The New manager sucks!!!!

Jennifer the new manager is horriable. I don't know why Josie left but I am sure it is because the regional property manager did not know a damn thing. She is just some ditzy blonde that drives around in her BMW thinking she is pretty and all that. Someone needs to clue her in that she is nothing special!!!!!!! If you move here expect your rent to jump up at least $100 or more when you renew your lease. They play games with residents that they should get in big trouble for!!!! I plan on reporting them to the Fair Housing Association because they have treated me unfairly since Josie left. Just be careful.

    Great Views

    The staff are very cordial, they just have trouble getting contractors to do their jobs. The gates are a mess. Some days they work, others they don't. The landscaping is super and the views of downtown are awesome.

      Great Place

      I only came on here to get the phone number (because I'm at work and forgot to bring it) but now I'll post to say that the reviews of this complex are not fair or reflective of what I think most residents feel about this place. It's very well designed, the apartments are of high quality, the neighbors are nice, I've NEVER felt unsafe, and the one time they didn't fix something (burned out lightbulb) I called the day after they were supposed to fix it and they fixed it immediately and gave me a $25 coupon because they forgot the first day. All in all a great experience. I think only disgruntled people post here.

        see my response ... this place really has gone down!!!! NOT RECCOMMENDED TO LIVE HERE. PERIOD!!!!! YOU WILL BE VERY SORRY! THE NEIGHBORS HERE HAVE GONE WAY DOWN. THEY ARE TEARING DOWN A BUNCH OF NASTY APARTMENTS IN THE AREA AND THEY ARE ALL MOVING HERE! People are starting to hang out our side and they don't look too savory. I heard that someone got car jacked here and there was no notice put out about it. Management simply does not take action where needed and they tend to rest on their laurles.

          Great floorplans, parks and Bishop Arts close, poor management = Good Deal

          Turnover is high, people are leaving who've been here seven years, management is disorganized, and they tend to not return phone calls and then blame the mis-communication on the renter. Josie is sweet but she isn't a person to 'take care of it.' Get oral agreements in writing, watch when your lease is ending so it doesn't go to month-to-month pricing, be proactive. Sign the longest lease you can - rent is going up $100 each 6 mos otherwise. It isn't JPI anymore. They don't replace flood lights with the right bulbs anymore! They are putting a small bulb instead. It looks stupid and cheap. Provide the right flood light bulb and they'll install it. They're not doing regular maintenance like air filter replacement anymore. I've got a large one bedroom and clearly the construction and materials installed are higher quality in the larger apartments - the small one-bedroom apartments are cheap. The history: It was built in 2000 by JPI. The way JPI operates is to build apartments, lease them as full as possible, and then sell the property. When Grand Estates purchased the property it was nearly full of tennants - JPI had given us fabulous specials to get the apartments full! So it was very unpleasant surprise for Grand Estates and us - they thought we would be paying market rent and want to get rents higher, but we've been here for years paying what makes sense to us - lower rent compensates for a nice place in a kinda bad/inconvenient neighborhood.

            EXCELLENT

            I disagree with all of these negative postings. If you are unhappy here then you should move and stop complaining. GET OVER IT!!!! You knew the area that you were moving into before you moved in, so tuff luck! I love the staff and my neighbors. I haved lived in Kessler Park since Oct. 06 and plan on being a resident for many more years!!! Thank you Kessler Park

              terrible management, bad neighborhood, high rent, poor security.

              This place is not a place to live. my car was stolen here, the management offered no help, all they told me is to call the police. the apartment situated in a bed neighborhood, has no measures in place to help secure the properties of the tenants. it is true the community is gated, but underneath one of the gates a 300lbs individual can pass through it in heart beat and easily open the gate by pushing a green button from the inside. At night time b/w 12-4am mostly on the weekends you will see teenage guys loitering in the compound. i repeatedly reported this, all they told me was that some police officers live in the complex. "where were they when my car was stolen" the management even lied that nobody has reported about their car been stolen in past 6 months. during the time my car was stolen,3 other tenents cars were stolen 2 weeks before mine. Please do not come here if you do not want to ride the bus, because the management has no plan to put courtsey officers in the property. another thing, they will jack up your rent with each lease renewal, and fine you $50 if u mistakenly put your trash out on the wrong day. Also 90% of the time, when calling the management phone, u will be talking to the answering message.

                  The worst management ever

                  This is the worst management team that I have experienced in this industry and in general. Josie Benners, the Property Manager, is extremely rude and will not take care of her residents. I have asked her for her boss's contact information and she will not disclose it. Wonder why? They all at the office are extremely rude and not kid friendly at all. I will not recommend this place to anyone. The corporate office needs to take action on this situation. It is obvious that many residents are not happy with management. I had to do an anonymous complaint because I have been advised by other residents that the manager, Josie Benners, will retaliate. I just want to have a peaceful stay and my neighbors to have the same. We pay enough in rent to be entitled to that.

                    I posted a brief message here earlier but have now edited it because I am surprised why so many people are complaining about the management and Josie. About maintenance issues, they are usually addressed within 2 days. If we call and say we need it fixed sooner while someone is in the apartment, the maintenance always came in earlier. Didn't have a problem with Josie either. She does her job well and is easy to deal with. Ofcourse, I will not say the management is extremely friendly. They have not been rude either. It is also true that not everyone in the office tells you the same thing. You would just have to clarify an important issue such as a lease renewal with the manager and get it in writing. Save your paperwork. We can get our work done and the matter ends there. I lived in one complex,the Mount vernon in Desoto where the entire staff were very very pleasant. So, I can understand what people are expecting but we don't live with the office staff and everything else in the complex is good enough for the price we pay.. I am a 3 year resident and want my review to be genuinely helpful to someone who wants to stay very close to the Methodist hospital because my husband works in the hospital and we found this place perfect to suit our needs.

                      Terrible Office Staff

                      I've lived at Kessler Park for 2 years and i cant wait to move out! The new office staff is worthless. If you have a problem dont hold your breath when trying to get it resolved. They dont return your phone calls(not even the corporate office), it takes them forever to even acknowledge that you are in there. The apartments are nice and the location is great but it's almost not worth it. One of the office employees stood and watched my dog use the restroom(#2) and then commented on the look of it...give me a break, do something productive!

                        great to be gone!!!!

                        I was a resident of 3 years and the only reason I am leaving is due to the new manangement. Everytime I went into the office, I took forever for someone to acknowledge my presence,,,even though employees were sitting at the desks and sometimes even holding conversations between themselves. I had to requests my ph # to be programmed into the gate box 4 times before it was finally done. It seems that they share some kind of profits with the towing company they work with. I lived their 3 years and my car got towed supposedly for parking in the wrong spot,,,even though I have been parking in the same paid parking for 3 years...somehow I magically forgot where to park. I would see the tow trucks w/their lights of like vultures just driving around towing off cars. Several of my neighbors also got their cars towed for reasons that were not legit. <br><br>4 of my neighbors in my building have recently moved out and my friend will be moving out when her lease is up in August.<br><br>Neighbors are great. STAFF VERY UNPROFESSIONAL & UNHELPFUL. WOULD NOT RECOMMEND TO ANYONE!!!!

                          TERRIBLE RUDE SNEAKY MANGEMENT

                          i lived at grand estates at kessler park for 10 months when i moved in it was owned by jpi never a problem until this new joke of a mangement company took over. Then all of sudden i had late fees, small balance reminders and supposly skipped on them without a 60 day notice the ---. manger name starts with a D is true witch!! Let me tell you the maintence here sucks left my door unlocked all day and my refridgrator off as well then they expected me to renew my lease. Told them noway that day 3 1/2 months before my lease was up. I am in the apartment industry and it is a duh that 60 day notice is required i gave mine in december they wait till the day i move out to tell me that i havent given one because they are disorganized and lost the damn thing and when i went to show them proof they turned there heads and said that already reported me to collections along with the other faulty charges the put on my account. Ask for the corprate number they wont give it to you they will give them number to thier lying regional manager who wont return your phone call- this is why they will be going to small claims court along to the better buisness beurea. The people in the office are rude not one of them is nice or has been trained in customer service- they are all about flipping a A property which means clean up nothing make faulty promises jack up the rates and treat your residents that pay your paychecks like ----!! The company philosphy has to be piss off all the residents as much as you can but charge them for it. Everyone in the office needs to be fired including the property manager that only will speak to when you ask for corprates number to save her ---.RUN RUN RUN from these people as fast as you can and keep documentation of everyting in case you need to take them to court and take pictures of you apartment before moving in if you get that far and pictures after move of because the witch likes to make up charges!!

                            i was only a visitor

                            I was visiting a friend of mine in sept of 2006 and my lincoln towncar was stolen from the apts. I was parked in a well lit area by the entrance and woke up the next morning and it was gone. It was stolen by a tow truck and was found a month later completly stripped including the engine. These are nice looking apartments in an -------- park of Oak Cliff and the girl i was visiting car was stolen the very next week and she moved. The apts didnt notify other residents of the theft of either cars!!!!!!!

                            Great neighbors, bad management

                            I have to agree. The new management is terrible. They just don't understand how to give good service. Their is no such thing as above and beyond with Grand Peaks. We were definitely spoiled with JPI. If you can get past the management, the people that live here are wonderful. <br><br>We take turns hosting nice events at each others apartments. We have a great CARES team and their purpose is to make a complex feel like a real community. That's why they cook breakfast themselves. Also the CARES team is not paid by the complex. (Read previous comment) I think it's great. I have been here for almost three years. I love the location. It is relatively affordable for a property right outside of downtown and new development is happening around us all the time. We also have a dry cleaning service that will pick up and drop off laundry here.<br><br>So overall I would recommend living here, but just remember your experience with the staff will leave a lot to be desired.

                              I Love It Here!!!

                              My apartment is great. It's quite and I haven't had any problems. The managment is okay. Can be kind of unpleasant at times like he doesn't really want to be bothered. Otherwise really nice place to stay. Only complaint is the "brunch" that is served every month. Didn't like the fact that that it's not professionally catered in to make it nicer instead of residents cooking right then. As much as the rent is it seems that cartering in brunch once a month shouldn't be a problem.

                                New Management Sucks - but it's a nice place

                                The new management (Grand Estates) SUCKS! They are lousy to deal with, dont return phone calls, lose checks, and in general just dont care about the tennants. The place has such potential too; GREAT views of downtown Dallas, easy access to ALL of the major highways in the area, Garages and covered parking available, and in general, a nicely built place. Not too many scary residents as many work at the hospital across the street. Nice pool & hot tub, workout room could use more equipment, but the theater and rec room are nicely equiped.<br><br>Noise can be a problem - they're doing construction on the east and west side, and the flying meatwagons come and go from the hospital regularly. <br><br>If the management changes I'd suggest it, until then, dont bother with the snotty gay dude up front - he's just pissy at everyone who walks through there.

                                  Very noisy

                                  I love the layout of our apartment and the view from our balcony. However, I would not recommend this apartment to anyone who is not a heavy sleeper. Oak Farms Dairy is down the street from this complex, and the beeping from trucks in reverse can be heard every few minutes all night long. There is construction going on during the day around the complex. I can hear everything that goes on in the apartment below me. People talking, TV, music, cabinets and doors opening and closing.... <br>The pricing system the complex uses to determine rent is very frustrating. The price of an apartment will change from day to day. The staff cannot explain why one apartment is $1,100 and the exact apartment next door is $900, it's just what the computer tells them. But the $900 apartment will be $1,050 if you wait three days to sign the lease! So if noise does not bother you and you decide to lease here, make sure you ask about the price of several different available apartments of the same floor plan (and different move in dates)- they will all have different rent amounts.

                                    They do suck!!

                                    Its is now called Grand Estates at Kessler park not Jefferson and there is nothing grand about them. This new mangement sucks and they dont care about their residents or even keeping them!! I would not reccommend living here due to the terrible customer service and the arm and leg that they are charging to live in the ------!! Look around you it is bad area and they are now fitting right in letting anyone in who will pay an outragous amount of money for the worth of nothing!! If you want your repairs fixed right the first time take it form me it will not happen here!!

                                      I would not recommend moving here!!

                                      This apartment was quite nice when I moved in a year and a half ago. It is now under new management and they are lousy. I would not recommend moving here at this price. They are slow at repairs and when they do show up they don't know what the hell they are doing. The staff attitude is poor. Need to address the maintenance issues better and get rid of the some of the staff.

                                        Excellent and good location

                                        I have been here since 2003 and the management has just gotten better and better. Yes, I do wish they would offer recycling, but who can complain trash-picks three times a week, regular filter changes, immediate maintenance reponses, unfaultering courtesy by staff, and a feeling of safety. I don't use the CARES team offers for free movies, game nights and get-togethers, but I'm sure it means a lot to people with families. Can't complain a bit!

                                          Finally, Good Management!!!

                                          I have lived in the DFW area for 50 years and have lived in many different apartments and I have never seen management this good! I have lived there for 7 months and during that time I have had about 4 or 5 service requests. In EVERY case, it was taken care of no later than the next business day. I still can't believe it. I work in Frisco and would love to move closer, but from all the terrible reviews I've seen of very nice looking complexes, I'll take the commute over bad management. These people should be cloned and drop-shipped to every complex in the Metroplex! Kudos JPI !

                                            People are friendly!

                                            I have lived here for about 2 years and just recently found out about this website. I just want to state that I love living here.The staff in the office is great and super friendly. They have been through a few managers since I have been there, but the one who is there now seems to get things done. Lacy is so sweet and always willing to help. Everyone has a no problem attitude and wants to make sure you are completely satisfied. Maintenance is great. They respond to our requests most of the time the same exact day. Sometimes within minutes. It's nice to have an office where you can compliment them instead of having to bash them. Not everyone is perfect, but they come close!

                                              LOVE IT HERE!!!!

                                              i've been here for a year now & i totally love it here. the staff is always on top of things & when ever you have a complaint about anything, they always seem be right on top. maintaince people are great!! nice,quiet,CLEAN...since i am a neat-freak... i give these apts a perfect 10!!! way to go guys!!!!!
