I've really enjoyed living at Grand Oak and the staff has been amazing. My neighbors are quiet and polite and it's a great location. Ive had to call maintenance a couple times and they've been fast, efficient, and kind. I love the fitness center and there's a great playground if you have kids!

I've only been here a month but so far everything has been great. The office personnel are kind, professional, and extremely helpful. Good freeway access and lots of stores and restaurants close by. I enjoy living here.

For two years now, we have battled with our office for something to be done about the horrendous conditions of which we live. My husband and I are religious about scrubbing our apartment daily yet we are forced to share our apartment with endless infestations of bugs. For what we pay to live here, these conditions are appalling. We contact our front office and ask to be placed on the pest control weekly. Which, we pay $3 a month for, each month, and has gone up from our previous year here and most often, they never even show. We have asked countless times to reseal our doors, windows, for any help regarding this issue & we are ignored time and time again. We have found these bugs in our carpet, our bed, the ceiling, the walls, our pets food dish, just to name a few. We step up on countless just walking around our apartment. Some alive. Some dead. They are in our closet, on our clothes. It's absolutely disgusting. We pride ourselves on having a kept home and it's impossible living here. We have taken matters into our own hands countless times spraying nightly in and outside our apartment, bombing our apartment, using defusers, and we relay this to our office yet they are more concerned with what containers we take to the pool than the conditions of which we live. We kill every bug we can yet it seems each day there are fifty more in their place. Something must be done. Would you want to live here in these conditions? It's mind blowing we are paying the amount of money we do to live here and forced to uphold our end of our lease and the apartment complex can fail at withholding their end.

Great location, great apartments. Love the hardwood floors. Its only 4 minutes from my office anreven less from any other store I would need. The valet trash service is a really cool feature, well worth the rent.

I really enjoy living in this apartment community. It is clean, quiet, and the staff is wonderful. Amber and Leilani are always helpful, informative and professional. Their hospitality added to the warmness of residing in the community. They were organized and made my move-in a breeze. I would recommend anyone and everyone to live in this community. Grand Oak at Town Park has so far been one of the best places I've lived in Smyrna. The sense of community is amazing and I feel safe and happy here. The apartments are beautiful and very well insulated. I cannot hear my neighbors and I am even on the first floor! They allow pets and that is a big plus for me. This is also great bc the insulation is so good I cannot hear any dogs barking or anything! Management is amazing, professional, and very quick to respond. I highly recommend living here!

Random knocking on the door in the middle of the night and I obviously did not get the memo regarding assigned parking. Sometimes the staff is available during the posted office hours and when they are, it feels as though you are interrupting.

We were under a time crunch to find an apartment. We are so happy that we found Grand Oak at Town Park! It was exactly what we were looking for. Amber was so helpful and communicated with us the whole time. She was able to work with us and get our application in and processed in time.

Well maintained grounds with new, well kept appliances in the apartment. Several floor plans available that fit the needs of most. Helpful and responsive staff, even with the turnover of new management. Quiet neighborhood. Great amenities. Would recumbent to anyone. We have been here 2 years now.

Very nice location. Would be a decent price but we're in Smyrna which yes it's close to the city but a nightmare getting into it during rush hour. It's great that's it's close to the highway. Noise is a huge problem. I can hear the neighbors above me next to me and in the summer everyone in the pool. I can also hear every single night when the garbage pickup comes through not to mention anyone who is passing through the breezeway or going up and down the steps.

I have lived at Grand Oak for 2.5 years.... I truly consider it my home. Beautiful, spacious apartments with first class amenities.....I mean, who doesn't need a salt water pool for those hot summer days/nights?? The office staff have ALWAYS been helpful and courteous. The maintenance team have gone above and beyond on more than one occasion...The maintenance director even boosted my car one morning...What a blessing... I will soon be purchasing my first home, and will no longer call Grand oak my home.. I will miss the convenience, gorgeous VIEWS, and home like environment I have come to love... If you are considering renting in the Smyrna area, and you appreciate quality and excellence, then there is no other option than Grand Oak at Town Park!

I have lived at Grand Oak for almost a year. The apts are very spacious with great upgrades. The grounds are very well kept. The dog park and grooming room makes keeping my dog clean as well as my home. Jeff and the guy's are so friendly, and always take great care of beautiful amenities. They are the the reason that I will be renewing when my lease comes up. Keep up the great work. I would recommend this property to you my friends and coworkers.

The best part of living here for me was the support of the maintenance team. I had a problem in the middle of the night and one of them was over within 15 minutes! They help me with everything from burned out light bulbs, plugged up toilets and my hot water problem. It is nice that they are the same people since I moved in. The office staff has changed so many times that the residents have no clue who will be there one day and then the next. My vote for best review goes to Johnny, Carlos and Jeff!

When I first found this apartment community, I was sold by the lovely staff (Kristen Brady) and the convenient location. However, since the change in management I have been very disappointed in the quality of the staff. They are very rude, arrogant, and snippy whenever you ask them a question or have concerns about your bill. Half of the time the water is late so you are not able to pay on the first and they then charge you a late fee. The water situation here is confusing, due to the fact that it is through a third company billing party, so things are NEVER clarified. I am being charged a water/sewer bill of $150 because there is an issue with my apartment's pipes and drains. That is compared to a normal $40 water/sewer bill. I would not recommend moving here just based on the horrible customer service and management. The current manager, Amber Rheinecker, talks down to you and is very "matter of fact" with your concerns. After this year, I do not plan on renewing. Horrible customer service and constant changes in rules and management.

Overpriced for the BS you deal with. Village Crest cost half the rent and they keep their grounds real clean. Upgrades ain't everything for the stuff u deal with. Noisey neighbors, nasty neighbors that don't pick up after their pets, grounds and landscaping poorly maintained, cigarette butts get thrown over balcony into your space. Upgrades are cheap. Big issue. Mold growing in old nasty mulch all over. They will try to rob u and find anything they can to charge u. Stay away and spend your money somewhere that's worth it. The parking horrible. People storing cars here that don't even live here. The pool stay nasty with stuff Constantly floating around. A little longer and I'm out of here. Getting my house built now. Never renting again and will not be recommending this place to anyone.

My fiancé and I have a love hate relationship with Grand Oaks. Pros The pool is beautiful and well kept The kitchen is amazing and functional The area is very safe They try to host a lot of community events at the clubhouse which is cool The old management was great and we never had an issues for about 8 months Cons I feel that the prices are outrageously high. You could have a mortgage on a beautiful house for about $400 less a month then rent. The rent also does not include trash, water, ect. There is a MAJOR bug issues at least in our building (8). We see baby roaches inside and outside almost daily. Every night that we walk our dog we will see a couple roaches run across the breezeways and hide into the walls. We also find a lot of centipedes and in the last two months our apartment has turned into a millipede war zone. I am not sure if I could upload it but I have a video of about 13 of them on my kitchen floor. 10-20 is how many millipedes come into our unit from just one night. Sometimes when I am cooking they actually crawl up my legs. They are ALL over the complex and I understand there are so many the complex can not control them but I am just giving a warning. They claim that they spray but they need to find a better method to control the bugs. The old management was great. You could pay your rent online for no fee!! Not bad considering it costs an arm and leg already to live here. Now the new management only takes payments through a resident portal and there is a $60 service fee!!!!!!!! They never gave us a physical copy of our lease and when we requested because they said it would post on their residential portal. It never did so we never were able to get a copy. We just found out the hard way today that even if you stay until the last date on your lease, you still need to give them 60 days notice! Absolutely ridiculous but ever since new management came in it feels like they are finding hidden ways to screw you over so that you need to fork out money to get out of it. We now will be paying rent for the next two months on two different leases. Actually when new management came in the site went down but we had gotten emails saying it was up. We went to pay online only to find out it wasn't working. I don't have a bank here so it's not like I can go in and have my bank write a check and I ran out of checks at home. We had our money in cash or through our card but they said we need to overnight a check and get it to them otherwise we would be charged. It turned into a huge mess where they gave us a notice that a lawyer would be contacted and we would owe an outrageous amount of money as a late fee although they dropped the ball on having their rent payment site running in time. Luckily the new manager there is understanding and we went and explained how we have never once missed rent and they should know that. She ended up telling us not to worry about it and took the check a day late after we had to draw money out of the atm two different days and write a money order.

There are a lot of great reviews about this apartment complex and most of them are true, but there are some cons with living here too and no one posted the good and the bad. The complex grounds will not be cleared during an ice or a snow storm. Be careful not to fall. If you live in certain buildings near the dog park, parking is really bad and you will be parked down the street from your building. I can get home before 5pm and still not have parking near my building. Most people for multiple cars with like 24 apartments in a building. So you do the math will all of the buildings close by. So don't go buy anything heavy or a lot of stuff from the store. All of the handicap parking will be full too! I doubt many of these people have a handicap. The lay out was poorly designed in this area for parking. They were too busy trying to build garages so they can charge people for. The apartment is beautiful, but everything in the apt is cheap and tears easily. You can hear everything from your neighbors. I lived in many complexes before this one and this one seems worse. All so if you are on the side near the dog park, you will hear the traffic from the interstate all day. If you have kids watch them closely because everyone speeds through the complex. I made a complaint and was told to provide a license plate. I don't know why the complex doesn't post it in a newsletter! They pick and choose on when to send an email and when to put a newsletter on your door. I travel a lot and do not like the newsletter on my door for safety reasons. A crook can figure out how long I have been gone. We have a complex Facebook page and they can send emails. There is no need for you to put a newsletter on my door. I lost track of the office staff and management. It has changed a lot this year! I looked a few other complexes and I mistakenly chose this one based on the amenities. I made a big mistake and these apts. are overpriced. Really think this decision through! 1 bedroom start just over $1k based on floor plan 2 bedrooms 1200-1370 based on the floor plan 3 bedrooms almost 1500 I was a fool to pay this much and that doesn't include all of your other fees you pay with your rent. You will need to factor in water, pest, trash, and sewage. I pay for pest control and I have never seen them spray! You will also need to factor in the fee to pay your rent on their website. The fee is $1.95 to $36.00. This changed recently without notice. We received notice after we tried to pay our rent. Also, I feel like maintenance and management is in my apartment more than I am. They give notice about 24 hours before they come, but they come too often for my taste.

I just moved in not too long ago. Great place to live!! Great office staff/maintenance team, spacious floor plans, beautiful dark-wooded cabinetry, and the view cannot be found anywhere else. The apartments are brand new which I love about it!! It is also convenient to all the shopping centers and restaurants I enjoy! I have had no problems here so far and would recommend it to anyone!!

Honestly...I would expect more for the price I pay. There's dog poop everywhere, the pool is always full of people who walk in off the street (and directly thru the management offices!!), there's a security gate but that doesn't keep people out, the apartments look nice but were obviously thrown together with no regard for symmetry or aesthetics, and the management office does nothing assist when things go wrong. They are very quick to put threatening letters on your door when they think you're in violation of some policy but will do nothing to kick people out of the pool who don't belong here. And the worst part, during the ice and snow storms in Feb/Mar they did nothing to make this place safe. The sidewalks did not get shoveled for DAYS. Walking down the stairs and sidewalk was so dangerous I couldn't go to work even though the interstate was perfectly clear and drivable. This place may look nice from the outside...it sure had me fooled. I wish I was spending my hard earned money elsewhere. Can't wait till my lease is over...in 11 LONG months.

When we first moved in, it was great. The staff was wonderful and so friendly and personable. Then in January 2015, the management company changed and they fired everyone they had as staff, that everyone loved. The people they replaced them with are the rudest, least customer service focused, money hungry, people I have ever met. The apartments themselves are pretty nice. They have nice upgrades, but for the price, they should be even better ( i.e granite counter tops, toilets that don't break). Also, it's ridiculous how badly they did on rushing these apartments. There are so many scratches on the fixtures from the construction company. The "hardwood floors" they have dent as soon as you place your furniture on it - can't wait to see if we get charged for that. It's just cheap - CHEAP - flooring. The swimming pool is nice, but the staff was rude about opening it up this year. When I called to ask they said if we called the county, maybe it would get done quicker - like it was our job. There's a nice playground for kids and a beach volleyball court and a small dog park. So that's what makes the grounds nice. On the downside - they refuse to use the sprinklers or anything anymore. All the grass and flowers/plants are dying making the place look shabby. The management decided this year to raise rent $151 a month at the renewal (we are moving when our lease is up because that is an absurd amount). We were expecting a raise but that much is stupid - especially with the rudeness of the management. When we addressed them about this issue they said to us they don't care - that if we move out they can get $300 more from someone else. Bottom line, I can't wait to move out.

Well the apartments themselves are beautiful and have upgraded amenities inside but we have had several problems since moving in. The construction of the buildings seems to be very poor. We can hear every noise of our upstairs neighbor right down to the lyrics from the music they play. We have made several complaints but it makes no difference. Also note that the 'wood' looking floors are actually linoleum. They will chip and dent very easily. It looks great at a glance but it's cheaply put together. I can feel nails sticking up through the carpet in our bedroom and like another reviewer our countertops and appliances had scratches on them. Luckily we did not pay a deposit. They have a valet trash service that is convenient but if you do one thing wrong with that you'll get a threatening notice. However, they may not come pick up your trash at all on occasion and you won't get any kind of reimbursement for it. The fee is automatically tagged to your rent. We had two snow/ ice storms recently and they did nothing to the community to help with getting out i.e. laying salt or having it plowed. The stairs to the sidewalk had ice on them for weeks which was especially hard for me since I was 8.5 months pregnant. We were excited to move here and LOVE the location but now we are excited to leave. The rent is WAY TOO HIGH for what you get. You could own a $175K house for what it costs to live here. Consider renting a house.

At first it was a very nice experience. The apartments are brand new, there's a salt water swimming pool, and the club house has very nice interior design. However, because they are brand new, you are the first person to live in that apartment, and you're their "trial run" to make sure everything is in working order. And when it isn't... well they aren't very friendly about fixing their mistakes. No compensation is given towards missing items, even when it affects utility bills. Some of the employees will say one thing but in the lease contract it says a different thing, so be very careful about what they say and read the contract carefully. The clubhouse is only open when the office is open, which is only during working hours, so it's inaccessible to those working full time and want to enjoy it after work. I have been very unsatisfied with the customer service in regards to requests or inquiries. I was treated very rudely by the manager in regards to a weather-related incident. Non-emergency maintenance requests have extended delays, even after several follow-up calls, and requested information was not given for weeks. If you're willing to take a risk in being the first to live in these apartments, be sure you are meticulous in writing down damages and defects. It seems like this was a rushed build, because there were many scratches on my marble countertops and cabinets that I hope I am not charged for. They are pushing for new renters, and it seems like they don't care for the ones they do have. I would wait a few years before living here to give them time to work out the kinks and develop a better sense of interest in their current renters. Clearly if they did, I wouldn't have written this review.
