I moved from out of state about 15 hours away. When trying to even sign the lease I should've known to stay away. I would call about signing the lease because I know how quick they can go. But every time I called I got an off sight call center. They would always say "someone will call you back" they never do. Finally got someone from the actual lease office and got everything straightened out. Come to move in.... and my insurance isn't right due to missing my co-signers name which could've been communicated but they don't communicate with you. Have to pay my move in fee while sitting at the lease office to get my keys which I could've done hours before then and gotten my bank account verified and not charged a insane fee for using a card. But anyway finally get my keys and open my door to a mess. Let's just say this place is full of landlord specials. My blinds are missing, paint all over the floor and over outlets and switches, drawers and shelves in cabinets broken, door doesn't lock, light bulbs broken just definitely not move in ready. Happy I just moved in and paying an insane 95 dollar community fee for the gym and pool when they gym is being "renovated" so I haven't been able to use it yet because "it's taking longer than expected". Also they charge you 30 dollars a month for "renting" a washer and dryer. Just stupid charges I find on my bill each month and It's not even worth fighting them about it cuz they don't talk to you.

The community is nice and staff is pretty responsive. The only issue I have is that the renovation seems rushed and some areas could have been done better. Thought the price and location are pretty great!

My experience has been mixed during the move in process but my space is wonderful and I am pleased with the living environment. Communication and follow through on requests could be improved but overall I have no regrets on my choice for my first space in Nashville after moving from out of state.

The racoon that gets into everyone's trash at night when our trash isn't picked up. Paying for trash service that doesn't pick up your trash. Paying for package service when you don't get your packages delivered. Filling out a work order and asking for a call BEFORE they show up to your apartment, and they show up unannounced anyway.

Avana Lexington is in a good location and it looks pretty on the outside. The area is nice and it is pleasant up on the hill. However, there are a lot of issues with the maintenance team, package delivery/mail room, and the gym has water damage and isn't kept up. The swimming pool is also frequently closed on warm days and the indoor pool is out of order. The renovations look nice, but they were never completed and some things were done cheaply and are not holding up.

Don’t move in here. Don’t even waste your money on an application. The only good thing is literally the apartment layout, and friendly maintenance staff. Everything else from management to office staff is absolutely horrible. The office staff is extremely irresponsible and unprofessional. Just to get our lease was a horrible experience. We called, emailed and had to at one point physically drive to the office just to get the manager to send us our lease. No one ever picks up the phone or calls back. The apartment itself- the layout is great. But management obviously did not do a walk through before giving new tenants (us) the keys. Place was disgusting and multiple broken and damaged things.. interior and appliances. The new delivery service, Fetch, that Avana Lexington contracted out is horrible. We pay expedited delivery/ prime subscriptions and still… package delivery is extremely delayed and no communication on/from app for actual door delivery. We had to drive to the Fetch location to pick up our packages only to see it is severely understaffed and overused to the point where receiving packages is nearly impossible, clearly Avana did not look at the location or actual service.. just settled on the cheapest option. The only reason we still rented here is because Avana dragged out sending us a lease for a month… 1 week before our move in date and 2 1/2 weeks before our other lease at the time ended and we unfortunately did not have the time or option to look elsewhere for time purposes. We will never recommend this place to anyone or renew our lease here.

POSTIVES - Avana has SOME decent qualities. The woods are great to give a nice away from the city feel (beware of the ticks and flees even in the grassy areas). The location is great being 15 mins from downtown. They can move you in fast. Rent is cheaper than other places around Nashville. There are lots of dogs around here. Well, I think that is about it. Oh yeah, management is great to get in touch with when you are interested in renting from them or when they send the random emails about current residents harassing them and to pay rent timely. PRICE/QUALITY - Rent might be cheaper than other places around here but still paying too much for the quality. I am moving to a Germantown/Downtown apartment for only $100 more a month. I suggest looking for other apartments and use Nashville Apartment Locators. You are paying for valet trash that does not pick up your trash (even with the new company they are using now). If you have a dog, they will track mud into your home because outside is mostly mud. Beware of all the dog poop out there. The pools are always nasty and have fun figuring out which gate the unlock... if they unlock one at all. I and several other neighbors in my building have had water leaks that leak into their neighbors below them. One neighbor, after several flooding issues, had a plumber come out and was told the entire building’s pipes need to be redone. It takes 6 weeks and finally putting in a fake AC work order for them to come fix the smaller items in your apartment like lights needing to be fixed (changing the lightbulb did not work), sink handles that fall off, cabinets that break so your utensils are sitting on your counter for a month and a half. Then when they do come to “fix” those items, it is done just enough to work, or not fixed so they must come back. When I moved in, all my mirrors and cabinets are scratched. I feel like they are waiting for me to move out so they can gut the place except when another neighbor moved out, they “upgraded” that unit meaning they painted the cabinets… so, not really sure what the issue is. There seems to be high maintenance worker turnover. They are never the same even though each building has an assigned person. SAFETY - Be careful walking around at night between the street lights not working (they will not fix them after the countless emails, calls, work orders me and other neighbors have provided Avana Lexington) and the drug deals. Oh, and I was warned about all the heroin users that get run off the property often after I moved in. I asked during my tour if it would be safe walking a dog around the neighborhood at night being a younger female and I was told yes. It is definitely safe. After living here a year, my answer is still the same as the first month I have lived here, NO. I take my dog out when there is day light then one more at 9pm before bed. I do not go anywhere except right outside my building at night where there is the building light. The street lights do not work. I have heard people walking by my apartment at night checking if my doors at locked. A few neighbors have cameras and have caught people checking their doors. COMMUNICATION – As mentioned above, hard to get maintenance to fix stuff but also hard to reach them. Sometimes you will get someone friendly on the phone but most often, you do not. Forget trying to reach the office other than for the reasons above. You will end up getting some off-site people who will let the main office know you need them to call you, but they never do. I have had the best luck calling as if I am interested in living here and do not already. They answer pretty fast. They do not respond to emails at all even though I was once told their emails work pretty good. I guess that means it is human error when trying to respond. That is just a guess though. You would think when an apartment complex has to sent an email requesting residents (multiple) to not come harass them, the company would investigate WHY residents are harassing them. There is never a good reason to harass someone but living here, I understand why they do it. LAST WORDS – Before I moved in, I thought the reviews where just people complaining but now going back on them, they are all very accurate sadly. If you are needing a quick place to move into to, go ahead and live here but I suggest contact the free service Nashville Apartment Locators have first before you settle here. Just be careful when you decide to move out because Avana Lexington really becomes a nightmare then. This is a decent place to SETTLE if you have no other options.

Dogs bark night and day. Bugs infest apartments. ‘Valet’ garbage is awful and doesn’t do it’s job but you’re not allowed to opt out. Fines for every little ‘offense’ like leaving a garbage can outside. Staff is unreachable and unhelpful. Maintenance has to be bullied into repairing anything. You have to get mean in order for any staff to listen to/help you.

My apartment is not what I was told I was getting. I was supposed to have laminate flooring and I have carpet. I was supposed to have a 2.5 bath and I have a 2. The maintence of the apartment is superficial at best (a coat of paint). They mail center is destroyed and has everyone's mail exposed to anyone being able to take it. The leasing agent does not answer phone calls, most emails, or give truthful information if any information at all.

Location is good, apartment quality is fine, and there’s plenty of parking. We received misinformation about the apartment we were signing a lease for and management couldn’t have cared less and was nearly impossible to talk to. Don’t move here if you ever want to be able to contact management.

Overall the community is nice but the property and apartments could use some much needed upgrades. The noise level needs to be managed better it appears thar the walls are rather thin so the noise carries.

Many disrespectful residents with no cencern for other. From children being ------- ---- and knocking on my door as a joke after quiet hours to my upstairs neighbor raising a god damn farm above me. When trying to contact upper management is completely impossible due to there not being local headquarters or lack of contact information. I will not recomwnd this complex to anyone and will not be renewing my lease after my current contract.

I’m sorry to say I’ve wasted my time and money living here. I know all apartments have their hiccups but this ones on a whole different planet. I’ve had maintenance request from when I moved in April 2020, yet of May 2022 when I’m moving out they still haven’t been addressed. When inquiring about those a few months ago the leasing consultant states sorry it’s because of Covid. There’s nothing but excuses from these people. PET OWNERS please be cautious if you decide to move here. I have a cat that’s immunocompromised and was let out by maintenance. Was never notified and when speaking with the consultant about how furious I was he said the manager would get with me promptly and never did. I work 12 hour shifts and there’s no telling how long she was out for (I found her under some stairs wet crying). I emailed the manager regarding bogus move out fees and haven’t heard back, the consultants act clueless like they can’t help we figure out why I’m having to pay them 400 worth of fees, and the person that’s supposed to inform me of them has been ignored my calls for the past two days. I tried contacting corporate and conveniently can only leave a message. Im hoping to help save someone a headache by explaining my experience here. Please do your research!

The community is great and the location itself is amazing. You have endless things to do here whether that’s working out, playing tennis, swimming, etc. all in a walking distance. The staff could be better about answering their phone or communicating with us when we have an issue, but overall it’s a great place to live.

I emailed multiple people including at your corporate headquarters and no one has gotten back to me. Not surprised at all. So many issues with apartment appliances, including flooding in my kitchen from disposal THREE TIMES, package room situation is an absolute mess, one older resident near me is a crazy person who yells obscenities at everyone yet she lets her cats run free throughout the complex, including on my porch. so many other things.

I never thought I would live in a large suburban apartment complex but the complex has a neighborhood feel with residents walking their dogs and exercising and greeting each other. Balconies also lend to a more neighborly feel. I thought initially valet trash was a weird luxury but I really have grown to appreciate it. Also having a washer/dryer in the unit is invaluable. Maintenance works hard and is friendly even when I have a stupid question about my water heater.

Horrible and nightmare it wouldn’t be so bad if jobs were done trash is horrible because it makes the community looks bad .. I’m tired of crying out and nothing is being done I tried applying for another community but Avana Lexington said they evicted me which is not true … it’s rental assistance out there and it’s like they don’t want to honor it at all

The Avana Lexington has a continuously deteriorating environment and complex. The trash areas are unsightly and surly not good for the environment. Dog poop is everywhere. Maintenance is such a hit or miss depending on the problem but there’s never truly a long term fix. The package room is a disaster which is incredibly frustrating especially when needing to confront the office personnel about it. Overall it’s just a dated facility with not enough maintenance going into it to justify the price/ any price increases.

I love my Avana Lexington apartment and its convenient location both to Bellevue and I-40; lots of local conveniences and I can get most places in Nashville very quickly by hopping onto the interstate just down the street. The maintenance staff is kind and responsive, and I feel very safe living here. Love the outdoor pool in summer!

Garbage is everywhere. The bins are full. The mailbox area is full. The two rolloff bins at the back look like a city dump. The gym has little or no paper towels, soap or sanitizing wipes. The bathrooms are dirty. Most of the dumbbells are gone. I never see the cleaning lady. The temperature was 51 degrees one morning because the thermostat battery was dead. I don't think valet garbage is running which I don't use anyways. Our breezeways are pitch black at night bc most of the light bulbs are shot. They're also filthy and bird crap everywhere. I work out of town mostly and normally don't care about this stuff, because it's just how it is with these types of places. BUT I get emails all the time reminding me to pay rent by the 5th or else. OR I get emails saying they're maintenance is short-staffed or staff is sick, so please understand. Meanwhile, there are 5-6 people sitting in the office with their suits on waiting for someone to come in and say, "I want to live here." The ones that do live here, can't even take out their garbage. I wish I could use excuses not to pay by the 5th. I bet that wouldn't go over very well. Just saying....
