I am stuck here until August 2025 I'm hating this place every day!!! It's filled with hidden fees wich is common there not the only ones!!! I would suggest getting the bug man to come every month! They do not enforce any speed through here and it's just a matter of time someone gets hurt!! The maintenance does a good job as far as keeping up with work orders! The pool is congested with non residents as well as illegal immigrants who party to the late hrs with there fiestas!!! You can enjoy the amenities because of this!!! I will c this place in my rear mirror soon!!!!

The year and a half my family and I lived there was up and down the first couple months was great then it went down hill. Someone had a roach issue which got into my apartment and I fought them the rest of the time. Don't try and call the office during business hours because you won't get answered and have to leave a message. Also don't plan on using the community pool or grilling area because it's always taken or crowed with other people. The music is always loud and the peace officer is a joke. There was a murder in one of the apartment building days prior to us moving. My rent for a small 2 bedroom was 1700 with taxes and everything else easy cleared over 2k not including electricity. The whole place is a total joke please if you have time and can find something else do it! The gate half works and even when it does everyone tailgates you to get in.. so gated community is a lie. Valet trash just got better the first yr was hit and miss on if they wanted to pick up my trash or not.. and paid 27/month for the service. Roachs live in the walls yall we tried and tried to get rid of them but after the people left beside me and under me I got them 10X worse. Good luck if you decide to live at Grand Oaks $ Town Park!

We moved in a year and a half ago, and both of us were new to apartment living. Our leasing agent was very friendly and helpful. Even though our washer and dryer were outdated, we have had a pleasant experience. The maintenance staff has been amazing, and they always explain delays and procedures thoroughly. It's a great starter place for those who don't want the chores of maintaining a yard.

Declining experience, can not wait to move out. What “luxury” community takes months to respond to maintenance? The grounds are not well maintained, things are always broken. The pool has been out almost the entire summer with no refund for the amenity access fees. And now all of a sudden “we don’t replace light bulbs”???? On top of this, my rent is sky high while they are begging new people to come giving away rent. Save your money and go elsewhere

Residents are typically good. Very clearly corporately owned and capitally operated. Rent increases often, and often by much (+70% over 4 years). Aggressive and invasive maintenance schedule, but not when needed (a lot of scheduled maintenance for how often things break, and how long it takes to get them fixed). Pool is barely open but you'll be charged for it monthly, trash valet is dodgy at best and consistent weekly schedule adherence is once in a blue moon, and arbitrary at that, with no cardboard pickup. Most circuits 10/15 amp which is fine I guess. Gate is an illusion as half the time they are broken and left open, the other half tailgating is trivial. Wrong

Great place to call home. Office communications to residents are timely and informative. Office and maintenance staff are professional and courteous. Very pleased with amenities and activities. Love that it's a gated community.

The staff works diligently to keep the property clean and maintain the standards of luxury apartment living. I have seen many changes, some good and some challenging that comes with living in a large community. I have enjoyed living at Grand Oak Apartments!

I love this community and my apartment. The staff do things monthly with the people living here and the events are always fun. They are always kind and courteous when I have contact with them. Grand Oak is one of the best apartments that I have lived in.

My experience has been terrible. The apartment build is terrible. Nosey neighbors office doesn't care just want to make a dollar off tenants. They pass out parking passes to just about any person just ask. Shannon who worked in 2024 rude, terrible customer service pass parking passes to her friends on the property. Facility has no integrity. Why have rules if it don't matter

The community is nice to live in. Children play on the playground and it's nice to see people walking around with their dogs or exercising. The pool is great and a great hang out spot for friends and family.

The apartment staff and maintenance are super friendly and professional. My issue is with the building quality itself. It's called Luxury Apartments, but they units are so poorly built/sealed that bugs are constantly getting into the units and you're killing ants, roaches, centipedes, little worms, spiders, all the time - at least 5-10 a day. Pest control and maintenance can only do so much if the building management doesn't do anything to properly seal the moldings, doorways, under the cabinets, etc.

I love the apartment complex! Management keeps up with maintenance and making sure the property looks great! There could be a few improvements. They need to have a courtesy officer to check and make sure all residents leave the pool at closing time (10 pm). Every year people stay in the pool area well past closing time which is a nuisance for those of as that live by the pool. They then have to just over the fence to get out because the gate locks them in. When I call the night security about the issue they have excuses as to why they can't come and get the people out of the pool. The other issue is people bringing in many guess for poop parties. I wasn't given a "pool band" when I moved in and have never seen anyone wear one. This year management is starting the bands up again. I hope this helps the problem. Overall, I'm very happy here! Management has been great! Maintenance crew is always timely, courteous and does a good job!

It's been fabulous here at Grand Oak at Town Park! I love my apartment and the staff is amazing. The living room is so spacious, and anytime I've had a maintenance issue they come quickly and resolve it.

As of late, my only concern is the lack of enforcement on the cleanliness of the walkways, mostly due to tenants just throwing trash and letting it sit out of their door (outside of trash pickup hours) without being in a container. This community is no longer quiet which is unfortunate. Also, there needs to be speed bumps or something in the parking lots. I would also suggest more vistor parking or at least 1 visitor parking pass per tenant. Also, I would recommend updated gym equipment. The treadmills barely work and some of the other equipment is outdated. Maintenance team is amazing! Office staff is excellent!!

I moved here since 2019 with my husband and we love the community at grand oak. The manager was very helpful during the moving process . Also the location is very safe and close to several stores by walking distance.

Besides for the club house being closed down for construction I have enjoyed my stay here. I don't like the car wash since you're being double charged for it. It's a pretty quiet place but the trash system could improve and the response to bad weather could be better. Maintenance request take a little while to be answered. My apartment seems to attract insects so had a lady bug and wasps problem during the summer. Other than that great place to live but most definitely over charging.
