Don’t! Not worth it.
Update: Do NOT move into this complex if you value cleanliness, safety and your time. We currently have no working elevators, which is 100% illegal. We are forced to use the stairs now, which are left unlocked every night for homeless individuals to sneak into. Countless people (mainly men) have been kicked out of the stairwells and also escorted off of our property for harassment of residents and etc. Someone had an actual mattress in our trash room and was sleeping in there without anyone knowing. Communication with management and regional management is nonexistent, they purposely ignore emails and calls. They are offering a 6 week rent free incentive to new residents because so many people are breaking their lease & moving out. I will be SO happy when I move out of this complex. I have been treated horribly by Elijah (account manager) and Kita (property manager.) They are extremely unprofessional and I had to reach out to their manager to resolve overcharging issues with my rent balance. This area specifically and the complex is not safe for women or children. This complex has gone through three different management companies in the last YEAR and they still can’t get it right. In fact, it’s gotten much worse. Gym is closed for unnecessary renovations, lounge room is closed as well. Pest control? They haven’t serviced our hallways in MONTHS. You have to specifically request your unit to be serviced even though we pay monthly for it. Several residents have leaks in their apartments that are not being addressed by management. I could go on and on about the issues within this complex but long story short, it is NOT worth it and will never be worth it. Please look at my pictures and read ALL reviews before moving here. And to be clear, ALL of these “5 star” reviews are being prompted by Elijah. He tells them to leave a “positive review” and in return, they get the same 6 week free rent incentive. (Overheard his conversation so it’s not hearsay) Some are fake but most are people who have ONLY taken a tour of our complex.

The leasing associate was incredibly kind and professional. The property is well-maintained, the amenities are clearly well taken care of, and the location is excellent. Overall, it feels like a great place to live.

CAF & onsite management ignore leaks, mold, and tenant health risks.
The Griffin Dallas looks nice, but both onsite management and CAF Management ignore serious tenant concerns. My apartment has a persistent leak reported multiple times and it still has not been fixed because management expects me to cover moving costs myself. When the drywall was opened, what appeared to be black mold was revealed. Another tenant has long-standing water stains across her ceiling. Other incidents include a pipe bursting in the garage and a plumbing issue last week requiring industrial fans. Security is weak. Jet Security guards are often in cars watching laptops instead of patrolling. Despite repeated reports, neither onsite nor corporate management has offered compensation or temporary housing. Advocacy is not enough. They need to own up to negligence that puts tenant’s health at risk. Location may be great, but your health and safety come first.

Convenient Location and Great floorplan
The property has undergone new renovations on everything, including the stairwells, in the last year and has improved tremendously. The units are spacious and unique, and I love my loft unit with the new upgrades. The management staff is attentive and helpful, and maintenance is friendly and responsive. My favorite part of the property is having a large unit at an affordable price, while being minutes from Downtown, Uptown, Lower Greenville and other neighborhoods in the area.

Amazing Tour and Staff
I am new in Dallas and was unsure about where to move in Dallas. After touring and talking to the property manager Kita, I knew I had found my new residency here in Dallas. So excited and can't wait to get my keys!

Disgusted Do not move Here
If I could give zero stars I absolutely would provide zero stars and warn everyone to never move in this place. ----- the leasing agent and Megan were the only thing holding the walls up to this place. I have stayed here 10mths and my car has been broken into 3x. We pay $75 per car and I have two to park in the garage that has cameras at the gate and also two security guards on duty and I still got broken in to 3x. Having to pay for repairs 3x and there is nothing they will do to help you it’s just that they are not liable. Now trying to get comment lease is up I put in notice but I’m within my 60 day timeframe all I asked was for them to let me move without penalty or help with the repairs for my car. That was a no and you are responsible for all payment with reletters fee and so on and so on. So add on more money is like a slap in the face. in the middle of moving which you pay movers by the hour and the elevators go down. 1st attempt last night and then again this morning. So my movers are stuck waiting for the elevators to be repaired because I stay on the 4th floor…. Would have been gone and they also want to charge me for the days I’m still here and not able to move . This is insane and truly an inconvenience and no one cares what they make the renters go through just give them their money…. Imagine barbecuing in the car yard and you drop a pc of meat and not one but two rats as big as possums coming to get the meat and not even scared of humans .. there were roaches in the stove where the clock was even with pest control every month we are charged for that as well I am over the whole experience!!!!!! I would never ever advise anyone to move here this is not a luxury experience

Well I was bamboozled into signing a contact that fell through after being promised an apartment by the pool. Then offered a "special price" apartment but it was next to the aquarium so all I hear is screaming kids, garbage dumpsters being moved and birds all day. So would not recommend. Plus they raise the prices like anything has changed. I definitely plan on moving out when my lease is up.

Complex is poorly managed by leasing office and corporate. Always have poor excuses for everything. Management doesn't care about resident's safety. No security cameras in the garage and break ins happen all the time. Securities are always asleep on the lobby couch or in their cars. Management said they don't have money to improve it. One good thing about this complex is the maintainable team. They know what they are doing. But other than them, I am wasting my money at this complex. Can't wait to move out.

My experience living in this apartment complex has been over all a wonderful one. The staffing has changed a bit; I would say for the better. The response time to maintenance request is timely. I like that there is security here, most of the time. I will say, when the elevators breakdown it is very inconvenient, which seems to happen often. At one point fire alarms were going off for no reason, but that seems to have been fixed after this last time.

I Love My Home
It’s hard to find just one person to give kudos on this property because they’re all great. The leasing office has a phenomenal staff, maintenance is great & security is awesome. I feel safe here considering the location. The staff is excellent and feel like family. The events are great, lots of fun and the food is always good. You should really check it out!

It has been a good experience living at Ross. The area at times isn't the best, and the apartment amenities are average, but for the price and the overall location, you can't beat it in downtown Dallas.

I really think the rent is to high for a place that have so many roaches and when you call the office they give you a run around they send pest control which only stay in your apartment a minute or two and the issue is never resolved I have been spending lots of money trying to control the situation can someone please help my lease is up in June and I'm not renewing my lease because of it

Worst experience ever. Someone shot through my window and instead of taking accommodation for what happen they added another month to my lease so after I have a 13 month lease a total of 14 month lease the fire alarms go off every single day the transmission does not pick up certain types of trash it cost way too much to leave here and they do not have activities rent is too high for the fire long to be going off every single day in the middle of the night AC stopped working for three whole days me and my kid was vasa dying here and they didn't come until I went downstairs twice. I will never be coming back in my life. It is not worth it in the mesa Dallas experience suck.

I love the apartment. I love my neighbors and I love the staff. I really enjoy being downtown and like having access to everything downtown has to offer. I like that we have security guards and the property is always safe.

I have seriously disliked living in this community since I have moved in. There have been shootings outside my window, so much noise, and issues with my lights in the apartment. On top of that I have been dealing with bugs since I moved in - first gnats, then some sort of beetle things, and now roaches for the past two months. It's like I can't catch a break and I can't wait until I move out.

Love the location. Wish the bathroom had a walk in shower. I can hear the neighbors above me but that is to be expected somewhat. Wider parking spaces would be better too. At least on level one. Na.

My apartment smelled like smoke & pot when I moved in. Low quality appliances. Garage is gross. Gym equipment is in bad shape or broken. There is a soft spot in my living room floor. Overall the staff does a good job of keeping up with things but it's clear that the larger upgrades or investments in keeping the property up get overlooked.

There is now a pest problem here and the cleanliness of this complex has declined steadily since I've been here. I often walk out of my apartment to see animal waste and/or food waste on the carpet. Most days I can smell the trash shoot. That's only a few of several issues happening at present, but the pest problem (most likely facilitated by the overall cleanliness of this complex) is the main issue. I keep my home extremely clean, and I've never had a pest issue anywhere I've lived until the past 10-14 months.

We had a smooth and easy move in process, Stephany from leasing office took care of us and made sure we know every details in processing our application specially because we are not from this country. The maintenance people were very accommodating too and answer and attain to all our apartment maintenance needs. Shoutout to Eric from leasing office for simply being the best! He is doing an awesome job! Very helpful, super friendly and just perfect. Also, The apartment room that we got was clean, comfortable and all the appliances were brand new!

1001 Ross is in a good location and it does have good facilities but it's not well maintained, either by it's staff or renters. Gym is a mess, hallways always dirty and smell like dog pee. The apartments are nice but I wish the surroundings would be better.

Meh.....the location is great but staff is forgetful, elevators are down too often, trash rooms usually dirty. Rent is overpriced. Walls are thin and you can hear neighbors argue. Also used to be a hot tub but they replaced with a ping pong table.........

Not a good experience. The apartment wasn't ready and I still to this day have paint on the floor. The gate in the loft was locked and no one could find a key. It made it hard for the movers. Communication

This community is a money pit…period. This is not luxury downtown living. This is paying a lot of your hard earned money to reside in the slums. Atrocious smells in the building, worst management in leasing office history, fire alarm sounds off daily at all hours for no reason. Elevators are frequently down and filthy. Please repair all apartment items yourself because the maintenance men are just on payroll, they are not there to work. Also, there are roaches, can you believe that?..thousands of dollars in rent and they have the audacity to lease to the roaches, how much rent do the roaches pay? Do Not Lease Here!!! Just allow this place to go down in leasing agreements and finally close as it should.
