I love it here at Grand Estates. I tell everyone about it. Great place to call home! The proximity to downtown, Bishop Arts, Methodist Hospital, nestled between 2 major highways is the perfect location. This property is pet friendly and we have garages. Attached garages. Not many properties around here with that. Come check us out. You will NOT be disappointed.

    The condition of the property has significantly declined. Ongoing issues continue to go unaddressed—gates are frequently broken and take weeks to repair, and with each new management company, the situation only seems to worsen. There is little to no visible presence of staff walking the property, which contributes to the overall lack of upkeep. Trash has become a major concern, with residents placing it outside outside of designated days, leaving it sitting in hallways for extended periods. This not only creates an unpleasant environment but also raises health and safety concerns. Overall, the current state of the property reflects a lack of consistent management, maintenance, and enforcement of community standards.

        Apartment and amenities have failed overtime with no actions or intentions to make changes. The only good thing is it’s location. The maintenance will enter your unit and get mad because you ask them not to. They have labeled me difficult.

          It’s been great. I have enjoyed my experience here. It’s close to everything the staff is very kind and I appreciate them. The maintenance and front office staff as well as the lawn service are exceptional.

              Good experience. Since the first contact up until moving in, the interaction with the staff was easy to follow, kind, and cordial. On the first visit to the property, the guidance and explanations were very clear, welcoming, and pleasant.

                Stay away from here management is horrible you will never get anything fix or issues resolved as well all the light are out in the parking lot as well people get held at gun point and nothing is never done at all Stay away !!

                  Not pleased with management and staff since I’ve lived here. Maintenance is subpar. Under new ownership but I haven’t seen any approvements in service provided. Multiple issues with receiving packages in the mailroom. The priority seems to be all in the visual aspects of the property. The lawn is manicured weekly, repainted the building and carports, but the stairways and walkways need power washing

Regarding package problems, delivery drivers don t always check items in correctly, which is unfortunately outside our control but we re always happy to help locate anything missing. Power washing is done regularly, but it becomes an ongoing need when trash is left outside of bins. If your entryway ever needs attention, just let us know and we ll make sure it gets cleaned promptly.                     Live here been a good. There’s a few things that needs improvement in my opinion but I love the community and the area. I work downtown so it’s so convenient. I love my apartment it’s spacious, that’s what I love the most about.

                      My experience has been wonderful. The staff is always helpful when i enter the office. I am pleased with updates done to the gym, and the grounds upkeep. My only concerns was the couple of times that the management company changed and the portal changes.

                        Terrible mainstream staff miss the old team the new young guys only ride around in golf carts all day. Plumbing issue have been reported multiple times but still no fix. Grounds are no longer being cleaned. Work orders takes weeks to complete now. Managers don’t call back!

                          THE WORST apartment I’ve ever lived in. I hated everything about my unit, the complex, and the staff. Everyone was rude, unprofessional, and dishonest. My AC was broken every month or my plumbing was clogged every month. It was a horrible experience and I would never recommend anyone living there

                            I’ve put in the survey received another one (?). I have put in a second maintenance request over a week ago and still haven’t heard anything? The back gate has been broken for months so I really don’t feel like we have a gated community.

                              The property is being neglected. Onean cannot have 200 service calls. Before the pipe burst I had a service call in for weeks. The maintenance man came from a job on fort Worth to fix my pipe. This place is under staffed and being neglected.

                                The staff is unprofessional, the don’t fix their wrongs and make excuses, there’s trash all over the grounds, most days smell like dog crap, my windows don’t open properly or shut properly, hvac unit makes a loud noise Everytime it turns on, there’s hidden fees on my lease monthly no one can explain, etc..

                                    I love the apartment and the layout is great for me but some the materials used is cheap. The paint could be better. You can tell that my apartment was painted in spots and who ever painted did not remove the dirt dust or hair. Hair is stuck in the paint along the walls. The screen door on the balcony doesn’t slide, and a new one is needed. But overall, I love the apartment and the staff.

                                      I love living here! I recommend this complex to everyone. I lived in a 1-bedroom here previously, and upgraded to a 2-bedroom because I like it here so much. It’s quiet and safe, and neighbors are friendly. I feel like I get a very nice, big apartment with lots of amenities for the reasonable amount I pay.

                                        For the most part I find this to be a nice safe complex. The grounds are kept clean. The rules and regulations are enforced. It’s quiet for the most part. The rent is reasonable. Although they have painted the outside of the buildings, the units could use remodeling/upgrades.

However, our maintenance crew is currently stretched thin, and additional support would greatly improve service efficiency. To foster stronger connections and enhance community spirit, I suggest organizing regular meet-and-greet events with staff, along with initiatives that promote safety, staff appreciation, and neighborhood awareness. Here are a few thoughtful upgrades that could add significant value here: 1. A clean, pet-free play area for children 2. A community garden to encourage wellness and engagement 3. New pool cues for the game room 4. Upgraded fitness equipment to support active lifestyles 5. Create space for yoga or group fitness in under-utilized office space. 6. Installing more fully stocked dog waste stations or repurposing grocery bag bins for pet cleanup could help keep our environment clean and respectful for all. Our groundskeepers deserve recognition for keeping the landscaping beautifully maintained, but litter remains an issue in common areas.                                               The staff is very helpful and friendly and are always willing to help. It is a very quiet complex, never hear a disturbance of any kind. Grounds are always clean and there is at least one dog park. Need to improve the wait time on maintenance requests

                                                No, just to management. When I moved in in 2017 everything was great. But as the company changed managers changed. Things started deteriorating. Maintenance didn't respond quickly or leave a report inside apartment when job was completed. The breezeway is dirty. The only manager (Emma) they was there the longest is now gone. She was very personable and professional. Have a good day.

Packages HAVE to go to the Luxor room, but they get stolen all the time, don't even get put into the boxes and if you try and ask for help they refer you to the Luxor company. Luxor refers you to Amazon. Amazon refers you to the apartment management. And round and round you go, even though there are cameras inside and outside of the package room. Pool was closed half the summer because of "glass". The walls are so thin you can hear people talking above you. They flush the toilet and it sounds like your own toilet is constantly running, its that loud. The one night I was awake past 930pm and I get a nastygram from the office saying there have been "numerous" complaints. And 2 times a day, EVERY DAY, my whole apartment starts to smell hella strong like weed and just reeks. And if anyone opens their patio door you could probably hear it from a mile away and no amount of WD40 helps. Also good luck working from home, the landscaping comes by almost 3 times a week. UPDATE 1.15 24 After ZERO notices I just got called and told I'm being evicted. Absolute worst place to live. I've lived in apartments my whole life and never had any problems until I came here.
