Dangerous apartments. An employee was murdered on property a couple of months ago and then the gates were broken for a month leaving one of them open the entire time. I would not recommend this apartment to anyone.

I have lived at Grand Estates for two years. It has been a pleasure to live at this complex. The management staff and leasing agents (Steven and Taylor) have handled any and all concerns and questions I've had, with efficiency and promptness. The maintenance staff addresses requests quickly and professionally. The property with mature trees and plenty of space for pets, is kept clean and well kept. The curbside trash pickup three times a week is an excellent added bonus. The location of this property in Kessler Park is central to Downtown Dallas, Deep Ellum, Uptown and Bishop Arts. I will continue to renew my lease here, as the property meets all of my needs.

BEWARE!!! DO NOT MOVE HERE!!! Was robbed twice, first my car battery and then my brand new truck. To be honest it is not worth the hassle, the rent is high for what you get, the Manager is not helpful or very good at her job. I have worked in several apartment complex as an associate and I can say this is the most unprofessional complex I have lived at. Fair warning I do not ever write reviews, but I could not sit and let another person be tricked by the facade that is Grand Estates at Kessler Park. Do not believe that this place is a safe place to live!!! Your things will be stolen!!!! BEWARE!!!

The good: 1. Maintenance requests are processed quickly. 2. HUGE dog park. 3. Grounds are kept (besides poison oak everywhere). The bad: 1. there is poison oak all over the complex. It's only an issue if you are allergic to it and you have a dog that you walk around so the poison oak gets on the dog and then you. 2. The office rarely returns calls. 3. The front office doesn't inform the tenants if they change the gate code. 4. Extremely unorganized with packages and doesn't inform you when you receive a package. 5. Nobody answers calls on the emergency number.

Disappointment, problems problems. System crash anytime. Never answer phone calls. Got the apartment keys but it wasn't clean. After complaining like 10 times problems remains the same. Uncleaned apartment, not even maintenance things been done. Not worth of paying this much. Hopefully after this review they might care.

I signed a lease with this amazing apartment. The floor plans and community is absolutely amazing. The staff is very generous and specially Stephen Winn is really helpful,courteous and always able to fix everything. I had some issue with my application and move in date. He helped me to figure out everything. He is such a friendly and amazing person who is always ready to help with smiling face no matter what. I am super exited for my new place. I will highly recommend to be a part of this amazing community.

Upon my first meeting there, I was treated quite rudely by the representative, Edwin. He was in the middle of completing paperwork and seemed extremely bothered that he had to stop and help a customer. He begrudgingly showed me a unit I was interested in and sent all the quote information to me. I carried on with the application process despite the rude treatment because I fell in love with the property. Edwin informed me the process would be quick and that I would have an answer by the next business day. Well several business days came and went, with no answer. I called MULTIPLE times and left MULTIPLE messages. Edwin called back about a week later to let me know there was some type of processing error with the system but that I was approved. I let him know I would be out of state till Aug and would complete any remaining paperwork upon my return. During the proceeding following weeks, I had not heard anything from anyone on the property and just attributed it to the fact that I was out of state. On July 26 I was informed that Edwin was no longer in the company and that my new leasing manager was Stephen Winn. Stephen was much more pleasant and helpful but he didn't have any of my paperwork, check stubs, or important information. I'm not sure if it was a lack of communication or just mishandling of information but check stubs are extremely personal information to not keep track of. I informed Stephen that all my information was sent already and that I would not be resending. Once all those mishaps were rectified, I needed to reach Stephen again as unforeseen circumstances were causing me to stay out of state in California longer than I would like. My mother is extremely sick, and has several infections and was afflicted with a TIA (mini stroke) this month. Because of this my income was effected and I needed to push my move in date to Sept 1. Once again I called the property SEVERAL times and left 2 messages on separate days. Stephan called me back on Aug 9th and said it shouldn't present an issue but he needed to clear it with his manager first. He assured me that he would give me an answer by the end of the day and did not call me back. I called again on Aug 10th with no answer again and again today on Aug 11th. On my call today I spoke with the manager of the property Julia. Julia claims she is in the office answering calls frequently, but in 2 months dealing with this property I have NEVER spoken to her or even heard about her. She was extremely unhelpful, offering no solutions or trying to work with me. The whole staff on this property has some of the worst customer service I have ever dealt with. Julia said she could not extend my move in date to the first, which is only 2 weeks out and informed me that by moving out the move in date rent would be raised about another $100. Understanding the nature of fluctuating rent, I wanted to cancel the lease altogether. Up to this point I have not signed any contracts or made anything official other than filling out the application. I asked for a refund of the deposit I made on the apartment, which Julia said was not possible as they have been holding the apartment for over a month. Which is exactly what a deposit is for, to hold a unit.

I have lived here for the last two years and absolutly love it. I looked around when my lease ended to see if i could save some money and realized I was already at the best property for the area. My 2 bedroom is very large and the kitchen is amazing. It even has a huge island with a pot rack and built in computer desk. The maintenacne is very nice and prompt and the office staff is always very friendly and helpful. I very much recommend thes apartments.

I moved here January .The office staff has been always really friendly and quick to resolve any problems with my apartment. I love the pool are and the dog parks .I hope to stay here for a couple of years .

I moved from Fl with the wife and kid (a one year old) sept, 15, place is nice on the outside the layout of the apartment is nice but the stairs at least on building 4 look like crap there's always trash around the stairs and hallway such as cigarette butts and every now and then I have to pick up the left over beer bottles from the second floor neighbors. As for the management they appear to be very attentive and aleays try to please you but since day one on our apartment we found at least 8 or 9 tiles in the kitchen area wich need to be replaced because they are broken and as you walk on them you feel the tiles move. We have gone several times to the office to complain about it because we have a one year old who walks all around and as a parent I dont want him to get hurt. But everytime me or my wife goes to the office their answer is that the complaint either shows as fixed or simply doesn't show up on their records. Oh and let's not forget about the shootings you will clearly hear every night from oak cliff area and minutes later the helicopter from across the street hospital taking off. And the Gates only have worked twice like for a week since I lived here

THIS IS A VERY HORRIBLE PLACE TO STAY I HAVE HAD ISSUES WITH THE MANAGMNET TEAM ABOUT NOISE THEY DID NOT TAKE CAR OF IT AND IT STILL ONGOING. THERE PHONES ARE ALWAYS DOWN SO YOU CAN LEAVE A MESSAGE OR GET IN CONTACT WITH SECURITY. EVEN WHEN YOU COULD THEY WANT COME SO DONT EVEN WASTE YOU TIME. JUSET YESTERDAY I SAW LOTTERING ON THE PROPERTY OF TWO GUYS AND WHEN THEY SAW ME ON THE PHONE THEY RAN. THE LIGHTING SUCKS. THE LAUDRY FACILIITY EQUIPMENT IS DIRTY AND NEVER WORKS. THIS IS NOT A GOOD PLACE AND FOR THE MONEY IT SHOULD BE TOP NOTCH. THE WALL ARE PAPER THIN THE OUTSIDE OF THE BUILDING ARE DIRTY AND COULD USE A PAINT JOB.DONOTTTTTTTTTTTTTTTTTTTTTTTTTTTTTTT RENT HERE.

This is a very nice place to call home and very well priced for the area. After two years here I thought about moving, looked around and decided to stay. The rents in this entire keep going up which is tough but hopefully I will be able to afford it a few more years. The pool area has an amazing skyline view. The apartment is very spacious and it is very quiet. The office and maintenance are always very easy to work with and have been the same people for the entire time I have lived here.

Was very excited about moving into this apartment at first but after going through the application process I was very disappointed. The managers were very rude and weren't willing to work with me on my move in date,despite being told 2 different things from other employees. They did not honor their word and are more concerned about the money than having a good tenant. If this is how they treat potential residents , I can't imagine how I would be treated if I were a actual tenant.

The worst place to live. There have been numerous burglaries (in the past month) and the office staff have yet to alert tge residents. Also, there is no security, the gates to enter the apartment complex are almost always broken. The pool hours are posted to close at 10, however people are still in there screaming after 12am. These place is a joke. The rent is overpriced for no structure and rules. The office staff never answer the phone. They always seem busy but are also caught goofing around. ------- is the most clueless person I've ever encountered. The manager is also rolling in the golf cart (trying to look busy). ------- has no clue of his daily duties. And the assistant manager acts like robo cop. Everyone has access to the pin code at the gym. The is a latch gate anyone can come inside (since there is absolutely no security ). Hopefully we will know about these burglaries some time Next YEAR ! I'm torednof their lies and misleading ways.

This is my first time back in the Dallas city limits in over 20 years. 7 months into my 1 year lease, someone broke into my apartment ...then 2 days later broke into another apartment - same building. I don't feel safe and really creeped out that someone has been watching my schedule this closely to know when I wasn't home. The staff has been as pleasant as possible under the circumstances. Maintenance was unable to fix the door chime alarms, so I had to wait through the weekend for security alarm company to fix. Initially I was excited about the staying ..now not so much. Wont be renewing lease in December and will only stay-out my lease if I can't find another complex that provides a modicum of safety.

I have lived many places in my life and had good and bad experiences. Grand Estates at Kessler Park is the first place I have lived where I have had an EXCELLENT experience. I can only speak to the last 7 months I have lived here but I can say, without hesitation, it has been the best apartment experience I have ever had. The staff have been gracious, helpful, encouraging and extremely professional. To Julia, Elias, Araceli, Stephen, Ruben and all of the team I say THANK YOU for service and support beyond exceptional. I am a VERY happy resident. To Grand Peaks I commend you and the team you have at GEKP!

My husband & I have lived here 2 years & are really disappointed that we have to move. (We are moving due to his job.) The staff is what really makes this place a joy to live in. They are courteous, friendly, respectful & provide the BEST customer service of anywhere we've lived! We moved to Dallas from College Station because of my husband's job & had sold out home in CS before moving here. We did not know what to expect - renting again after owning a home for 3 years - but we felt right at home here at the Grand Estates. All of the office staff know us by name; the GM, Julia, the Asst Man. Elias, as well as Stephen & Ariceli. The maintenance staff are also great & there have been many times where they have seen me having an issue (from unloading heavy items to dropping my phone down a storm drain) & they have stopped what they were doing to help. AND... would not even take a cash tip when I have offered! We will miss you guys!!!

I have lived here for 11 months. I am moving to a different area, otherwise I would love to stay. The apartment I rented was beautiful -- I had a HUGE kitchen with lots of counter space and natural light. The 2 bedrooms in our apartment were spacious, with good size closets and bathrooms. Our unit was very sound-proof (corner apartment perk) and we never really heard the neighbors at all. Best of all - we had a clear view of the Dallas skyline. On New Year's Eve, my boyfriend and I stood on the balcony and watched the fireworks downtown. It was so magical :) The leasing agent Stephen Winn was always a joy to work with. He is very friendly and welcoming and always has a smile on his face. The staff in general is very responsive and (as long as I went in person) my maintenance requests were fixed promptly. Our only problems were ants in the kitchen -- the first few months were frustrating as we tried multiple ways to get rid off them. Finally, after caulking the pantry and treating the apartment for ants for the second time, we got rid of them. Our electricity was also painfully high, but we had a corner apartment and any corner apartment will have high electricity! As a whole, my experience was enjoyable and I would recommend this to anyone.

These are nice apartments to live in but when time to renew they increase rent to market rent, when I asked why my rent was going up $106 they responded with " the complex is at full capacity and that increases rate".. Well if u bring someone in at a great rate of course the apt will stay leased until its time to renew.. I wouldn't recommending anyone move here because the deal is just to get u in the door...

I lived here for 3 years and moved out when I bought a home last December. My experience was very positive. As far as apartments near downtown these are ideal. Not overpriced and they seem to take very good care of them.

My name is Robert and I lived at Grand Estates at Kessler Park from November 2006 to January 2014. During my time there I lived in building 14, building 5 and building 3. This is the longest time period that I have lived in any apartment complex. The reason why I had moved to 3 different units over the 8 year period is that the apartment rent would rise each time that I renewed. I enjoyed the time that I lived here for the most part and would recommend these apartments. Some of the things that I did not like are problems that you will encounter in any apartment complex and are not unique to Grand Estates. These are occasional problems and include noisy neighbors, not picking up after pets, and putting trash out at the wrong time. One of the other reviews mentioned that the apartment will not accept parcels on behalf of residents. This is not unique to Grand Estates as my new apartment in Valley Ranch will not accept parcels. Dallas police will always recommend that you not leave valuables in your car-even for a few minutes-as this encourages theft. The level of privacy is very good and I never felt unsafe living here. The demographic makeup of the apartments is good with a mix of all races, ages, gender, as well as singles/couples/families. After eight years I finally decided to move and here are the reasons. The annual rental increase had finally reached a level that I was unwilling to pay and the road construction in the area was intolerable. Currently the horseshoe project which replaces the I-30 and I-35 bridges is scheduled to last through 2017.

Do not move in these apartments. In broad daylight I got my tailgate taking off my truck while parked under my shed. The lady who parks next to me got her car broken into. When I told the office they act like they didn't care.

I love this place. The management is friendly and helpful. I just had a problem with the dog park fence and the manager drove me out to show her exactly where it was. The apartment is spacious for such small square footage. I've only heard upstairs neighbors when they vacuum but that's probably because I don't have any tv or background noise going. The dog park is wonderful for big dogs. It's directly across from the hospital, one mile from the Bishop Arts District, half a mile from great city park. Lots of restaurants and food delivery. Takes about 5 minutes to get to museums downtown and the West End.

I love my apartment. Its a great location and I love all the new developments in the area. The new Trinity Grove restraunts are amazing.
