I love 1001 Ross! My apartment is great itself, any problem the maintenance are here the same day if not moments after posting the issue! And our leasing staff is amazing! If you ever are having a bad day just walk by and Dom's smile will force your day to be good!

Staff is unprofessional and inefficient have had issues in our unit that have persisted for multiple weeks, and require checking in constantly to check progress, which is typically a it will be done in a few days answer and normally isn't. This could be due to the revolving door that is the property management company. When my roommates and I inquired about this place in April it was one company moved in to a new company and Six months in a new company has taken over. Since the new management has arrived property doors have not been locked allowing the West Ends homeless population have access to the property recently have found some in the parking garage and stair wells as well as stories of break ins surfacing. This property is pet friendly but some of the residents have taken that to meaning animals are allowed to defecate in halls and stairwells. While I understand, that sometimes your dog may not be able to make it outdoors, but that is no reason to leave piles of feces in the halls. Please clean up after your animals it's not acceptable outdoors either. Residents are also prone to dropping trash in the trash room and not using the chutes that have hand sanitizer stations next to them. I would not recommend this property to anyone until a management property comes along that can clean it up and enforce some rules. Only of you are comfortable with feces and trash in your halls and homeless people sleeping near your car in a "gated" garage should you choose to live here.

This has been a good place to live. The space is nice and the improvements (new carpet in the hallways, updated look around the front office) have been nice. Where my unit is located, it's relatively quiet. Street noise is not bad at all! Location is also great, one of my favorite things about this place. It's within walking distance of the park and the restaurants in the West End, I love it! Management has been hit and miss at times. I understand they have a lot going on and dealing with issues that arise, but sometimes it seems like the level of professional customer service is lacking. I will say, though, that maintenance is wonderful! They get in and get the job done quickly and efficiently. I do have a very big issue with the parking. I have had really bad experiences with the parking situation here. They do not enforce the rules of the parking garage so there are people who do not have a parking permit parking in there taking up people's spots. now, we don't have visitor parking, so people who come over to visit have to pay. Also, since we don't have a visitor parking section, if we can't find a place in the resident parking garage, we have to go out and pay for parking, which is absurd! We already pay to park in the garage. Management needs to figure out a better way to handle this situation. Overall, it's been a good experience here. Great units and great location! But there are a few areas that need some serious attention and improvement.

I've lived here for almost two years. Since Lincoln property bought the place it's cleaner and safer. Some things still need to be worked out and having a washer and dryer on facility would be phenomenal

I never had the chance to move into this poorly managed apartment complex. Thankfully they were rude and inconsiderate, so I'm going to tell the world about my terrible experience. This won't be over until someone above those two rude woman (Tammy and Melissa) call or email me back after my 20th request, and they return my deposit to me! First, Melissa was rude from the instant I walked into the building. She didn't even acknowledge me (I poked my head in to say hello and she told me to wait) After 30 minutes of me waiting in the hallway, she finally brought a binder with apartment layouts to show me. We quickly did a walk through of the apartment i chose, and when I asked where I apply, she told me to do it through their website. I would have rather done it there, since I was already there, but I could tell she wanted to get back to her personal phone call. The next morning I applied, but was unable to pay due to their merchant not being set up. I called 3 times, Tammy gave me a help desk number, and the help desk told me it was something their management needed to handle, not a customer. I was irritated. The next day, Melissa told me my apartment was given to someone else and Tammy told me "no one else is having the issue" like I was making it up. They then told me I'd have to pay $130 more a month for a different apartment with the exact same floor plan and made me feel like I was imposing when I tried to ask more information regarding the new apartment. I paid them $150 to hold apartment (big mistake) they waited 3 days before even started my paperwork, then submitted it incomplete, and asked me to talk to the financial department (that's their job, not mine, lazy lazy lazy! ) I have been trying to talk to the property manager for a week and no one will call me back or email me. I need to know who is above these incompetent women with the worst customer service skills I've ever encountered in my life. Does anyone have a name, number, anything? I want my money back. Do not do business with this company if you can avoid it. All the other reviews say the same thing. It's pathetic.

I don't recomend living here it's loud, the parking is horrible they don't even have enough parking for residents. People park in two spots but don't get towed. Everytime you come home you have to fight for a spot to park. There is constantly sirens and police. Homeless people walking around the grounds. It smells like weed all the time in the halls. People let their pets poop in the halls and don't pick it up. Residents are too lazy to put trash down the trash chute. So everytime you go into the trash room you have to walk over bags of trash to be able to throw your trash away.

The previous post is exactly why I plan to move out at the end of my lease! I love my actual apartment, despite some issues I've had, but everything else is deplorable, especially the lack of management! The new visitor parking rules were clearly not thought out - remodeling did take place but the elevators are disgusting and I'm afraid of what germs might have been created in there! Why they failed to install new elevator floors with the remodel I will never know! Everything is just dirty all around. Even the new hallway carpet tiles that were just put it in are starting to reveal that no one keeps them up. I do like the location, price, and like I said my actual apartment, but this place needs a higher standard. I dread even going into the leasing office because as someone said, the only true competent person is the manager who hides in his office. Between the other two, one has no common sense or doesn't care to show any (female) and the other (male)while professional is still not trustworthy and is only interested in selling lies to lease units. Maybe he actually deserves a better complex to work for .... Idk.

This place is horrific! The staff is inconsiderate and unprofessional! Management is the worst! Packages are never taken care of, the hallways are a disaster and we won't even talk on the parking situation. To the person who is looking for a new place to live in downtown.... look elsewhere!

Living in any apartment complex is challenging and living downtown Dallas offers its specific challenges, mostly parking and noise. Aside minor problems and, in comparison with other properties, 1001 Ross is very good. For over a year now, any time I have a problem or question I talk to Aaron and he is a smart, competent and a very polite employee (having the same person working for the office is a big deal). The building is doing its part in remodeling the building and making the residents' living experience a better one.

I am furious about this apartment. I've lived here over a year. They will not notify you if you have a package. They will mail it back to sender if you forget your apartment number. "Contact the sender." Well too bad my sender is in CHINA!? How the hell am I supposed to contact them?! Oh and have fun receiving mail from people that not longer live there. I stick it in the trash. I assume she's dead anyways since she hasn't cancelled her services. The halls smell like either trash or weed ( I live on the 4th floor). It's across the street from the fire station so get ready to hear every single siren go off. Weekend drunks are loud outside and in the halls. I hear conversations on the street floor from way up here! The fire alarm goes off at least twice a month (and in the middle of the night). Oh and don't get me started on parking! They don't tow so good luck finding parking. Your car won't fit within the spaces either. Office staff isn't helpful. They charged me a late fee for my rent even though I payed on time, because they didn't process my check before the due date. Not my fault. I refused to pay that fee by the way. The floors aren't even so you might trip or stare at a lovely carpet stain. I have yet to see the security guard. It's easy to sneak into the apartment too. The gate breaks often leaving your personal spot wide open for random people to use (which they do). I also walk to school and smell homeless urine on the sidewalks. If you're on the aquarium side of the building, get ready to smell penguin poop. Always a delight when you open your windows and smell that aroma. I have only two nice things to say about this place. The floor plan layout is lovely (spiral staircase and skylights) and the maintanece man is super friendly and does his job well. Would I suggest you live here? Only if you the spiral staircase entices you and the maintence man becomes your homie. I'm glad I'm moving out. Hopefully I will get my money's worth somewhere else. I may be anonymous here, but I'm not afraid to tell you where I am. I'm an unsatisfied resident, and I live in apartment 404.

I have lived here just under a year, and while things are not perfect I haven't had any major troubles. It is a Downtown building so normal Downtown living problems are to be expected - a full parking garage, a few homeless, etc. Overall my unit is pretty nice and I don't really hear my neighbors. The community is not brand-new, but I would not by any means call it rundown. It has a few issues but I can literally walk a few minutes to my job and take a quick cab ride Downtown or the American Airlines Center. The manager is really nice and has met with me on a few occasions when I have had to discuss my renewal offer and work orders. The girl in the office (I don't remember her name) is really nice too. The maintenance team is okay.

I don't like to tell stories, allow me to just make two lists, pros and cons... Pros: -Price is great for this location (in the middle of Downtown and Uptown), quick access to highways. Quick cab ride to downtow/ uptown bars. -Nice pool for summertime. It is landscaped nicely and it is not considered in my book to be a "party" pool, so it can be peaceful and not crowded. It has sun exposure till after 5pm, which is a common problem with the other pools in the downtown area. -The maintenance staff is nice, always smiles and says hi. -The apartment units are nice, especially if you get one with concrete flooring. They aren't what I would consider "fancy", but they are nice. -Nice view of downtown if you get a street facing unit. Cons: -Those same units with the great views are also the noisiest units. The most common sources of noise come from the obnoxious fire trucks from the nearby station, dart buses, and various other city vehicles. However, the one that really annoys me are the fire trucks. It feels that they purposely wale on the horn between 2 - 5am. -Along with the noise category, I will say that if your bedroom has that metal railing hanging outside of your window, then you will have a hard time sleeping throughout a rainy night. It sounds like someone is dropping pebbles on a tin can. -As of Oct/2013 there are two primary office workers, aside from the manager. The young man for the most part is always nice and polite. The lady of Latin descent always seems as if you are bothering her when you have a question or a request. Prepare yourself to be patient while calling the office, for whatever reason it usually takes me 4 - 7x before I can get an answer. -Parking... I hear nightmares; for the most part I haven't experienced them. The spots are tight. If a truck gets assigned next to your car, you two might bump heads before your lease ends. These spots were not designed for the average truck or bigger sedan car that you often see nowadays. The guest parking is horrible. My friends have a very difficult time parking because the spots are so narrow, causing most to double space their cars. -Far as the building upkeep go... honestly, if they would just apply new carpet in the hallways, restore the wood on certain areas of the halls and elevators, and a perhaps a new coat of paint on some halls then it would pick the place's image up dramatically from about a 2 or 3 to a strong 8. It's just filthy, dirty, and I feel most of it is there because the building has a lot of rift raft traffic. I see a lot of tenants and one might say that they are "questionable" to say the least. . Weed is often strongly smelled in the halls. -Far as security... the garage gate is broke on a monthly basis, the front door which is to secure the residents will open if you pull on it hard enough, and the key fobs are weak - could use a stronger sensor. It is quite frustrating to have your hands full of groceries and the elevator won't turn on because the key fob needs to be placed gently and patiently to accept. -------------------------- Overall: If you can close an eye here and there, not mind a lot of the complaints that are not normally accustomed to the downtown/uptown living while on a budget, then this place will be perfect for you. I've lived in other buildings while having a bigger budget in the past and find myself missing certain amenities and disappointed to have to adjust to the items listed in my "cons". This place I'm sure would be suitable for many in other parts of the metroplex, but for the average uptown/downtown resident, they are not going to be thrilled to call this place home.

The very few positive reviews on here were written by the staff. Just a heads up to those of you considering this place. All the negativity is dead on. This place is terrible. It's dirty, management is completely incompetent, and most importantly, its not safe. I moved out earlier this year and have now decided to write this review not only to potential renters, but in hopes that management stops and takes the time to read this and make some changes. It is this reviewers opinion that all the negativity stems from the parking situation. The problem is, its NOT private. The staff will tell you it is, but its not. Anyone can and will park in your "private" reserved space. And, the office does nothing. When you complain, they say they will put a ticket on it and tow. But they don't. What they do is attemtpt to find the owner. Which of course is a pointless cause. The policy should be if you don't have a current sticker, you don't belong in the garage. Then that vehicle is towed. No exceptions. Doesn't matter if your a resident. No sticker. No parking. Why is this a big deal? Why is this more than just an inconveince to the resident? Because people that don't live there but park there have no vested interest or respect for the building as a resident does. Residents, for the most part, tend to take care of the are they live in because, well.. they live there. Unwelcomed guests pull fire alarms, sell drugs, destroy the hallways and common areas, loiter, and on and on and on. And thats exactly what happens. The front door just pulls open, there are vatious entrances around the building that don't lock. And the keylell entry is a joke. It's very easy to bypass. Once your in the stairwell, you have access to any floor. Each floor should require fob access, but it doesn't. The front door opens because their idea of security is a magnet. That's it. That's all that stops people from busting into YOUR building. Bottome line is they are charging a premium price, but the apartment complex as a whole is sub standard. I will end on a positive note. The location itself is great. And the maintenance staff is wonderful.

Poor, very poor management! The hallways smells, trashed often of which the filt will sit there for days at a time. The parking situation is also a nightmare on Elm street. I was utterly disappointed with how poorly the building was managed. I would NOT recommend this building, DON'T DO IT!

I can not recommend Jefferson at 1001 Ross. The building often smells of pot and dog feces. Many times walking down the hallway you have to step over trash, cigarettes or dog feces, left by people who simply don't care. The parking situation is a nightmare. The gate is always broken allowing visitors to park in the "secured" garage taking a resident's space. If your spot is taken and management is not there you are left to find your own parking. If management is there, they will only put a tow sticker on the vehicle in violation. Most days your spot will be taken. If you happen to need a repair chances are you will have to fix it yourself, the staff does not care and will not respond to maintenance requests. Lastly, the fire alarms are always going off in the middle of the night so if you value your sleep or have a job that requires you to get up in the morning, just be prepared. The location of the building is not bad, its close to major interstates and local attractions, but those are the only positives to mention. Do yourself a favor and skip over this property.

Terrible Management Strikes Again This place is ridiculous! Not only do we have to deal with elevators that are constantly broken, doors that simply don't work and a staff that are not knowledgeable in their field; now they want to charge us for dog crap DNA testing! This isn't even a nice enough place for them to even justify this cost. I know they've had budget cuts, so I feel this is just another way for them to increase their profits. I will not be re-signing my lease here. I have had outstanding maintenance request since I moved in that are simply ignored. The fixtures are shabby, the hot water is shotty, and parking is terrible. I'd recommend finding a much nicer place for as much as 1001 Ross is going to charge you. When I moved in, the Apartment Ratings rating was 29% and has decrease since then.

There is a -------- woman who sits by the window in the office, and after several times dealing with her, I have not yet seen the dimmest flicker of competence in her. To make this short; it ultimately takes her an extensive length of time and waste of your patience to perform the simplest of tasks...incorrectly. Do not trust her. Do not do business with her. Consider the office closed if she's only employee in there. Everyone else who works there is very much top of their game btw.

DON'T DO IT! They really need to take the "luxury" off of these apartments because it is FAR from it. Not sure where to even begin. Rent almost doubles after the first year. There is constantly random trash, cigarettes, dog pee/poop in the hallways and stairwells, & the trash cans that they do place (not indoors) are constantly overflowing. Parking is a nightmare, spaces are too compact and to top it off parking is poorly enforced (no matter what "new policy" letter they send out). AND if you call the towing company themselves they tell you they have to be called by the apartment first or there will be a charge. That really does me good at 2am when the office staff isn't there and I can't park in my ASSIGNED spot. I stopped going to the computer lab due to the amount of non-residents being let in (I've personally asked if said people were residents), people who ARE residents without a fob banging on the glass to get in, and the lack of upkeep. The computers are clearly not monitored and poorly maintained, the printer is always out of ink or toner, (& the office staff is not polite if you ask for it to be replaced.) & forget about the fax machine working. I haven't got it to work in two years. The pool is poorly maintained in the summer, constantly bugs and gunk floating around & I've been to other downtown complexes, they don't seem to have this issue. The hot tub fob scanners work here and there, & there are constantly people "breaking in" after hours which brings me to the sick joke they call security. While I've lived here, I have not been confident that any of the four security guards I've met could protect me from anything. When I first moved here I always saw security and even if they weren't the best, they were around and ALWAYS answered when you called or called back shortly. Now? I don't see anyone and if something does happen don't expect a call back or any help. To prove how wonderful they are we'll go back to when this complex had an issue with homeless people breaking in and sleeping in the computer labs/bathroom. I happened to be leaving late at night with my boyfriend and a security guard actually asked if my boyfriend would go in the bathroom & ask a homeless man to leave because he was "nervous about it". WHAT? Some security. Maintenance is nice, which is good because you can expect to see them a lot. Things are constantly breaking & maintenance here is more of a "patch it up" deal then "actually fix it" deal. Meaning you'll need to keep calling for work orders for the same thing because it was never fixed properly in the first place. & lastly, my least favorite & worst part of this complex, MANAGEMENT. First off, expect a new "team" of people roughly every six months. I honestly am becoming convinced that they send all the apartment office "rejects" to this property before they're fired because they all lack in customer service, common courtesy, and sometimes I wonder, intelligence. Not to mentioned they're all usually fired when they leave here. Don't bother calling the office, they don't answer. If you go down to the office, expect to be greeted with an unfriendly "apartment number please?" because they always expect that you have a package. If you DO have a package, & don't have a UPS tag, expect more sarcasm & eye rolls. Little bit of information : not everyone ships UPS and considering I haven't properly received my mail in the few years I've lived here, I like to double check. The first six months I lived here I NEVER got mail and after having it researched by the post office for months, TWO separate carriers were fired for skipping our complex multiple times a week. (From what I understand, this is a hard route to staff) All that being said, I don't believe its unreasonable to go check for a package I'm expecting on the day I'm expecting it, with or without a UPS tag. Anyways, getting back to the office staff, they also come off incredibly rude and condescending. Expect fake smiles & canned answers. At least when Brandi worked here she was honest with the residents, if you had a problem that needed to be fixed or wasn't getting fixed, she acknowledged that & tried to fix it instead of acting like the holy grail of apartment offices who's staff do no wrong because of their "strictly enforced" policies, like this new staff does. I don't know everything, but I've lived here longer then you have worked here, please don't lecture me on ANY of the "policies" that were never enforced and still aren't. Not to mention the day I waited with a small crowd of people outside the office that had a "out on property sign" but one office member in there, who clearly saw all of us sitting/standing by the door staring at her, chatting it up with another guy. Finally when someone tried knocking for what she said was the second time, she discovered the door was open. So the office put that sign there and the girl just sat there and watched us all wait without saying anything or asking if we needed help? SERIOUSLY? I honestly didn't know what to say between that & her rude attitude. But, as I said before, they don't seem to last long here & going into the office, you can clearly see why. Oh & there's a little thing called spell check, y'all should use it before printing all the notices you stick in our doors. Terrible. Maybe if they got a team of people that actually cared about the residents and upkeep of this property it'd be okay, but until then stay away. Will not be renewing my lease or recommending to others.

Wow. This place was a joke from day one, although was at least tolerable in that time. Simce they got rod of ------ it has gone downhill,, hittimg a new low with -----. Pompous and condeacending. Maintenenace has beenthe best part, but only on account of their attitudes and personalities. I hooe you dont ever need to call the office, they often times just dont answer. I have stood outside the office and watch as a leaving agent alone in the office opted to let the phone ring to voicemail. Also, if you leave a message and expect a call back, domt, I am yet to get a returned phone call since ------ left. Security is a joke, haveon two occasions left a voice mail for the "courtesy team" and gone without a call back, or the problem taken care of. Shall I continue ----- lost out pet adendum wjen we resigned the lease, which we are paying 300 a month more than they are quoting other people at (sent s few friwnds to shop them). Dishonest,falling apart, crap management, bad customer service, go live elsewhere.
