It's ok. Though I don't mind the mgmt office responsive sometimes - to emails and lease renewals. I also wish they would reward loyalty of existing tenants renewing their lease instead of giving new renters more sign up benefits. Otherwise no major complaints.

I have lived in this community for 6 years as of this writing and it has been a very pleasant experience. The maintenance staff and front desk people are absolutely wonderful. Maintenance request turnarounds are quick and the front desk people always go out of their way to make sure I find my packages. I usually get a very pleasant greeting whenever I enter/exit the building. I've had very little issues with the apartment itself.

The front lady is so rude. I thought this apartment provides services like hotel but thats definitely not true. Whenever i ask a help from concierge, i feel like i got reprimanded. She absolutely needs to change her attitude?

Would not recommend. Leasing agents are irresponsible and send wrong information out. Definitely will not be returning. With the poor impression that these agents give I cannot even imagine how they take care of the building.

Dishonest property management team. Same review for apt 4109 posted everywhere! Never get you deposit back. The window can't block any sound either from neighbors or construction nearby. It is also a disaster in winter. I am done with Columbus. Heard even worse review from my friend in 90 Columbus.

This buildings fire alarm goes off every single day causing the fire department to be called to turn it off. This has been going on for a while ( pre CV-19) and I don't understand how they have not fixed it yet.

Apt 4109 at 70 Columbus is the best apartment I've ever lived in during my whole life. The view is breath-taking and everyone who enters my place says so. I just moved out due to completely exogenous reasons. Don, Evan, Margaret, Anne offered the best leasing, maintenance, and management experience. Everything is fabulous and memorable. I will return to this place whenever possible. Groceries, PATH stations, pharmacies, restaurants, and clinics are right next to this place. Climate is comfortable and neighbors are friendly and quiet. When I moved in, my sofa mover was so impressed he asked me how much it would take to rent this apartment with such spectacular views of statue of liberty and much more. He couldn't believe it when I told him the number. Management and staff are friendly and helpful. The quiet apartment enjoys lots of sunshine and some nice winds from the sea apart from the breathtaking views. Everything is convenient within walking distance. Parking is great and connects with the building corridors. Elevators are fast and the building is secure. Never missed a package or delivery. Right next to PATH stations and large supermarkets with liquor stores and restaurants. This is the best apartment I've ever lived in. It's quiet with 10 large windows all with breathtaking views. Summer winds from the sea are cool so I need little air conditioning which saves electricity bills. It's very convenient to commute to NYC because we are next to the Groves station. I love the big Sprove market right next to our building with fresh groceries, sushi, deli, restaurant, other essentials. CVS and varieties of restaurants are within 5-min walk too. The 24-hr security, packaging services, and dry-cleaning deliveries are highly reliable.

Not one to write negative reviews or reviews, but this property has gone down hill since Summer '18. Since they are aggressively moving people from 70 to 90, I thought it would be a good idea to take advantage of special rate. Boy was I wrong! Even though I moved buildings and am a new resident, I was told I have to pay a renewal fee when my address has legally been changed to 90 versus 70. The property is completely overcrowded negating the ability to enjoy outdoor communal space. Since the addition of 90 Columbus, we have noticed an abundance of people utilizing grills and basketball courts. It's highly questionable when your communal space looks like a frat/sorority mixer. I have never experienced such overcrowding in the 24 years I have leased apartments. Lots of hidden fees not explained such as pool renewal and it's World War III trying to get into pool area to select a lounge chair. People go up at 10am, throw their towels down, then come back hours later. Guest policy is absolutely hideous for pool area. Hidden fees to bring guests for swim, but unlimited amount of people for outdoor and lawn space. Weekends, one person will easily have 30 guests and occupy the entire lawn area. Although these features are nice to have, don't expect a relaxing experience compared to every other apartment unit in Jersey City with a pool offering. Property is overcrowded and there are lots of people with suitcases hanging in lobby from foreign countries mainly looking for 50 or 90 Columbus. The place has turned into a free fall. As stated, I never have written a review online, but after speaking with current residents at 50/70/90, I was directed to write a review so perspective renters are aware certain services cease to exist. A few of us have toured Ellipse over in Newport and are heading over there in October when our lease is up. Amenities for my spouse such as pool is important because he works afternoons as a volunteer firefighter. 90 Columbus never should have been built. I don't understand how this is not a health hazard.

PLEASE AVOID THIS BUILDING. This place is a total disaster. I lost packages worth several thousands of dollars in this building. They never ask residents for signature when picking up the packages. I cannot believe the loss of packages happened again and again. I'm in legal process with this building now. PLEASE AVOID THIS BUILDING.

When you first look at this building, you clearly see how gorgeous it is. The original designers clearly put their heart and souls into this property. However, since then it has been poorly managed. The front desk staff has turned over time and time again, which is a poor sign. Also, don't be fooled by the pictures posted online, because the furniture on the balcony has not had cushions on it (so it has been bare metal), up until the middle of July. There is constantly renovations (on a new building), and construction being done. And the same apartment that is on the 25th floor was just listed on the 50th floor for over $100 less a month.

My boyfriend and I love it here!! Staff has been amazing and the amenities are awesome! We were living in Upper East Side but the commute to Lower Manhattan was just too long. This apartment provides such a quick commute and it's absolutely incredible. Nothing bad to say honestly

Great apartment at great location, which is only 1-minute walk away from PATH station. The apartment was newly built so all facilities are very modern. The elevators are blazing fast. It took me only 5 seconds to reach 25th floor from lobby.

Their leasing and management office staff are very rude and also the black front desk lady that wears hijab is very impolite. Reservations for the elevator for move in and move out are very inconvenient. And renewal for the membership card for the pool is overpriced

I echo the other reviewer's complaints on the management's customer service. It is the dealbreaker. The management is aloof and tone-deaf; it does not want to involve itself in dealing with tenants' complaints- I've gotten several pushback. Plus, it's a headache to reach the management - you're told that they're unavailable or in some meeting, without getting a call back. The construction quality of the building is cheap; the walls are thin and not sound-proof. I would expect better customer service from a luxury building but that's a misnomer.

After living in the building I would not recommend potential renters look here. First and foremost, the building lacks necessary security for being in such a high traffic location and with so many residents. There have been a number of crimes in the building and its sister location, 50 Columbus. Secondly, the Management (Applied Management Co) company is not responsive or good at regular upkeep (one of the top examples is that elevators are always broken). For the price of each 'luxury' apartment, you are better off elsewhere. There is also a significant amount of construction happening on 90 Columbus that is extremely noisy, especially if you face north and west.

The building is nice, the rooms are nice. But the deal breaker is the management. This building, along with some others in JC is run by Applied Property Management. They are horrible. They are arrogant, rude, condescending, they don't do anything if you have any complaints. I'm not talking about maintenance, maintenance is fine, they will come in and fix things. But any other issues you need to raise with management is going to be a problem for you, because they just don't care. Avoid any JC buildings run by these people.
