My experience has been generally good. I like my apartment a lot. However, it's hard to form community here. Neighbors don't talk to each other. If you work a 9-5, you miss any community events. So if that's what you're looking for, it's perfect.

Moved from Longview back home to Bryan, found apartment online, visited in person and completed an application. Moved in, rent started increasing is the worst experience since we've been here. Needs to decrease.

Community has been getting better management as it ages. Only downside is there are a lot of students now. You will also hear your neighbors all the time so beware of that. Great location outside of the hussle and bustle.

The interior of the apartment and amenities are very up to date and clean. The breezeways are disgusting, there is tons of mold, leaking trash, and bugs. The parking is good but there are limited guest spots.

Nice apartments, a bit expensive but in great location, probably one of the best locations in town. I do like the amenities but there is generally poor upkeep. For example, there are bugs crawling on the floor of multiple of the smaller gyms, the printer/computer services do not work half the time and are not very reliable. But I do love living there despite all this - they come and fix any requests same-day and are very responsive for the most part. Very quiet, great location for graduate-level students, post-docs and small families.

I have thoroughly enjoyed living here. Maintenance is very fast at responding to work orders which is great, and the resident service people work very fast to get things done for you. They work very hard to make you feel like a valued resident.

I enjoy living here. Maintenance response and addressed the issue quickly. My only concern are the dog owners that do not comply with the leach law. Also I have a problem with the people upstairs. They walk with lead feet, they drop or drag things after 10 pm. They have no consideration for anyone. Also they hang out talking loudly with their friends in the hallway after 11-12 at night. Again very inconsiderate.

Before moving here there was open communication. But now that we are here it it hard to get any response from staff. When we moved in the carpet wasn't finished, the paint want complete and some of the doors are still missing paint. And there was fuzzy hair all over the apartment including the fridge. There isn't enough parking spaces so we have had to park on the road. And I'm still waiting to hear back about available garages. The walls inside the apartment are very thin we hear everything. The floors are thin cause it seems like our upstairs neighbor is stomping everytime she walks and we constantly hear her dog playing with a ball or toy rolling across the floor.

Quiet community, maintenance staff is great, satisfied overall. The exterior is beginning to need some TLC. Pools maintained ok. I do have the occasional neighbor above me that causes there to be quite a bit of noise.

Overall great: clean spacious apartments, good gyms and amenities. Staff is mostly responsive. I wish the bus stops were covered / had a waiting area. The rent is fairly high, I know that these are higher end apartments but it still feels a little expensive

There's always plenty of parking for guest. I feel safe for the most part. Good part of town. The amenities in the oldest complex are outdated and usually broken, especially the gym. The gate tends to break a lot and it's usually a while before they fix it.

honestly the grounds (landscaping) are not kept up at all, i have not gotten a gate clicker yet even though I have been here for about 9 months. The stairways are dirty and not clean. I love the apartment itself, just the grounds, lack of gate clickers set it apart from other complexes in a bad way.

The 8085 complex at Traditions has been phenomenal from the start. I promise that you will not find a better maintenance crew than the people who work here! With ANY issue I've had with the apartment, they respond immediately and usually fix the problem same-day. Rent is slightly higher here than other places in Bryan/College Station, but it is WORTH IT! It's a safe complex and very quiet.

Beautiful apartment complex and a calm environment. Rent + Utility expenses are higher than I would like. Some pedestrian gates remain open (not working), not ensuring security (anyone can walk into the community).

My experience at this community was fine until I began to raise concerns regarding the upkeep of the property. With the valet trash service and the openness of the breezeways, there is often trash, dirt, bird feces, spiderwebs that don't get cleaned. For the two years that I have resided at this property, there has been minimal effort to take care of these things which has lead to a poor experience.

I love my community, My neighbors are kind and quiet. I enjoy the resident events so that we get to know each other. Overall, the property is nice and I enjoy all the amenities. My favorite thing is the gym with the stair master.

We love our apartment, but they never finished cleaning it and taking care of issues we informed them about. Things as, paint splatter on floor, leak stain on ceiling painted wrong color, does not match original paint.

Experience with anyone working with the apartment has been stellar. All of my submitted work orders have been responded to timely and communication is often and pertinent. Would like to see some investment in the building exteriors and groundskeeping around the complex. It can feel like there's a disconnect in the state of these items with the level of service provided by the employees.

Looks nice on the outside until you move in. On the day I moved in the unit had not been cleaned. Prior residents hair and filth was left. When I went to the leasing office (same day) where I had picked up the keys, I showed images and asked for the unit to be cleaned. They then proceeded to tell me "you are a resident and need to take it up with the resident office". Following that I reached out to the resident office only to be left days without a response until I had called and was told there's nothing they could do about it. Next issue regarding how it looks on the inside you can tell they don't repair anything from the prior resident. Multiple work orders submitted that didn't even get taken care of. Next issue is the mandatory payment for valet trash service. Their policy is trash set out between set hours, bag must be in the trash can with the lid on and only one bag. Well they don't enforce their policy so you have neighboring residents pile multiple trash bags with liquids leaking bringing rodents and insects to your residence. When I reached out about it not further actions were taken and they didn't clean the outside walkway. I would never recommend anyone to live in these apartments.

Pro: spacious, well designed floor plan Con: poor maintenance on doors, floor, stairs & area around units. No upkeep, looks grungy, dirty. Dog poop is not picked up. Loud noises past the 10pm curfew, exercise equipment has sweat stains, drink stains. Artificial turf reeks of urine & poop on turf. Prefer artificial turf removed & replace w pickleball outdoor court. -------- games. Fun for all residents & would not absorb urine smell. Upkeep w landscape. Mostly outdoor appt doors (easy to wipe & Clean). Power was the floors & horrible looking stains on stairs & floors.

The staff is great and responsive with fixing issues. Community is quiet. However, there frequently is dog feces near/in the stairwells and the apartment was not cleaned well when I moved in. The stairwells and halls are dirty and stained.

It's been decent. The apartments are nice, but I've had average luck with neighbors. Also, doesn't seem very stranger friendly. In communities I've lived in the past, people from all backgrounds could gather and make friends.

Absolutely excellent. Facilities are clean and all maintenance requests are handled promptly and correctly. The only problem l have is the valet trash can sometimes be unsightly when left outside apartment doors. Loud music coming from apartments is also a concern.
