Walls too thin
Although the Staff and service are amazing. The first impression when we moved here was wow. But after a few months we learned that the Walls are too thin or low cost materials. You could hear conversations on the apartments or worst if somebody snores and you can't have a sleep. we live in the first floor and you could hear the footstep above u. It feels like theirs an earthquake.It felt like the buildinq is not well built. Looking forward to end my lease. Not happy with our stay.

beware of the high charge after moving out
Beware of the high charges after moving out. No matter how confident you are in cleaning and keeping everything in good condition. They used incrediblely unreasonabel high price to charge residents. For example, $8.29/sq carpet $1.79/sq padding labor Tax.

Love it here, sad to leave.
We have really enjoyed our experience here. the office is prompt with any kind of maintenance request, even a change of a lightbulb gets taken care of within the day. i'll admit, we haven't had any huge issues, but when i first moved in the AC had a leaking problem (the drain is over the tub) and the drip drip drip was driving me nuts. it was resolved in 2 days. i'm not sure what he had to do, but it never leaks anymore (it's winter now, but we used it through the rest of the summer with no issues at all). the ladies in the office are amazing, it really feels like a small community and they care about your well-being. this is a great place to live. i just think if you call the office up, are nice and respectful, ask for something to get fixed, it will be taken care of in a timely manner. that's my experience, at least (you can also submit a request online. and pay your rent online, which i LOVE, but i usually call for maintenance). i also like the fact that our unit DOESN'T have a fireplace. every other place in austin had fireplaces, why on earth do you need one here?! (maybe some of their units have one, i'm not sure, but i'm glad they had a 2/1 without it!) we are leaving to move to round rock and save some gas money on the commute, but it was a difficult decision to make, and we will miss this complex (Gina, we will miss you!!!!!!)

Best Apartments I have lived in yet (5 year Austin Resident)
First off, to the person complaining about bugs. I live here as well and yes, I see the crickets, but give me a break. Crickets and bugs happen. Especially in newer developments when the insects have not had sufficient time to relocate. If you have noticed, they are also all around the area and local businesses. Bugs happen. I have not seen a cockroach since I've lived here (usually an indication of the property not being kept up properly or of gross neighbors not caring for their unit). I can deal with crickets...who by the way tend to eat spiders and ants and all the other annoying insects. Second, noise issues. Noise in apartments happen. I would suggest that in the future you live on the top floor to minimize this. Yes, I have had some annoyances with the noise. Occasionally a neighbor will be listening to their surround sound movies at late hours, but whatever. It's an apartment and the noise I have dealt with is more than acceptable and typical. Now, on to my overall experience. The staff has always been very attentive, helpful, and accommodating. Gina was my leasing assistant and she was phenomenal. She was kind, informative and even did her part to help me on my move in date change. I have called them about a myriad of issues from billing questions to my clothes washer knob coming off twice and it was fixed very quickly. Gina even remembered my girlfriend's name the second time she saw her after only meeting her once for about 5 minutes. I have been here for 4 months already and if things keep up how they have been going I would be more than willing to stay on for another lease term (something I have NEVER done in any other Austin apartment).

Great Place
I've lived here since September 08 and the staff has always been helpful and friendly. If you live in an apartment you will hear your neighbors from time to time. The maint. staff is always there the same day to fix a request. I live in the front of the property and parking is a little tight due to them being full now. The grounds are kept very well, they also have a nice pool. Last month I went to a resident breakfast at the leasing office. I'm sure you could find fault in anything, but I have lived at lots of other apartments and this is by far the best.

Don't move here!
At first you will like the management very friendly, the pool is great, the gym is amazing. But the noise will keep you up all night because the walls are so thin you can hear anything and by that time they don't care. I even called the cops and front office didn't do anything not even after 3 months of complaining. Don't move here!!!!

Update to Poor Customer Service
My apartment is infested with bugs and crickets. I've asked for help. I met with the Manager and the pest control person. During the meeting, the manager said that I ask for alot of them and that I ask for things that other residents don't ask for. She never asked as to the extent of the problem. Nor did she provide solutions prior to her comment. I was insulted and left. Crickets and bugs are on my sofa, my bed, my lamp shade, and today I found one in my dog's water bowl. I collected documentation (a 24 hour sampling) and wrote a letter to the manager. She stated that she'd contacted the pest control people and her supervisor. I told the manager that she ignored my request for help and her response was that she was sorry that I felt that way. She did not ask for information as to the extent of the problem, nor provide me with any assurance that my problem is important to the company. Facts are facts and I'm documenting. Though I've enjoyed living here and have had no problems with the other staff members, this is a downer on my experience. UPDATE It seems that there is quite the flurry over my factual issue. Let me be clear that my issue was with the way that my problem was ignored. Keep in mind that my rating is on this one issue of customer service. I collected enough data (crickets and pictures) over time to prove the validity of my claim. My neighbors saw me dealing with the cricket problem for two solid weeks (and that was at its worst). I'd been living with crickets since the beginning of June. Anywhere from 8 - 12 crickets a day were visiting the floors, the laundry, the countertop, the couch, sleeping with us. We're in Texas and they have "wings" with which to fly in case you're new to Texas. I'll upload a photo when I have time. I resorted to written letters of complaint with photos, which were finally taken seriously. Eventually, the problem was properly addressed but with much of my time and expense lost in searching out other apartments in consideration of terminating the lease. Efforts were made to remedy the problem and to restore my experience with Camden. I AM NOT cricket free, but living without insects on my lampshades or on my bed. For those of you who've decided that I'm wrong in this, just go collect some crickets and invite them to dinner and a shower. Then be the judge or, just go and get the facts, just the facts! This is not an opinion, it is a statement of verifiable facts, which would have held up in court had I terminated my lease under these conditions.

Pros and Cons
Walls are extremely thin. I hear my neighbor's conversations through the wall and he's not very loud. Fortunately, the guy above me is quiet and so far I haven't heard any unwanted noises. The same for the neighbor's bedroom that backs up against mine. The apartment allows a lot of light and the staff are very friendly and responsive. Management sticks to rules, unfortunately the complex is nearly full, so amenities are beginning to slide.

The pros and cons of Camden Amber Oaks
I lived at Camden Amber oaks for 7 months, almost a year ago. I was the first person to lease my unit and the apartments were so new that only 16 people lived in the complex! The wonderful thing about Camden was that the office staff was so accomidating with my move in and especially with my move out. I had to move out on very short notice and for an unusual but potentially dangerous circumstance. They let me out of my lease, no hassle at all!! Camden always had fun activities for the residents and kept the grounds/pool/gym/club house in perfect condition! The only few things I did not like about Camden is that you have to put your trash out at a certain time for it to be picked up. If you put your trash out too early or if you don't bring your trash can in on time, they will give you a lease violation. That was hard for me since I worked 16 hour shifts. Also, you are not allowed to have your dog hang out on the patio. The walls to the apartment were very thin apparently because I could here every word of every conversation my neighbors had, their music, their tv, anything. And they were not excessively loud at all. The apartments are very upscale but the girl that lived below me and the girl that lived above me were escorts; expensive escorts, but still. Once again, I could here everything going on in the apartment below me :-( I wondered what kind of proof of income they provided to move in... All in all, the staff was very very welcoming and I miss living at Camden Amber Oaks.

If you are thinking of renting here, just know that the apartment charges you $50 for cable and $25 for trash pick up. I was a prospective resident, however I don't plan on renting here because of that. I don't own a TV and I've been taking out my own trash for the past two plus decades. These are not things that I feel I should have to pay for as a tenant. Still, when I called and asked if they could be removed, they declined. I'm not going to say don't rent here, it seems like a nice place, but apparently they tailor to the lazy and willing to pay.

great apartment and staff
The nicest staff you are going to ever work with. New apartments, simply best camden out there. we rented somewhere else to only regret it. we wanted a 3 bdrm on the first floor and they didn't have it. I wish we would have just got a two bedroom.
