Community is pleasant. Food is questionable sometimes at Mix and Mingle social dinner. Box wine is often poor. Sometimes there is not enough food by end of line. Buffet Line is very slow, which different setup might help. I usually skip food and I bring my own wine.

You can use any of the comments I stated previously in this survey as a new resident within the last three weeks. I am still working to get myself settled in for the full time living experience. Everything I have experienced while being here at Overture to date has been very satisfying, I was a homeowner for the past 50 years and I have to say, it is a relief to be living without those day to day decisions regarding your own property. It is also very satisfying to live in such a well cared for, considerate, safe, friendly and convenient property that is still affordable as we mature.

We love living at Overture. The location is great. The staff are very helpful. There is an excellent community spirit. We hope to remain here. We are a bit surprised that the cost of renewal keeps rising each year while rents overall in Austin are coming down.

A nice place to live with friendly residents and located in a nice neighborhood. The apartment is within walking distance of a small shopping center, good restaurants, a nice park and a weekly Farmers' Market. Access to I-35 and 182 are close. The attached parking garage with parking at the apartment's lever is a great bonus.

the current staff cannot function without an effective and present Manager. Decisions are delayed, and staff in place are undermanned and overworked. Moral is sad. I love my apartment, and the people in the community. There are adequate activities.

This community has many events each day including Breakfast items three days each week as well as a Meet and Greet function once a week which also has some form of food . The location of this Apartment Complex is ideal for me for I no longer drive and the Business ,Restaurants that I need and enjoy are all within walking distance' I am very pleased and happy to be a resident of this community.

The variety of good people from many walks of life is a definite plus! The building is centered around great parks, grocery stores, shopping and easy access to most of Austin. The exercise program, pool and availability of PT is also key to easy living.

We have lived at Overture for four years and find it totally great apart from the elevators going out occasionally. We would recommend this facility to anyone who asked. We are totally happy here as long as the rent doesn’t go up much more. We are on fixed incomes.

I am impressed with the upkeep of the community services. The building and elevators are always clean. Also the painting of common spaces is done in a timely manner. The ceiling noise in my apt can be disturbing at times but the sound between walls is non-existent.

Excellent service and maintenance response to our requests so far. Items that could be addressed for future vacancies/new residents: water connections for washing machine were reversed. No air filter on HVAC unit. Refrigerator fan needed almost immediate replacement after move in. Several small spots of paint on fixtures, floor, baseboards, countertops at move-in. Baseboards, floor areas, in some areas, particularly by toilets in baths and laundry room were not completely cleaned and had lint build-up that we cleaned. Many window screens have holes and some are torn, hard to open windows and have insect control /evident in many other apts. other than ours, also looks bad/poor appearance. There were some scratched areas on hard floors in living room and kitchen areas.

$2,600/Month for Floods, Mold, and Broken Elevators I’ve lived at Overture Mueller for just shy of 2 years , and during that time, my experience has been nothing short of frustrating and disappointing. In just 22 months, my unit has experienced three floods, black mold, a summer air conditioning failure, three rat sightings just outside my patio, and over 24 water shut-offs. To make matters worse, there is no cell phone reception in my unit. I’ve tried AT&T, Verizon, and Mint Mobile—with no luck. The only way to make or receive calls is through WiFi calling. As for the building itself: • The pool heater was non-functional for the first six months. • Several exterior doors were broken for weeks, compromising both convenience and safety. • One of the two elevators is currently out of service for approximately 12 weeks now, and both were broken for over two weeks recently—essentially trapping residents on upper floors. I shudder to think what would have happened in the event of a medical emergency during that time. The maintenance staff are incredible—they truly work their tails off. Unfortunately, they are clearly stretched thin trying to keep this deteriorating building running. To add insult to injury, I’m paying $2,600/month (soon to be nearly $2700) for living conditions that feel more like a developing country than a luxury apartment in Austin. This building is not being properly maintained, and residents are paying the price. I would strongly advise anyone considering moving here to think twice. Why do I stay? I love the Mueller neighborhood, and I cherish the friends and community I’ve built here. That’s what makes it so hard—because the people and location are wonderful. But the building itself simply isn’t being cared for the way it should be.

ALL level of staff at Overture Mueller go above and beyond to keep their residents safe and comfortable in their homes. Most of us understand they have a budget and are not able to do everything, but the staff do whatever they can to help and enrich us. I love this location and the friendliness of the people. We have a small staff and they work extremely hard! God bless them.

I think OM could be an outstanding community & place to live. But there are serious maintenance issues. I also think if the facility could be updated to have keyless entry with a phone rather than or in addition to a fob, that would be a great improvement to having to keep track of a fob everytime you leave the floor on a weekend or after hours. Right now, my answer to be following recommendation question has to be 'no' because I'm not sure I'll even renew my own lease. I LOVE the apartment, but there are a lot of issues to be cleared before I make that decision. I really wish I didn't have to answer the recommendation question with a 'no', but I can't honestly say 'yes' at this time due to the issues detailed here.

Overture Mueller is a real nice place to live. There are numerous activities if one is so inclined or one can be left completely alone. The apartments are very quiet. So fa, the residents I have met have all been quite friendly. I like how close the complex is to the H-E-B.

Life at Overture Mueller isn't just about making a home for yourself, it's about stepping inside a vibrant engaged community. You can be active with friendly residents multiple times in a week, even within just one day. There's organized exercise within the building or out in the neighborhood. There are talks, book clubs, poetry groups, countless board game groups, lunch bunch, happy hour and mix-n-mingle every week. Grandparents can host grandchildren daily from 3-5pm. Shopping is a block and a half away. You won't get over how good a decision it was, once you settle in.

My experience at Overture Mueller has been terrific! I moved into the building in January 2018, just a few months after the building was opened. There were 20 people in the building. I have enjoyed living at Overture the past 7 years plus. I have made many new friends, and can always find someone to have a conversation. The current staff is terrific! The maintenance people are very sweet, and polite, when responding to a work order, or just seeing them in a Work orders are usually responded to on 24 hours. Can’t imagine living anyplace else!

Community is in a great location. The building is an excellent home for me. My only "warning" to future residents is the increase in rental price at renewal. Every lease renewal consisted of a large double digit percentage increase. This approach has resulted in many tenants not being able to afford this complex anymore. I would encourage management to think of residents who are on a fixed income and be less greedy on their rent increases. Perhaps matching the cost of living increase when a tenant renews their lease.

Oveture has been a great place to live! My neighbors are friendly and kind. There is always something to do and great people to meet at Overture Mueller. The neighborhood is quiet and safe. There are lots of places to go within walking distance. Grocery shopping is just 5 minutes away and there are parks and a beautiful small lake only a short 10 minute walk from my apartment. Sundays are especially fun because of the Farmer's Market.
