The building is situated in a great location, and the elevators are really cool. The building changed owners shortly after I moved in, and general cleanliness and building maintenance has improved drastically since. All of the common spaces have been redone, and provide really nice spaces to relax. The rooftop terrace on the second floor is an especially nice place to eat or have a drink at.

I have almost been living in this apartment for a month now. Although it was advertised "newly renovated," I experienced problems immediately with the plumbing in the bath tub. Turns out the drain was not newly renovated, as there was a three foot clog lodged in it.

Management is excellent! Always a quick response to questions or concerns. Very good, rather quite community. Maintenance staff is very friendly, quick, and thorough when fixing any issues that have arisen.

Horrible, we have had so many issues with this apartment and many maintance requests. We love the location, but we are happy to move out of this building. When we moved in we were already told false information. We earned a rent credit to help pay for our parking situation, said to the misrepresentation. I think that it is ridiculous that we have had so many issues in our apartment. I appreciate that dogs are now allowed, however I do not understand why 2 cats are allowed but only one dog. Your other properties have a combined weight limit of 100 pounds except this property.

Enjoy living so close to all of the entertainment in west chester. Would definitely recommend the Greentree Apartments to others. Staff is very accommodating and helpful. Inside the apartment rooms are very nice.

Very good overall. I love the location it is so close to work also the layout is wonderful. The noise levels is alittle high, but nothing a fan can fix. The walls are alittle thin but it is an old building.

It's been great living at Greentree. I am a little mad at the situation referring to my door. I asked for my door to be replaced later because that would have worked better for me and my request was fulfilled. I am just upset because they explained that they were on a tight schedule and I still see apartment 5B with the old door. So I am confused on why it was such a rush to get my door in place when someone else's door is still not replaced. I wish also that rent not to be as high for just a studio apartment.

I have just moved in at The Green Tree and am pleased with how things are so far. The staff I have had dealings with (Sommer and Laura) have been very informative and helpful through the entire process. I chose to rent here as opposed to elsewhere mainly because of the positive interactions I had with the managers. I am excited to enjoy my new home.

This place was great until the new management company took over corresponding with the sale of the building a year ago to new owners. Bozzuto Management shows up to show the apartments and little else. Construction on the building has come to a complete standstill, but the beautiful scaffolding, machinery and unfinished facade has remained as a reminder we live on a stalled construction site. Broken boards and old signs are strewn across the potentially beautiful terrace. Even when construction was occurring at a breakneck pace, entrances and exits were blocked constantly and stepping over chunks of concrete and tools was a daily occurrence. Elevators don't work the majority of the time, graffiti marks several walls and a cleaning crew shows up once a week if we're lucky. No onsite manager and a national corporation running the show means requests often fall on deaf ears.

Pros: Great location, very low cost so great for college students now that they accept them. Other than that, it's not a great apartment building, and has gone far downhill in the past 6mos to a year. While advertised as a building for "young professionals" it certainly is no longer. My floor is almost entirely full of college students, many of whom come home drunk at all hours, hold races down the hallway, and knock on the doors of other apartments, unable to tell which belong to their friends. As others have mentioned, once you live here you will be unable to reach the building manager and he rarely returns phone calls, and additionally the building has "gone green," which essentially means that rather than give you an individual paper notice alerting you to maintenance, exterminator, apartment inspectors, etc needing access to your apartment, they will send you a message if you choose to add them on facebook. If you don't have one or don't want the apartment building management to have access to your personal photos, etc., people just let themselves into your apartment (this has happened to me on more than one occasion). They are, however, able to provide paper notices when their rent check mailing address changes. Maintenance is also difficult to contact. For over six months the building lacked a superintendent - there is now one but she does not appear to work full time. Elevators and laundry used to break infrequently, now laundry is broken at least once a week, the elevators usually break more often than not. Also, a year ago the building installed a church for the local -------- population in what used to be the fitness center, getting rid of some of the fitness equipment and creating a small gym out of a corner of the game room. As other reviewers have mentioned, the back door is often propped open to allow church members in and out (note: they use a microphone and full band with drums - a problem for first floor residents) and during the winter it is not uncommon to find local homeless taking advantage of the heaters. Parking is expensive, and far away while they rebuild the garage, and at this point construction has been ongoing for almost a year.

GreenTree is great
I moved here in July, and so far I have had a great experience. I pay less than any of my friends who live in West Chester (about $1000/month for a 1BR), and their apartments aren't even in downtown West Chester, where all the bars, restaurants, and shops are. The location is amazing; friends use my apartment as a place to crash because it is within 1 block radius of a few bars. The fitness room is fully equipped, and it is frequently empty so it's like having my own private gym with a TV. The landlords and maintenance teams are extremely responsive, and anytime I've had a question, I get a response right away. I am living in the biggest size apartment they offer and it is very spacious, my guess that it's 750-800 sq feet. The only downside of the location is that parking is very hard to find. You can't park on the street from 2- 5 am and you can only park at the nearby lot after 6 pm on weekdays and on weekends. You can get a pass at the nearby parking garage but it's expensive and there's a waitlist. But if you leave the parking garage before 730 am it's free and on weekends it's free.

I relocated to the area with in the year and was looking for a location in the heart of West Chester. I wanted access to restaurants, gyms, events and avenues to meet people. I did not want a roommate but also wanted to be completely safe. I looked at almost every single apartment complex in the West Chester City limits and also multiple posting on Craigslist. I just couldn't seem to find a good mix of safety, location and price....until I came across the Greentree building. Since my first conversation with with building managers and rental agents they have gone above and beyond to fulfill any request that I might have. I absolutely love my apartment. I have people over to visit and we use the common room in the basement or it is in a great location to meet before we all go out. I would love a better parking situation but have had much worse in former locations and am very thankful to have what I have as a parking option. I highly recommend looking into the Greentree building. My experience thus far has been a VERY positive one!

You can definitely do better...
I moved into this building because it was the only local apartment building/complex who would allow a lease term as short as I needed. As far as I can tell, there are only three pros to living in the place and at least 10 cons. Pros: short lease term accepted, pets allowed, located in downtown West Chester. Other than that, this place is bad news. While pets are allowed, monthly pet rent is charged. The nice location unfortunately means that free parking is unavailable. Unfortunately, you will have to pay $50/month (only a $15/month discount off what the general public would pay to get a monthly parking permit) for a dilapidated parking garage behind the building with parking space lines that were obviously painted before SUV's were common. Have fun squeezing in and out of your car door. Other reviewers are correct when they mention that the security doors are "not so secure". Tenants frequently prop the back door open and the front door latch is frequently broken. In the winter, I arrived in the lobby to find a homeless guy taking advantage of the heater. I believe this buiding is the only residential property that the company owns. The rest is commercial and probably far more profitable so the manager treats the residents accordingly. After I moved in, I don't think he returned a single telephone call although while he was trying to get me to move in, he was quite responsive. I lived on the top floor and my ceiling began to leak profusely after a big snow/rain storm. I'm not sure what/if anything was done about that as I moved out soon after but as far as I can tell, nothing was done within several days of my reporting it. The elevators are old and slow. They are the type that do not move if you don't close the gate behind you when you get off of them. Many inconsiderate tenants don't bother so as you stand in the lobby, you can clearly see that one or both of the elevators is stuck on another floor until someone goes to that floor and closes the gate. The water pressure in my shower was non-existent. It was basically a trickle so I ended up showering at a relative's house over an hour away frequently. Overall, it met it's purpose for the short time that I was there but it is definitely unlivable for any more than a few months. My heat also did not work well but I never bothered reporting that.

Google Greentree- Website is Misleading
-Building manager is unreachable once you've moved in! -Noisey neighbors -"Secured" doors aren't quite so secure -Washers and Dryers are ALWAYS on the blink. Expect to lose lots of quarters. -$50/month for parking in a LOUSY parking garage, unless you can score a spot that isn't in a permit parking zone, nearby. -Gym was moved to an even smaller room in the building, to make room for what is now a church in the basement. Poorly ventilated, and not comfortable. -Exterminator comes sometimes. -Super Sunday, Iron Hill Bike Race, and Swinging Thursdays are other uptown festivities that are a joy to navigate through, when you live in the Greentree Building. -If you are smart, you'd look elsewhere. There's a reason that sign has been posted up in front of the building so long, advertising two months free rent. People are moving out regularly.

REASONABLE LIVING, GREAT LOCATION
I needed a short term lease and they have accomodated that very well. Mine came with fresh paint, new carpet and was pretty clean. If you want quiet though, stay away from the apts fronting Gay St. It is EXTREMELY NOISY from the street. I never hear noise from either side or footsteps from above so it is solid construction. I am now trying to move into another apt. Water pressure throughout is not powerful so the shower is a little weak but adequate. Parking is an issue. The garage behind has no more monthly rates and will be torn down shortly (Oct/Nov 08). It will be rebuilt, hopefully with more capacity. I have found the common areas to be clean and lightly used by residents.

Great Place To Live
First off, I have read the other reviews. Let me just say that it's hard to make an educated, informed decision about an apartment reading a review from someone who wrote it 4 years back.

Anyway, my girlfriend and I have lived here for over a year. It's great. Bill is the greatest maintenance guy ever, very personable and easy to get in touch with. NEVER have had a single problem with him. The elevators do break down occassionaly, but never both at the time sime. And when they do break, Bill is on top of that like fly's on s***.

We live in a 1 bedroom and pay $800, and no charge for cats (we have 2). We are considering moving, ONLY because my girlfriend got a job and we need to find somewhere that will offer a closer commute for her. The electic bills are roughly $100 & cable is $75. Comcast was the worst part about moving in to the building actually, because that company just sucks and has a total monopoly.

Anyway, with the gym, the friendly maintenance guy, and the nice neighbors, I'll be sorry to leave this place. The only complaint i've got is that we occassionally get flies. But they have pest control come once a month.

100% worth the money if you cant afford to buy a house yet and you want to live in a nice area like West Chester. You can even park for free on the sides street behind the building, and nights and weekends park either at the bank parking lot, or the HUGE parking garage they built directly behind the building.

Lease Warning
I used to live here for a little over a year. I completed the first year lease with no incident. In general, I really liked living there. Bill, the maintenence guy is *great*. But, then I was offered a job which required that I move. I had just been given a new lease to sign for the second year, which I had signed before knowing about this job. When I gave *2-month's* notice, they threatened to enforce the full lease. Little did I know at the time that the original lease had an automatic renewal clause. I didn't have to sign a thing for the lease to continue. And, under the automatic renewal, all I had to do was give 30-days' notice before vacating. But, because they had me sign a *new* lease for the second year, it legally obligated me to the full year of payments, regardless. So, BEWARE of the signing another lease. You don't have to and *DON'T* if you think you may need to move within the next year. Luckily, they didn't pursue litigation, although they threatened to up until the day I moved out. Maybe they couldn't find me or maybe they felt I might "educate" the tenants about their lease practices. Nonetheless...lesson learned.

I would recommend living here, but understand your rights or you might be taken advantage of.

great place to live
Newly renovated, new gym and lounge area, new outdoor patio, and soon to be new laundry room. electric a little high, but gas stove cuts some of that cost. Maintenance man, Bill, very quick and available and so nice;Friendly neighbors;Great location downtown for the price. You get a discount on parking garage, and there is street parking. I guess the place was taken over by new owners and mgmnt, and they seem VERY interested in fixing the place up. I guess a few years ago, the place was ridden with problems and bugs, but that's not the case anymore. It is very well taken care of. Individual hot water heaters - can take a 20 minute shower. Elevators sometimes breakdown, but it's only a five story building. I feel safe here, and the guy Chris who showed me the place was very accomodating to my needs.

WAY TOO NOISY and ELECTRIC BILLS ARE TOO HIGH
When I moved in I was told that only professionals live in the building and there are monitored cameras on every floor. I think that by professionals they meant anyone with a job! Since I can hear EVERYTHING that happens in the hallway- I am awakened to my fellow "professionals" arriving home from the bar with 8-15 friends at 3 o´clock in the morning. I found out that no one watches the cameras because when I reported my safety concerns they said they would review the cameras and get back to me. They confirmed that over 13 people had been on my floor and had been partying in an apartment. They wee sure to tell me that this is not a safety concern- of course I´m the idiot who doesn´t feel safe with 13 drunk, loud strangers roaming my hall.
The parking is horrible!! No matter what they say- the only place to park and not fear getting towed is the parking garage- then you walk down the shady alley to get to the front of the building where very interesting people are blocking the door while they wait for the bus. SINGLE WOMEN BEWARE!!!
I do have to admit that the apartment gets very interesting because you can hear everything from your neighbors- like when they bring someone home with them, you can share those initial awkward one night stand moments and even hear the sex through the walls.
I also enjoyed waking up to men washing the exterior of my building outside my bathroom window at 7 am- I was never warned that they would be there- Thanks Landlord!! It´s nice to have strange men look in your window as you get out of the shower.
Also, the rent is negotiable- I pay $20 less a month than another tenant because I drove a hard bargain.
Also, the heating base boards are not big enough to heat the apartments adequately!!!
The ELECTRIC BILLS ARE OUTRAGEOUS- TENANTS ARE BEING RIPPED OFF!!!!!!!!!!!!!

Good overall
Parking in the lot behind is discounted ($35/mth) for residents. I wish there was a secure way to get in from the back since the alley is "iffy". It is very quiet. The tennants range from college students to professionals to retired. The new renovations to the lobby, hallways and apts. are very nice. Entering the bldg. is safe with the buzzer door.(only broken once) The original hotel lobby is intact w/historical pics. The elevators are tempermental since many reisdents/guests forget to close the doors. The elevators are neat because of their "old hotel" look. The stairwells are well lit. The new chairs&pictures are tasteful adding to the charm. My studio is newly renovated. It fits quite a bit of furniture. Great kitchen area. Large living area. The staff is very professional and calls are answered in a timely manner. The new deck looks great and should be finished soon. The laundry room is lacking. Supposedly there will be washers/dryers on each floor. The basement will be then be a game rm or fitness. Electric heat not so good. All apts need the ceiling fans installed. Overall I have enjoyed living there the last year and a half.
not worth it
I lived there for a year and couldn´t wait to get out. The guy above me ran and overflooded his bathtub twice and leaked into my apartment. My tv and bed and water on it. Parking does suck. I had to park a few blocks away. When I did have a problem I usually went to Buzz because the office staff was never around. Only good thing about the apartment complex it is probably the cheapest rent in town.

not worth the money
I lived for for a year in a small one bedroom (not efficiency) right after new management took over, and renovation were (and still are) taken place. For about a month I would have some mexican hammer on my wall each morning starting at 7:45 am, till about 4 (the room next to mine was getting completely re done). The hot water runs out after 5 mins of use, and my heat was broken for 2 weeks in the dead of winter. I never received an apology for anything, and I was paying way to much for what I was living in. PARKING SUCKS, you have to buy a parking pass for the garage next door. HORRIBLE

Very nice now that building has been renovated
I moved into this building in Feb 2003. The new owners have renovated every apartment in the building.

New carpet, new heater, new oven, new bathroom floor, new kitchen floor even a new kitchen sink. Everything is brand spanking new.

They are renovating the lobby as I write this.

No noise at all except when walking through the hallways, when you close your door cant here a thing.

Laundry is still in the basement but is being moved to each floor. The basement is set to become a gym as soon as laundry facilities have been moved.
