My experience has been okay. This is my first apartment that I have had by myself. Pros: - The office and maintenance get back to you quickly. - Trash guys are prompt - Properly and apartments are beautiful - Property is super quiet - I never hear any of my neighbors Cons: - Gate is broken a lot - Don't feel as safe as I did when I first moved in. A lot of random people and incidents happen. - Bugs (a lot) since I've moved in. It has gotten better over the past few months though. Hopefully that continues. - No perks ever when renewing lease. I was offered a carpet clean after my first renewal, but the office never followed through. Then, I believe management changed and when I asked about it, they had no clue about any offers. Should have mandatory offers set for renewing lease, especially with the increases in rent. - Fees? extra fees on top of rent. Especially for services or amenities that you don't use.

My experience over the last 5 years has been overall positive however I've noticed a decline in management being able to control individuals in the pool areas and parking. Overall experience has declined.

My wife and me moved in at june 2022. Up to now we are very satisfied. The Apartment got a new floor, the Environment is clean and beautiful (beside some dog poop on the gras). Melanie is doing a very good job and is very patient and friendly. Things what could be better is a lightning rod (since we are the highest complex in this area), a shelter for tornados and when i arrive in night all parking slots are full close to our Apartment, which means that i need to walk a long distance.

So far my experience has been ok. Number one problem is not enough parking spaces for residents or visitors! 2nd when building were repainted the over spray on cars and still no one to take care and fix! Maintenance has been wonderful and friendly. Love how it is close to everything and the interstate. I do l8ke the little get together in club house.

Overall pretty good! the staff is great and they care about providing the best service! Clean and organized community. The apartments themselves are good, a bit outdated so not the best when it comes to the latest designs and high-tech equipment and controllers! also, the gym is small and some of the equipments don't work! Also, a bit overpriced!

The location is great, the units are nice with lots of storage, and the office staff/maintenance staff are nice. Cons- we have had roaches since the day we moved in. Sure there is pest control, but we've never had roaches and they don't go away. NOISE- our neighbors blare music constantly with a sub. The bass is booming in our apartment. The office does nothing but tell them to stop. As soon as the office closes, they turn it right back on despite being told they can't have a sub woofer. Here's the best part- every single time you call to complain about noise, the office of courtesy officer has to come in to hear the noise. It's like you have to prove that's actually a noise issue. I hate it, it makes my anxiety spike. You have to literally prove that it's loud in your unit. I've never had another apartment complex do this ever. You can move units by possibly paying a transfer fee, but most definitely paying a higher rent. I can't wait to move

The grounds are always well kept. Any maintenance issues that I had had were handled in a timely manner with friendly and knowledgeable employees. I rarely use the amenities but my balcony overlooks the pool. They are out there every morning making sure it is clean and in top notch shape. Very nice place to reside.

Don't lease apartment 822 from Grand Oak at Town Park if you value sleep
We leased unit 822 from Grand Oak at Town Park Apartments in Smyrna TN in Feb 2022. We almost never had a good night's sleep due to an awful tenant in unit 832 (directly above us) who frequently had loud parties well past midnight and let her child shout and run around randomly, waking up our entire building. Despite a ticket from the Smyrna Police (who directly observed one of her parties), the problem tenant has continued to make noise nearly every night, and Grand Oak's courtesy officer has been worthless: unwilling to personally observe the noise or help us resolve the issue. So after ongoing frustration, I just paid Grand Oak's two-month lease breakage fee ($6500 total) so I can move my family to another hotel or apartment where we can get a good night's sleep we haven't had in months. Be advised you will not sleep well in unit 822, because Grand Oak is not interested in enforcing the nighttime noise regulations that all tenants sign in their lease contracts.

There's always trash outside on the play grounds and grass. There's never parking because there's so many people who don't live here permanently using the parking spaces. It constantly smells like weed in and around the apartments

Really is luxurious apartment living and home to me and family. The grounds are spacious and courtyard is amazing space and where I live so have a nice view and not just a parking lot. Clubhouse and pool are top notch and all is still as nice as move-in day. I've had my same neighbors for years and most stay tenets stay for more than 1 or even 2 leases. The amenities sold me from 24-hr gym to grilling at the pool with covered outside fireplace with lots of comfortable lounging. I think one of the most special features that I've never seen is sidewalks actually connect around the entire property. Handicap friendly. Gated community gives an extra layer of safety but honestly I've never had an issues no matter the time of day or night.

Just got off the phone with the courtesy officer and he said that he couldn't do anything about my extremely loud neighbors until after 10. I hear constant stomping, jumping and yelling. 5 people live above me and 3 are kids. It's been a nightmare living here!!! Stay away from building 8 if you move here!!!! I think they put all the kids in this building.

I love living here!! Whenever we have put in maintenance requests, they came out the same day. The office staff are all so kind. They each have smiles on their faces and greet me when I walk in the office. They always keep us informed about resident events, changes on the property, etc. The amenities are just what we need, and the staff makes you truly feel at home. Also, living up on the hill, the sunrise and sunset is phenomenal daily! I would totally recommend living here. You will love it:-)

Grand Oak at Town Park is a gated community. The living quarters are ideal. The rooms are large and spacious. They are decorated beautifully. The kitchen has adequate cabinets and cupbaords with modern equipment in the kitchen. The front door has a security lock that ensures safety and contentment for the resident. The grounds are kept clean and well groomed with an artistic floral area on the entrance to the community. Enjoyable and various activities are planned by the staff and enjoyed by the residents throughout the year. The office staff and workers are always friendly and courteous! They are ready to give assistance whenever needed. You are always greeted with a smile and a "hello!". The mailboxes are conveniently located in a covered area. There is also a space above the mailbox to put outgoing mail. This is a plus. During the day at Grand Oak there is the usual daily activity. The nights are always quiet and peaceful. There are shops and businesses in the close area below the Grand Oak community. Shops, Restaurants, and Businesses are abundant in the very near area in the town of Smyrna. This is a definate plus! I truly enjoy living at Grand Oak at Town Park. It is an ideal place for one to live that I call my home.

I'll start with the good. The office staff are very professional and caring. They work to resolve any issues you have. The maintenance team is also the best I've ever encountered living in an apartment. The kitchen appliances are great, the island is a great feature if you don't wish to buy a kitchen table, there are plenty of outlets, and the open floor plan is very nice. The fitness center and pool are nice and well maintained. Unfortunately I no longer feel the good outweighs the bad at this complex. When we first moved into this complex in 2017 it really lived up to the claim of it being luxury living. Over the past year or so that has changed. Many of the residents here are extremely inconsiderate of other. There are constantly kids outside screaming as loud as humanly possible, often into the later hours of the night when people are trying to sleep. There are often adults yelling in the breezeway of the apartments, slamming doors, etc which echos. The noise is by far the worst aspect of this complex and it is hard to justify the monthly rent when you never get any peace and quiet. The front office and courtesy officer have been great about addressing these issues when reported, but I feel the community has just grown too much for them to keep up with the excessive noise coming from multiple people. Residents also speed through the complex constantly. I cannot even count how many times I've nearly been hit driving through the complex or up the hill to the entrance. People leave trash bags on the ground (the old valet trash would fine for this, the new one does not) and it stinks up the breezeways and leaves big spots where the trash bags have leaked. Another huge issue here is the parking. It clearly was not well thought out from the jump and the community should just go to assigned parking, but I don't think they will. They made visitors spots and parking passes to help with the issue of guests and non-working cars parking in the front spots of the buildings and residents having to park a building or two down. The unfortunate part of this is it does not seem it is being enforced. There are still numerous cars that sit in the front spots for days at a time, with no parking pass on the windshield. They originally said they would be enforcing towing if cars didn't have the pass on their car, but they aren't. The issue with the visitor spots is they are only painted in one spot in the complex, by the dog park. My sister is the only person I've ever seen parked here because I assume these people would rather take up resident spots for days at a time instead of parking and having to walk. Overall I cannot recommend this complex. Continue your search elsewhere before just settling on this complex. It isn't all it's cracked up to be anymore.

I am new to the Nashville area. I travel for work and was looking for a place close to the city. What I found in my budget was nothing to brag about. Until I traveled a bit farther I found Grand Oak. Here the apartments are newly constructed and very nice. I loved the layout and all the amenities, including the pool and gym. The staff was very helpful and understanding my need for a short term lease. The surrounding area is super cool with a ton of shopping and restaunts close to me. Consider Grand Oak when looking for your next place.

I MOVED TO GRAND OAK AT TOWN PARK ON 12/28/17. I AM 86 YEARS OLD AND LIVE ALONE BY CHOICE. I HAVE A VERY LOVING AND ATTENTIVE FAMILY. THE DECOR, UTILITIES AND ROOM SPACE ARE EXCELLENT. THE GROUNDS AND BUILDINGS ARE WELL KEPT AND THE SURROUNDINGS ARE QUIET AND PEACEFUL. THE SHOPPING COMMUNITY IS CLOSE AND VARIED. HEALTH CARE FACILITIES ARE ALSO NEAR. IT HAS BEEN AND IS A JOY TO LIVE HERE.

Great experience except you need to change painters as there are paint spills all over our floors. Also, it’s crazy that I have to pay $50 for my WIFE, to co-sign for the apartment. All this so she could get a fob to enter OUR apartment complex. Pretty dumb policy. Everything else but the heavy walker above us has been great.

One of the best places I lived. The new staff in the leasing office is beyond helpful. Any questions I have they answer. Are always professional. They remember my name, I think that is great. I loved the community events they put on every month.

Not an actual luxury community! Neighbors prefer to leave nasty garbage cans outside their door for days instead of actually taking to the dumpster. Noise pollution and rude neighbors are run of the mill here.

The apartments are beautiful. The staff is nice and accommodating. Great sense of community. Awesome valet trash service. You get a nice size apartment for what you pay for. Great location in the greater Nashville area. My husband and I love it.
