The location is great and I'm pretty happy with everything else about this place, but the management for this complex recently (September 2014) decided they won't accept residents' packages/deliveries in the leasing office anymore. This means you'll have to go to the post office if you have something delivered while you're at work. Not the central post office that is a few minutes away, but one that's 15-20 minutes away and doesn't stay open late. If it weren't for this issue, I'd probably give them 4 stars, but I've never heard of an apartment doing this before.

I feel for a apartment complex,it is one of my better experience. First, the staff is friendly and easy to talk to about your apartment maintenance. they have to provide you with excellent maintenance. Steven and Ms. Sanchez are the apartment renter representative. They are extremely professional and they get you what you need.

I am a new resident. I had it narrowed down to these apts. and 2 more in the area. I ended up chosing these mainly due to location and size of the apartments. The leasing and move in process went very smooth and the office staff was very friendly. I have not had a issues with maint. I will update this review in a few months.

I highly recommend these apartments! We signed our first lease 10/2009 and were happy to sign our four lease. We have never had any problem with the office staff or maintenance staff. Maintenance has always responded to our requests promptly and if unable to fix a problem on the first visit, they leave a note stating why. Office personnel always send a note to let tenants know when routine maintenance and/or inspections are being done. I have never seen police on site for any reason, I have never had noisy neighbors and I have never heard anyone arguing. The only time I have ever seen the gates left open when they were working on it.The property is always clean and maintenance staff keep the area around the dumpster clean and neat. This place is wonderful!

Negative: After 8PM there is nowhere to park. There are MANY inconsiderate drivers that drive so fast through the complex. The staff is nice/friendly but a little unorganized. I've never had a problem with an application process before until I came here. Was told constantly I was approved they just needed this or that, would turn in said item and be told they needed something else as well. They would never return my calls or call me back. I found out 2 days before I needed to move that I was approved. I've never experienced anything like this before. It kind of felt like they just wanted to pocket my money?? :/ Positive: I do love this place a lot so far! The staff is nice/friendly/helpful. Maintenance is quick and friendly. Neighbors are easy going and quiet. Valet trash service Mon, Wed, and Fri! My apt is beautiful and feels so spacious. I love the high ceilings! The kitchen is a good size which is hard to find in an apt. The space throughout the whole apt is used nicely. The grounds are maintained and the complex looks great inside and out. I love the way the windows are setup, I hardly have to use indoor lighting. The built-in-shelves are awesome. There are trees, dog parks, and cute squirrels running around. It's also a great location close to a lot of shopping centers/restaurants/and downtown. This place feels more like a home than just an apt. I would highly recommended this place. It was a headache moving in here but well worth it. As long as the rent doesn't increase drastically I'll be living here a while.

My husband and I are on our fourth year living here. We love our apartment. We currently live in a three bedroom that is huge and overlooks the dallas skyline. Lots of windows and when you are in the apartment it feels like a house. It is very quiet especially being so close to downtown. My neighbors are very friendly and it has a huge dog park for my dogs. I highly recommend!

Seems like alot of improvements have been done lately. New grills at the pool, parking lot striping lots of power washing going on ect. I wasnt sure if I was going to renew a few months back because the rents have gone up but after looking it seems the whole area has gone up in price. Must be all the Trinity river project improvements going on. The office is very friendly and I havent hasd many maintenance problems but they seem to be quick when I do. If you need to be close to downtown this area is very diverse and interesting to live in. Also if you have a medical emergency you have a very good hospital across the street :).

I have lived here for many years and have seen the place go through many changes. The location is perfect if you need to be near downtown but not right in it. It is a pretty quiet complex and the management has been very stable since early this year. The rates are a little higher than I would prefer but all my request are handled quickly and the complex is landscaped nicely and kept very clean.

they suck..we were in the process of moving and the maintenance people came in stole some jewelry a surround sound and some decor and tools..would not recommend anyone moving here..your stuff will come up stolen like ours.. not to mention all the cars that get broken into in this complex..

I moved into my apartment back in February. So far it has been a very good experience, I have lived in several apartments in the Bishops Arts districts and these are by far the best. I have a beautiful view of the skyline. I have had a few maintenance request and they were all addressed promplty and the office staff seems to be very polite. I live in the smaller one bedroom and it has a huge kitchen which is really hard to find.

Let my email sum it up for you: First off, I just want to make clear that I am very frustrated and unhappy with my experiences with Grand Estates at Kessler Park. I will no doubt be sharing my frustrations with all family members and friends in the future. You can consider me a "one-time only" customer. I will be posting this on every apartment website that I can find. My air conditioner has not been working correctly for months. Since the beginning of summer, it seems GEKP has never been able to fix it right. Again and again, all they ever do is "seal leaks" or some other insignificant repair. Trying to sleep while it's 94 degrees (same temp as outside) is getting old. It seems every week my A/C goes out... I have a 5 year old child that can't sleep either. He's been sick for the past few weeks with athsma and this issue is not helping. Would this be acceptable for your child? Is 94 degrees ok? As I write this, these are the conditions. Also, the maintenance staff has been coming in to my apartment without leaving work orders. This has happened multiple times. Why? Certainly this is not legal. Can they just come in whenever they want? Is this ok with you? I don't understand the reason for this and it reflects the obvious unprofessionalism that GEKP advertises. As a result of these problems, I am forced to submit complaints to as many governing and regulating agencies as possible. I just sent one to the City of Dallas and am working on more at the moment. PLEASE UNDERSTAND: This is more than a complaint, I am threatening to take legal action when this continues! I demand that my rent be prorated to compensate for my time and frustration, as well as the other 2 people that live with me.

they can not keep any management, if you would call them that, more than tree months. The manager has no authority what so ever, every depends on this mysterious Regional manger who seem to control all operations. If this person is not doing a good job how would her or his manager know since no one can report her bad regional management skills. They have not hedged the shrubs since last April, the grass is dying and the whole green space is full of weeds. Around the pool large pots are falling apart. If you call the manager to see when they will be taken care of she has to refer to the regional manager to get an answer. If anyone know who owns this property I would love to know.

I've lived here for almost 2 years. The renewal rates are ridiculously high without any amenities or community upgrades to warrant the crazy spike in rent. The noise level is insane. I realize it's an apartment and I've lived in apartments for years, but have never had this kind of noise. They installed laminate flooring in the apartment above me. I know what room my upstairs neighbors are in at all times because I can hear them. In hard shoes I can hear the click clop of their shoes and in their bare feet it shakes my walls and even the globes in my ceiling fan shake. Who puts in hard flooring in a non ground floor apartment?? There have been three managers of this property since I've lived here.. I'm not resigning a lease with them and I would recommend anyone looking at this place not sign with them at all. Not a single pet owner picks up after their dog. In the back buildings it's a land mine filled grassy medium if you have to park on the opposite side of the parking lot. A couple of sidewalks or even stepping stones would be nice.. you'd think they could afford it with the $100 rent increases each lease. The maintenance workers are nice, I've gotten to know some of them because I have to call to have things fixed all. the. time. Nowhere else have I lived where I've actually called to complain about a neighbor's noise or had to call maintenance so many times. I'm not the type of person who complains about every little thing, I realize it's an apartment and things aren't always going to be perfect, but it shouldn't be this bad. The best thing I can say about it here is that the floor plans are very nice and spacious.

Recently moved out and left the apartment spotless, far from the shape I received it in. Made the mistake of not having the time to fill out the move-in sheet since I had been working 60 to 70 hours a week when I moved in and had to find time to unpack. This makes the following all the worse. Carpet was used when I moved in, had wear patterns and while I was putting my bed together in the bedroom noticed hair loaded into the carpet. Could literally run my hands through the carpet and pull out a almost a handful of gross coarse black hair, far different from my texture, but supposedly the carpet had been cleaned. Seems to me if it had been there would not be that hair. Next the bathroom soap dish in the soap dish. Had caked on soap that mildewed and molded, I had to clean this when I moved in, since they had not, have pictures to back it up as well. Bathroom floors, had a layer of grime and build-up, which took me an hour and half on my hands and knees to clean. My kitchen cabinets had layers of grime on them, so much I ruined 2 of my steamers cloth wipes to clean them and of course they are not cheap to replace. With all of this said, as I mentioned earlier, moved out of this apartment, all but ready for the next person to move in less standard paint touch-ups and basic carpet cleaning. Which was far, far ,far better than I had received the apartment have pictures to prove it as well. . I expected to receive my full deposit back, as I always have in the past, and you could not believe how surprised I was when I received a check for $16 indicating they had to go above and beyond for carpet cleaning and ended up having almost $100 taken from my deposit for carpet cleaning from a company that sucks at carpet cleaning hair mentioned above case and point. Rather shocking I say, since there were no major stains above the normal wear and tear. Of course I called and the manager since I did not turn in the move in form, there was no way to prove the condition it was it. Sad thing is, most of the stuff I cleaned I would not have noticed when I would done an initial walk through, and I would not have put them on the move sheet. He indicated it was in the contact and I no recoil love that they quote your contract a year after you move out and most would not recall it. And the kicker I accidentally left a $400 Kitchen Aid in there in a cabinet which I really thought I had cleaned out. Called a week later and they said the apartment was trashed and it had been put in the trash highly doubt that! So I am out a $400 Kitchen Aid, which I am sure is now in the managers house and another $100 for what should have been a basic carpet cleaning. So with all of this said, think twice before you move in there. As you can tell, I am ---- retentive and got screwed on the move out, just imagine what happens to everyone else? Also note, this same management group makes you have a silly green bracelet when you go to the pool that looks like something you get from a carnival, just to prove you are a resident, really, how old are we? Please note the reason I moved out, I had a view of massive power lines, heard helicopters go by all night long and was paying $850/mo. To renew they were going to raise my rent over $100 a month to about $970 to live in Oak Cliff. Please keep in mind when I moved in, that was the rate to have a view of downtown Dallas not a parking lot and massive power lines that probably cause cancer. Also be prepared if you live there to receive crime notices for muggings in the apartment complex, this happened multiple times. Beware if you move-in the manager only cares about one thing and that is how to make more money off of you.

Wonderful experience at Grand Estates

Since moving into Grand Estates at Kessler Park I have had a wonderful experience. Charles and Daniel have been so helpful with me settling in and make my life easier. The apartments are first class with crown molding and spacious accommodations. The landscaping is impeccable and the grounds maintained. Whenever I have had a problem with the apartment the problem is fixed the next day. The only thing I hear at night is the lull of Mockingbirds which is delightful. I strongly recommend GEKP as a wonderful place to make your home.

Stay away

I had a poor experience here. Charles, the manager has trouble keeping up with paperwork. When I visited, I explicitly asked for a four month lease because I was waiting for my house to be built. The day I signed, they had drafted a lease for a year. Also, when I canceled my lease, they AGAIN told me that my lease was for a year and I had to go through lots of trouble to have them open my file and review the lease that I actually signed. Also, I never got a good nights rest there. The walls are paper thin and I heard people outside in the parking lot, hanging out in the hallways and the neighbors above me sounded like they had lead feet. Worst four months in an apartment, ever!!!!

Grand Estates at Kessler Park

I am relocating to Dallas and sent an email requesting information regarding the apartment. Within an hour, Charles responded! He was very professional and answered all my questions before I had time to ask him ... he was very knowledgeable and understood totally my situation. Whenever I called to ask specific questions, the entire staff was very friendly and extremely helpful. Charles, Daniel and Aaron knew the property extremely well and helped me pick out the perfect location within the complex that met my needs - even long distance by phone. On my visit to the complex, Charles and Daniel were very efficient and had everything waiting for me! Very professional and helpful. The property is absolutely gorgeous - from a breathtaking view of downtown Dallas in the club house, the amazing work out facility on site, theatre room, business center -- to the apartment! The grounds and buildings are well maintained; upkeep and landscaping were impeccable. I can't wait to relocate - feel as though I am starting a new adventure with a very cordial and friendly atmosphere! Charles and Daniel made a hard decision very fun and low stress.

Great Value, Very Nice Apartments

I've lived here for nearly nine months and I think these apartments are a great value. The grounds are beautiful with lots of trees and hills, and there are SEVERAL onsite huge dog parks! I take my dog to the dog park every day, twice a day. It's like having her own yard. My 2/1 apartment is beautifully appointed with silver-tone hardware and all-new white appliances in the kitchen. Before I moved in, the old management told me my unit had "hardwoods," but what they actually meant was "vinyl plank flooring." In any case, it looks pretty and it's easy to clean and I know I'd have to pay about $500 more a month for ACTUAL hardwood floors. My water bill last month was ridiculously low, I think it was $18 (for one person) and my electricity bill was only $60. I have lived in other, older apartments where these two charges were outrageous -- three times as much. Also, I pay very little (nominal fee) for covered parking. Also, there is no pet rent. What a bull**** charge that is. At least they're keeping it real here. The only drawback to living out here is it's kind of in the middle of nowhere. The only place that will deliver is Jimmy John's. Pizza Hut and Domino's and Papa John's won't deliver here. The pansies! There is also a place called Chan Thai that will deliver. But that's it. So stock up. You'll have to drive to Wal-Mart/Target Cityplace, so plan ahead. Location-wise, you are at least very close to Bishop Arts district -- Hattie's, Lucia, Bolsa and Gloria's are all good and hip places to dine. All in all, I would say "thumb's up" to this property. I will probably renew my lease.

Don't Move Here

We have lived here for one year and it has been miserable. Rent jumps by $200 each time you renew, and they will not work with you. The noise level in the complex is ridiculous in the evenings. Management will do nothing about it. It use to be professional people living here and a nice place to be. Not anymore. It feels very ------ because of the attitude of the tenants. Do not move to Grand Estates at Kessler Park. The apartments are nice and large but your neighbors really have attitudes and the management sides in with that type. Unreasonable on the cost and releasing.

Seriously?

Hopefully, the new manager will have higher standards and make sure all the amenities are working! The projector in the media room was broken for at least a year! The equipment in the fitness center was always broken! We finally got a membership at the "Y"! Speed bumps are either missing or just thrown aside in the grass for a year at a time! The apartments inside are great, the property just needs to be maintained! Thrilled to hear the previous leasing agents are gone, they were horrible!!!
