DON’T move here- I can’t wait until my boyfriend’s lease is up. There are constant car break-ins in the garage and when reported to management they are very nonchalant about it since they are so used to people reporting these. His work truck was broken into last night (broke glass window) and several items were taken. Just two days ago the key hole to the driver’s side was damaged from an intent to break in- which he fixed right away. Besides these occurrences, his personal car was broken into in July 2021 and the work truck May 2021, January 2021, September 2020, and June 2020 Each time has resulted in theft of personal or work items. Management isn’t very responsive either- they recently switched security but the guards have only been seen patrolling the front entry when they really should be patrolling the garage areas. The police aren’t very responsive either. Unfortunately, it will come to the point where it’s something that you’ll just have to get used to if you decide to live here. In addition, It also seems like they are likely not screening their people when they apply for apartments. I’ve seen some very questionable people enter the building- I don’t mean to pass any judgements but for the most part we know when someone is somewhere they aren’t supposed to be or stand out like a sore thumb. Hopefully management can be more proactive and take preventative measures to help a bit. Perhaps post signage, install dummy cameras or have the patrol company funnel their efforts into the garage areas. A note addressing theft would be appreciated as well since we are approaching the holiday season and cars are more likely to get broken into. The cost of living here is above average- whether it’s because of the location or views it definitely seems like it’s not worth it anymore. I know security isn’t guaranteed anywhere you choose to live but it’s getting out of hand.

I lived in an A3 from July 2018 to November 2019. I sublet the apartment from a tenet who was moving to the burbs to live with her fiancé and I was escaping a very abusive relationship with the move so, it was an ideal situation. Things started out well but, I quickly realized why the reviews of the place we so poor. We the lease came up for renewal in September my rent was raised from $985 to $1120. At the same time 2 of the 3 elevators were broken with no timeline for repair. The windows in my unit were and probably still are single pane so during the summer my power bill was $150 easy….the AC system was ancient and management had to be hounded to order for the coolant to be checked. The neighbors above me installed a basketball hoop in their living room and played 1 on 1 most nights till 12 pm. I stayed because it was so close to work that I could ride my bike to the office but, the next year my rent went up to $1400 with no improvements in services. I was out by the first of the month December 2019 and on January 1st 2020 a new collections account appeared on my credit report for $1400. That’s right. Despite informing them of my move and being out in time they sent me to collections…without ever even sending me a invoice for the bill. Do not let them charge you an arm and a leg for such poorly constructed units. Texas contract law requires them to negotiate if you initiate negotiations over the terms of the rental. Red line that sucker and force them to the bargain table.

I have lived here since November 2020 and it’s January 2021 and my apartment has been broken into 3 times also, my car has been broken into once. It took them forever to even come fix my door. When I asked the manager if I could be let out my lease so I can get my deposit back because I’m scared of my safety and my kids safety she told me no. I have never heard of anybody that has their home broken into and that many times not let out of their lease. They have terrible insurance that’s purposely to help them instead of there tenants .I wouldn’t recommend anybody to move here AT ALL. I should’ve known when I seen 1000$ referral fee!

I have lived here since 2011 and I have seen different management companies come and go at this place. Many changes and different faces and I was not really impressed with none of them. But, I will say I love the new south oxford management company that has come in and taken over . I am very impressed with all the upgrades and updates they have made to this place!!! And also too the office staff and the maintenance people that I have dealt with have been wonderful and so friendly!!! Definitely happy and hope this management company and staff stay!!! -Robert

I've been here about 2 years now and I think we've had 3 different management companies take over since then; There's always some sort of construction going on, interior or exterior so I'm curious to see what new plans SOM has for 1001. I love living Downtown but I wish our building had better security, especially considering the neighborhood that we live in. I hate that they're is no free guest parking for people that come to visit because our complex lot got turned into a commercial one due to the booming business around us but it still sucks for friends and family that want to visit and have to pay Dallas Aquarium prices or constantly feed a meter. The fire alarm randomly goes off at all times of the day (and night) and it's more than annoying. Our hallways and stairwells are usually disgusting, cigarette butts, urine, trash and I've come across human feces on multiple occasions. Overall, I like my building because I like living Downtown but there's nothing spectacular about living at 1001 Ross.

This is the worst apartment complex I've ever lived in, and I'm 62, and have lived in apartments for most of my adult life. Let me give more detail; I tried to contact our maintenance today(Sunday) to come and clean the urine from the floor of elevator number three. A number that I have called within the last month, only to find out that the number had been changed, and neither the apartment web site or google had the correct number. The number actually connected to another apartment complex in Austin, we're in Dallas, who didn't even know anything about our complex! This place sucks and is very poorly managed! I live on the 3rd floor because I figured it would be a quiet floor, but due to any apparent imagination on the managements part, they rented to a family with at least one toddler who literally ran across the floors at least 16 hours each day. Now, you're probably thinking, "this is surely an exaggeration"! But oh no my friends! If anything I am under reporting this situation. The carpets are filthy, stained, and disgusting. They crunch under your feet because of the filth buildup. I would thoroughly advise against renting anything in this sh__h_le.

It's not closed I live here. They say it's closed so they don't get anymore bad reviews. It's horrible. Worst place I've ever lived in. Elevators always broken. Urine smell. Feces smell. Fire alarms go off randomly at 3am. Car got broken into 3 times. Pay for a parking spot, people park in it, management does nothing. Carpets stained. Just terrible.

If I could give zero stars I would. I put in an application for unit #457 at $1515.00 for 12 month term, there systems were down and were not able to take my payment. So they said they would submit my application and put me into their system online on so I can make my payment online when the system is up. They sent me a link to the pay lease portal 3 days later. During that 3 days they increased their rent. When I went to submit my payment online I noticed the rent was increased. Stephanie the leasing agent assured me that I would lock in $1515 rate. After she couldn't lock in the rate she transferred me to her manager Stacy. Stacy the manager said "sorry that is too bad". You will have to pay the increased rent amount even though you put in an application days prior. I feel scammed, I read all the bad reviews and I thought its new management there will be better changes. I always try to give the company the benefit of the doubt because, you cant please everyone. BUT PLEASE DO NOT WASTE YOUR TIME. If BH management reads this. Please make her take additional classes, and don't just hire anyone with a flashy resume because she is unprofessional and rude. She also sounds like she eats 10 packs of cigarettes. If you want better reviews hire better associates that actually care about your companies image and best interest.

I really enjoy the unit I just moved into. The new management has been doing a great job in transforming this apartment complex, the community room looks amazing and the hallways makes me feel like I'm walking inside a fancy hotel. The price of the rent is the icing on the cake! On the other hand, my constructive feedback is that the stairways should be maintained better as they have a funky smell.

This community is the perfect location and the perfect price for those who work in or around Downtown Dallas. The updated space is modern and aesthetically pleasing. The office staff is always incredibly nice and ready to help with anything.

The living experience at 1001 Ross Ave is gradually getting worse. Management doesn't seem to fully care about their residents. The building's carpets are filthy, tenants allow their dogs to urinate and defecate in the hallways, creating a noxious stench. Security is nearly nonexistent. Being able to speak personally with a manager is nearly an impossible feat. Let's try caring more, having more respect for the community, and the tenants. That would be a start. And get my freezer repaired. It's been over a month. Let's step up our game. I'm not paying over $1300/month for this kind of service and community. Take pride in your work. Let's go!

The common areas are not well maintained. There have been multiple several day steaks of 2-4 AM fire alarms for 15 minutes. I had mold grow in my closet over a month ago and they still haven't fixed the leak. Renters beware!

This has been the worst community i have lived in. I would not recommend to anyone. i am happy that i will be moving in less than 60 days. I hope to never return. The management and staff do not know anything about the community and what is going on. The residents are rude. Most of the time the property is dirty. The parking is horrible and their is NO VISITOR parking whatsoever. If your apartment is near the aquarium side be prepared to hear them over the intercoms announcing shows. My car was broken into and their is ON SITE security 24 hours a day. The security is useless they sit in their cars on their phones.

It is an amazing community. Very secure. You literally can not get into the building if you don't have a fob or somebody comes to get you. I would definitely recommend it. Very quiet as well. It's a very welcoming place

I just moved in less than a month ago into what was supposed to be a nice "luxury" apartment. There is noise late at night. The hallways smell of smoke and are littered with trash, feces and urine. The elevators are disgusting, the stairwells are bathrooms for people's pets or places to smoke. I could go on and on but what is strangest of all is that having only lived here for a few weeks I've noticed the carpet in my unit has developed stains a week in. I have hardly been home as I've been traveling non-stop for work and I am a fastidiously clean individual. But I asked my neighbors (who have a renovated unit with laminate floors - I guess I didn't get lucky) if they had heard anything about the carpets inside the units. They told me that the tenants in my unit before me lived there for over 3 years and heard that management doesn't replace the carpet!!! They must have just cleaned it and now it's clear all of the stains from 3 years of traffic and who knows what are cropping up in my home! So aside from the terrible experience outside of my unit thus far, the management won't even pay the small price for cheap carpet to be replaced for a brand new tenant! I thought it was standard at apartment complexes to replace carpet for new tenants but not at 1001 Ross. I'm not sure how long I can live here as every time I come home I feel like I have to keep my shoes on. I started keeping a pair right next to my bed because I'm so grossed out by all of this. Now I'm sure I'll get charged for it when I move out so I don't think I can let the terrible management know about it anyways. Do yourself a favor, live anywhere else but 1001 Ross.

The location is amazing! My apatement is gorgeous! Management team is adequate. Do not expect any above and beyond service. Maintenance team is prompt and courteous. No issues of homeless people. hot tub is always cold. carpets are heavily stained, and hold odors. Ive been here almost 1 year, and seen the carpets cleaned 3 times. no parking for visitors, other than paying. stairwells smell of urine.

Location is good. It's really convenient to go to work in downtown and can buy lots of things from CVS. But neighbors here are not so good, always made mess in the corridor and some other public spaces without attentions. And it's not so convenient to get the package because front desk doesn't work at night.

It was a kinda easy way to contact the staffs, so far the community is okay. Some stores are accessible to us. Its also near to our work so its super convenience to us. Its safe too. And the other people are friendly in the apartment.

Once bugs have been worked out with elevator and fob system staff has been helpful. People in building are friendly. Quiet most of time unless on Aquarium side. Can be noisy at night. Overall good place to live downtown.

I'm happy with everything about the community, except for the way people treat the common areas. There is always trash or pet waste in the hallways, and the elevators always seem to be dirty. I know for a fact that the maintenance crew cleans every area on a daily basis, but I think that there should be an effort to encourage residents to be considerate of the common areas. Putting trash cans at the end of each hall, and mats for people to wipe their feet on in front of the elevators could help with this.

I love my actual apartment, but that is about it. The management team and the staff really get over on the tenants that live here. This has been by far the worst move in experience I have ever had. To start, I could not get the apartment that I wanted to get. I came into the leasing office and I spoke with Tami. We went over the rates for a one bedroom and I found an apartment with a great rate. I filled out the necessary paper work and I gave her a check for my deposit. I informed Tami that the check was one of the ones that you get when you first open an account. Being that I use a check like that before for over $1400 I was sure that I could use it again. I came into the leasing office and I was informed that they could not take my check. I asked why, and Assistant Manager Stephen informed me that he could not take the check because it didn't have my name and address printed on the check. I informed him that I have used these checks here before. I even brought him a copy of then check they accepted with the initials signed by the person who received it from. I work as a project accountant with Yardi, so I know how everything works and it was no reason why he should have refused my check. I asked to speak to Jennifer and she was able to speak with me. I ask for her to give me a call and I was never contacted. So, I had to get an apartment that was over $100 more than the apartment I Initially wanted. Moving on... So, I picked another apartment because I refuse to live in the unit I was in because it leaked, and I had fought over and over to get them to properly fix it and they refuse. On top of that my old apartment AC went out so many times and Assistant Manager Stephen informed me that they could not effectively check out my AC Unit unless it went out again. TO go more into detail my AC went out while I was away from my apartment and my electric bill was so high each time due to the unit just blowing hot air continuously. Moving on to my current apartment, we went over all the charges prior to move in and Tami informed me that I had three days to move because I was transferring to another unit. What Tami and the management staff FAILED to inform me was that they would be charging me for the three days they told my I had to move. Also, my microwave was all cracked up when I moved in. This should have been fixed prior to move in but it wasn't. I informed them to let me know when someone was coming into my apartment to fix it. Again, they failed to inform me when someone was coming to exchange the microwave. On top of that they moved all my dishes and left dirt and wood chippings all over my counter and neglected to clean up after themselves. Tami tell me one then the Assistant Manager Stephen tells me something different which has been a bad experience for me. On Top of that Manager Jennifer is never available for me to speak to. I have obtained the regional directions email for BH Management and I will be drafting her and email and leaving this review on other websites so future tenants can be aware of the poor management and be aware of how they scheme and get over on the tenants.... On top of that the elevator was broken for over nine months. Even though its back working now it still makes popping noises when going down. The carpet is always filter in the halls and the outside and STAIRWELL and just disgusting. Regards,
