were plowed. Also, I called multiple times about my furnace not cycling on its own. I had to manually cycle it, leaving my apartment at either 58 or 84 degrees. The issue is still not resolved. My biggest issue currently is the air conditioner not working. My apartment is currently at 83 degrees. I called once and was told that maintenance is very busy and they will try to get to me this week. if not, then next week. No one showed. The second time I called I was told "a lot of air conditioners are out right now" and they will try to get to me within the next few days. On top of all that my dishwasher does not work. When they looked at it they said to try to run hot water before running it. It still does not work, it is a waste of space. If you are considering living here..CHANGE YOUR MIND.

I have lived here for almost three years. When me and my wife went to the apartment to move in our stuff, the apartment had not even been worked on. There were marks and holes all over the walls and the carpet was horrible, an there was grease all over the kitchen. We had already signed the lease so we told them that we will not be moving in until it was finished, and we wanted our rent to be prorated. This was still under the old management. They did help us and prorated our rent as well as give us a car port for free. About a year later Monarch took over and it all went down hill. The maintenance is horrible and the property is falling apart. We had water damage around our electrical box in our closet (which is in the middle of the apartment) and mold, and they did nothing about it for almost 2 months. When we went to confront them they stated it was old damage from the ice damns. I worked doing construction for years, and there is no way the ice damns (which are on the roof and windows) are going to cause damage in the center of the apartment. Once they finally came they just spray painted over the mold and stains. When my wife asked the maintenance "what is that going to do? he laughed at us and walked out. We finally had to go into the office and confront the manager, as well as submit a formal complaint to the monarch company themselves. They came out and took a second look at the damage, and open it up and look at the electrical, which was a good thing. Even though they did this, the damage is still there and the mold along with it. It is upsetting that it took them 2 months and a call to the regional manager to get it even investigated. They also are continuously raising our rent, and i am not noticing why. All in all the management and the maintenance is horrible.

Since Monarch has taken over this property last year, this entire complex has been deteriorating to the point of driving residents off. I have lived here going on 7 years and things at Eastland Apartments have never been worse. Theft on the property is at an all time high, and the 'maintenance' is at an all time low. If you live here or are thinking about moving here be very careful. The buildings are old and falling apart. There are no security doors, lots of solicitors, very few security lights, and lots of theft. When you have a repair that is needed, dangerous, or a health risk, good luck getting them to fix it in a timely manor. There is no plowing during snow storms in winter and you will get stuck in the parking lot. The neighborhood knows about Eastlands lack of plowing in winter and will probably help push your car out when you get stuck and you will get stuck in the snow at home in winter. Also, they will increase your rent every year while the units keep deteriorating. If you are reading this, be warned!!! For the record Woodland Creek right next door is an awesome place to live, though a bit more expensive. I wish I had moved there instead of Eastland Apartments. In point of fact, I am probably going to move before my newest lease is up because of the lack of caring about basic human needs from the Monarch Corporation. Like I have stated, Woodland Creek Apartments is right up the street and a bit more expensive though with the rent increases every year at Eastland Apartments it will be worth it to pay a bit more to be treated like a person and not a number on a spread sheet.

I've never lived at Eastland, but took a tour of their apartments last summer. My significant other and I showed up to the offices where multiple staff ladies were upstairs gossiping. We had to wait for several minutes until someone came to assist us. A previous phone call to the apartments divulged that an unscheduled appointment to view a model was fine; the fact that there were at least 3 office staff at the time tells me this shouldn't be a problem. The office lady who did help up (-----? ------? ----?) was quite obviously perturbed by our unannounced visit. She showed us to their only model (a 1 bedroom studio, yes, they only have a studio to show) and continued to show distaste through the entire meeting. We felt incredibly unwelcome and wanted nothing further to do with a staff that shows no respect to potential tenants. Seeing the other reviews here later on only further rules that claim true.

I live here now, and during the winter they RARELY EVER plow the parking lot... so, expect to get stuck every winter! Also, the apartment you get will look nothing like the layout they show on their website. The longer you stay with them, the higher they jack your rent up! Also, there are no locks on the door to enter your apartment building, so anyone can walk in.

I was about to live in this complex until I visited it both during day and night. It was awful, I heard music and smelled drugs from checking out the complex from the outside. There was a bunch of people walking around later at night doing I have no idea what. The buildings look so run down and honestly very un safe. I, then came online and read the reviews and no surprise they were HORRIBLE. I called Eastland to let them know I was not interested, which took a lot seeing how I had been homeless for 3 weeks at this time and their response was only concerned about the money I'd put down, of course they HAD to keep it even though they are the the apartment complex of terror and they were about to let a young girl move in. Wow. Pathetic. Oh and my security deposit was going to be $400 for a studio??? Yeah, no. I have found another apartment and I have to say, giving up that $100 and turning away from Eastland apartments was the BEST choice I've ever made!!

To be completely honest, this place is HORRIBLE and has been awful from the start! After moving in early July, the air conditioning never worked. With the hot summer days, we called the office multiple times to have them fix it and was told over and over they were extremely busy and would get to it. Needless to say, it is February and has yet to be fixed. They have had to fix the boilers several times because of cold water when showering. The apartment also had flees. We again called to have them take care of it, but of course they were "busy" again and would get to it when they could. We ended up taking care of that problem on our own, because they never showed up. Another big problem? The mold! We have called multiple times on this issue, which they have yet to take care of. Their excuse? They are busy and will get to it...that was weeks ago. It is a joke! With the rough winter we have been having, the parking lots have required plowing...but that is something they don't seem to stay on top up, making it difficult to get out in the mornings to get to work. We have contacted the "managers" who post on here who say they want to help, but we never heard back from them after trying to contact them on several occasions. You see, they post on others saying they would like to help and contact us at this email. Don't waste your time. They only do it to try and make it look like they are trying to help. Like another post said, they are only trying to maximize their dollars. I absolutely DO NOT recommend this place to anyone. You are better off paying more to live someone else.

Six years of living here... two years too long. The new management is horrible. They won't even plow the lots, and residents have to help each other push their cars out just to get to work. Not to mention, our rent has been raised to exhorbant levels in the past couple of years. Maintenance? What a joke. We've had multiple issues for a couple of years now, but they won't even show up to fix them. Before Monarch took over Eastland, the management went out of their WAY to address any problems and fix any issues in the apartments. Now, it's nothing but a slum, existing solely to make maximum dollars possible and save money by not fixing anything and raising rents more and more each year with ZERO incentive to stay. our lease is almost up, and we're GONE. Stay FAR away!

Where I live, the location is relatively nice. Quiet, for the most part, and faces the woods. I like that. Not too far of a driving distance to stores. My apartment, being a loft, looks and feels twice as big, like I'm in a small house. It's not horrible here, but the issues that I do have make staying here frustrating, and if they were all resolved, this place would be perfect for me and I wouldn't mind staying. That being said, here are my problems: - Rent is demanded on time (and keeps increasing), but it takes Maintenance weeks to deal with any problem. - I told them about the caulk (or whatever it is) around my bathtub needing to be fixed. That was years ago. No one ever came, and now the bathtub lining is all rusted out, making my bathtub look nasty and disgusting and dirty no matter how many times I clean it, I can't even scrub it out. - There are too many people with dogs out here who let their dogs poop anywhere and then never bother picking up the droppings. I've caught several people in the act. They stopped providing doggy poo bags for people to use as well. - Too many people spit on the ground, so with that and all the dog poo I can't really enjoy being outside without having to watch where I step all the time. - I don't know if they're hornets or wasps or aggressive bees, but there are too many nests all over the place for me to count, and every year the nests get bigger and bigger, with more and more of them. I can't even enjoy my balcony because they've built nests inside the railing, and underneath the balcony where I can't reach. It's like a swarm every summer, and worst of all is they manage to get into my apartment. I really want to file a lawsuit because I don't feel safe, and Management has not sent anyone to deal with the nests or the stinging insects. - I don't like that, in the building I am in, there is one washer and 1 dryer that must be shared between 12 unites.

Disgusting, ------ and Grossly maintained premisses. Renters beware as the staff of this place has been trained to look the other way when services need to be rendered. Maintenance calls takes weeks before you can get things done. There is dog a horrible urine smell in the hallways. And when you call the office they have a serious attitude problem because they are right and the tenant is wrong. Oh... And if you like to smell of Marijuana coming through the vents into your apartment. This is the place for you. Please, please, please. Look the other way when looking to rent a place in Grand Rapids. They should pay me to live here. Can't wait till my lease is up to get out of here.

Land and Company used to own and manage Eastland Apartments. In 2012, Monarch Investment and Management company acquired the property, and with that, brought price increases and poor customer service.

STUDENTS BEWARE! This is no place for you. I moved here for college. I've been in these apartments for two months now and already regret it. This place is just a ------, plain and simple. There is no noise policy. People play there music whenever and drive like maniacs in here. I've had people people actually pass me on the apartment road I wasnt driving slow. Nothing gets done about anything. People get high and drink right in front of their "clubhouse" all the time and now I've stopped using it. STAY AWAY FROM THIS SH*THOLE!

I wish I had read all of the reviews before signing my lease. Like other reviews that I have just read, I didn't get to see my apartment until the day of as well. Things looked fine and seemed like a really good community. Within the first week they had issues with the hot water. My air conditioner never worked right from the start and I moved in during July. I asked them to look at it and they came a few days later and said it was working fine. Keep in mind, their air conditioner units are really old. I didn't expect my room to be 60 degrees, but it was hard to sleep and move when it was 84 degrees with the unit running all day. Yes, it was 84 degrees with it running. When it was 70 outside it still would be in the 80's. I called them numerous times and they wrote up multiple maintenance reports and still have yet to come, and its been over two months. I kept bringing it up to them but they kept saying they were "busy" and would get to it. In addition, when I first moved in I had sand fleas in my apartment. They attempted to fix that but they are still here. The pot holes are all over the complex, and they don't seem to care to fix them. I don't expect things to be perfect, but I do expect my air conditioner to be fixed in the summer. This place has poor staff as they do not follow through, nor are they ever around to answer calls. I'm extremely disappointed in this place, and wouldn't wish for anyone to go through what i'm going through and others as well.

LOUD, ------, and poorly managed! At first all seemed wellbut i should have seen all warning signs when i couldnt even see my place until the day i got my keys. Management takes their time responding. Maintence is decent. They do rush apartments though. My place was problems from the start. People play loud music at all parts of the day/night outside hanging out yelling,children running up & down the stairs leaving trash in the hallways. The Potholes never was fixed! I suggest NO ONE to move here!!! Believe every review. Take them as warnings PLEASE if you are a hard working person that enjoy peaceful sleep day or night this is NOT the place to move!
