I have lived in several apartment communities since 2018. I moved into this community in December of 2022. I have enjoyed the newsletters and community organized events. I also like the square footage, floorplan layout, ample parking, the pool, the gym, the pet park, and location. Each of these items have made my stay here very nice. There's a good mix of both students and non-students in the community. The management company is very responsive and maintain the property in a satisfactory condition. The tenants are respectful of others and I've never been kept up at night due to any noise. The staff will go out of their way to solve any issue. I'd recommend this property to anyone wanting to move to College Station.

It started off as an 8 out of 10. It is now a disaster. Dog waste in the halls, inoperable lights at night, and gloomy stairs that are difficult to climb or descend. Gate remain opens for days. The most recent negotiate with tge leasing management was not accepted. Previous was accepted.

This community is very nice and quiet. I like that we have access to the complex across the street. The units are clean and well managed. Maintenance requests are usually completed same day or the day after which is very nice. The noise in the mail room is very loud for some reason, seems unnecessary. I wish we could opt out of Valet Trash.. we pay almost $30 a month for Valet only to take our own trash down every weekend. The shower area seems to mold very quickly, especially under the shower door.. it gets very orange and rusty which is frustrating. The pools/ gym are nice and well kept, we enjoy going down often. The apartment hallways have collected webs/dust/debris/insects/nests over time and I've never noticed it getting cleaned.

Great location for shopping. Restaurants, church, sporting events, entertainment at A&M, Opas, Symphony. Bush Library. Bryan or College Station activities. Great staff is helpful, courteous friendly and competent. The staff responds to concerns quickly and resolves problems as soon as possible.

So far I haven't experienced too many issues with LakeWalk. My main issue is the cleanliness and appearance of the hallways. They are desperately in need of power washing, and have lots of nasty stains from leaking trash bags. It would be such a small thing to make a huge impact if they were power washed.

Maintenance services are very poor. Front office is not friendly in dealing with the residents. Overall I am not satisfied with the resident services. Two water leakages occurred and a room and a closet got flooded while I was living. The repairs work took more than two weeks and making my stay very unconformable.

Overall, this complex is ok. The staff are very nice and helpful. They are easy to communicate with as long as you do it through text. I've rarely gotten a response through calling or leaving a voicemail. They definitely cater towards students - they have activities but they are always during the workday, whereas previous complexes I've lived in for young professionals/families had weekend activities. The apartments are overpriced and a bit run-down. The price seems to be because of the location close to the medical school - these are definitely NOT luxury apartments. The "security" gates are rarely closed, so this isn't a gated community in practice. Though to be fair, there isn't much out here so from a safety standpoint I don't think it makes a difference. Maintenance always comes quickly and resolves it - no issues there. The sidewalks are often blocked by cars making it inaccessible for anyone with mobility issues to walk on the sidewalks, which is more because of rude/inconsiderate residents, not the complex's fault. Many trees that cover the sidewalks need to be trimmed so that anyone who is over 5feet doesn't get hit on the head walking the sidewalks. This makes it annoying to go on walks. I'd be much happier if the price was more reasonable for the quality of the apartments. And the complaints above are relatively minor, all things considered. Definitely a nice place to live, just overpriced. But if want something close to the medical school, this is a very good option.

The complex is great but got ng updates on past work orders takes a while. We have asked for a gate key and were told there wasn't any and it would be two weeks before there were more. Secondly, we requested a storage key and have not been provided one. They're little things, but I think it's important to be on top of all work orders to ensure that when an emergency does happen, we know that it will be taken care of swiftly.

Office staff is friendly and professional. Maintenance gents are always quick to resolve maintenance requests. The landscaping leaves a bit to be desired but the only complaint I have is that the hot tub doesn't work. :(

Overpriced apartment that fines its residents and don't think about how they can improve themselves. The hallways are dirty (bird droppings, dead bugs, spider webs, miscellaneous stains, etc.) and they don't do cleaning of the hallways but they fine their residents if they don't make their patios appear clean, etc. rolling eyes

Lakewalk at Traditions is located in a great area, with a coffee shop and a handful of restaurants in walking distance. It's safe to walk, run, or bike in the area and people are often out and about since the Stella Hotel is located so close. The complex itself is nice, but your experience can really vary depending on where you are placed. If you have a noisy neighbor you are out of luck, and lately there's been an uptake in the number of undergraduates we have noticed living at the complex. We have never been able to get in contact with the courtesy officer that (supposedly) exists and have issues with one of our neighbors who throws parties at 2am when we have to be up at 6am the next day. When I first moved here, the demographic seemed to be primarily graduate students and older couples/families which helped keep it quiet and clean. But that has changed over the past couple of years. Lots of dog owners fail to pick up their pet waste around the complex which means dog poop all over and the spread of disease between pets. Despite the fact Lakewalk is kind enough to setup convenient waste disposal bins and bags, unfortunately people just seem to be lazy and inconsiderate. There are also constantly people who fail to leash their dogs and we have had scary run ins before with people who can't control their own animals. Rent goes up every year, which is the normal these days and can't really be avoided. But there's not really new amenities that are added. They do have monthly community events which are nice (free pizza, icecream trucks, etc.). Overall, I'd say it's become a bit pricey for what they are offering and I fear the quality of the complex will continue going down if they don't enforce the rules they have in place around quiet hours, waste-pickup, and general care of the facilities.

The walls are so thin and not properly insulated that I can hear my neighbors walking around, talking, music, and feel the vibrations of their stomping. The windows no longer fit in the frames so outside noise is very loud, and the floors are so thin I can hear music below me. All the doors in the breezeway to other apartments slam shut, and it is very clearly heard and felt. As it is a gated community, gates are frequently out of order and don't work as expected. For such a large complex, visitor spots are so out of the way and few - and to make it worse towing is so incredibly predatory during all hours - especially on home game days. If you ignore all of that, the interior of apartments are very nice. The TAMU 47 bus stop is right outside so access to Rellis, HSC and both West Campus and Main Campus are really good bonuses. The dog park is tiny and there isn't much grass to walk around with a dog, so most people leave the complex to walk along the plentiful sidewalks and grass in the surrounding area. You will be stuck with Optimum for internet at this complex, which while not bad, is not the best provider in the area when fiber companies are plentiful in the surrounding area. Rent prices have increased so much, that it's better to rent a home in the area than live here.

Love my apartment and the community managers here, maintenance is always fantastic. I wish the breezeways were a little better maintained as they are always covered in bugs and cobwebs. I also wish there were evening events for residents because many of us work and can't make the events that are usually around noon. But overall great experience! Would recommend living here to anyone.

The apartment complex is very nice. Some of the amenities are not kept up with such as some treadmills not being functional since I moved and the printer being out of ink for about a month at least so far. Maintenance is very prompt. The hallways can get very dirty. Additionally, the gate has many issues every month where if either stays open or doesn't open with the fob; the back gate often stays open as well which poses a bit of a safety concern. Overall, the living here is nice

I love living here! Maintenance requests are completed within 24 hours. Emergency immediately. The leasing office is fantastic. Very receptive and open to everyone. They have get-togethers for ice cream etc. Affordable and good community.

The management staff in the residential area for 8000 Atlas Pear Drive are very responsive to any requests I have made. They are polite and have made improvements needed in a timely manner. The property needs landscaping desperately; most of the plants are dead or dying and the property outside the fencing around the property needs to be cut. The maintenance staff is quick to respond to any needs we have had. The sprinkler system has not and does not work and needs to be repaired. Our apartment is very quiet; which we need it to be.

This community is just what my wife and i need in our retirement. It is relatively quiet and has a great location for us. We only live here during the winter months and spend the summer in Maine. The cleaning of the dumpster areas should be addressed.

If they don't want to deal with your issue, they just won't respond/follow up as they say they will. The front and back entrance gates are broken/not working aaallll the time. The buildings could all use a good power wash. Amenities are good, accessible and I havent had any issues with them. They have been clean anytime I have used them. Usually quiet. I'm on the end. I only hear people as they walk by my window talking, otherwise no issues. College kids are here but they haven't presented w any issues that I know of

This is the worst appartment complex I had dealt with. I have been with them since 2017, moved to different buildings (new ones hopping to have different admin (8000Atlas pear, and 8175 atlas pear), but they were then bought by the same one. I have experience all sorts if issues, from having my fridge not working for months, to them wrongfully charging "extras" and not giving refunds for over 6 months. and the customer service is awful, they are only nice while offering the units. I once had to contact BBB so deal with them. I would move out if having the option.

It's safe and mostly pleasant but maintenance is not the best. They are fast at repairs but the quality is not the best in repair. The outdoor area desperately needs a power wash. Overall living here is pleasant.
