When we first moved in, it was truly luxurious - the fanciest place I've ever lived. While some things are still very nice, some things aren't kept up as well while the prices continue to go up. The staff is wonderful and I love the pool in the summer.

Friendly staff and community that make me feel at home. The maintenance staff is extensive with every issue presented and usually very understanding and friendly. The only issue I've ever had is outside sources they have to bring in like pest control. The only thing I will say is Southern Belle Towing needs to be fired. They are rude to residents and have too much authority to just suddenly decide whether or not they can tow someone. Everything they do should always be approved by the complex. Dealt with them towing cars at sometimes 2 in the morning while I was trying to sleep. Any time past 10 o'clock disturbs the peace and they need to stay out till morning. There is no real excuse for them to be here past then. Also kind of detest the visitor spaces. They are always full of the same cars which never gets dealt with. The complex should do away with visitor spaces and give everyone visitor passes guests have to put in their cars to park anywhere in the complex. I'm a social person and I detest not being able to have company over because visitor spots are full and your ------- towe company treating us like something to make money from.

Overall it has been amazing. Community is awesome, staff is great, and any issue I've had, big or small, was handled quickly and efficiently. Everything is kept up well. The updated fitness area and lounge area are great.

The price of living is a little steep but you're paying for quality so it's not that bad. My main issue is packages being stolen from my front door on numerous occasions. More security like cameras for each floor would make residents feel safer.

I don't really think y'all would like to hear what I have to say about the apartment. The apartment wasn't clean. There is wall paint on the ceiling. Baseboard paint on the floor. The ceiling light fixtures were grimy. The sink was filthy! I could go on, but I will stop

This apartment complex doesn't apply the same rules for everyone! They give you a sticker to park here and only have certain spots for visitors. If your car doesn't have a sticker and not in visitor parking you're subject to be towed. While I lived here for 9 months I watched cars park with no sticker in regular parking and no consequences, but as soon as we used our car we couldn't have because it was 1 car per guest we got towed.

There are many inconveniences associated with the apartment complex. Parking is dreadful. Multiple buildings have a sprinkler system issue that was not disclosed upon signing my lease. Apartments have been flooded and alarms blaring throughout the night, disturbing my family and I between 2-4 a.m. We have small children and this is unacceptable. The quality of the apartments does not meet any standard that would classify them as "luxury".

Overall, the buildings are clean and modern looking which does give off a luxurious feeling. Recently painted exterior and recently power washed, parking lot got repaved - very impressive upkeep of the premises. I do frequently see litter on the ground from messy people who don't appreciate this nice area. I have a fantastic view from my unit. Some parking spaces adjacent to buildings seem too narrow. A/C unit took months to fix - malfunctioning in winter months and summer. My bedroom roof was leaking and now there is a stain on the ceiling. Overall it is quiet and peaceful around here. My only issue is having to pay a flat $85 internet fee for Comcast, which eliminates having a choice for the ser ice. Also, my internet bill was actually cheaper before the group rate was added. Also my personal modem is now useless so that means I wasted money on personal equipment that I can no longer use. While I understand high5 is trying to make profits, I do hope there will be some ease on the annual rent increases. I love my apartment and consider it my home - I don't want to have to move or go to somewhere else when I get old and am on a fixed income.

I love it here. It's very quiet and peaceful. I think I'm going to renew my lease. The move in process was super easy. Nobody bothers you. The staff always get back to you quickly, if for some reason they aren't able to answer the phone.

A mixed bag. Already expensive for the area with excessive rent increases every year (12% in 2023). Inconsistent mandatory (charged) trash service. The amenities are nice however. There is a pool (in Summer), with some BBQs, a small gym, dog playground, etc. The complex is not run down, and they make an effort to keep up with gardening and maintenance. However, Mgmt are ok giving your house keys to unsupervised third party contractors and service personnel which is concerning. Your experience here is also influenced by your neighbors. If you get respectful neighbors, great. However some throw regular loud parties late into the night. Some don't pick up after their pets. Also, some of the families with young undisciplined kids let them loose unsupervised in the playground every day where their incessant shrieking permeates through the walls of the surrounding 9 buildings. Teenager residents seem to enjoy repeatedly vandalizing the walkway lights so those often don't work. Maintenance can't keep up with how often the teenagers will deliberately knock them of the posts. Overall it's ok. Not awesome. Wish it cost less and will likely need to move out when the next rent increase is pushed upon us. The property owners that show appreciation for long term tenants who renew their leases by giving them a free Chick-Fil-A burger once a year while simultaneously taking an extra $1K out of our pockets in billing aren't fooling anyone.

Great. When looking for an apartment the office staff were warm, gracious and informing. My apartment is spacious and invitingly arranged. Over the time of residence the maintenance staff have been prompt, knowledgeable and pleasant. Roads and sidewalks have been cleared of ice during winter. Garbage pickup has been satisfactory allowing for occasional extreme weather conditions. All in all very happy here.

First of all the lady that showed us the apt was the sweetest, I can’t remember her name but the manager KELLY WAS AWFUL!! She should not work with the public. I was excited to make this my home but after 2 weeks in I hated it and wanted so badly to leave. I had a year lease so every month got harder and harder to deal with. Evening parking after 7 pm is awful, I always had to park 2 buildings away, that’s super fun with groceries . We had bugs but not roaches. Every single day the scent of weed was super strong . I was charged 25.00 my first week there bc I put my garbage out too early , but was not told about this charge at signing of lease. The gates hardly ever work, my packages were never stolen, so I guess that’s a good thing. When we finally got to leave we had our deposit check mailed to us, what a nightmare that’s been. Their check was cashed and then deposited into my account and after 7 days I have 180.00 in late fees I owe my bank because GRAND OAK AT TOWN PARK their check was returned. So to sum it up, I’d rather live in my car then live there again . But KELLY needs to work somewhere in an office with no windows or contact with residents and definitely not given the title MANAGER of anything . She doesn’t manage, she ignores. ??

It's been pleasant and quiet. Except for the leaf blowers every morning at the pool. I work 3rd shift. The leasing agents have always been helpful. The only complaint I would have is that on Sunday's, when the pool is open, and the office is closed, residents really abuse the pool guest rules. I face the pool and it gets wild down there on Sundays.

You pay for vallet trash but trash never gets picked up. This place is litter box literally. They need speed bumps. Afraid someone is going to get hurt because cars speed all through the complex?? rents on too high. Not worth it

It's an average apartment situation. The apartments are set up nice, but expensive. The grounds are clean and taken care of. The neighbors are loud. The community has rules that they are rigid about, and often send out passive aggressive emails as a reminder.

Location: 10/10 Rent Cost: 1/10 Community: 2/10 Amenities: 1/10 This location has incredible access to so many things in such a short distance. However, this is still an apartment so there are still all of the usual "apartment problems". No one picks up their dog poop, kids run around unsupervised, if you get that unlucky neighbor that's unnecessarily loud nothing is done about it, ect ect. In the few years that I have lived here we have been lucky enough to have mostly quiet neighbors. The walls keep a considerable amount of noise out from other places I have lived in and I have a very nice pair of noise canceling headphones. The grounds aren't really held to that "luxury" standard, but I wouldn't put that entirely on the staff. For the cost to have the grass made nice again and have the playground fixed, there would need to be an understanding that the residents won't just break it the moment it is opened up. Parking is an absolute joke despite there being a "limit" on how many vehicles a unit can have. Because of the price of apartments in general most households need multiple sources of income and thus multiple sources of transportation. Rent in general is too expensive and this place is no different. There are security gates that we have to use a remote fob for and they are the most useless things. People will just wait in the front parking and follow someone in and there is nothing that we can do about it. Don't worry though, if you lose the fob you will still have to pay to have it replaced. There is also supposed to be garbage collection that happens 5 days a week and we are constantly having to call in that it wasn't done the previous night. The pool area would be nice if people would actually treat it with some respect. There have been multiple times that people will do so much damage that it will be closed for a period of time before reopened and the club house is no different. I would also say there is a fair bit of construction on site constantly. New roofs are being put on what feels like every other few months. Residents are moving in and out constantly so they are parking in the way of everything... but don't worry... they have their flashers on despite being in the middle of the road (: . All in all, You pick this place for its location. The maintenance staff are the best I have experienced in any place I have lived. Ticket goes in and you hear from them within a couple hours and they have fixed everything I have asked for.

It has been good. Trash doesn't get picked up a lot of the time & we don't get compensated when it happens. We hear the drag racers every night when we are going to bed & all night long. There is construction for a warehouse below us that starts at 6 am - 7 days a week. They are good at fixing stuff quickly. I have never seen them spray for bugs. Light bulbs are out & emergency lights frequently.

It's quiet and calm here. Trash service is nice but it gets annoying when they either show up at different times each night or when they feel like the trash bag weighs more than it should and they leave it. But when they come back the next night, they pick it up. Parking is a headache. Mainly visitor parking. There should be more visitor parking spaces. Especially when they have a tow truck coming every night. When I renewed my lease, rent increased drastically. I feel like I'm not getting my money's worth. the least they could do is include more utilities or get newer stove or washer/dryers.

This is as great place to live! I haven't had any major problems, I feel very safe. Love the way they really take pride in the maintenance of the apartments. They keep them looking very upscaled. The only problem I have noticed is, people with pets, are leaving them alone,and they cry all day long. Some people work from home and it's very frustrating? please leave a TV or radio on for your pets. It gives them the idea that they are not alone!!!!! Thanks !!!

Everything is excellent except for constant plumbing issues in the bathroom. It's quite most of the time things are kept up and you also get some benefits such as trash pickup the pool area the weight room.

Very nice apartments, I've had 2 maintenance issues, both resolved quickly. Apartment is a bit pricey, they include (2) trash pick up fees whether you use it or not, they also add several "amenities " fees that make the monthly payment way more than it should be and give you no choice if you can decline service. Gate at entrance works maybe half the time so not really a gated community. They have a contractor who will tow your guest vehicle within hrs, not much signs as to where you can or can't park so if you park in the wrong place your car will be gone very quickly
