I really enjoy living...
I really enjoy living in this apartment community. The community overall is pretty quiet but we are located in a higher traffic area so we can hear people outside. However, that comes with living in an apartment on the first floor. When we first moved in the laminate flooring was very dirty. The staff hired a cleaning crew to come clean the apartment again for us to our liking. We have enjoyed living here since.

My husband and I lived...
My husband and I lived in the community for a short time but were very satisfied with the community. We did have a bit of mishaps when we were moving out and trying to get everything together with the staff to do so. It seemed to us that the right hand did not know what the left was doing. After turning all the paper work in and doing so in person, we received many phoine calls asking for paperwork that had been turned in. This is a situation that needs to be changed.

Overall, the community...
Overall, the community is a good one in terms of value, location, staff attentiveness to concerns in the apartment. Dog litter pickup by neighbors is mostly good however, there have been more than a few times when task has been neglected in an obvious way, i.e. pet litter on walkways near the greenbelt. Neighbors above seem not to be aware that they have neighbors beneath them. Parking is oftentimes disappointing -- seemingly, there's only enough parking for tenants. If someone has an overnight guest, parking 2 - 3 buildings away is common. I'm not happy with that: my job takes me away from home in the early a.m., can't find parking near my building when I return.

This is the best apartment...
This is the best apartment complex I've lived in. The only reason I gave 4 stars for the parking is because I work a late shift (don't get home until around 11) and sometimes have to park at another building. Oh, and the dog owners actually pick up after their dogs! This is a real chill place... I rarely see cops, never bothered by noise and it is less than 10 minutes from my job. The office girls are very friendly, Gina especially! I honestly don't think I could find a better place in Austin!

I've moved in during...
I've moved in during the June of this year and since then I lived in the same apartment till today. Here's my opinion so far. Things I DO NOT like: (a)The walls on the side and the ceiling are so thin that I can hear people snoring below during night. when i moved in, the next day there was a complaint against me about the noise from my apartment. I don't even have any pets or kids. (b)There is a cable service and wallet trash which are mandatory and I wish i could make it optional. (c)Water is not that hot at all. The maximum hotness is much less compared to other apartments. Things I Like: (a)Gated security. (b)Very good carpet on the floor. (c)Excellent maintenance service handling. (d)Very helpful staff at the apartment office. (e)Very efficient way of apartment communication methods through emails.

I moved to Camden Amber Oaks about 4 months ago from NY. I made the move in hopes to better my career and start a new life. Leaving my family and friends behind, I began my journey to Austin...and what I found at Camden was truly a blessing. It was as if I never left home, the staff made me feel very comfortable! I would never want to live anywhere else. Special thanks to: Jarri, if it wasn't for you I wouldn't have the most amazing 'Man Cave' in the complpex. Gina, you are and will always be my mama bear...sorry but it's a proven fact. Bethany, keep washing your sassy pants, i think you missed a spot (Moose Heart). Stephanie, I promise you will never hear whistling while walking across the parking lot as if you were taking the runway at fashion week with a room full of construstion workers...(We miss you Timmy) Melissa, you have great hair and a wonderful smile. Jenna, your boyfriend...have him call me there is a lot of potential there for a best friend...i am holding auditions soon. Finally, my Sara, I promise i will get you that water bill...times are hard and I am just a squirrel trying to get a nut. All jokes aside, wonderful staff, well run company, great atmosphere.

First, I will start by saying that the staff here are incredible! They are so friendly and professional. Work orders are put in and taken care of immediately. The community is beautiful and accommodating. My neighbors are friendly and parking is plenty! I love the floorplan of my apt. It is so unique and everything works great! This is the best apt I have ever lived in!

For the most part, living at Camden Amber Oaks has been a pleasant experience. There are some frustrations that we have had to endure including the "crazy" drivers that think that that parking lot is a speedway! It is scary and very disrespectful of how people speed through the parking lot in the complex. It is aggravating, frustrating, scary, and downright dangerous! Also, another frustration, rules are NOT enforced at Camden. For example, when there were many "parties" going on at the pools (especially the new one in Phase II), there were young people being VERY loud, boisterous, disrespectful, including throwing beer cans in the pool, inviting and letting all their friends there even though they didn't even live there; fixing the gate so it wouldn't lock by putting something there so they could have free reign and access to come into the pool area which is downright dangerous as children could get in there and there could be a potential danger in this too. Another frustration: a lot of equipment in the fitness center would be broken, for example, a treadmill in Phase I fitness room that was broken for like 3 months straight after we kept telling the office about this but nothing was done. Also, when we asked some questions of a couple of the ladies in the leasing office, they seemed to get frustrated and very "short" with us and unfriendly and seemed very rude and disrespectful. This doesn't make it pleasant to address them at all. Something needs to be done as we believe everyone should be "approachable" and "coachable". Sometimes when someone is in a job too long, it shows through their attitude and that shows really quick! We are in "customer service" and we believe that a positive attitude and showing care, compassion and being coachable, approachable and always putting the customer first and not showing "frustration" with them is critical. We also do not think that the Valet Waste should be mandatory as this is a "waste" of money being that we only put our trash out once a week! Plus...we have to take our own recycling to the bins ourselves anyhow. The cable has lots of issues and gets interrupted...especially the internet too!! We have to constantly reset our modem...very frustrating. Not sure what the issue is; if it is the apartment, the complex, the provider, or what. We know there is no perfect place here on earth but there are some things we would like to see change. The pet fees are outrageous in our opinion! The maintenance program is great when we used to be able to do service requests online, but that is no longer an option evidentially; the maintenance people were always very prompt to fix what needed to be fixed so we appreciated that; and we have liked being able to pay rent online...very helpful, efficient and convenient. As with everything, there are always pros and cons. At least we have always felt "safe" here at Camden and that is important as well and to be able to feel comfortable in your own home "apartment".

My wife and I moved into a one bedroom apartment on the new side of the complex. Last year we moved from a 4300 sq. ft home into a 2 bedroom apartment at another complex. It was a disaster. So we kept coming to look at Camden Amber Oaks because we wanted to move. The first thing that struck me was the staff at Camden remembered both of our names and what apartments we were looking for. We were not even residents yet. They told us about new buildings coming so we waited and once they were built we decided we wanted a new one. We reviewed all the models and opted for the large one bedroom. The second we moved into the apartment, we new we were going to be residents for many years to come. The apartment itself has luxurious appointments. Huge kitchen with granite countertops, tile backsplash, under cabinet lighting, beautiful and plentiful shelving and stainless steel appliances. The bathroom has two sinks and a huge mirror, at least 7 feet in length. The master closet is giant, plenty big enough for two adults. The living room has a built in book case and a built in computer desk. The wood floors really open up the apartment, making it even more luxurious. It is extremely quiet, cannot hear any noise and we were worried about that. The grounds are kept immaculate and the pool is awesome! We use it every weekend, and there are no crazy parties or obnoxious people. The workout room is really nice and updated also. We will be here many years, could not be happier!

I just feel compelled to write something here...I have been a rental resident for many years as I have traveled often for my job etc. and I must say Camden Amber Oaks is hands down one of the best communities I have ever lived in. From the very first visit, the staff is outstanding and very professional. Miss Gina has guided me with everything regarding utilities set-up etc. and has always had a smile on her face! I have recommended this community several times to others, all of which have moved here. Parking has not been an issue at all compared to other communities of where I lived. The finished and quality within the apartment is top notch. Clean, tidy atmosphere is what you should expect here at Camden Amber Oaks.

I don't know what some of these other reviews are talking about. This is the best apartment I have ever lived in. I never have to park more than 20 steps from my front door, yes sometimes I can hear my upstairs puppy playing (but that's apartment living), the maintenance is always prompt and helpful with any of my needs, and the office staff is always friendly and knowledgeable. Overall this apartment complex is worth the price of the rent, and I'm happy to call it my home for a long time. 5 STARS, keep up the good work!

I saw a couple of reviews here talking about the loud noises from floors above. I should say, they are hundred percent right. Some have theorized that the building material is cheap so people on the first floor hear even the faintest of the noises. I have to agree. I have to also agree with one other reviewer who said the leasing office people appear to know about this problem. It's probably their best kept secret! Its pretty frustrating, dont know what to do and there is no use talking to the leasing office ladies ... like someone here said, they wont even talk to the people upstairs. All the average reviews you see here are pretty much from people who live on the third floor or who have quiet people above them. I, for one, am not so lucky. waiting my lease out... A resident.

This place seems great, UNTIL YOU MOVE IN. The amenities and new appliances drew us in and we were the first in one of the new buildings. We had no neighbors for about 2 weeks and it was great. Then, someone moved in upstairs and we can hear everything. Footsteps, children running, them using the garbage disposal, etc. Their stairs are also next to us and OMG when anyone comes down them, it sounds like horses galloping all the way down and shakes our walls. There is always a party in the pool on Friday and Saturday, and people that don't live here come to swim. The office says they monitor, but they don't and it gets SO loud. Don't sign a lease here. You will be stuck in a noisy hell for 12-15 months.

I absolutely loved it there
Ok, so of course there are a few problems, but all those issues come with normal apartment living... after all, they are *apartments*, not steel-framed, doubled-insulated, bricked-in fortresses built for peace and quiet. THE STAFF: They were AMAZING! I was late on rent a *few* times (ok, maybe more than a few?) but they were VERY understanding and accommodating. The lack of a night drop box may have contributed to me not being able to pay a few times on time due to my work and travel schedule, but that's also on me for also not using their extremely convenient online pay feature. I would name all the staff and thank them for an amazing living experience there (office staff & maintenance) but I remember only the names of Gina and Jenna since I dealt with them the most. I miss you Gina! :) My mother, some friends, and my Realtor have all met Gina and all of them love her personality...she's someone ALL apartment complexes should have. Maintenance: Efficient and courteous. Here are the service calls I made over the 2 years I was there: - I had to have a few specialty light bulbs replaced - my disposal unclogged a few times - my toilet tank gear had to be replaced - the ice maker ran a bit noisy - my dishwasher didn't dispense water All the services were completed by the following evening except the dishwasher. The service guy that worked on it (extremely nice guy) had to order a part and he took ownership of the repair with calls to my personally to give me updates. After the part(s) came in he fixed it quickly and it was working perfectly! The service staff ALWAYS waved with a smile if I saw them around the grounds. PARKING: I lived in building 10, near the pool and I parked on the west side where my apartment was. Parking was DEFINITELY an issue in that area and if I came home after 11PM I'd have to find parking near the back of the complex, but I didn't mind it that much since realistically it's only a 1 minute walk to my door. There are limited spaces and when I moved in I parked a few times in the handicapped space and was called and asked to move it (my fault, I shouldn't have done that). I also had a garage but rarely used it since it was further away than available spaces at times. In the summer, when the pool use is up, people actually drive from other parts of the complex to park there...ridiculous, but again, apartment living! NOISE: The walls are thin. I would be in bed and could hear my neighbors enjoying each other's company a few nights, and I could hear conversations from my bathroom. I would turn the radio on in the bathroom or in my living room and undoubtedly my neighbors could hear it. I had downstairs neighbors that I would talk to from time to time and I gave them my phone number in case things got loud in my apt but they never had to call me. Another woman moved in during my last year there that complained quite a bit about me. She even called the police because she thought there was a fight going on in my apt (my buddies and I were watching our snowboarding videos from Colorado while sitting on my couches). I felt bad for her and I should have just given her my phone number so she could have called to ask me to keep it down. She did complain a few times when all I was doing was getting out of bed late at night/early morning and would walk to the kitchen or restroom, but there's really not a lot I could do about that...quiet apartment building = super noisy footsteps when the space between the floors is so hollow. There was a police search (BUT JUST ONCE) (helicopter, multiple squad cars) but that happens in the best neighborhoods around from time to time...plus I met some neighbors while we were out enjoying the excitement. I wouldn't blame that on the area, complex, staff, etc...the people they arrested were obviously intoxicated and sometimes people do stupid stuff when they are drunk...oh well. COMPLEX: The gates worked every time I came home. Most people take that for granted. I've lived in places where the gates are broken most of the time...I picked a gated community for a reason and this one took care of that for its residents. The complex was always VERY clean...from parking lot to grass, trees, BBQ pits, etc... APARTMENT: Spacious! The kitchen looks awesome, the rooms are big, and the appliances were nice! I don't like how the door to my apt and the door to my downstairs neighbor's apt were right next to each other though...kind of awkward when someone knocks on a door and you think its yours. The stairs inside my apt made it difficult to get furniture up/down so I left several scuff marks on the walls when I moved in and out. The carpet was nice, the tile didn't bubble/crack, the walls were clean, the ceiling fans worked REALLY well, and the windows seemed to be of quality materials. COST: Yes, the cost went up each year by about $100, but I'm telling you, the price is worth it here because there are FAR WORSE places out there for LOTS more...trust me, I've lived in them.

Horrible! Sleepless in Austin!
You can hear your neighbors alarm clock, people talking in bed, having sex, toddlers running, screaming, dogs running. It is non stop noise. They tell you they have a security guard but unless she can hear the noise from standing outside the door which of course she can't, nothing is ever done and you are the one who has to leave. She will never come in and hear the noise above or blelow you which is where she would hav eto be to hear it-in your bedroom or living room. You'll never get a wink of sleep here. The walls and ceiling are like paper curtains. No money was spent on insulation. Very shoddy construction. I am sure they have more peace and quiet in the slums in Mumbai. You are forced to spend $52 on cable whether you use it or not! Bad idea, people. The maintenance staff is great but the women in the office are horrible and do not want to address problems. They take a weather's fine and the beans are in the field approach. If you have problems with the neighbors, that's your tough luck. People can have multiple dogs without permission, and the staff always sides with the people creating the problems, not the quiet, law abiding people.

Great experience!
I have say that I have had a wonderful experience with the Camden company from the start! I first moved to Austin from out of state and the office staff made it incredibly easy to approve and have my new place ready to go when I arrived. They really took so much of the burden off an already stressful and scary moving situation. After 2 years at the other Camden, I then transferred Amber Oaks. This has been a great place to call home for the past few years! The apartments themselves are quite new so I hardly have any issues, but maintenance has always been very prompt (that day or the next) when I have. All appliances are new and energy efficient. I am paying about half of what I used to pay for electricity in an apartment twice the size of my older one. Noise has also never been a problem. Occasionally I will hear someone talking in the hallway outside my apartment, but I have never had an issue with loud neighbors or parties late at night. The staff has always been very friendly. They greet me by name when I come the front office and always wave when I see them outside (one of the maintenance guys even went out of his way to help me with my car one morning when my battery was dead!) The grounds are very well kept and there is always plenty of parking close to my apartment. The pool & workout facility are really nice and convenient to have nearby. There are also several barbecues so that you can enjoy just being at home and inviting people over for the day if you want. I really like that the apartments are off by themselves away from major traffic or businesses. I have never had a moment when I didn't feel safe and each apartment comes with an alarm system, which was very important to me when choosing to live here. The only small issue I have experienced is the fact that my house often fills with the strong odor of whatever my neighbor is cooking through the ventilation system, which really is just more of an annoyance to me since I am sensitive to smells. Overall, I feel very lucky to have found such a great place to live and don't have to worry about the common downsides of other apartments I have lived in (noise, safety, maintenance issues, etc...) and I always recommend living here to anyone who is looking for for a new place!

I don't know what these other posts are talking about...
After reading all the reviews on this site, I decided to get an apartment here because it sounded sooooo good. After moving in I feel like I signed an agreement with the -----. First off, the clubhouse is NOT available for parties. I went and asked them about renting it and they told me that they don't do that. Second, unless you are deaf, this is definitely not the place for you. You can hear everything from your neighbors, next door or upstairs. I feel like I live in Iraq hearing the neighbor next door watching Mash and the neighbors upstairs constantly pounding around. I have complained to the apartment numerous times and called the police and nobody will do anything. They always come up with excuses and never do anything. It has come to the point to where my dog is having panic attacks and shakes all the time while trying to hide from the sounds. I have on order sensors to mount on the ceiling that measures sound waves to prove in court what I have to deal with from 4:30 in the morning until 10:30 at night. The staff here are not helpful in anyway and this place just tries to get money anyway possible. They sound great at first until you start looking at the charges. They require you to pay $52/month for Time Warner Cable (basic only) and if you want more options, it still costs the same as someone not paying the royalty to the apartments. I ended up getting AT&T U-Verse for cheaper than the "upgrade" but am still stuck paying this fee. The $30/month trash fee is also required, which isn't too bad, but when you live right across from the dumpsters it really isn't worth it. Bottom line, for paying this much for an apartment, there is so much better out there. I thought highly of Camden before moving here and now I can't wait to get away.

I love this place. The grounds are kept tidy and maintenance is top notch! They are speedy and thorough and friendly. Beautiful pool and gas grill. Management is also amazing , helpful and fun. The clubhouse is available for parties, cooking in a beautiful full kitchen anytime if you have an event that is to crowded for your pad. The gym is clean. Snacks, costume contests , games for the kiddos with most holidays. The business center always has paper and coffee when I need to go print something. I am very impressed with their attention to detail and personal pride in our community. I recommend!!!!!

A great place to call home
My wife and I moved into Camden Amber Oaks a few months back. We looked around extensively for an apartment complex to fit our needs. Well, we found it! The Staff are very dog friendly; the staff are always ready to give our dog a treat at a moments notice. Great facilities, work out center and pool. Never have any trouble with Parking. The layouts of the apartments are very nice, and had the one that we were looking for. Neighbor noise is at a minimum, but it's there. After all it's apartment living.

Great place to live overall
Parking: Unbeatable, always places to park and always near the apartment complex Staff: Always great to interact with, very nice and very friendly. Remembered our names even if we hadn't seen them in a month or two. Maintenance: Always great to work with. The only complaint I have in this reguard is the smoke detector tests they do once a year. I worked the night shift and the smoke detector tests kept me up for an hour. Grounds: Pretty good, had dog puke on my stairwell for about a week once but other than that I can't think of anything bad. They keep it pretty well maintained. Safety: Never had to worry about this, it's a non-issue at this place. Very well lit, never any shady characters about. Construction: No complaints here, all top quality products used. Appliances were also very nice. They weren't scraping the bottom of the bucket for appliances like some places. Noise: You can hear your neighbors and , yes, it can get annoying if they are discourteous. I asked my neighbors to take it easy during early morning when I was trying to sleep. They didn't. I also reported them to the office a few times but they never stopped being loud. Ohh well. Towards the tail end of my lease they had started construction in the lot just east of the complex. Fairly annoying, but hey, I only had to deal with it for a week. Other than that, no complaints. Overall, I'd say this is a great place to live and anyone looking for somewhere to stay in that area is going to be hard pressed to find a better place. The price might be a little bit higher than other places but Camden makes up the difference. You won't regret moving into this place. I would defiantly recommend this place to anyone.

Want to stay here more
I lived in this apt for five months and I lived it so much , the pool is just great and safe for kids and I have no complaints about any issues of the apt and yes one disadvantage if this whole place is the walls are so thin I literally used to run into fight with my downstairs neighbour about the noise which she used to complain about my 15 month old son running all the time, as if her daughter dint make any noise at all, I was courteous enough to understand kids which I think she had no idea of, but other than that no issues, I did get high moving out charges when I left the place which I dint mind cos I had nice experience living in this apt other than grumpy neighbour. The other thing about this apt is there is no entertainment for the kids, difficult to keep them busy all the time
