Apartment has been flooded and 1 room unusable for over a week now. No communication from the office on this situation. Have emailed and called several times without solution. I am told the work will be done tomorrow and here we are a week later with 1 unlivable room.

Dirty apartment on move in. Cleaning attempt by staff but still dirty inside and out. From dirt and mold on windows, broken bulbs, non-working ice maker, terribly dirty furnace, cobwebs throughout I would not recommend this place.

I really appreciate the staff. Alaura was very helpful and went above and beyond in answering my questions! Great company and went the extra mile for me! Travis helped me all throughout the application process making it a smooth transition. He was a huge help trying to help me find the perfect spot and gave a great tour. The maintenance team was also very welcoming and willing to help out any way the can for their residents! Great place and great staff.

Overall this has been incredibly poor. There is an atmosphere where it seems to be ok to have no communication with residents about important events or maintenance. There does seem to be tons of time to notify people about partnerships with apps and icy weather. In my experience there is far too large of a barrier to seeing any member of staff in the front office as well. It is a roll of the dice as to whether you will find it open regardless of business hours.

I have loved living here since the summer of 1999. It's a great place to live and I plan on staying. I love how quiet it is at night. How beautiful the grounds are. Fetch for package delivery to my door means I never have to worry about my packages.

Much much better apartments available at this price.. Bad experience living here. The maintenance here is the worst part. No security systems in place. We had issues with our apartment from the first month of living here, which shows how poorly they check their apartment before giving it for rent

We moved in a few weeks ago and are very much enjoying it! The staff in the leasing office was so kind and helpful and very much set the tone for our experience with Avana Lexington. Our place is cute and the community has a lot to offer!

It was great experience the maintenance crew do great work. They are alway friendly and always will to go the extra mile to help in any situation. I have never in the 2 and a half year I have been living here had any complaints. I love living here.

Avana Lexington, new resident
aLaura made my application/move in process seamless. She was extremely helpful and responsive as I had an immediate need in returning to the area. This location is fantastic and it’s beautiful up here. However, it’s disappointing to see how many people DONOT pick up after their pets. Management should consider enforcing this policy somehow, as it truly takes away.

I don’t mind this community, but once again, as a resident there is never communication back with me. Besides the communication piece across the board, a standing problem I have in this community is not feeling safe do to the practices of the maintenance section. This is never directly addressed or resolved. I’m not sure it will be even if I submit this, which is unfortunate.

Rent at your own risk! I broke my lease and left in 5/2023. I requested several times for a final balance after weeks of requesting in writing for a statement! Fast forward to December 2023 I receive a bill as if I’m still there and just now leaving! Upon leaving I paid that last month and the exit fee to cancel my lease with a cashiers check bc you’re not allowed to make a final payment online or a check which is suspect right there. To state I am pissed is an understatement! You jump through hoops to make your final payment and these shady rental institutions try to stick you again and again! I don’t mind taking them to court if they pursue this matter bc I have time but be fore warned to keep all your documents and verify! Office staff is delusional and you’ll never get anywhere with them. My final amount came from their office! If someone didn’t pay that’s their problem not mine but I swear to God we will be in court and Greystsr will be paying my attorney fees! Document EVERYTHING with these crooks!

My love in has not went well. Board boards fall off floors, baseboards are not sealed. Roaches everywhere! Dryer did not work. Balcony is stained and smells like pee. Management (aLaura) is awesome. The cleaning before we moved in is not.

It's a quiet community with much to do only minutes away. I had a hard time finding an affordable and nice apartment. They made the process quick and easy. All questions or concerns I have had have been addressed in a timely manner. Tge staff has been respectful and kind.

I am believing that this company is a SCAM! Do not give money to apply
Despite, numerous calls, and emails, following your direction to contact the management, and the initial promise (per your agreement and agent) that I would be refunded my $275 paid (which is crazy that is cost that must only to apply), no one has responded; interestingly, no one can be reached at your management office. I believe this company, immediately takes your money and then gives you the run around about refunds and promises. I will make sure to let everyone know to avoid this company. My next step is to speak with my lawyer and report this company. This is crazy and unprofessional.

Long time to get application refund
I am very frustrated with the process time to get a simple $275 refund for putting in an application. First, the cost is much higher than other applications to get an apartment. Second, they take out the money from your bank immediately with the promise that it will be refunded if denied. However, once they deny you, suddenly you can't get ahold of anyone to get your refund back and get a message that it will take up to 30 days to get your refund. I never heard of such a thing. I'm about to report them to the better business bureau for this abuse. It is crazy. I don't believe this company is reputable and I would advise everyone to stay away, don't apply for anything having to do with me. Crazy!

Nice community and experience a little better on communication and fitness area. The scenery is nice and I love that we have two pools. The community is nice, neighbors are quiet and friendly. Robert is a great manager! Definitely talk to him if you need anything done.

Going on my second year here at Avana Lexington and the experience has been awesome. The community is family oriented and the leasing and maintenance staff takes care of their residents. I would recommend this apartment community.

If the property manager is on vacation- don’t expect an answer until they return because “only the manager can make decisions” The leasing agent I dealt with (the supposed #2 guy there) lived in that community and was still late each day and left early so they were useless The maintenance staff and office staff each get a 1 because the apartment that i was supposed to move into was definitely not even looked at but was deemed “livable” but when i arrived there were lights not fully attached to the ceiling, water coming up through floorboards, paint splatter all over the kitchen and rotten wood under each sink. The office staff don’t look at the apartments, they assume the maintenance team looks at it. The community has so much potential but the office staff absolutely ruin anything the complex has going for it

I’ve recently experience of making maintainable requests and the facility marking them as completed without ever fixing the issue. I’ve been disappointed in the hidden costs on page 12 of my contract and the reluctance to fix my drain and yet have it marked as completed when nothing was done.

The Single Bedroom loft is a great layout for a unit, however the Central AC is far too small for the high ceiling making it hard to maintain below 80F in the unit during the summer. This results in your electric bill being around $250-$300 per month. The management team thinks this is acceptable and normal, if you agree this is normal then you will find little to complain about.

It has been horrible. The apartment was clearly not ready for move-in. Paid 3k for an apartment that stinks, floods, and the maintenance people do half---- jobs. Not to mention they picked up a fan they left here then proceeded to lose it, and are now threatening to call the police because we apparently stole it when they woke me up at 8 am to pick it up the following week.

Overall, the communication lacks here at avana lexington. I truly just with there was a response to our email prior to moving in since this was our first apartment in Nashville as we have moved from Chicago. If we did not have our relator we would have been completely lost. We do really enjoy our floorplans and our amenities - we are excited for the summer time to utilize everything more. We also love how dog friendly it is too for our pup!

People are rude and don’t care about anything. They speed through the complex, and are overall careless about others. And if a certain person parks their truck in front of my garage AGAIN….I may have a fit.

We were excited when first moving to this apartment as the idea of a renovated unit, helpful leasing staff, and wonderful location in the Bellevue area would fit our needs. But sadly, upon move in, we had multiple maintenance issues from contractors that were not addressed for months after submitting. Now over six months living in the apartment, reoccurring issues continue and both staff and management have lacked in communication. The world has drastically changed the past few years and we understand shortage in labor, but simple updates via phone, email, or text would make it less frustrating. We will not be renewing, nor recommending to others after this experience.
