Solid Value- 10 min commute downtown, 90 cents a sq foot rent
I've lived here for 3 months, and for a year at the Jefferson property next door (Founders), so I have over a year's worth of experience with the landlords.<br><br>There is no better deal for a short commute in Dallas. The apartments are just as nice as what's available in Uptown for hundreds of dollars more a month (we're renting for less than 90 cents a sq ft).<br><br>The major drawback is that the complex is in an "up and coming" area of oak cliff, which means there's no decent grocery store nearby and I wouldn't jog around outside, even during the daytime. However, there basically no BMWs and lost of racially diverse people, so those are two pluses on Uptown.<br><br>The rents here are slightly more expensive than the JPI property next door (about 86 cents a sq ft), but that translates into fewer children (thank goodness). Most of the residents appear to work downtown or at Methodist hospital. <br><br>Also, from what I can tell, JPI is NOT getting out of the Dallas market, and is instead buying up more property around town.

Great Apt!
The apartments are built with a lot of space inside and modern, I have lived there since 11/03 and love it. The few times that I have requested for maintenance services I received great and quick service. The apt. are kept nice and clean. All residents are respectful on never bother with loud music or hanging out side. The little thing I didn't like is because I have 15 months old girl and JPI-Kessler Park do not have playgrounds were the kids can play. I suggest if you are single or have no kids, this is the perfect place for you to live, is so close to everything and is very safe.

Three year resident
The pricing is very reasonable for the quality of apartment offered. Many of the details of the interior are above standard apartment offerings. The unit is very spacious with lots of cabinets and closets throughout. The neighbors above me have children and I hear most of the activities from them. If you have children there are no facilities for the kids to use when playing. Visitor parking is sparse. There are only a few sidewalks around the property, so you often have to walk in the road to go from building to building. There have been problems with stolen mail, break-ins and car theft on the property. Management's response has been to remind tenants to be responsible for their own property. I don't see them spending any extra money for security. The only reason I definitely know about the stolen mail is because the postal inspectors sent a letter to each tenant. A little more concern from the office would go a long way.

Fair Warning: JPI is about to sell your property!
JPI is quietly selling all their properties in this area and is planning on pulling out of the Dallas market entirely. If your lease is about to be up, don't renew! If you're considering moving to a JPI property because of their reputation or their sales pitch about how JPI cares, don't bother... they soon won't be around to back it up.

Great place, great space
I have lived in two different units in the property since it opened in 2001 and have loved them both. We have had both a pool view and the most sweeping downtown skyline view imaginable. The office staff is top notch and responds to every concern I have ever had. They even hired a CAReS Team to make sure my neighbors and I have been taken care of in every conceivable way. Bravo!

Built Horribly!
I moved to the complex shortly after it opened (they were actually still finishing landscaping) and I broke my lease and moved five months later! I had a large corner, two bedroom unit with a great downtown view. Granted the apt looked great and the view was to die for, the fact that I could hear every footstep above me and their doors close and kitchen cabinets open and close did nearly kill me! The office staff seemed not to care about it. Seemed very snobish and not very attentive. I would definetly not recomend it to anyone I know!

Great Place to Live
I have lived here since 08/03 and have had no complaints. Both management and maintenance staff are extremely professional and go out of their way to address any concerns. For example, there was a survey sent out in 12/03. I sent it in to the corporate office, not expecting a response (and selected no response necessary). The only issue that I had was that during business hours, I would often get the voicemail instead of a live person. Not only did I receive a letter from my site, but they informed me that someone would now be available to answer the phones during business hours. It was nice to know that my voice was heard and appreciated!! <br> <br>Also, the property has a LOT of community events each month from ice cream by the pool, pizza night, kids movies, and breakfast at the gate. <br> <br>I would recommend this site to anyone looking to move into the area.

well-designed apts. with great amenities and the best view in dallas
The staff at Jefferson are professional and friendly, much like the rest of the tenants. The units are beautiful, modern designs with lots of floor plan options. If you want a good view, make sure to choose the right building - one side faces construction, but the other has a fabulous downtown skyline (and big trees!). I live on 3rd floor so I rarely hear a noise. Parking is fine for me, since we have a small visitor lot just outside my bldg. Nice stone floors, maple cabinets, track lighting, beveled mirrors, pot racks, under cabinet lighting, kitchen islands, garden tubs, and fireplaces (and vaulted ceilings on top floor).
